programs

income,
the

income

arlington
county
for
a
household
of

units

the
ordinance
must
be
affordable
to
households
earning
up
to
60
percent
of
the
area
median
income,
and
there
are
many
reasons
why
targeting
ownership
units
for
households
earning
up
to
60
is
very
challenging
number.
One
building
costs
are
so
high
that
each
home
ownership
unit
will
have
to
have
such
a
large
subsidy
that
I
don't
believe
any
developer
is
going
to
want
to
build
a
condo
using
the
form
based
code
right.

second
reason
I
think
it's
going
to
be
a
challenge
for
a
household
earning
60
percent
of
the
area
median
income
to
afford
a
house
is
if
they
have
a
car
loan,
for
example,
that
just
is
going
to
throw
your
ratios
off
and
you're
not
going
to
be
able
to
qualify
for
a
mortgage.
If
you
have
any
significant
student
loan,
debt
or
credit
card
debt
right,
I
will
also
throw
you
out
of
qualifying
for
a
home
at
60
of
area
median
income.

think
that
if
a
builder
does
build
a
condo
under
the
form
base
code,
only
the
unit
itself
can
be
subsidized,
not

condo
fee.

the

lot
of
people
dream
about
passing
on
their
their
home
to
their
children
and
with
an
affordable
dwelling
unit.

not
always.

purchase

in
arlington
that

above
the

median
income,
even
though
many
of
these
prospective
home
buyers
are
above
that
they
have
a
real
challenge
in
trying

find

affordable
place

buy
the
region
as
a
whole
has
a
huge
housing
shortage
and
because
arlington
is
such
a
desirable
place
to
live,
it's
even
a
bigger
challenge
to
find
non-luxury
priced
homes
to
purchase
when
a
moderately
priced
home
in
a
desirable
location
comes
on
the
market.

are
bidding
wars.
