is
the
first
of
two
online
engagement
sessions
that
the
county
is
piloting
in
lieu
of
in-person
meetings
for
the
one
on
one
twelfth
Street
site
planned
projects.
So
this
is
the
outline
for
a
presentation
today
we're
going
to
talk
about
the
topics
that
would
have
been
discussed
at
that
first
in-person
meeting
for
the
project.

Before,
we
jump
in
I
wanted
to
highlight
some
new
resources
that
are
on
the
project
page
at
the
URL
shown
on
the
screen.
I've
posted
a
video
of
the
background
of
the
site
and
policy
guidance
that
guides
staffs
review.
The
applicant
has
recorded
a
project
overview,
video
that
goes
into
detail
about
their
proposal
and
there's
also
a
virtual
walking
tour
of
the
site.
You
can
also
visit
the
web

to
see
the
plans
that
were
submitted
by
jbg,
so
the
application
package
that
was
submitted
consists
of
four
different
application
types.

On
that
new
site
plan
area,
they're
proposing
to
construct
a
new
night
story,
office
building
with
one
level
of
underground
parking,
and
then
they
are
also
proposing
to
rezone
that
section
to
Co,
Crystal
City
so
briefly
overview
on
the
background
and
zoning
again.
If
you
want
a
more
in-depth
look
check
out,
the

that's
been

to
the

so
this
site
is
located
in
the
northeast
gateway.
Section
of
Crystal
City,
it's
east
of
Richmond
highway
in
Long,
Bridge
Park,
just
south
of
10th
Street.

The
site
is
currently
regulated
by
site
plan
number
229,
which
was
approved
by
the
County
Board
in
1985.
As
for
an
eight-story
office,
building
with
four
levels
of
underground
parking,
the
Crystal
City
sector
plan
identifies
the
eastern
portion
of
the
site.
That's
an
existing
open
space
parcel
as
a
redevelopment
site.
This
process
was
the
site
plan
was
also
a
part
of
the
Crystal
City
PD
SP
that
went
to
the
County
Board
in
March
of
this
year.

So
moving
on
the
eastern
facade
of
the
project
is
called
to
be
an
architectural
feature
in
the
sector
plan
and
the
goal
of
having
an
architectural
feature
is
to
establish
a
distinct
identity
of
place
symbolically.
Mark
gateways,
significant
points
of
interest
and
contribute
to
the
visual
and
architectural
character
of
the
Crystal
City
streetscape,
so
that
eastern
facade
is
shown
here.

Environmental
Services
I
work
with
Courtney
to
ensure
that
transportation
and
land
use
are
coordinated
for
projects
like
this
across
the
next
couple
of
slides
I'll,
discuss
how
this
project
integrates
into
and
adds
to
Arlington's
transportation
network
within
Pentagon
City
and
Crystal
City.
This
project
is
located
at
the
north
end
of
Crystal
City,
just
east
of
Pentagon
City.
The
site
is
well
situated
to
take
advantage
of
the
multimodal
transportation
network
in
the
area
because
of
the
site's
proximity
to
a
robust
network
of
transit,
bicycle
and
pedestrian
facilities.

Fewer
employees
than
you
think
will
have
to
drive
to
the
site.
We
project
only
30%
of
employees
at
the
site
will
need
to
drive.
This
project
will
not
only
utilize
our
multimodal
transportation
network,
but
it
will
also
enhance
it
and
build
on
it.
Improving
access
and
connectivity
within
this
portion
of
Crystal
City,
one
of
the
key
transportation
improvements
associated
with
this
project
is
the
construction
of
a
new
Street
connection
between
12th
Street,
South
and
10th
Street.

So
the
new
Street
has
been
in
the
works
for
a
long
time
and
it's
included
on
the
master
transportation
plan
and
within
the
Crystal
City
sector
plan.
The
new
street
will
help
improve
pedestrian
bicycle
vehicle
and
emergency
response
connectivity
in
this
portion
of
Crystal
City.
As
we
continue
to
review
this
project
staff
and
the
applicant
are
working
together
to
ensure
that
the
design
of
the
new
Road
best
supports
the
proposed
development
and
the
surrounding
community.

Trees
are
proposed
to
buffer
pedestrians
and
vehicles
along
the
street
along
the
new
Street.
A
small
planting
buffer
is
proposed
to
buffer
the
sidewalk
from
the
building.
The
applicant
has
proposed,
making
the
street
as
narrow
as
possible
to
reduce
the
impervious
area
of
the
proposed
new
Street
connection
along
12th
Street.
South
the
project
will
maintain
the
existing
crimp
to
curb
dimensions
of
the
street
and
reconstruct
the
sidewalk
along
the
project's
frontage
along
the
project
frontage.
The
streetscape
is
proposed
to
be
over
20
feet
wide
consistent
with
the
Crystal
City
Center
plan.

The
project
proposes
providing
a
wider
planting
strip
for
Street
trees
and
a
generous
sidewalk
that
will
be
buffered
from
the
building
with
the
planting
and
landscape
area.
The
Street
cross
sections
proposed
for
the
project
are
generally
consistent
with
the
county's
master
transportation
plan
and
the
Crystal
City
section
plan.
The
project
has
studied
the
transportation
impacts
of
this
project
on
the
surrounding
neighborhood
in
depth.

Applicant
is
proposing
to
provide
one
level
of
underground
parking
with
the
new
proposed
office
building
at
68
parking
spaces.
The
existing
office
building
on
the
western
portion
of
the
site
has
about
900
parking
spaces
and,
according
to
their
transportation
analysis
that
they
submitted
that
can
be
looked
at
on
the
project
web
page
there's
an
excess
of
parking
spaces
at
that
site
and
the
applicants
proposing
to
use
255
of
those
excess
parking
spaces
to
support
the
new
office
building.

process
timeline

on
the

we're
in
the
first
community
engagement
session.
Now,
the
next
in
sessemann
is
going
to
be
open
from
July
27th
to
August,
2nd
we're
going
to
be
talking
about
open
space
construction
and
staging
and
community
benefits
or
site
plan
features.
After
that,
there
will
be
a
virtual
SPRC
meeting,
hosted
on
Microsoft
teams
at
a
date
that
will
be
determined
after
these
engagement
sessions,
most
likely
in
August
or
September.

will
then
move
to
planning,
commission
and
counting
board
in
the
fall,
so
next
steps
for
this
community
engagement
session.
