with
the
development
of

Smith

this
presentation,
I'll
be
providing
an
overview
of
our
4.1
application
for
101
12th
Street,
a
new
9
story,
office
building
being
proposed
for
northern
Crystal
City.
This
presentation
will
be
one
in
a
series
that
will
provide
information
and
solicit
public
feedback
as
part
of
the
new
virtual
process
that
Arlington
County
has
established.
Given
the
ongoing
Kovach
crisis.
A
Getting
into
zoning
our
application
seeks
to
rezone
the
site
to
Co
Crystal
City
and
is
based
on
a
nine
story
office
building
that
contains
approximately
235
thousand
square
feet
of
office
and
five
thousand
square
feet
of
ground
floor
retail.
We
have
provided
bicycle
parking
in
accordance
with
the
Arlington
County
requirements
and
we're
proposing
68
spaces
on-site
through
one
level
of
low
grade
parking
with
the
balance
of
the
requirements
satisfied
at
the
adjacent
to
of
112th
Street
office.

The
main
building
entry
will
come
off
of
12th
Street,
with
the
building
loading
coming
off
of
new
south
wall
street
and
parking
off
of
the
existing
10th
Street
circle.
Note
that
there
will
also
be
a
rear
entry
for
pedestrians
and
bicyclists
off
the
history
circle
and
with
the
13
feet
of
grade
change,
the
ground-level
on
12th
Street
ends
up
being
the
second
level
of
the
building
along
the
northern
portion
of
the
site.

mentioned
previously
from
a
parking
strategy
standpoint,
we
are
proposing
to
only
build
one
level
of
below
grade
parking
containing
approximately
68
spaces
as
part
of
the
new
101
12th
Street
project.
The
balance
of
the
parking
will
be
satisfied
through
existing
access
parking
at
will
and
12th
Street,
which
JPG
Smith
also
owns,
and
we
are
currently
contemplating
and
working
with
our
architects
to
develop
details
and
enhancements
to
the
pedestrian
experience
for
workers
who
might
park
into
112th
Street,
but
work
across
the
street
of
101
12th
Street.

impact
of
the
grade
change
with
a
below
grade
level
becoming
exposed
on
the
northern
portion
of
the
site
in
order
to
help
provide
activation.
We've
included
the
fitness
center
bicycle
room
and
the
yoga
studio,
which
not
only
breaks
up
the
architecture
and
provides
transparency,
which
should
also
help
to
activate
the
landscape
connection
that
provides
pedestrian
access
going
up
towards
Long
Branch
of
Crystal
Drive.

part
of
this
project,
we
will
be
dedicating
a
significant
portion
of
public
open
space
permanently,
a
portion
of
which
will
be
adjacent
to
the
improvements
of
the
proposed
project.
We
very
much
look
forward
to
working
with
County
staff
in
the
community
to
figure
out
how
to
best
integrate
a
cohesive
design
between
the
improvements
that
we
will
complete
as
part
of
our
project
and
the
potential
programming.
The
staff
in
the
community
will
develop
for
that
permanent
open
space
along
the.

Portion
of
our
site,
we
see
an
opportunity
to
create
enhanced
pedestrian
service
going
from
the
existing
cul-de-sac
up
towards
Long,
Bridge,
Park
and
Crystal
Drive.
We
are
currently
in
discussions
with
staff
and
the
adjacent
property
owner
on
how
best
to
effectuate
those
improvements,
but
we
think
that
some
component
of
stormwater
management
and
in
order
to
help
mitigate
some
of
the
flooding
issues
that
occur
in
this
area,
will
be
an
important
design
feature
as
part
of
any
plan.

Perspective,
our
application
includes
two
small
retail
spaces
located
at
the
building
corners
along
12th
Street.
While
the
potential
programming
is
subject
to
market
conditions
at
the
time
the
building
delivers.
We
are
currently
merchandising
and
positioning
the
retail
to
be
focused
on
coffee
and
beverage
and
convenience.

activate

adjacent
public
park
space
as
it
leads
up
into
Long,
Bridge
and
now
Ashton
Allen

principal

studios

designer
for
the
project
will
walk
through
the
design
features
an
architectural
concept
put
forth
in
our
application.

Further
west,
looking
back
toward
Long
Bridge
Park,
you
can
see
how
the
building
bends
to
allow
neighbors
views
and
provide
a
more
dynamic
street
frontage.
It
also
has
a
two-story
base.
In
this
view,
we've
walked
north
along
new
ball
street
south
to
10th
Street.
Along
that
walk,
we've
moved
an
entire
story,
downhill
the
profile
of
the
building
stepped
down
with
us,
exposing
an
all-glass
top
floor
facing
north
and,
looking
back
at
Washington,
DC
I'd
like
to
tell
you
a
little
more
about
the
blue
material.

It's
a
naturally
colored
stainless
steel
that
natural
coloration
not
only
means
we're
avoiding
using
a
lot
of
chemical
paint,
but
it's
a
natural
finish
that
has
variation
and
character.
It's
also
100%
recyclable,
it's
low
reflection
and
it
will
not
fade
over
time.
The
images
on
the
right
show
built
examples
of
the
color
tone
and
varying
character
in
different
light.

we
can
see
how
the
site
slopes
and
we
again
see
the
profile
of
the
office
building
stepping
down.
We
can
see
the
top
floors
private
Terrace
on
the
right
and
near
the
ground.
You

base
emerging
as
the
park
slopes
down
our
materials
at
the
base
are
stone.

we
plan
to
use
on

outer
facade

base,
which
you

in
the

the

are
what
you'll
see

Bridge
Park
covering
up
the
parking
garage

is
the

plan
lobby

retail
uses

Street

the

We
are
encouraging
a
retail
use
of
that
southeast
corner
near
the
park
on
the
typical
office
floor
at
around
24,000
square
feet.

facade
angles
to
preserve
our
neighbors
views
and
create
a
more
dynamic
shape.

As
part
of
the
4.1
submission
groves
laid
our
traffic
engineer
completed
a
multimodal
transportation
assessment
to
determine
the
impact
the
proposed
development
would
have
on
the
surrounding
roadway
network.
The
results
of
their
study
said
that
the
proposed
project
would
not
have
a
detrimental
impact
on
the
surrounding
transportation
network.
