sees
the
2025
site
as
a
highly
visible
one
that
will
be
viewed
in
arlington
from
all
directions.
Due
to
the
elevated
existing
grades.
That
in
mind,
we
took
the
approach
to
sculpt
the
building,
creating
an
elegant
vertically
expressed
white
brick
tower
element
on
each
corner.

The
recessed
infill
portion
of
the
building
mass
is
a
charcoal
brick,
allowing
the
corner
towers
to
stand
out
as
a
design
feature
to
orient
you.
We
are
heading
north
on
courthouse
road
towards
the
intersection
of
15th
street,
the
future
parks
on
your
left
and
the
courthouse
buildings
on
your
right.
You
can
see
the
historic
investment
building
that's
been
recreated
against
the
corner
of
the
building's
base,
utilizing
the
original
materials
for
the
1948
building.

You
now
see
the
major
setback
of
the
deep
charcoal
brick
tower
along
the
northern
facade,
landscaped
amenity
deck,
allowing
for
the
smaller
massing
of
the
retail,
thus
creating
a
more
intimate
experience.
The
building
at
the
pedestrian
level
approaching
the
corner
of
clarendon
and
newell.
We
see
the
historic
first
federal
savings
alone,
building
recreated
with
the
original
1950
height
of
two
stories,
allowing
well
aligning
well
with
the
building's
retail
base.

You'll
notice
that,
in
working
with
staff,
we
were
able
to
help
transform
mule
street
to
a
fully
accessible
pedestrian,
only
promenade,
which
provides
excellent,
tree-lined,
dining
and
public
seating
areas,
activating
the
access
path
to
the
metro
station.
We
pull
back
and
you
can
see
the
northern
amenity
deck
and
the
massing
relief.
The
western
facades
also
set
back
from
the
building
base,
as
required
by
the
sector
plan.
This
setback
provides
for
opportunities
to
introduce
balconies
and
greenery
for
storm
water
management.

At
this
level,
we
now
approach
15th
street
for
another
view
of
what
will
be
the
new
pedestrian
accessible
yule
street
promenade.
Ultimately,
this
promenade
is
envisioned
to
extend
a
couple
more
blocks
south
of
our
site
running
along
the
future
park,
as
we
continue
our
walk
along
15th
streets
retail,
we
approach
the
mid
block
framed
entry
to
the
2025
residential
building.

The
tower
itself
continues
to
set
back
allowing
more
light
and
air
at
the
street
level,
while
creating
a
pool
deck
on
the
second
story
that
overlooks
the
future
park
rising
to
the
sky.
A
rooftop
garden
is
exposed
on
the
building's
fifth
facade
it
allows
residents
to
enjoy
the
fresh
air
while
taking
in
views
of
all
of
arlington.
