the
website
is

site

surrounding

you
may
better

The
proposed
development
landmark
block
is
located
within
the
courthouse
neighborhood
and
is
bound
by
clarendon
boulevard
to
the
north
north
courthouse
road
to
the
east
15th
street
north
to
the
south
and
north
yule
street
to
the
west.
The
site
is
directly
adjacent
to
the
courthouse
petrol
station
at
a
buds
of
cvs
pharmacy
on
clarendon
boulevard.

2015,
the
county
board
adopted
the
courthouse
sector
plan
addendum
for
courthouse
square,
which
provides
a
framework
of
ideas
and
policy
guidance
to
serve
as
the
foundation
for
future
development
of
open
spaces,
buildings
circulation,
cultural
resources
and
sustainability
over
the
next
two
to
three
decades.

the
left
depicts
the
boundaries
of
the
courthouse
square,
with
the
landmark
block
outlined
in
red
on
the
right.

Taking
a
closer
look
at
the
proposal,
this
slide
provides
more
information
as
well
as
architectural
renderings
of
the
building
from
canada.
Boulevard
again,
the
applicant
proposes
a
20-story
apartment
building
that
is
210
feet
in
height,
which
excludes
the
mechanical
penthouse
and
with
14
418
residential
units
and
17
000
square
feet
of
ground
floor
retail.
The
total
proposed
density
is
9.8
far
and
with
a
site
plan.
A
One
major
aspect
of
this
project
is
the
construction
of
a
pedestrian
promenade
along
northwest
street
adjacent
to
the
courthouse
metro
station
entrance.
The
applicant's
presentation
will
show
the
promenade
in
more
detail.
As
I
mentioned,
this
project
will
have
a
robust
community
benefits
package
which
is
still
being
worked
out,
but
will
include
items
such
as
transportation,
streetscape
and
urban
design
improvements
both
on
and
off
site
possible,
open
space
and
public
art
components,
as
well
as
standard
site
plan
fund
contributions.

Additional
density
for
community
benefits,
which
I
discussed
on
the
last
slide,
a
reduction
of
the
required
loading
docks
from
five
to
four
parking
ratio
reduction
to
0.38
spaces
per
unit,
which
is
supported
by
the
county's
residential
parking
guidelines,
setback
reductions
for
the
rear
and
side
yard,
which
are
in
accordance
with
guidance
in
the
sector
plan
an
additional
height
up
to
210
feet,
which
is
also
called
for
in
the
sector
plan.
