felt
it
better
not
to
dilute
those
organizations
with
us.

County
and
a
HC
have
been
partners
in
the
affordable
housing
business
for
the
last
30
years.
One
of
the
primary
purposes
of
relationship
is
to
supply
that
extra
seed
money
that
is
needed
to
keep
this
affordable
and
that
would
be
secondary
financing
so
that
we
can
keep
the
rents
down
at
these
developments,
so
they
will
remain
affordable.

They
had
all
the
finnish
civil
associates,
we
are
an
affordable
housing
developer
and
as
civil
with
homes,
we
build
market
rate
for
sale
condominiums.
Primarily
I
met
with
the
catalog
of
all

county
and
asked

needed
for
housing,

they

they

for
family
units
and
rehabilitation,

the
county

financing
that
they

strides

mechanisms

we
have
available

nonprofits,

pleased

see

degree
to
which
Arlington
has
made
affordable
housing
such
a
priority,
because
it's
so
incredibly
important.

all

businesses
and

think
even
higher
densities
than
you
have
today,

what
we're
going

it
makes
sense,
you've
got
great
transportation.

if
you're
build
more
density,
it
can
help
bring
down
the
cost
and
help
you
put
in
more
affordable
units
and
balance.

frustrated
with
some

the
consequences
of
density
and
feel
that
we're
building
too
much
and
that
the
the
consequences
in
terms
of
how
tall
the
buildings
are,
how
dense
they
feel
the
traffic
implications,
and
what
have
you
really
do
impact
the
way
that
they
interact
with
their
community?

Are
places
that
are
currently
on
the
general
land
use
plan
for
high-rise
construction.
They
sit
as
idle
yards
with
boarded-up
houses
waiting
for
developer.
They
are
on
bus
lines.
Bus
lines
happen
to
be
metro
to
be
in
the
subway
corridor
is
a
prestige,
but
most
of
metro
system
still
revolves
around
the
bus
and
it's
highly
efficient
and
very
affordable.

are
existing
condominiums
I
understand
them
is
a
one
bedroom
condominium.
There
is
at
least
300,000
there's
new
single-family
homes,
there's
community
grocery
store
and
then
there's
land
with
houses
in
various
states
of
decline
and
rent
or
not

are
also
lovely
town
houses,
stable
communities,
garden
apartments.

Arlington
has
a
really
unusual
development
pattern
and
that
you
have
single-family
homes
located
extremely
closely
to
some
of
the
highest
development
in
the
state,
and
it's
it
would
sit
natural
to
expect
that
there
would
be
some
kind
of
tension
there,
because
we're
talking
about
some.

know
some
really
dramatic
changes
in
density
within
just
a
few
hundred
feet
of
each
other.

important
for
us
to
continue
to
look
and
make
sure
that,
whenever
proposed
development
comes
into
arlington
that
we're
looking
to
make
sure
that
what
we
get
back
is
of
sufficient
value
and
that
that
is
understood
that
you
see
what
the
benefits
are
before
saying.
Yes,
before
being
able
to
support
a
project,
not
every
project
is
supportable
in
all
cases.

can
happen
is
to
a
rezoning
and
a
request
for
a
special
exception
site
plan
that
that
developer
may
be
able
to
build
300
units
were
otherwise
just
by
right.
They
could
only
build
50
in
those
cases
we're
creating
a
tremendous
amount
of
value
in
the
in
the
density
increase.

expected
that
a
share
of
that
value
being
created
will
come
back
to
mitigate
the
impacts
of

for
your

cafeteria
workers

they

sitting

teachers
come
here
and
quit
after
the
first

they

make
almost

same
money

move
to

County

less
expensive,

so

county

save
money

to
train
someone
new
and
go
through
human
resources
that
costs
a
lot
of
money.

I
think
you
could
say
you

we'll
pay
this
much
money
and
you
can
mount
an
apartment
right
here
for
your
first
year
or
two
years,

Basic
service
industry,
individuals,
your
school
teachers,
firefighters,
police
officers,
to
mention
a
few-
but
also
you
know
the
rest
of
the
county
government
workforce-
is
in
need
of
affordable
housing.
Many
of
the
major
employers
here
in

county
are
also
in
great
need
of
affordable
housing
for
their
workforce.
Otherwise
they
have
to
pay
a
much
higher
wage.
Although.

Housing
is
not
their
reason
for
being.
They
do
now
understand
that
the
lack
of
affordable
housing
options
makes
it
very
difficult
for
them
to
recruit
and
retain
the
best
people,
so
we're
entering
to
those
partnerships
where
we're
actually
asking
the
employers
to
put
some
money
in
towards
affordability
as
well
to
make
these.
These
deals
work,
whether
it
be
an
affordable
unit
project
like
here,
or
whether
we're
helping
people
in
the
marketplace
buy
properties
or,
if
we're
in
helping
our
employees
to
my
problems.

is
well
obviously
when
I
first
came
to
Arlington,
you
know
yeah,
it
was
like
it
wasn't
about.
It
was
a
very
quiet
area.
The
only
inconvenience
was
that
it's
one
bedroom
and
having
to
leave
my
son
here.
You
know
in
a
one-bedroom
apartment.
Well
as
much,
you
know
convenient
for
me,
live
in
Arlington
because
being
a
single
parent
from
work
I
want
to
make
sure
that
I
can
pick
him
up
from
school
on
time.
