goals
of
the
comprehensive
plan,

really
couldn't
have
said
it

better,

that
I
really
can't
find
a
way
that
this
proposed,
resulting
as
contrary
to
the
comprehensive
plan,
but
I
do
want
to
show
you
some
of
the
more
practical
reasons
for
seeking
this
result.

split,
Zone
and

that
zoning
line
approximates
Saint
Paul
Street
if
it
was
extended
out
to
out
to
out
to
Hendersonville
Road-
and
you
remember
how
the
how
the
from
the
arrow
the
hotel,
how
the
how
the
how
the
the
the
structure
is,
is
kind
of
divided
in
the
Middle
with
with
with
different
projections,
and
then
it's
also,
you
can
see
the
subject
there.
It
is
also
in
The
Fairly
recently
adopted
Hotel
overlay
district,
and
it's
in
it's
in
District
a
for
that.

fairly
slow,

driveway

and
then
these
two
photos
show
the

steepness
of
the
driveway
to
get
up
to
the
back
of
the
of
the
structure.
It's

slopes
deeply
up
from
from
west
to
east
to
the
back
of
the
property,
and
you
can
see
that
you
can
see
the
incline
there.

you
see
towards
the
this
is
a
picture
from
the
parking
lot
and
over
that
wall
and
up
the
hill
is
Summit
Street,
which
is
a
residential
street,
but
it
would
be
from
an
engineering
standpoint.
It
would
be
extremely
difficult
to
get
access
to
to
Summer
Street
and
it's
not
allowed
by
the
code
anyhow.
So
there's
so
there's
no
there's
no
issue
with
with
the
with
the
hotel
use
intruding.

the

uses

Street
and
here's
an
even

dramatic

the

the
grade
differential
between
between
the
the

this
hotel
property
and
the

the
adjacent
uses.
This
is
the
northeast
corner,
which
is

got
summons
feet
on
the

the
small
office
use
up
up
on

right
and
that
office
use
also
has
no
direct
access
onto
Hendersonville
Road.
It
gets
its
access
from
Summit
Street.

If,
for
some
reason,
Mr
Patel
decides
to
use
the
property
for
something
other
than
a
hotel,
the
difference
with
difference
between
office
and
Highway
business
become
pretty
Stark,

and
so
it's
this,
the
the
office
zone
is
the
purpose
of.
It
is
basically
for
small
development
with
activities
during
daylight
which
which
a
hotel
doesn't
really
do
the
highway
business.

more
practical
problems

to
do
with
getting
financing
for
any
kind
of
improvement
or
Redevelopment
of
this
property
if
it
splits
own
I
I'm,
not
exactly
sure
how
this
situation
came
into
being
I
I
thought
it
might
have
been
a
result
of
the
of
the
city-wide
rezoning
that
occurred
with
the
adopted,
the
Udo
back
in
1997
and
then
I
might
be
partially
responsible
for
it.

For
for
that
reason,
but
but
Mr
Patel
tells
him
know
that
it
was
that
the
hotel
was
constructed
back
in
1992
before
the
before
the
Udo
was
amended,
and
that
and
and
that
it
was
in
it
was
initially
two
Parcels
that
were
in
separate
zones
and
and
they
and
and
they
they
got
the
permits
for
and
built
the
hotel
and
recombine
the
parcels,
but
never
cleaned
up
the
zoning,
which
is
the
kind
of
thing
that
happened.
A
lot
like
that
back
then,
and
so
this
is
just
an
effort.

Now
the
hotel
overlay
is
in
place.
This
is
an
effort
to
clean
up
the
zoning,
make
it
easier
to
use
the
property
for
any
reason
or
to
maintain
it.
In
its
current
use-
and
so
we
would-
we
would
ask
there-
are
there-
are
the
percent?
The
proposed
use
is
consistent
with
the
comprehensive
plan
eliminates
the
split
zoning
situation
eliminates
or
reduces
the
non-conformity.

really
doesn't
get.
As
you
pointed
out
at
the
beginning
of
the
of
the
meeting,
was
Georgia
bald,
it
really
doesn't
get.
These
are
straightforward.
This
is
a
straightforward
zoning
request
and
it
really
doesn't
get
much
more
straightforward
than
this
we'd
ask
that
you
find
it
consistent
with
the
comprehensive
plan
for
the
regions,
State
advisor
Palm
question
and
the
staff
report
and
recommend
that
the
rezoning
recommend
the
rezoning
to
the
to
the
city
council
be
glad

answer
any
questions.

and
so
they
at
that
time

believe

they
could
use
it
for

so
the
church
no
longer
needs
this
piece
of
property,
so
they
want
to
sell
it
as
a
residence
and
there's
not
really
been
any
changes
to
the
property,
except
for
how
they
were
using
it.

that's

reason
for
this
request.
