why

flexibility
is
somewhat
limited.

for
the
members
of
the

watching
this
is
part
of
the
new
Riverside
development
agreement.
The
development
Agreements
are
allowed
under
South
Carolina
law,
local
governments
can
enter
into
them
and
they
essentially
set
into
place
the
zoning
restrictions
at
a
specific
time
so
that
you
have
very
limited
flexibility
and
chance
to
amend
those
down
the
line.
So
when
new
Riverside
was
brought
in,
there
was
a
certain
amount
of
density
that
was
allocated
to
the
entire
Community.
All
the
new
Riverside,
from
residential
density
to
commercial
density.

So
the
idea
is,
you
can
kind
of
consolidate
density
in
certain
properties
if
you
would
like
to
or
that
you
can
have
communities
that
are
listings
large
Lots,
it's
kind
of
how
you
can
build
a
condominium
complex
on
a
smaller
piece
of
property
and
hit
350
units
on
it
versus
a
larger
piece
of
property
with
larger
Lots.
So,
at
this
point
with
the
density,
you
have
the
72
units
that
they
are
assigned
and
they
have
that
by
right.

have
the
right
to
develop
72
units

their
property,
provided
that
they
meet
all
of
all
the
other
exacting
restrictions
with
Holly
Hill
Lane.
Obviously,
that
is
something
that
was
set
into
motion
years

development
agreement's
requirement
that
he
passed

donated
to
Beaufort
County
and
that
road
Network
be
or
in
the
access

passive

deal

relationship

Austin
Parks
phase,

a

that's
going
to
be

covenants

contracts
between
the
people
who
live
in
Austin,
Park
phase,
one
and

developer

are
things

outside
the
purview
of

neighbors

how

developer

get
the
approvals
