in

their

worried

their
safety

renting

trailer
or

renting

truck
to
head
off
to
college,
with

26-foot
truck

auto
transport

The
combined
length
of
that
is
about
60
feet
long
on
the
other
end
of
that
Spectrum
renters
that
are
80
and
plus
years
old,
probably
shouldn't
be
driving
at
all.

a

trucks
are
big
unfamiliar
to

people

huge
blind

U-Haul
measures

southeast
corner

Cornerstone
Drive

Ridge
Drive

Cornerstone
point.
The
5.81
acre
property
is
currently
Zone,
C2
General
commercial
and
is
requested
to
be
rezoned
to
M1
light
industrial
to
the
allow
the
to
allow
the
development
of
an
indoor
self
storage
facility
with
truck
trailer
sharing
and
retail
sales.

The
preliminary
development
plan
includes
two
buildings:
totaling
54
560
square
feet
of
floor
space,
which
includes
a
three-story
self-storage
building
and
a
single
story.
Building
with
a
U-Box
store
for
U-Box
storage
on
the
single
story,
building
will
be
slightly
taller
than
the
three-story
building
to
accommodate
the
u-boxes.

The
development
plan
does
meet
all
requirements
of
the
UDC,
including
all
setbacks,
building
coverage,
Green
Space
requirements
and
parking
requirements.
The
building
has
been
designed
to
fit
in
within
the
commercial
area
in
which
it
is
located

mix
of
materials,
color
palette
and
design
features.
The
main
retail
entrance
will
include
a
storefront
self
storage.
Buildings
include
windows
on
all
three
levels
and
on
all
four
sides
of
the
building,
and
then
faux
orange
doors
are
provided
on
the

side
of
the
building,
but
are
not
functioning
storage.

curb
and
gutter
and

the
big
concrete.

foot
tall
barricade
in
front
of
you
and
they
will
actually
drive
through
the
grass

people's
front
yards
to
avoid
them,
and
so
the
idea
is
to
have
a
curb
and
gutter
to
keep
people
within
the
roadway.

criteria
is
to
reduce
volume
cut
through
traffic,
and
so
when
we
have
a
situation
where
people
are
cutting
through
once
again,

be

residential
street
or
residential
collector
we'd
count
the
cars

of
cars
going
down

28th
staff
did
present
proposed
UDC
tax
amendments
for
a
complete
update
to
the
land
use
table,
including
definitions
and
youth
standards.
After
publishing
the
April
4th
Planning
Commission
agenda
packet
staff
did
receive
numerous
questions
and
concerns
from
the
community,
particularly
property
owners
and
businesses
along
the
north
Scott
Corridor.
Regarding
concerns
about
how
those
land
use
changes
would
impact
their
businesses.
Therefore,
staff
did
cancel
the
April
4th
public
hearing
and
provided
the
Planning
Commission
with
an
update
at
last
Tuesday's
meeting
staff
has
postponed
proceeding
with
the
full
updates.
At
this
time.

However,
we
are
proposing
to
bring
forward
a
first
round
of
updates
that
would
expand
certain
land
uses,
including
public
and
Civic
uses,
and
arts
and
crafts
manufacturing
production
uses.
This
much
smaller
update
will
expand
those
uses
into
most
commercial
and
Industrial
zoning
districts,
and
we
would
also
be
expanding
small
retail
sales
to
light
industrial
and
limited
manuf
action
and
production
uses
in
C2
and
C3
zoning
districts
with
a
special
use
permit.
