ameresco
inc

the
air
rights
lease
to
install

operate
a
solar
photovoltaic
canopy
above
the
edic
orange
parking
garage
at
12,
drive,
dot,
12
right
dock
avenue
in
the
raymond
l
flynn
marine
park.
The
parking
garage
has
a
footprint
of
approximately
109
000
square
feet
and
the
installation
of
a
solar
canopy
above
the
garage
which
will
provide
new
renewable
energy
source
to
the
marine
park.
This
project
will
also
help
to
further
the
city.

Boston's
resiliency
and
carbon
emissions
reduction
goals
the
bpda
issued
an
rfp
for
the
solar
canopy
project
in
march
2021,
which
resulted
in
three
proposals.
Amaresco's
selection,
as
the
most
advantageous
developer,
was
based
upon
its
solar
expertise,
professional
development
and
operations
program
and
robust
diversity
and
inclusion
plan.

Amaresco's
proposal
is
a
1
646
kilowatt
system
with
battery
storage
and
four
electric
vehicle
charging
stations
that
intends
to
create
boston's.
First,
life
sciences
lead
platinum,
campus
in
partnership
with
vertex
pharmaceuticals
and
related
meal.
The
project
also
proposes
to
lower
electric
bills
for
boston's
low
income
residents
through
provisions
in
the
massachusetts
smart
program.

experience
across
the
country
and
massachusetts

in-house
financing
operations

maintenance
and
construction
teams,
development,
partner,
tsk
energy
solutions,

with
managing

has

been

create

municipal

public

healthcare,
commercial,
industrial
customers,
really
spearheading
energy
efficiency
projects
and
distributed
generation
projects,
renewable
natural,
natural
gas

a
whole
host

other
energy
attributes.
Our
next
slide,
please
so
amaresco
is
a
whole.
We've
got
a
a
pretty
diverse
portfolio
of
asset
projects
that
we've
completed
over
21
years,
we're
at
just
under
600
projects,
completed
for
pv,
plus
a
number
of
about
24
megawatts
of
storage
nationally.

those
projects
are
done
here,
completed
here
in
massachusetts,
on
landfills
and
on
the
roofs
of
a
parking
garage.
Just
like
you
saw
on
the
on
the
first
image

the
cover
page,
that's
project
that
we
completed
over

somerville.
It's
a
1.2
megawatt
project
with
partners.
Healthcare
not
too
far
away.
Take
a
lot
of
pride
in
a
lot
of
these
items,
but
especially
the
that
bottom
bullet
point
100
of
our
contracted
solar
projects
have
been
built
and
completed.

interest

keeping
that

hit

see
a
great
opportunity

the

the
utility
server
source,
the
carbon
reduction
impact

what
we
have
for
the
project
comes
off

epa's
equivalency
calculator,
so
we're
looking
at
taking
about
300
cars
off
the
road
in
the
carbon
sequester
by
about
750
acres
of
forest
per
year.
But
we've
got
a
number
of
different
renderings
that
we've
included
in
our
proposal
and
certainly
we'll
share
those
with
with
the
board
as
a
follow-up,
if
you
don't
have
them
already,
but
that's
the
the
system
snapshot.

and

the
the
the
team,

the
excitement
around
this
project

more
about
renewables.

just
renewables.

partnership

vertex
and
related
deal

pretty
significant

campus,
life,
science
campus
in
the
city

with

our

interest

got
great
relationships
with
a
whole
host
of
companies,
we're
going
to
be
working
with

number
of

them
to
get
the
project
done
and
deliver

great
one

we

all

proud

was
extended
at

2020
board.

dry
dock
avenue
consists
of
approximately
32
000
square
feet
of
land
containing
a
three-story,
approximately
30,
000
square
feet
plus
basement
building.

is
estimated
that
boston
trip
repair
accounts
for
100
jobs
within
the
leasehold
area,
as
well
as
500
indirect
jobs.
As
you
recall,
cronin's
proposed
development
program
for
the
24
dry
duck
building,
as
submitted
in
their
rfp
proposal,
is
for
an
approximately
81.2
million
dollar
123
000
square
feet,
building
with
boston
trip,
repairs,
office
and
a
marine
commissary
and
lunch
counter
restaurant
activating
the
first
floor.
The
upper
floors
will
accommodate
general
industrial
tenants,
including
lab
research
and
development,
and
testing
and
engineering
uses
per
the
raymond
dolphin
marine
park.

plan
update
as
this
project
has
progressed
as
a
result
of
negotiations
between
new
spring
new
spring
capital.
The
former
owners
of
boston
trip,
repair
and
cronin
new
spring
has
now
sold
boston,
troop
repair
to
north
atlantic

llc,
a
business
wholly
owned
and
home
owned
by
the
cronin
group
llc,
since

tentative
designation
cronin,
has
been
engaged

diligence

unique
situation.
The

lot
is,
as
he
stated
a
vacant
lot,
it's
to
the
rear
of
a
retail
strip,
mall
that
fronts
high
park
avenue
and
is
located
on
metropolitan
avenue.

will
do
many
things.
First
of
all,
hyde
park
is
kind
of
you
know,
whatever
development
hasn't
seen
a
ton
of
development,
but
the
development
has
seen
has
the
most
part
been
apartments
to
this
point.
So
this
is
really
the
first
full-body.
You
know
condominium
proposal
that
has
been
up
there
for
home
ownership,
which
is
important
to
the
neighbors
and
important
to
the
community
as
well
and,
most
importantly,
stephen
touched
on
the
the
building
itself
between
the
buffering
and
the
landscaping
and
everything
like
that
will
kind
of
protect
the
residential
neighborhood
of
metropolitan
avenue.

looking

loading
docks-
and
things
like
that-
which
we
can
all
agree
are
not
very
aesthetically
pleasing
to
be
looking
at
every
morning
and
additionally,
he
stated
we're
providing
a
walking
dock

walking
path

a
connector
from
the
metropolitan
neighborhood
over
to
high
park
avenue,
where
they'll
have
access
to
retail
and,
more
importantly,
transit
to
forest
hills
and
declaring
logan
square.
So
we're
really
excited.

well

pedestrian
bridge

connects

number
of
educational
presentations
as
well
as
listening
to
the
concerns
of
the
community.
We
met
with
the
chinatown
safety
committee
as
well
as
the
cnc,
the
chinatown
neighborhood
council,
reached
out
to
the
ccba.

We've
talked
to
a
number
of
different
individuals
and
groups.
You
know
in
an
effort
to
be
a
good
neighbor.
We
are
no
strangers
to
boston
cambridge
in
the
area,
but
to
this
neighborhood
we
are
so
it's.
It's
been
a
very
helpful
process
to
engage
with
the
different
groups.
Individuals
hear
their
concerns.

One
of
the
major
concerns
that
came
out
of
some
history
in
the
neighborhood
was
the
concern
with
bsl
3
labs,
and
we
listened,
and
we
heard
this
and
the
way
we
want
to
put
words
into
actions
and
just
not
give
things
lip
service
is
to,
with
the
help
of
the
bpda
staff
to
craft
this
pda
amendment,
which
is
actually
more
restrictive
to
the
pda
and
before
I
get
into
that,
just
a
very
quick
primer
on
biosafety
levels.
There's
four
biosafety
levels,
one
through
four,
one
being
the
lowest
four
being
the
highest
biosafety
level.

AG
They
also
feature
lab
waste
or
ph
neutralization
systems
which
neutralize
liquid
waste
before
it
leaves
the
building
and
any
hazardous
materials
have
to
be
transported
off-site
by
special
qualified
vendors,
there's
also
requirements
for
flammable
and
chemical
storage,
which
restricts
the
volumes
and
the
quantities
which
can
be
stored
on
site.
There's
also
requirements
that
we
have
to
have
higher
fireproof
ratings
on
structural
elements,
which
this
building
does
have.
We
also
have
building
monitoring
systems
so
that
we
can
in
real
time,
monitor
the
health
of
these
critical
systems.

The
next
level
up
would
be
a
bsl3
which
is
similar
systems,
but
more
robust,
more
air
changes,
higher
tolerances
for
lab
pressurizations
anti-chambers
things
like
that,
because
the
the
risk
level
of
the
pathogens
or
whatever
research
is
going
on,
gets
higher
and
then
the
last
one
is
bsl4,
which
they'll
never
be
a
bsl4
here,
there's
really
only
about
10
of
those
in
the
country
and
those
are
mostly
run
by
the
us
government
cdc
the
us
army,
a
few
universities
there'll,
never
be
a
bsl4
here,
so
the
typical
user.

That's
interested
in
this
building
is
a
vsl2
user
and
it's
highly
unlikely
that
we
would
get
a
bsl3
user
here.
But
having
spoken
with
and
engaged
with,
the
community,
we
saw
how
important
that
was,
and
so
working
again
working
with
the
bpda
and
with
in
communication
with
councillor
flynn's
office
and
the
different
stakeholders
in
chinatown
as
well
as
the
south
end.
The
amendment
would
basically
require
that
in
the
unlikely
event
a
three
user
was
interested.

We
would
first
have
to
notify
the
bpda
that
public
notification
process
would
be
published
in
you
know
the
most
popular
languages.
So
right
now,
english,
mandarin
cantonese
there'd
be
a
30-day
public
comment
period.
We
would
also
have
to
hold
community
meetings
which
would
be
advertised
advertising,
both
the
cell
phone
and
chinatown
newspapers,
also
in
most
popularly
spoken
languages
and
the,
and
then
we
would
have
to
make
reasonable
efforts
to
address
any
concerns.
That's
raised
by
the
public
and
then
the
last
component
is
what
really
has
the
teeth?

It
requires
bpda
board
approval
of
the
sub
use
and
so
that
that
last
part
really
ensures
that
you
know
that
we're
being
honest
and
that
we
are
really
listening
to
the
community,
and
so,
if
we,
you
know
weren't
addressing
those
concerns,
or
it
wasn't
satisfactory
enough.
You
the
board,
have
the
the
power
to
disapprove
the
use,
and
so
hopefully
that
you
know,
we
really
hope
that
that
does
show
that
we
want
to
put
words
into
actions.

One
other
thing
I
wanted
to
point
out
as
well
is
that
there
are
a
lot
of.
There
are
a
lot
of
people
that
are
getting
into
the
life
science
real
estate
game
these
days
at
biomed
we're
different
we,
this
is
all
we
do,
and
we've
been
doing
this
for
a
long
time.
We
manage
about
16
million
square
feet
of
life
science
real
estate
across
the
country
and
boston,
and
cambridge
is
our
largest
largest
portfolio.

is
the
one
a
lot
of
color,
so,
in
addition
to
those
infrastructure,
safety
components,
the
users
themselves,
our
tenants
are
required
to
adhere
to
a
lot
of
strict
guidelines,
and
I
got
a
few
of
them
up
here.

include
the
cdc,
the
epa
osha,
the
nfpa,
but
they're
also
required
to
adhere
to
a
number
of
local.

know
requirements
from
the
department
of
public
health,
inspectional
services,
boston
fire,
so
there
are
a
lot
of
levels
of
safety
that
are
built
into
these
systems
next
slide,
please
so
getting
back
a
little
bit
to
to
biomed
and
our
sort
of
professional
experience.
We
have
235
full-time
professionals
that
manage
these
buildings
every
day
and
we
handle
everything
in-house
from
facility
and
property
management
to
leasing
and
legal
construction.

add
that,
because
we
are
in
these
urban
areas,

have
a
long
track
record
of
community
engagement
and
working
with
the
community,
because
that's
just
the
neighborhood
we're
in
and
we've
always
wanted

large
projects
that
have
had
unanimous
support
from
the
community
and
a
large
part
of
that.
Actually,
the
reason
we've

unanimous
support
is
because
we've
reached
out
and
engaged

harrison
for
a
few
months.

long

really
is
you

kind

everybody
industry,
because
you
do

a
lot

the
smart
folks
with
phds,

there's
lab
technicians,

getting
access

new
market
station

critically
important

residents

this

and

neighborhood,

security
throughout

quarter

people

feel
safe

know
that
there's
an
investment
by
property
owners
and
the
bid
to
really
try
to
increase
the
amount
of
security,
that's
present

mass
ave
and
south

transportation

shelters,

promote
access

along

street
at
mount
vernon
street
in
harvest.

many
residents
expressed
to
us,
that's
how
they
walked
the
jfk
station.
So
we
know
that
we're

a
unique
location

we
really
wanted

make
sure
our
benefits
match
the
location

proposal
seeks
to
change

and

project
received
approval

2016
for

six-story
mixed-use
commercial
office
building
with
retail
and
on-site
parking
in
june,
27
2018,
the
first
npc
was
filed
with
the
new
proponent
c-I-e-e
inc.

with
the
new
proponent.
There
was
also
some
changes
made
to
the
building
the
proponent
reduced,
the
project
by
removing
the
six-story
edition
in
the
entire
rear
edition,
which
decreased
the
square
footage
of
the
original,
originally
approved
project
by
30
000
square
feet,
bringing
the
revised
building
totals
to
700
square
feet.

maker
space

this
little
nook.

is

building

sort
of
the
back
of
americans
and
back
of
broadway
off
a
street
on
a
section
of
athens
street
that
actually
discontinues
the
dead
end
section
that
discontinues
at
the
south
boston
bypass
or
the
hall
road.
If
you
will-
and
this
this
building
was
the
standard
standard,
rivet
factory,
building,
beautiful,
three-story,
brick
and
beam
building
that
was
permitted
by
the
bpda
back
in
2016
for
a
three-story
addition
and
an
extension
of
the
back
was
almost
80
000
square
feet.

In
the
meantime,
they
built
out
the
addition
and
built
out
the
core
and
shell.
So
here
we
are
with
a
vacant
building
in
the
middle
of
a
pandemic,
and
we
partnered
my
claim
partnered
with
phase
three
to
look
at
ways
that
we
could
repurpose
the
existing
building
finish
its
its
final
co
for
use.
That
is
in
keeping
with
this
sort
of
traditional
maker
space
area
that
here
at
this
location
in
south
boston.

do
think
that
this
is
a
consistent
use
that
can
be
managed
responsibly
in
a
way
that
also
complements
the
history
of
this
building,
and
so,
as
councillor
flaherty
said,
we
intend
to
continue
to
work
on
that

also
work

ways

we
can
help
through
this
relatively
small
change,
to
create
new
pathways
for
south
boston,
kids
and
folks
in
the
neighborhood
to
be
exposed
and
have
opportunities
in
this
new
industry.

as
we've
witnessed
over
the
course

the

combination

talent,
innovation
and
technology

have
in
our
backyard

recently,
it

deemed

right

the
south
boston
waterfront
life
sciences.

dorchester,

us

hearing
recently
on
workforce
development,
as
it
relates
to
the
life
sciences
and
biotech
industry.

significant

this
industry

brought
and
will
continue

bring

city

state
challenges

concerns

now
will
be
raised
for
the
proposal.

the

to

hundred

dollars
for
street

approved,

building
will

community

reduce
the
project

of
its
far

to
three
and
still
winding
up
with
the
project
that
is
in
a
residential
neighborhood.

proximity

transit
and

peabody
square,

respecting

scale

the
architectural
character

the
surrounding
neighborhood.

concerted

universities
in

city

number
of

he

in

challenging

plan
processes

the
hospitals

longwood
medical

projects
advance
the
growth
of
boston's

science
and
health
care,
sector,
educational,

institutions,
and
she
had
significantly
really
drilling
down
to
the
direct
human
impacts
of
these
projects.
She
significantly
improved
patient
experiences
and
access
to
health
care
to
the
betterment
of
not
just
the
people
of
boston,
not
just
the
people
of
the
metropolitan
boston,
air,
but
really
people
who
come
to
the
lma
and
to
seek
treatment
in
boston's
health
care
institutions
from
all
over
the
world.

helped
shape
the
organ
organizational
transformation
of
this
agency.
Her
efforts
resulted
in
a
more
transparent,
equitable
and
inclusive
organization,
both
with
regard
to
the
way
we
do
our
business
internally

this
250-person
workforce,

in
our

planning
and
development
and
workforce
training
functions.

important
leadership

coordination
of
major
economic
development
legislation
on
codification

important
policies

zoning
code
for
the
city

including

in

the

city
in
america

adopt
this
visionary
program
and

after

for
weeks

it
in

by

necessary

effect
in
beginning
the
deal,
dividends
and
benefits

the
people

career

in

impactful
cubicles,

down
the
hall

sitting.

guided
to
fruition,
some

agencies,
most
high
profile
and
complex
projects,
including
those
in
the
fenway,
the
seaport
downtown
west
end
back
bay.

rides
square
and
suffolk
dentals
through
long
hours
and
dedication
for
multiple
years,
john
developed,
deep
relationships
both
with
community
members
and
development
proponents
and
and
colleagues
in
other
departments.

city
government
and
state

was
such
an
important
part
of
this
agency
sending
a
message
that
the
development
piece

our
operation,
the
planning
piece
of
our

could
work
well
in
us
in
an
assist
systemized
manner
week

development
review
was
always
informed
by
sound
planning
principles.

not
only
were
we
doing
a
lot
of
planning
over
the
past
several
years
here
at
this
agency
throughout
the
city
and
that
work
continues,
but
we
were
making
sure
that
every
time
an
article
80
pilot
was
going
through
the
process,
often
making
its
way
to
its
final
destination
for
vote
before
this
board
that
it
was
always
consistently
throughout
the
multi-month
process
associated
with
every
article.
Lady
that
sound
planning
principles
were
being
understood
were
being
heard,
were
being
incorporated
into
the
article
80
plan
in
the
article
80
decision
making
that
ultimately
occurred.

Nothing
emphasized
this
more,
interestingly
than
john's
willingness
to
jump
in
and
helped
lead
the
city's
food
distribution
operation
from
much
of
2020
during
the
code
endeavor.
It
had
nothing
to
do
with
the
job
here
at
this
agency,
the
job
he
was
hired
to
do
but
john
and
a
whole
lot
of
folks
from
the
bpda
and
city
government
agencies
writ
lodge
rolled
up
their
sleeves
and
responded
to
the
city's
needs,
the
needs
of
its
people,
vulnerable
populations
who
are
confronting
food
and
security.
John
worked
that
day
after
day
weekends,
nights
or
months
during
the
pandemic.

tells

about
his
commitment
to
this
city
to

beyond

job
description

do
what's

necessary

good
