events
will
occur
outside
the
power
station

outfitted
to
host

This
large
event,
space
has
hosted
numerous
gatherings
for
years.
These
events,
along
with

feedback
we
have
heard
from
the
community,
have
shaped

model
for
this
application
to
utilize.
The
liquor
license
for
large
business
gatherings,
conferences,
fundraisers
and
the
like.

met
numerous
times
with

community
throughout
the
community
process.
In
the
outreach
to
the
community,
we
heard
and
responded
to
concerns
with
noise
traffic
parking
and
closing
hours.
The
proposal
is
to
enclose
the
structure
so
that

events
remain
private
and
totally
within
the
power
station
and
not
in
the
parking
lot
so
as
to
not
disturb
the
surrounding
community.
Addressing
the
comments
we
heard

in
the

process
previously,
the
event
space
had
had
open
walls
and
events
that
included
outdoor
space.

reduce
the
hours

operation

comments

is
another
concern
we
heard
voiced
in
our
outreach

the

with

neighborhood

abutters

foot,
radius
of
the
property,
a
special

for
the
residents
of
the
rawling
square
apartments
and
their
guests,

proposal
accounts
for
parking
and
traffic
flow,
as
the
number
of
guests
arrive
at
events,
guests
will
be
directed
to
park
the
vehicles
along
the
underpass,
located
to
the
rear

the
power
station
on
albany

century,

just
heard
that
boston
south
end's
been
a
vibrant
home
to
light
manufacturing,
commerce
and
residential
life.
The
power
station,
the
building
we're
discussing
today,
was
built
130
years
ago
as
the
world's
largest
state-of-the-art
electrical
generating
plant.
It
powered
north
america's
first
subway
system
into
history.
For
the
last
40
years,
I've
served
and
managed
and
owned
hospitality
properties
in
greater
boston.
Y
Many
in
the
south
end
for
more
than
two
decades.
My
passion
is
to
engage
to
serve
to
entertain
and
I
genuinely
care
for
the
growth
of
a
strong
community.
In
2012
I
was
asked
to
serve
on
a
harrison
albany
strategic
planning
board,
with
30
residents
and
local
small
business
owners.
Over
a
period
of
two
years,
the
community
formulated
a
plan
for
the
future
development
of
this
vibrant
residential
light
manufacturing
and
commercial
mixed
use
neighborhood.

is
through
that
same
sensibility
of
community
dialogue
that
the
property
owner,
mario
necosia
personally,
brought
the
power
station
refurbishment
plans
to
a
march
3rd
2020
east
berkeley,
neighborhood
meeting,
resulting
in
enthusiastic
support
from
the
attendees,
which
was
covered
in
an
article
in
the
march
5th
issue
of
the
boston
sun.
We
received
over
50
letters
of
support,
including
a
budders
residence,
the
cathedral
of
the
holy
cross
and
dozens
of
small
business
owners.

We
received
more
input
at
a
december
first
east
berkeley,
neighborhood
meeting
a
december
9th
meeting
with
residents
from
the
neighboring
rollins
square
residential,
complex
and
a
december
10th.
The
butters
meeting
we
listened,
and
we
noted
the
following
beautification
of
the
streetscape
was
a
concern.
As
an
answer
to
this
we've
combined
three
dumpsters
to
one
state-of-the-art
recycling,
dumpster
and
removing
it
behind
the
building
and
out
of
sight.

We
have
planted
15
trees
already
along
the
rear
of
the
parking
lot
and
plan
on
adding
from
a
suggestion
that
we
took
from
one
of
these
meetings,
trees
on
half
on
our
property
and
half
on
the
city's
harrison
avenue
sidewalk
after
receiving
city
approval.
Another
concern
was
the
addition
of
vehicles
during
events,
we're
developing
a
parking
plan
through
input
for
the
neighbors
to
give
guests
a
seamless
experience,
while
mitigating
impact
on
the
neighborhood,
the
majority
of
event,
parking
will
take
place
in
the
200
spot
parking
lot
that
we
manage
under
the
I-93
expressway
overpass.

That's
about
a
block
away
with
shuttle.
Bus,
pickup
and
drop-off
events
will
have
added
parking
attendance
to
aid
in
managing
the
drop-off
and
pickup
of
guests.
There
was
quite
a
bit
of
input
on
sound
the
power
station's.
Construction
is
composed
of
brick
and
granite
two
feet
thick
thick
enough
to
hold
the
weight
and
sound
and
operation
of
the
dozens
of
turbines
that
once
occupied
the
space
and
ran
24
hours
each
day.

The
issue
more
recently
was
the
building
was
missing:
a
hundred
percent
of
its
windows
and
doors
and
part
of
its
roof,
providing
no
sand
down.
But
it's
no
sound
dampening
whatsoever.
We're
closing
up
every
opening
with
new
windows
and
doors.
The
effect
will
be
like
rolling
up
the
window
in
a
car.
We
are
also
adjusting
our
request
for
alcohol
service
hours
from
2
am
nightly.
We
are
adjusting
it
down
to
11
pm
sunday
through
thursday
at
midnight,
friday
and
saturday,
which
is
a
full
two
to
three
hours
earlier
than
any
alcohol
license
in
the
neighborhood.

Hopefully,
it
will
allay
concerns
to
know
that
many
of
the
events
booked
at
the
power
station
will
have
several
days
of
quiet,
setup
and
breakdown
with
no
public
attendance
and
realistically,
we
anticipate
that
the
event
center
will
often
be
dormant
with
this
license.

the
power
station
will
no
longer
use
one
day
and
caterers
licenses
when
serving
alcohol.

midnight

any
which
ones

across
the
street

people's
homes.

is
my

not
a
big
leap,
to
believe
a
situation
like
that,
like
that

problematic.

methods
for
licensing
those
event.
Events
which
require
or
desire
the
service
of
alcohol
on
a
case

case
basis,
give
the
new
venture
time

establish

fine-tune

operations

the
last
license
that
will
come
up
for
sale,
and
I
think,
after
a
period
of
time
and
sustained
positive
experience
with
events
in
the
renovated
power
station,
a
licensed
petition
is
something

could
support.

not
the
case

words,
a
denial
today
is
not
something
permanent.

community

work

an
approval
today
would
be
something

lack

would

trash

congregate

use

stoops

venue

parking

valets
