facility

security

checking
on

nighttime

worldwide
hospitality

they
manage
50
hotels

they
do
have
one
locally

cambridge

manage
currently
right
now
they
also
have
a

365
days

year
call
center

that
may
come
up.
They
have
a
full
staff
manager
that
would
be
on
call
and
would

on
site
in
the
daytime
hours
with
staff,
and
they
are
within
minutes
of
being
contacted
in
the
boston
area.

discovered
when
we
purchased
the
building
that

prior
lodging
house
license
had
been
neglected
for
10
years,

former
owner

94
years
old

had
been
receiving
notices
and
actually
received
a
demand
notice
in
2021,
which
was
not
brought
to
our
attention
at
the
time
of
the
purchase
and
that
demand
notice
addressed
outstanding
violations
in
the
building,
including
a
lack
of
a
sprinkler
system.

we
bought
the
building.
We
immediately
began
the
sprinkler
system.
We
completed
that
sprinkler
system
and
the
new
water
main
was
completed.
Last
week.
The
boston,
water
and
sewer
took
about
five
months
to
do
so,
and
we
were
asked
to
renew
the
lodging
house
license
as
the
prior
license
had
completely
lapsed
and
been
ignored.
So
we
went
back
and
investigated
the
zoning
status.
The
building's
been
a
lodging
house
since
1942
the
there's
been
two
owners
since
1942
the
last
time.

It
was
formalized
was
in
1972
and
78
when
permits
were
pulled
that
stipulated
the
configuration
of
the
building,
which
remains
completely
unchanged
since
that
time
and
again
we're
really
here
to
rectify
neglect
of
the
former
owner
in
not
renewing
this
license.
Our
average
length
of
stay
is
very
lengthy.
We
have
some
residents
six
to
ten
years.

three

those,
because
it's
so
close
to
the
hospital.
So
anyway,
that's
this
is
really
here
to
rectify

licensing
issue,
which
was

customers

addition

license

nearby
vicinity,
but
they're
over

quarter
mile
away.
I
think
they
measured
out
to
little
over
0.3
miles
near
brigham

but
none
of
those
offer
groceries
and
housewares

particular
market

asset

of

Both

had
several
people
and
strong
