Takeout
is
a
very
small
portion
of
this
operation,
approximately
20
percent,
one

the
really
positive
things
about
this
development
is
that
because
it
is
new,
develop
development,
it
is
built
for
this
use.
So
there
are
loading
zones
in
front
of
the
establishment,
which
is
actually
on
a
private
way
to
ensure
that
there's
no
issues
with
double
parking.

Additionally,
all
of
the
deliveries
and
Pickups
will
be
handled
through
a
dedicated
loading
zone
in
the
rear
of
the
space,
and
so
the
development
was
very
thoughtful
about
the
uses
that
were
being
proposed.
One
of

real
benefits
is
also
that
there
are
no
direct
residential
abutters
at
this
establishment.
It
is
all
commercial
and
lab
space
within
this
this
physical
space.

the
concerns
about
noise
emanating
from
the
premise,
while
this
has
undergone
significant
construction
to
ensure
that
doesn't
happen,
we
don't
have
residential
neighbors
above
us,
which
we
know
is
a
problem
in
and
throughout
Boston
in
terms
of
the
public
need.
The
board
is
aware
of
the
new
hood
Park
development,
which
consists
of
approximately
1.8
million
square
feet
of
office
and
lab
use,
a
hundred
thousand
square
feet
of
retail
space,
335
new
units
of
Housing
and
150
hotel
rooms,
there's
also
over
one
acre
of
active
outdoor
space.

There's
a
clear
need
for
public
there's,
a
clear
public
need
for
additional
food
and
beverage
establishments
to
support
the
residents,
the
workers
and
the
visitors
to
this
exciting
new
development.
Additionally,
by
proposing
two
very
distinct
concepts
for
one
license,
we
submit
that
this
would
be
an
excellent
use
of
one
of
the
neighborhood
restricted
licenses
that,
as
the
board
is
aware,
Charlestown
is
one
of
the
neighborhoods
that
qualifies
for
one
of
these
licenses.
