first
vote
request
concerns
a
conveyance
to
Costa
carousel

off
vacant
land
located
at
sid
law.

and

community
notification
was
mailed
in
November
of
2017
to
inform
of

intent
to
issue
an
RFP
for
this
parcel.
A
request
for
proposal
was
issued
on
February
26
2018
and
advertised
in
State
Central
Register
in
the
Boston
Herald.

One
proposal
was
received
in
response
to
the
RFP
on
March
30th
2018
and
was
determined
to
meet
the
eligibility
criteria.
Pfc
approved
the
tentative
de
lavit
developer,
designation
of
cause
Rossini
off
on
May
16
2008
een.

designation
was
advertised
in
the
city
record,
On,
June,
11
and
June
18.
The
vote
package
includes
a
comprehensive
memo
about
the
project
and
the
PFC
vote
request.

current

summary,
if
PFC
approves
the
Vote
request,
it
will
result
in
the
following
public
benefits:
it'll
return,
a
vacant
property
and
Dan
sees
inventory
for
82
years
back
to
productive
use.

generate
eighty

initial
revenues
from
the
sale
and
it
returns
the
property
back
to
tax
rolls
generating
approximately
nine
hundred
dollars
in
annual
assessments

extend

tentative
designation
intent

development

concerns
land
with
buildings
located
at

to

Warren
Street
and
an
unnumbered
parcel
on
Warren
Street.
All
properties
are
located
in
Roxbury.

actually

behalf
of
Christopher
Rooney,
he's
the
project
manager
for
this
project,
but
he
couldn't
be
here
today
and,
as
Angela
said,
this
is
for
an
extension
of
a
current
tentative
designation
for
cruse
Development
Corporation
for
the
parcels
that
were
identified.
The
public
facilities
commissioned
initially
approved
the
tentative
developer,
designation
of
cruse
Development
Corporation
on
August
5th
of
2015.
There
have
been
two
subsequent
extensions
of
that
designation.
First
on
November
16th
of
2016
and
again
on
November
15th
of
2017.

We
are
here
today
requesting
an
additional
24
month
extension
to
allow
the
developer
to
receive
an
award
of
funding
from
the
state
Department
of
Housing
and
Community
Development.
The
project
has
in
fact
received
city
of
Boston
funding
and
the
last
source
of
funding
that
we're
waiting
for
is
that
from
DHCD.
The
vote
package
has
a
comprehensive
memo
that
was
submitted
and
we
also
have
three
handouts
for
you
to
review.
The
first
is
just
a
site
map,
so
you
can
see
the
location
of
these
city.

Parcels
which
are
outlined
in
red
here
is
a
photograph
of
the
current
condition
of
the
property.
It's
an
old,
dilapidated
building
that
has
since
been
structured
up
a
little
bit
with
this
brick
wall
and
improved
with
this
mural,
as
we
wait
for
this
development
to
proceed,
and
most
importantly
here
is
a
rendering
of
what
the
developer
intends
to
do
on
that
site.

In
summary,
if
the
public
facilities
Commission
approves
today's
request,
the
development
would
result
in
the
following
public
benefits.
We
would
have
new
construction
of
a
mixed-use
development
that
includes
51
residential
units
and
a
little
over
than
8,000
square
feet
of
commercial
space.
Those
51
residential
units
will
consist
of
five
homeless
set-aside
units
and
31,
affordable
units,
affordable
to
households
up
or
below
sixty
percent
of
the
area
median
income,
and
there
would
be
15
market
rate
units.
The
project
would
also
have
39
structured
parking
spaces
to
justify
our
time
extension
request
to
you.

The
development
was
not
invited
into
the
first
DHCD
funding
round
after
the
tentative
designation
due
to
the
high
volume
of
applications
the
state
had
received.
They
were,
however,
requested
into
the
subsequent
round
in
2017
2018,
and
we
are
currently
awaiting
a
decision
on
that
round.
We
will
get
a
result,
response
and
August
we're
hopeful
that
we
will
get
a
favorable
response,
but
just
in
the
event
that
they
need
to
go
yet
another
round
we're
requesting
the
24
months.

So
it's
our
hope
and
we're
striving,
and
she
was
doing
her
best
to
convince
the
state
to
get
us
a
decision
in
August.
But
we
were
placed
in
24
months
just
the
event
that
the
development
team
continues
to
work
with
D&D
to
do
value,
engineering
and
refining
the
designs
and
they've
been
very
responsive.
