The Zoning code is in place to protect the neighborhoods from the construction of buildings or structures that do not fit into the context of a neighborhood. The Zoning Board of Appeal hears appeals for varying the application of the Zoning Code and determines when it is appropriate to grant deviations from code restrictions.

this
property
at
175,
School
Street
in
Jamaica
Plain
was
a
two-family
existing
two-family
dwelling.
That
was
in
a
severe
disrepair.

We've
met
with
the
neighbors
on
this
project
about
a
year,
maybe
nine
months
to
a
year
prior
to
putting
the
application
in
to
ISD
we
got,
we
proposed
initially
went
to
the
neighbors
to
maybe
save
the
house
and
add
a
do
a
full
unit.
Building
we
showed
them
elevations
to
potentially
save
the
house.
We
all
show
also
showed
them
a
free
family,
new
construction
proposal.

So
my
point
is:
is
we've
had
three
meetings
prior
to
this
bullet
hearing
today
with
the
neighbors,
we
got
landmarks
approval
to
take
the
house
down.
There
was
no
delay
again.
The
house
was
in
really
tough
repair.

The
Proposal
before
the
board
today
is
for
a
three
unit.
Townhouse
project,
the
property
is
zoned.
The
zoning
compliant
403
units,
the
configuration
as
townhouses.

We
believe
the
requirement
was
25
feet,
but
the
plans
examiner
disagreed.
So
we
came.
We
went
back
to
the
Davis
in
this
board,
but
one
variance
today
we
have
a
letter
of
support,

believe
that
was
submitted
to
the
board
from
the
Eggleston
Square
neighborhood
association,
and
we
also
got
a
7-0
vote
from
the
Jamaica
Plain
neighborhood
Council.
To
support
this
variance.
Now
you
can
see
the
front
elevation

the
neighbors
with
some
Town
flat,
roof
style
buildings
and
we
also
went
with
cable
style.
The
neighbors
preferred
this
style
here
this
before
you
today.
It's
in
line
with
the
a
lot
of
the
architecture
over
in
that
area
of
Atherton
Street
and
schools
treaties,
the
old
stick
style
frame
design.
So
that's
what
we
try
to
replicate
here
on
this
new
construction
front
unit
is
facing
the
street.

we
did
is
we
resubmitted
some
plans
to
the
plans
examiner
at
ISD.
This
is
the
final
design,
as
proposed
with
some
bra
design
review,
and
some
recommended
recommendations
by
the
neighbors
that
are
in
there
attached
letter
of
support

unit
is
a
townhouse
is
a
townhouse
in
the
middle
of
the
townhouse
on
the
at
the
rear.

three
units,
one
violation,

agree
with
ISD

requirement
for
a

unit.

has
to
be
a

We
thought
we

was

give
us
what
he
was
doing,
but
I
thought
his.

thought
each
unit
needed
25
feet.
We
disagreed,
but
that
was
the
one
out
of
the
four
violations
he
originally
cited
that
he
we
couldn't
get
through
with
him
on
it.

who
expressed

our

the
orientation
of

building.

unsafe

residents

up
the
driveway

get

Beyond
that,
though,
the
applicant
went
on
to
meet
with
the
Eggleston
Square
neighborhood
association
and
their
housing
committee.
For
that
Civic
issued
a
letter
in
support
of
The
Proposal.
They
went
on
to
meet
with
the
jpnc
and,
as
I
understand,
the
Jamaica
play
neighborhood
Council
voted
to
support
this
proposal
with
that
would
refer
to
the
board
at
this
time.

We
are
proposing

is

don't
think

were

erroneously

cut

will
be

occupied

units

family
members
as
the

is
very
large
and

are
seeking
to
keep
the
building

their
family
and
provide
housing
for
for
all
of
their
family
members.

zoning
and
sub-district

us

try

get
as
many
cars
off
the
street

possible.

that's
why

we're
taking
away
some
of
the
greenery
to
provide
for
The
Offspring
parking,
but
I
mean
if
the
board
so
desires.
We
could
take
some
of
two
of
the
parking
places
out
and
you
know,
do
some
landscape,
big
plants
and
trees
and
things.

that
came
as
a
direct
result
of
conversations
with
the
community.

there
are
a
couple

trees

site
currently,
one
of
which

know
will
have
to
be
removed
because
it's
pretty

will
be
required
