project
is
an
exciting
example
of
what
can
be
accomplished
when
stakeholders
from
the
for-profit,
nonprofit
and
public
sectors
come
together.
It's
truly
a
case
where
the
whole
is
greater
than
the
sum
of
its
parts.
I
want
to
give
special
recognition
to
our
nonprofit
partners,
the
BCC
and
the
C
CBA
for
their
willingness
to
take
some
risks
and
to
work
too
hard
to
bring
consensus
within
their
organizations
around
this
ambitious
and
unconventional
project
that
required
a
lot
of
imagination
and
a
lot
of
trust,
senator
senior,
pastor,
Stephen,
Chen
and
C
CBA.

That's
as
unique
and
complex
as
these
three
projects
is
always
tricky,
but
you
kept
the
process
balanced
and
calm
and
kept
everyone's
focus
on
our
shared
goals.

as
we
all

designed
luxury
condominiums,

merge
historic
charm,
with
contemporary
architecture,
rising
above
one
of
Boston's,
most
dynamic
and
desirable
neighborhoods.

the
expert
eye
of
the
architectural
team,
LED
Abele
on
this
project
by
principal
Michael,
Lu
and
Jason
gear,
we
are
successfully
preserving
a
1920s
vintage
industrial
brick
facade
while
seamlessly
integrate
integrating
the
historic
character
of
the
building.

a
newly
constructed
glass
structure
embarks
studio
led
by
d'artagnan
Brown,
our
interior
designers
are
paying
homage
to
the
history
of
the
building,
using
its
original
columns,
its
high
ceilings
and
oversized
windows,
as
the
inspiration
for
their
design.

also
want
to
acknowledge
Copley,
wolf
design
group
for
their
expertise
in
creating
a
new
streetscape
and
public
open
spaces
that
are
both
accessible
and
contact.

addition

this
neighborhood

pressure
off
our
older
housing
middle-class
families
in
the
community
preserves
enhances
the
look
of
this
area,
something
that
I
know
is
really
important
to
the
Civic
is
groups
and
any
community
people
here
today.

go

a
process,
sometimes
it
seems
like
it's
an
incumbents

process

move

is

project

preserves
historic
look

the
area,

it
adds
open

makes
15
million
dollar
investment
in
our
inclusionary
development.
Housing
fund
we're
using
this
investment
for
the
asian
community
development
corporation
to
create
28
units
of
affordable
housing
on
Herald
Street.
This
partnership
is
key
to
our
larger
vision
for
both
preserving
the
community
and
creating
opportunity.
The
full
development
on
this
block
the
whole
block
together
will
create
500
new.
We
using
units
of
housing,
including
100
income,
restricted
units,
something
that
so
as
we
think
about
growth
of
a
city.
How
do
we
preserve
the
community?

It
will
also
provide
a
new
location
for
the
Boston
Chinese
Evangelical
Church
that
opportunity
last
month
that
were
able
to
do.
I
want
to
thank
the
pastor
to
vote
to
sell
the
Heron
staff
property
to
the
city
of
Boston.
So
we
can
expand
that
Josiah,
Quincy,
Upper
School,
so
right
across
the
street
in
this
neighborhood.
What
we're
gonna
have
is
we're
gonna,
basically
have
a
seamless
K
to
12
system.
Well,
we're
gonna
have
a
grammar
school
to
Josiah
Quincy,
and
it's
just
like
with
the
upper
school
right
across
the
street.

So
as
families
come
into
this
neighborhood,
they
realized
that
an
opportunities
is
a
school
great
schools
by
the
way
in
their
neighborhood.
Sixty-Five
percent
of
the
kids
in
the
school
speaks
the
language
other
than
English,
so
we
truly
are
a
bilingual
City.
We're
gonna
build
a
great
facility,
the
city
of
Boston's,
going
to
build
a
great
facility
we're
in
the
process
right
now
of
designing
that
that
new
school
across
the
street,
that's
going
to
be
exciting
for
the
neighborhood
and
the
partnership
with
the
church.

I
just
want

give
just
a
brief
snapshot.
Since
2014
over
70%
of
the
homes
were
permitted
in
Chinatown,
our
income
restricted,
affordable
homes.
We
have
over
750
more
homes
in
the
pipeline
for
Chinatown
and
over
50%
of
the
income
restricted.
We
want
to
make
sure
we
be
able
to
preserve
the
community
one
of
the
things
that
people
concerned
about
when
I
first
became
mayor.
At
least
one
of
the
things
I
heard
the
most
when
I
was
running
for
mayor,
is
that
people
have
kind
of.

We
haven't
thought
about
Chinatown,
try
and
unsought
about
when
it
comes
to
developments,
but
it
wasn't
thought
about
when
it
comes
to
preserving
the
community
and
we're
able
to
make
sure
that
we
preserve
that
community.
This
is
a
community
moving
forward
with
a
vision
making
the
most
of
opportunities,
and
it's
also
helping
us
as
we
think
about
our
city
as
we
grow
our
city.
So
this
project
that
were

today
is
another
piece
of
the
vision.

and
I'm
grateful

all

partnerships.

community
meetings,
most
of
which
were
held
right
here
in
this
room
and
throughout
the
review
process,
the
Davis
company
has
actively
collaborated
with
two
nonprofit
partners
to
ensure
that
this
three
property
plan
development
would
benefit
the
community
at
large,
we're
happy
to
participate
with
the
Chinese
consolidated
Benevolent
Association
and
the
Davis
companies
to
better
the
community
by
maximizing
this
land
great
much-needed
housing,
including
affordable
housing
on
land
that
currently
has
no
housing
on
it
at
all.
It
also
will
provide
the
community
with
three
new
public
open
spaces
for
residents
and
neighbors.

unique
partnership
will
allow
our
church,
the
biggest
Asian
Church
in
New
England,
to
potentially
create
a
new
larger
facility
to
better
serve
God
in
our
community.
It
will
also
provide
expanded
social
service
programs,
especially
for
immigrant
families.
These
programs
include
ESL
citizenship
classes
after
school
program,
summer,
youth
and
children,
programs
and
senior
citizen
gatherings.
Our
ministries
from
children
to
elderly
are
open
to
all.
We
congratulate
the
Davis
company
on
this
important
milestone.

just
want
to
reflect
back
on
a
night
about
three
years
ago,
when
I
attended
my
first
meeting
of
the
CCPA,
the
Chinese
consolidated
Benevolent
Association,
and
what
I
knew
about
that
organization
was.
It
had
been
around
for
a
very
long
time
that
had
deep
roots
in
the
Chinese
community
in
Boston
and
that
they
changed
their
leadership
every
year,
I
knew
real
estate.
Development
takes
a
long
time.
A
I
knew
that
we
were
about
to
embark
on
a
three
year
or
four
year
process,
and
that
last
piece
of
it
scared
me
too,
scared
my
whole
team
to
death,
fortunately
for
us,
and
fortunately
for
this
project
within
a
year
of
the
time
that
we
got
had
that
meeting
and
got
our
discussions
with
our
neighbors
under
way.
A
new
leader
emerged
for
the
CCPA
Paul
Chan
and
Paul
I.
Think
it's
correct
to
say
that
you're,
the
first
president
of
the
CCPA,
at
least
in
in
recent
memory,
who's
served
two
consecutive
terms.

Paul,
you
know
your
site
has
has
for
the
promise
of
the
development
of
affordable
housing
since
1984
1984
correct
so
for
35
years,
and
it's
under
your
leadership
that
that's
actually
going
to
happen.

are
