we're
also
taking

next
step
in
a
great
partnership.

in
Boston's

moving

what

loved

we

Springfield's.

importance

keeping

relationship
alive.

times
people

say
you
know
we're
coming
here

still
there,

we're
really
over

you
pointed
out
on
the
phone
means
an
awful
lot
to
me.

I

It's
certainly
a
strong
vote
of
confidence
in
the
present
the
future
of
this
company
on
the
building
project.
When
I
took
office,
I
asked
developers
get
more
creative,
especially
on
the
waterfront.

The
design
here
is
creative
and
certainly
attractive.
It's
going
to
offer
retail
opportunities
on
the
ground
floor
and
welcoming
open
and
public
spaces,
and
Joe
has
done
an
amazing
job.
If
you
take,
if
you
have
a
chance,
if
you
haven't
been
on
this
area
in
a
while,
just
take
a
walk
down
the
street
to
the
water
and
and
see
the
open
space
there
and
being
able
to
add
really
connecting
people
to
the
water,
which
is
important,
it
continues
the
investment
in
the
resilient
waterfront.
This
building
represents
growing
opportunities.

Here,
it's
really
gonna
be
connecting
the
South
Boston
waterfront
to
the
Rose
Kennedy
Greenway,
connected
into
downtown,
connecting
it's
a
the
financial
district
and
the
South
End
and
all
of
our
communities.
So
we're
looking
forward

that

MassMutual

looking
to
hire
locally
for
a
diverse
workforce
and
we're
gonna
help
them
hit
that
goal,
something
that
is

also

of
being

statewide

we
had
thrilled
that
mass
mutual

bringing
jobs
to
Boston
all

investing

Springfield.

but
not
least,
I
just
want
to
say
that
what
this
means
for
our
community,
as
you
many
of
you
might
know
you
don't
know,
we
make
we're,
making
a
big
push
to
end
chronic
homelessness
in
the
city
of
Boston,
with
with
ended
veterans,
home
chronic
homelessness.

A
couple
of
years
ago,
we're
working
to
great
end,
all
chronic
homelessness,
MassMutual
pledge,
1
million
dollars
the
boss'
way
home
fund
for
us
to
be
able
to
create
permanent
supportive
housing
and
in
chronic
homelessness,
will
workable,
Pine,
Street
and
so
again
to
Roger
and
all
the
folks
at
mass
mutual.

That
means
the

commitment

heal
and
certainly
change
people's

that's
something
that's
really

fitting

us

see

last
commercial
building,
which
is
this
site
that
were
on
today
to
be
the
mass
mutual
a
home
base
for
Boston.

been
working
closely
with
mass
neutral
to
plan
the
state
of
the
art
building,
as
was
mentioned
by
the
mayor.
This
is
a
spectacular
design.
It's
a
curved
glass
with
oversized
mullions
of
stainless
steel
and
the
stainless
steel
is
actually
going
to
be
rippled
so
that
it
actually
will
reflect
the
the
waves
and
the
water
reflect
light.
It's
going
to
be
a
very
special
building,
unique
to
Boston
we're
proud
of,
what's
being
built
here.

The
landscaping
there's
going
to
be
a
terraced
landscaping
in
the
13th
floor
and
on
the
roof,
deck
skipper,
Burke
and
his
team
are
doing
a
terrific
job
and
they're
going
to
pursue
the
LEED
certification
seeking
the
highest
level.
That's
achievable,
which
again
is
a
commitment
of
MassMutual
to
the
environment.

Peter
flew
up
CEO
of
turn,
a
commitment
from
Turner
to
fiy
ampere
and
what
we've
done
has
been
great
relationship
with
them
as
well:
very
proud
of
Peter
and
his
team,
but
the
Fallon
company
group
that
we
have
was
one
of
the
best.
We
put
all
these
buildings
through
the
design
through
the
construction
good
times
and
bad.

were
sitting
we
would
like
to
make
take
repairmen
in
2009
and
2010,
but
eventually
we
were
able
to
get
the
designs
move
forward
and
again,
a
commitment
with
with
Roger
and
Dave
Riley
to
move
ahead
so
that
the
Fallon
team
deserves
a
lot
of
credit
for
what
we've
done,
but
the
building
trades
that
we
have
the
team
that
we
have
in
the
building
trades.
Most
of
them
have
been
here
for
all
of
these
for
all
of
the
development,
all
the
construction.

We
have
a
really
great
group
and
the
men
and
women
that
work
in
the
building
trades
have
had
had
a
huge
commitment
to
fan
PR
in
to
us,
and
so
we
really
are
grateful
for
what
they've
done.

of
piping
is
going
to
go
into
this
building.
If
you
think
about
that,
there's
40
miles
of
plumbers
will
be
putting
in
for
piping
there's
four
six
six
point:
four:
five
million
pounds
of
Steel
that
will
be
erected
on
site,
200,000
pounds
of
stainless
steel.

I
can't
imagine
what
that
cost,
but
I'm
sure
that
we're
going
to
keep
it
controlled.
We're
going
to
keep
this
all
controlled.
We've
got
it
right.
We've
got
the
budget,
we've
got
the
budget
under
control,
but
we're
doing
it
we're
doing
it
and
then
45
miles
of
wiring
the
wiring.
You
could
run
the
marathon
twice
with
the
amount
of
wiring
that
we're
putting
in
this
building.
So
the
amount
of
labor
and
work
that
goes
into
this
building
is
significant
and
we're
very
proud
of
our
team,
as
well
as
the
team.

been
working
with
us
from
MassMutual
to
bearings,
to
turn
it
to
the
architects
everybody's
been
that
proud
of
what
we're
achieving

the
commitment
that
we've

them

Roger

development

ground

Boston
is
exciting.

exciting

going

be
the
day

open

a
phone
call

started

summer

2005.

was
the
chief
investment
officer
of
MassMutual.
It
was
so
long
ago.
We
had
something
called
the
facts
and
I
was
on
vacation
and
Dave
calls
me
and
goes
there's
this
great
deal.

thought
it
was
20
acres,
not
15,
by
the
way
the
price
per
acre
changes
dramatically,
depending
on
on
that,
but
a
little
bit
of
water,
a
lot
of
parking
lots,
but
boy
one
day
it's
gonna
be
great.
Literally
the
terms
you
got
faxed
to
me:
I
used
to
travel
with
a
fax
machine
before
you
know
these
things
existed
right
and
we
very
quickly
realized.

was
going
to
be
a
home
run,
so
it's
very
exciting
and
from
the
beginning,
we've
had
the
idea
that
just
maybe
one
day
it
would
make
sense
for
MassMutual
to
have
a
building
here.
So
it
is.
It
is
very
exciting
to
get
there
so
again,

Dave.

fast-forward
a
little
bit.

Our
company
was
founded
back
in
1851
before
the
Civil
War,
when
candle
light
was
what
we
read
contracts
by
when
horses
were,
let
pulled
carriages
and
brought
advisors
to
meet
with
clients,
to
deliver
contracts
and
to
and
to
deliver
claims.
So
a
lot
has
happened
since
then,
when
31
investors
got
together
in
Springfield
and
said
you
know,
Massachusetts
should
have
a
mutual
life
insurance
company
and
very
proud
to
have
the
company
funded.
They
pulled
$100,000
with
their
friends
and
neighbors,
and
they
started
writing
policies
and
friends
and
neighbors.

We
now
have
five
and
a
half
million
friends
and
neighbors
and
over
20
billion
dollars
of
accumulated
capital
and
surplus.
So
it's
amazing
what
people
working
together
can
do
over
long
periods
of
time.
You
know
back
then
protection
meant
protecting
people
who
worked
on
steamships
and
who
were
taking
the
railroad
across
the
country
to
this
new
place
called
California
that
apparently
had
a
brave
future
ahead
of
it
and
MassMutual
is
now
in
every
state
in
the
country.
So
it's
it's
absolutely
absolutely
spectacular.

You
know
we
do.
We
do
something,
that's
very
unique.
We
help
people
secure
their
future
and
protect
the
ones
they
love
and
we
do
it
in
a
company
that's
owned
by
our
policyholders.
So
we
don't
have
to
think
about
the
short-term
of
what's
happening
in
the
stock
market.
First
for
shareholders,
we
get
to
think
about
the
long-term
for
our
business
and
that's
something
I'm
very,

proud

be

that
we

education

middle
schoolers
through
our
future
smart
program.

40,000
students

Commonwealth

schools

Roxbury

Dorchester,

to

contribution
to

really

I'm
very
proud
to
be
part
of
so
again
from

very,
very
humble
beginnings
in
Springfield
Massachusetts,
three
people
sitting
in
a
room
with
a
couple
of
chairs
and
a
map
of
the
city
right.
That
was
the
marketing
plan.
You
go
down
a
street
I'm
gonna,
go
down
that
Street
and
let's
talk
to
as
many
people
as
we
can
to
see.
The
company
grow
like
this
to
help
millions
of
people
is
is
is
really
just
spectacular.

Tying
the
East
and
West
parts
of
the
state
together
and
pledging
to
make
our
communities
in
the
entire
Commonwealth
stronger,
we're
gonna,
officially
break
ground.
I
always
get
a
kick
out
of
the
fact
they
have
to
bring
in
the
dirt
for
the
groundbreaking,
but
I
guess
the
dirt
guys
are
happy
right
and,
and
you
get
to
use
these
cool
shovels
right
again.
I,
don't
know
what
you
guys
do
with
all
the
shovels
you
could,
but
it's
pretty
cool
right.
The
shovel
in
the
middle
is
absolutely
unbelievable.

There
was
steel,
but
no
stainless
yet
from
but
again
it's
been
used
every
time
we've
had
an
expansion
of
that
building
so
now
90
miles
to
the
west
and
95
years
later.
The
shuffle
is
is
here
again
so
in
our
hope
is
that
this
is
just
the
next
chapter
of
prosperity
and
growth,
for
a
company
for
the
Commonwealth
and
for
both
Springfield
in
Boston,
like
to
thank
everybody
for
coming
here
today
and
if
I
could
have
the
members
of
the
design
committee
come
up,
so
we
can
do
some

cool
