about
the
proposal

Cush
blue
crystal
move

retail
smoke
shop
and
cannabis
merchandising
accessories
brand
that
we
founded
about
10
years
ago.
We
have
two
locations
today,
where
we
just
sell
tobacco
and
cannabis
accessories,
no
cannabis
products,
but
those
locations
are
at
1536
tremont
street
mission
hill.

also
have
another
one
in
cambridge
as
well.
Our
1536
tremont
street
location
has
been
open
been
in
business
and
it's
also
been
compliant
at
that
location
for
about
almost
going
on
six
years
now.
So

every
season

this
cannabis
retail
space
and
what
we're
proposing
is
just
kind
of
a
a
maturation
of
our
brand
and
what
we've
been
doing
with
the
smoke
shops
in
cambridge
boston
inside.

grew
up
in
the
cambridge
boston
area.
Simultaneously,
elementary
school
high
school
went
to
northeastern
for
college
spent,
most
of
my
early
career
in
non-profit
work
working
in
programs
in
my
communities
that
I
lived
in
worked
for
some
boys
and
girls,
clubs
that
I
lived
in
those
communities
for
in
corporate
philanthropy
and
grant
making
mostly
focus
on
grants
in
the
boston
community
to
make
a
plan
being
one
of
them.

generation

raised
in

corner
neighborhood
of
dorchester.

high
school
in
cambridge
and
that's
where
me
and
marcus
met
we've
been
best
friends
for
about
25
years.

also
went
to
northeastern
university
where
I
studied
in
business
administration
and
shortly

graduating

off

corporate
world.

worked
in
legal
marketing,
but
then
I
got
into
entrepreneurship.

entrepreneurship
was
real
estate.

own
and
operate
my
own
real
estate
brokerage
today,
empires
realty
with
three
agents
and
marcus
being
one
of
them
and,
as
he
mentioned
earlier,
we've
been
we've
had
the
kush
roof
brand
for
nearly
10
years
now
and
owning
and
operating
the
retail
store
in
mission
hill
for
about
five
going
on
six
years.

going

be

is
the
overview
project,
we'll
talk
about
the
location
itself,
michael
and
I
have
cannabis
in
a
couple
different
cities.
So
we've
been
privy
to
some
of
the
concerns
that
folks
typically
have
in
these
kind
of
conversations.
These
sort
of
meetings
we'll
talk
a
little
bit
about
our
commitment
to
the
community
and
then
we'll
leave
flow
open
for
questionable
comments
next
slide.

as
you
know,
as
I
talked
about
a
little
bit
before
you
know,
michael
and
I
are
experienced
retail
operators,
you
know
in
the
in
the
candidate's
base,
not
necessarily
as
cannabis.

The
operators
in
this
campus
facing

brand,
is
really
you
know,
building
off
or
the
proposed
candidate
dispensary
that
we're
building
or
proposing
rather
is
building
off
the
retail
cushion
brand
that
we
built
over
the
last
couple
years.

10-year
lease

property
continuing

this
cannabis
approval.

compliant
to
the
city
of
boston
in
the
state
of
massachusetts
standards
around

least
300
feet
away

a
public
school,
also
more
than
a
half
mile
away
from
another
performance.
Dispensary
michael
and
I
are
certified

status
applicants
with
the
ccc,
which
gives
us
our
review
when
we
apply
to
apply
and
we're
looking
forward
to
you
know
opening
this
dispensary
somewhere
around
the
summer.

what
you're
looking
at
here
is
a
snapshot
of
the
community
host
agreements
with
cannabis
establishments
in
the
city
of
boston
and
where
they're
located
apologize,
this
map's
a
little
outdated
here.
We
see
14
businesses
with
community
host
agreements
in
the
city
of
boston,
but
as
of
today,
I
believe
it's
about
28
businesses
that
have
active
host
agreements.
But,
more
importantly,
I
wanted
to
point
out
the
two
that
are
closest
to
our
location.

location
is
where
you
see
the
red
and
teal
arrows.
The
closest
locations
to
our
site
would
be
pure
oasis
on
bluegill
avenue
in
core
empowerment
in
jamaica
plain.
Let's
just
give
you
an
idea
that
you
know
the
city
of
boston
is
moving
rather
quickly
in
giving
these
host
agreements
and
we
foresee
there
being
about
upwards
of
50
host
agreements
given
out
in
the
city
of
boston
in
the
next
coming
years.

the
site
is
located
at
1589
columbus
avenue
in
boston.
It's
on
the
corner
of
amery
street,
we're
directly
across
the
street
from
academy
homes
and
the
closest
closest
school
being

nativity
prep
school,
which
is
about
seven
eight
hundred
feet
away
from
our
site.

just

architectural

the

As
you
can
see,
the
building
is
about
30,
it's
approximately
3
500
square
feet.
The
lot
is
a
small
only
about

200
square
feet.
You
don't
have
much
open
space
within

property
line.

having
discussions
with
our
butter
of
how
we
can
utilize
the
easement
to
the
left
that
you
see
here
in
utilizing
the
space
specifically
just
for
loading
and
transport,
a
product
to
our
site.

it's
a
bit

an
eyesore,
it's
not
compliant,
so
we
want
to
install
a
new
wheelchair
lift
to
ensure
access
to
our
site
for
everybody,
as
you
enter
upon
the
vestibule
right
before
you
enter

greeted
by
a
security
agent
there
who
will
check
id
upon
entry
to
verify
their
share
of
age
before
entering
the
vestibule.

vestibule
will
be
decorated
with
art,
from
local
artists
from
relationships
we
have
through
our
kitchen
business
in
mission
hill
in
cambridge.
The
windows
will
be
obstructed
with
art
and
frosted
glass,
art
or
frosted

views
will
be
obstructed
from
the
outside.

you
make
a

of

be
stored
in
the
back
of
the
house
in
the
vault
area
that
you
can
see

that
will
be
secured

only
accessible
to
upper
management

marcus
myself
and
a
retail
manager.

rest
of
the
building
is
just
our
office
receiving
room
break
room,
but
one
thing
I
wanted
to
point
out:
that's
unique
to
our
retail
establishment
here
is
that
we're
going
to
have
a
cush
roof
shop
inside
of
the
retail
cannabis
dispensary.
This
will
act,
as
you
know,
a
waiting
area
for
customers.
If
we
were
to
have
lines
it
will
allow
customers
to
wait
inside
it
complements
the
dispensary
business
and
it
also
allows
for
additional
hiring
opportunities.

So
that's
our
floor
plan.
Again,
it's
a
one-story
building,
so
this
is
the
elevation
of
the
front
of
the
building
on
amy
street
that
I
just
mentioned
with
the
entrance,
as
you
can
see,
we'll
install
wheelchair
lift
in
the
on
the
front
of
the
building,
we're
going
to
resurf
reface
the
whole
exterior
of
the
building
with
some
stucco
masonry
and
then
apply
wooden
rain
screen
over
the
the
stucco
as
well.
This
is
the
type
of
finish
you
usually
see
at
high-end,
restaurants
or
starbucks,
for
example.

Usually
has
this
design
and,
as
you
can
see,
the
the
exterior
of
the
building
will
be
well
lit,
we're
going
to
install
new
lighting
and
new
cameras,
security
cameras
throughout
all
angles
of
the
building,
so
we
can
see
what's
going
on
outside
of
the
property,
there
will
be
a
new
sign
kg
collected,
very
discreet,
nothing
extravagant,
or
you
know
too
eye-catching
again.
The
signage
and
design
will
have
to
be
approved
by
the
city,
but
this
is
what
we've
proposed.

is

columbus
avenue

the
building

that
empty
parking
lot

same
design
throughout
lighting
and
cameras.
We're
gonna
put
new
windows
throughout
the
property
as
well.
These
ones
are
going
to
reduce
in
size
for
security
purposes,.

Again
we
hosted
these
meetings
in
several
communities,
and
this
is,
I
believe,
our
fifth
or
sixth
community
outreach
meeting
in
this
community.
So
we
want
to
just
take
this
time
to
go
with
some
concerns
that
we've
heard
from
folks
who've
attended
our
community
outreach
meetings
in
the
past.

One
thing
that
often
comes
up
is
security
security
on
the
premise
and
the
operation
itself.
Again,
you
know
maintaining
the
integrity
and
safety
of
the
community
is
very
important
to
marcus,
and
I
I'm
a
resident
of
boston,
we're
business
owners
in
the
city
of
boston,
we're
from
here.
The
last
thing
we
want
to
do
is
be
known
as
the
guys
who
you
know
create
a
nuisance
or,
you
know,
add
a
negative
impact
to
the
neighborhood
with
our
new
business
proposal
and
and
that's
not
what
we're
here
to
do
so.

Another
thing
that's
usually
associated
or
or
stigma
is
crime.
That's
related
to
you
know
these
locations
of
openings
of
these
cannabis
dispensaries,
but,
contrary
to
your
belief,
a
lot
of
studies,
specifically
the
one
in
the
journal,
regional
science
and
arabic
and
economics
in
colorado,
shows
a
19
decline
in
areas
that
have
you
know
functioning
operational
dispensaries.

So
with
that
being
said,
you
know
we're
gonna
have
on-site
security
at
the
site
at
all
times
of
operation,
24,
7,
indoor
and
outdoor
video
surveillance.
The
place
will
always
be
under
top-notch
security.
We'll
have
product
security.

All
the
products
are
gonna
be
locked
in
the
vault,
as
I
mentioned,
everything's
gonna
come
pre-packaged
to
the
site,
and
youth
diversion
is
something
that
you
know.
We
have
experience
in.
It's
something
that's
important
to
us.
We
don't
want
our
products
to
get
into
the
hands
of
youth.
We
know
that
you
know
with
our
policies
in
place.
No
youth
will
be
allowed
into
our
building.
Ids
will
be
checked.

You
know
two
times
before
they
even
enter
to
the
establishment
and
again
before
someone
makes
a
purchase,
so
a
minor
won't
even
make
it
into
our
business.
It's
gonna
be
very
discreet,
as
I
mentioned,
with
the
elevations,
you
can
see
the
signage
anyone
walking
by
is
just
gonna.
You
know
see
it
as
a
regular
business
and
not
really
know
what's
going
on,
but
it's
our
top
priority
to.
You
know
ensure
that
no
youth
get
access
into
our
cannabis
establishment.

general
commitment
to
community
safety.
We
want
to
work
with
the
boston
police,
the
bromley,
heath
and
academy
homes
task
force
to
have
policies
in
place
to
ensure
that
there's
no
littering
in
the
area
and
if
there
are
any
issues
that
you
know,
we
have
open
lines
of
communication
of
how
we
can.
You
know
solve
any
issues
that
may
arise,
but
we
don't
see
there
being
any
because
we'll
have
these
security
measures
in
place.

of
security
measures,
here's
a
look

our
security
plan.
As
you
can
see,
all
angles
of
the
building
will
be
covered
with
high-tech
security
cameras
where
motion
glass
breaks
hold
up,
alarms
behind
the
point
of
sale
stations
in
the
offices
and
in
the
vault.
But
you
know
we
just
wanted
to
share
this
with
folks.
Just
so,
you
can
see
with
the
layout
of
the
security
plan
for
the
operation
on
1589
columbus.

wanted
to
address
that
now
and,
as
I
mentioned,
we're
less
than
500
feet
from
the
jackson
square
mbta
station,
there's
plenty
of
blue
bikes
in
the
areas
in
the
area
and
the

22
and
44
bus
lines.

the
vicinity
of
the
property
and
those
bus
lines
go
into
ashmont
and
mattapan
mattapan
station.

is
no
on-site
parking,
but
we
do
plan
to
work.
You

goal

to

a
plan
with
our
butter
of
how
we
can
utilize.
The
easement
for
the
loading
of
product
and
monies

will
be
delivered
two

three
times

twice

worked

a
grant
maker

philanthropy
community
work
is
really
dear

my
heart,
but
I
also

the
skill
set
to
evaluate
you
know
non-profits
that
are
actually
doing
really
good
work.

high
impact
work
in
our
community,
so

we
we
identified
a
handful,
a
small
handful
of
community
organizations,
we'd
like
to
support
I'll
talk
about
those
in
a
second.
But
one
key
thing
to
keep
in
mind
is
that
these
community
organizations
are
supported
and
led
by
women
and
men
of
color,
and
so
it's
important
for
us
to
to
not
only
walk
the
walk
but
talk
the
talk
as
well.

brown
business
owners
who
want
to
support
black
and
brown
non-profit
leaders,
so
the
first
organization
would
be
committed
to
supporting
this
woman
with
purpose.

purpose
is
a
non-profit
boston-based

connects
them
through
networks.
Networking
events,
professional
organization,
meetups
workshops,
things
of
that
nature-
are
really
about
empowering
women
in

career
space,
and
so
that's
something
we
we
are
committed
to
and
that's
dear

our

to

those

cannabis

a
personal.

relationships

positive
relationship

Some
folks
do
have
negative
perceptions

negative
relationships
with
cannabis,
and
I
think
again
it's
just
important
for
us
to
have
those
conversations
so
that
you
ground.

program
that
we're
looking

support

really
a
good
first
step,

solid
first
step
in
having
those
conversations
in
addressing
those
percent
issues.

it's

think
you
know
one
important
piece
also
keep
in
mind
is
that
it
is
legal.

know
there
is
strong
consensus
for
legal
cannabis
in
boston
in
massachusetts,
and
so
I
think,
that's
kind
of
why
we're
pursuing
this
route
here.

biggest
issues
in
the
area

people

addictions,

maybe
you

think
of
a
non-profit
going
forward

addictions
and

maybe
make
them
part
of
your

program.
