board
is
an
independent
board
that
will
make
the
determination
they'll
listen
to
public
testimony

well

and

april
27
2020
the
cannabis
control
commission
issued.

extended

commission
is
requiring
that
all

meetings

means

compliance

the

and
the

the
immunity
outreach

that
was

allowing
us
to
present
our
presentation
to
the
austin
community.
This
evening
again,
my
name
is
eric
lawrence,
I'm,
the
ceo
and
owner
of
mass
greenwoods.

currently
own
and
operate
a
small
construction
firm.
We
design,
build
and
remodel
homes.
We've
been
developing
real
estate
in
the
boston
area
for
the
last
12
years.
My
experience
prior
to
that
is
in
retail.
I
have
an
extensive
retail
background.

32
years
ago,
my
first
son
was
actually
born
in
the
austin
area,
so
austin
was
chosen
pretty
deliberately
up
by
us.
I
know
that
austin
is
a
very
vibrant
community.
It's
a
very
diverse
community
and
about
78
of
its.
The
demographics
in
austin
are
aged
under
34
years
of
old
30
34
years
of
age,
so
it's
ideal
masculine,
which
is
an
economic
empowerment
and
social
equity.

journey
since
2018
cannabis
was
legalized
in
massachusetts
in
2016
and
in
2018
they
came
out
with
the
economic
empowerment
program
we
applied
for
that
program
and
were
awarded
one
of
one
of
124
certificates
for
economic
empowerment
certificate
that
certificate
gives
us
priority
review
at
the
state
level
for
licensing
part
of
our
responsibility
as
an
economic
empowerment
is
to
pay
the
opportunity
forward
for
those
who
have
been
disproportionately
affected
by
the
war
on
drugs,
mass,
green
woods
or
muse.

I'll
explain

We
develop
muse
as
a
acronym
for
marijuana
united
for
social
equity.
So
that's
the
dba
that
we
will
be
going
by
will
be
muse.
Our
mission
at
news
will
be
to
operate
a
sustainable
premium,
retail
outlet
that
makes
a
positive
social
impact
through
providing
living
wage
job
opportunities.

plan
to
offer
wages
between
the
20
and
30
dollar
range,
which
is
well
above
the
industry
average.
One
of
our
goals
is
to
reduce
the
turnover
rate
that
is
currently
going
on
in
the
cannabis
industry
and
by
offering
a
slightly
higher
wages.
We
feel
that
we
can
do
that.
We
also
plan
to
offer
employee
profit,
sharing
programs,
career
development,
entrepreneurial
mentorship
to
those
that
have
been
disproportionately
affected
by
cannabis.

things

we've
realized
that
we
want
to
offer
and
do
for
our
associates
is
provide
a
housing
grant.
We've
spent
an
extensive
amount
of
time
in
austin
over
the
last
several
weeks.

Doing
community
outreach

garnered
over
700
signatures
on
right
in
front
of
our
proposed
location
from
residents,
workers
and
people
who
shop
or
or
dying
in
the
austin
area,
and
one
of
the
common
threads
were
that
there's
a
lot
of
gentrification
going
on.
There's
a
lot
of
development
and
people
being
priced
out
of
their
their
housing
situations
to
mitigate
that
for
our
associates,
we'll
offer
a
housing
grant
that
will
be
between
ten
thousand
and
twenty
five
thousand
dollars
a
year.

with
first
time
home
buyers,
down
payment
or
rental
assistant
assistance.

will

our

that
have
categories

marijuana
offenses

mass
cultivated
will
help
us
with
hiring
those
associates.

demonstration

what
the
disparities
in
cannabis
have
been
previously
before
legalization
at
the
state
level
and
currently
when
it
has
been
legalized
at
the
state
level.
As
you
can
see
on
the
left
in
2014,
the
massachusetts
aclu
noted
that
arrest
rates
have
are
much
higher
in
black
communities
for
marijuana
possession
and
comparison
in
white
communities.

Now
the
graphic
on
the
right,
which
is
from
2017,
shows
that
the
majority
of
people
engaging
in
the
legal
cannabis
market
have
been
white
people
who
have
founded
or
owned
a
cannabis
company.
So
what
we're
trying
to
do
with
economic,
empowerment
and
social
equity
is
create
justice.
Economic
justice
by
ensuring
that
cannabis,
legal,
legal
cannabis
market
can
be
participated
in
by
many
different
people
from
a
lot
of
different
communities,
specifically
black
and
brown
communities
that
were
previously
disproportionately
impacted
by
the
war
on
drugs.

We
think
we've
identified
and
cited
an
ideal
location
for
cannabis,
dispensary
one.
It's
commercially
zoned
it's
in
a
business
district.

There
are
no
schools
within
500
feet
and
then
no
residential
of
butters
directly
to
the
building.
So
we
think
it's
an
ideal
location.
We've
got
two
thousand
square
feet
of
street
level:
retail
a
two
in
a
two
thousand
square
foot
basement
as
well,
so
it's
adequate
space
for
cannabis,
dispensary
next.

creation

important

percent
of
our
associate
workforce

residents

austin
women,
people
of
color
veterans
and
those
disproportionately
impacted
by
the
war
on
drugs.

three
percent
of
our
businesses
profits
will
go
to
the
city
of
boston
and
that
money
can
also
support
our
community
and
increasing
access
to
various
initiatives.

we
look
to
provide
additional
patronage
to
neighboring

increase
business
activity
through
brand
partnerships
and
collaborations
with
other
businesses
in
allston
village.

Revitalization
is
also
really
important

mass
greenwoods,
as
eric
previously
mentioned,
we'll
invest
into
and
beautify
the
facade
of
our
building.

our
building
is
one
of
seven
empty
storefronts
only
on
that
block
of
harvard
ave,
so
we
definitely
want
to
bring
more
revitalization
and
more
business
into
the
area,
we'll
support
local
initiatives.

example,
a
couple

weeks
ago,
we
attended
the
allston
brighton
community
toy
drive,
which
was
a
great
event.

harvard

clean
up
initiatives

community
art
initiatives,

we'll
work
with
other
businesses
to
combat
the
graffiti
issue
that

happening

austin

local
artists

channel
their
efforts
into
community
murals
and
community
community
art
projects,
and
also
we'll
we
will
join
open
conversations
to
support
alston,
affordable
housing,
as
eric
mentioned,
we'll
be
definitely
creating
initiatives
for
our
associates
that
can
make
affordable
housing
accessible
to
them
and
we'll
also
look
to
join
that
conversation
in
the
greater
community
of
austin
so
we'll
also
source
employees
from
cultivated,
as
eric
mentioned
and
we'll
use
our
legal
team
to
host
expungement
clinics
at
our
site.

marijuana
related
quarries

are
non-violent
and
not
involving
minors
can
remove
those
from
their
record
and,
lastly,
we'll
join
allston
village,
main
streets,
the
brighton
austin
improvement
association
and
the
all
austin
civic
associations,

we'll
attend
and
participate
in
those
meetings.

that
allows
us
to
create
a
barcode

moment
a
product
enters

facility

barcode
travels

it

to
the
consumer.

customers
who
come
into
our
facility
will
have
to
provide
a

id
that's
verified
that
id

connected
to
the
product
that
they
buy

that
barcode.

it
ever
gets
into

wrong
hands

can
trace.

can
trace
that
back
and
understand
how
that
happened.

engage,
randomized
and
discrete
product
delivery
and
only
participate
in
state
approved
marketing
initiatives

audience
appropriate
packaging
and
labeling.

we
mentioned
before,
security

have
a

7,
redundant
surveillance
system

the
perimeter
of
our
store,
but
we'll
go
even
further
than
that.
So
the

has
set
up

strict
regulations
to
make
sure
our
operation

safe
and
secure.

focus
on
maintaining
a
strong
compliance
with
all
cc
regulations,
including
the
rigorous
verification
of
age
and
our
employees
are
required
to
pass
both
national
and
state
background
checks,
as
well
as
trained
and
registered
with
the
state,

registered
marijuana
agents.

our
security
systems
will
be
comprehensive
and
they'll
constantly
be
monitored.
So
any
tactic
we
use,
including
video
surveillance,
hold
up
alarms,
will
will
be
constantly
kept.

required
to
maintain
redundant.

prevention
policy
which

of
no
public
consumption.
No
diversions
of
products,
no
lottery,
no
littering
will

tolerated

monitor

perimeter

our
store

prevent
any
nuisance
behaviors.
Anyone
that
is
caught
with
doing

kind
of
nuisance
behaviors
will
be
prohibited
from
entering
the
store

will
also
help
prevent
any
nuisance
behaviors
any
outside
occurrences.

community

Parking
has
come
up

a
concern.
What
we've
done
since
those
meetings
is
that
we

agreed
to
at
least
25
additional
parking
spaces
from
crave,
which
is
directly
behind

location,
located
on
brighton
avenue,
so
400
400
feet
from
our
location.

municipal
lot
that
is
directly
across
the
street
from
us
and
also
to
our
on-street
parking.
The
lot
that
is
directly

the

us
we've
been

actually
contracted
with
fuss
and
o'neill

catherine

the

I'd
like

to
give
us
an
update
on
the
traffic
study.
That's
going
on
this
traffic
study
is
not
complete,
it
is
in
progress,
but
I
think
that
there
are
some
updates
that
she
could
share
regarding
parking
in
the
area.

that
my

catherine

I'm
a
transportation
engineer
with
bus
and
o'neill,
and
we
are
in
the
process
of
conducting
a
traffic
study.
We're
going
to
be
looking
at
the
number
of
trips
that
can
be
expected
to
be
generated
by
the
site
which
of
those
trips
can
be
expected
to
be
vehicle.

considering
the
site
within
the
context
of
the
available
public
transit,
and
we
are
collecting
data
on
the
current
parking
occupancy
and
we'll
be
discussing
the
expected
parking
occupancy
as
a
result
of
the
dispensary,
and
that
study
will
be
completed
before
the
team
appears
before
the
boston
cannabis
board.

negotiating
some
additional
lease
parking
spaces

located

cambridge
street,

is

five
minute

So
between

parking

our
associate
base
without
impeding
on
the
existing
businesses
in
the
in
the
area.

inspections
and
final
licensing.

commence
operation
in
december

2022
