Please
see
the
enclosed
project
background
memorandum
submitted
with
the
prior
commission
vote
request
for
the
full
process,
development
and
the
designation
background,
since
the
pfc
vote
grant
got
back
to
the
dnd's
2020
funding
round
request
for
proposal,
which
included
a
request
for
dnd
subsidy
to
develop
13
home
ownership
units
urbanica
worked
with
dnd
to
revise
its
budget
and
improve
the
design
to
increase
cost
effectiveness.
H
Urbanica
received
an
award
of
funds
in
january
2021
to
develop
13
homeownership
units
and
the
indian
urbanica
held
a
virtual
community
meeting
in
march
of
2021
to
provide
a
project
update
to
the
name
to
the
community
and
get
together
and
gather
feedback.
H
The
meeting
attendees
express
support
for
the
project
and
offer
constructive
feedback
related
to
the
project's
design.
Urbanica
has
filed
plans
at
the
inspectional
services
department
and
will
seek
cba
approval
at
a
hearing
on
june
29
2021.
H
The
request
for
an
extension
is
a
result
of
unforeseen
months
of
addressing
funding,
round
issues
and
work
that
led
to
an
improved
community,
supported
design
and
approved
financing.
Furthermore,
the
impact
of
covert
and
shift
to
remote
work
poses
challenges
to
be
at
estab
concerns
with
managing
existing
development
projects,
many
that
face
various
cost
impacts.
H
Additionally,
covid
has
created
unique
challenges
on
related
to
the
permitting
and
budgeting
of
not
only
this
project,
but
I
think
most
projects
the
project
has
experienced
unforeseen
cost
increases
in
materials
and
labor
groups,
disruption
in
the
supply
chains
and
increases
in
the
market
demands
that
we've
seen
across
the
city.
I
have
included
slides
for
the
pfc.
H
And
the
fourth
slide
is
a
prospective
view
of
the
project,
and
the
fifth
slide
is.
This
is
a
different
angle
of
the
of
the
concept
that
was
presented
at
the
at
the
community
meeting
in
march
and
then
the
sixth
slide
is
just
another
view
of
the
development
from
bradley
street,
which
is
the
the
back
of
the
site.
H
An
extension
of
the
of
the
tentative
developer
designation
will
allow
our
vanica
to
finalize
designs
and
approvals
at
the
public
works
department
and
isd
and
finalize
the
bank
funding
commitment.
If
pfc
approves
a
time
extension
request,
the
md
expects
to
return
to
pfc
for
a
conveyance
vote
request
by
the
end
of
2021..
H
Yeah,
absolutely
we're
working
really
hard
to
make
that
happen.
Unfortunately,
it
took
a
really
long
time
to
get
on
the
zba
calendar,
but
we're
working
on
pushing
them
to
get
this
done
before
the
end
of
the
year.
A
B
Thank
you
vote
number.
Five
is
hereby
approve.
Vote
number
six
is
also
being
presented
by
julio
pillier.
It's
a
vote
for
an
amendment
to
the
vote
of
june
10
2020
to
extend
the
tentative
designation
and
intent
to
sell
period
from
12

18
months
to
a
nominee
composed
of
principles
of
urbanica

for
vacant

in
dorchester

H
This
project
very
similar
to
405
washington

have
sort
of

a
parallel.
A
parallel
path
on
to
development.
H
Urbanica
received
an
award
of
funds
in
january
2021
to

the
15

and
and
dnd
and
urbanika

a

of
design

meetings
with
the
jones

neighborhood
association
and
the
hancock
civic
association
throughout
the
winter
of

H
H
urbanica

seek
a
zba

at
this
ebay
at
the
zb
at
same
gpa
hearing
on
june
29
2021..
The
request
for
the
glam
extension
is
a
result
of
a
lot
of
the
same
things
that
we
saw
in
washington
street.
Mostly,
you
know
the
the
impacts
of
working
remotely
and
and
the
impacts
of
covert
on
on
developments
as
a
whole.
H
H
The
second
is
a
street
view
of
the
parcels
which
lists
the
current
conditions.
H
The
third
slide
is
the
third
slide
is
shows
the
neighborhood
context,
which
was
taken
into
account
when
doing
the
the
revised
design
meetings
with
the
neighborhood.
The
fourth,
the
fourth
flag,
shows
the
updated
design
scheme.
This
was
the
result
of
the
meetings
that
we
held
throughout
the
winter
of
2020.
H
H
An
extension
of
the
tentative
developer
designation
will
allow
manuka

finalize
their
designs
and
approvals
at
public
works
in
isd
and
also
pursue
the
the
the
bank
funding
commitment
in

if
