This

roll
call.
Thank
you.
D
E
Yes,
thank
you
seamus
good
morning,
commissioners,
john
furrier,
boxing
development
officer.
The
first
vote
request
involves
an
accept
and
expend
recommendation
for
50
000
in
the
public
facilities
commission
package.
We
have
an
award
letter
from
the
donor
and
it's
the
new
commonwealth,
racial
equity
and
social
justice
fund.
E
But
it
came
from
the
new
commonwealth,
racial
equity
and
social
justice
fund,
they're
affiliated
with
the
boston
foundation.
But
the
association
is
not
clear
in
the
letter,
so
upon
advice
from
council,
we're
just
working
with
the
fund
to
update
that
letter
and
also
we're
going
to
have
a
provision
in
that
letter,
which
indicates
our
acceptance
of
that.
E
A
Okay,
I
don't
know
if
we've
ever
done,
that.
B
If
we
hit
we
have
in
the
past,
it's
been
a
while
just
basically
motion
to
table
vote.
One.
Okay,
do
I
hear
a
motion.
A
D
E
Thank
you
seamus
good
morning,
commissioners,
I'm
here
requesting
pfc
approval
for
a
nine-month
extension
to
the
tentative
developer
designation
of
madison
park
development
corporation
for
the
parcel
identified
in
the
boat
package
in
the
roxbury
section
of
boston
on
pfc
voted
to
approve
the
24
month,
tentative
developer,
designation
of
madison
park
on
july
17
2019..
E
In
the
package.
We
have
enclosed
the
project
background
memo.
It
was
submitted
prior
to
the
with
with
the
prior
commission
vote
requests
and
it
outlines
the
full
process
of
the
development
and
the
designation
background
as
background
since
the
pfc
vote
madison
park
madison
park
applied
to
d
d's
2019
funding,
round
request
for
proposals
and
was
awarded
funding
to
develop
20
units
of
income,
restricted
home
ownership
housing.
E
E
The
first
here
is
just
a
locust
map
of
the
site,
75-81
dudley
street,
it's
in
the
plan,
nubian
area
in
and
so
here's
a
second
is
a
rendering
of
the
site,
and
the
third
is,
I
believe,
just
the
street
context.
You
can
see
one
of
the.
I
think
it
was
like.
Seven
or
eight
trees
that
were
identified,
so
this
is
one
of
the
trees
and
I
believe
that
is
it.
E
E
An
extension
of
the
tentative
developer
designation
will
allow
madison
park
to
continue
to
progress,
designs
and
permitting
and
finalize
all
necessary
steps
for
construction
to
begin.
If
the
pfc
approves
the
time
extension
request
at
the
dnd,
we
expect
to
return
to
pfc
for
a
conveyance
vote
in
early
2022..
E
A
D
You're
welcome.
Thank
you.
Vote
number.
Two
is
hereby
approved.
Vote
number
three
is
also
being
presented
by
mr
koiba
vote.
Number
three
is
a
request
for
amendment
voted
july:
17
2019,
to
extend
the
tentative
designation
and
release
period
from
four
to
48
months,
cruise
development,
corporation
proportion
and
vacant
land
located
at
135,
dudley
street
2430
and
2406
washington
street
in
roxbury.
E
So
I'm
making
the
presentation
so
anyway,
I'm
here
requesting
pfc
approval
for
24
month
for
a
a
24-month
extension
to
the
tentative
developer
designation
of
cruise
development
corporation
for
the
parcel
identified
that
was
read
by
sheamus
in
the
vote
package
in
the
roxbury
section
of
boston
as
background
pmc
voted
to
approve
the
24-month
tentative
developer
designation
of
cruise
development.
E
In
essence,
there
was
a
strong
determination
that
there
was
very
high
environmental
remediation
costs,
so
it
forced
the
cruise
team
to
re-assess
their
underground
parking
structure
which
had
an
impact
on
the
design
and
as
the
building
design
and
program
has
changed.
Cruise
development
has
made
efforts
to
keep
the
community
updated,
including
most
recently,
a
community
meeting
that
was
d
facilitated
by
bpda
in
late
june.
E
2021
and
we've
also
been
in
touch
with
the
roxbury
strategic
master
plan
oversight.
Committee
cruz
has
filed
plans
at
inspectional
services
department
and
will
seek
zoning
board
of
appeals,
approval
this
fall
and,
furthermore,
later
this
week
on
thursday
on
the
19th,
the
bpda
board
will
vote
on
the
bpda
staff
recommendation
of
article
80
approval.
E
E
Here's
the
second
is
a
rendering
the
the
design
it's
a
two
building
type.
That's
in
the
foreground
here
is
a
rental
portion.
In
the
background
to
back
left
you'll
see
it's
it's
the
condominium
portion,
which
I
believe
will
see
in
the
third
slide
right.
There
they've
done
a
great
job
of
planning,
public
access
in
public
realm
and
in
the
front
of
the
condo,
and
it
extends
along
dudley
and
you
can
see
to
the
left.
E
That's
the
dudley
branch
library
there's
been
some
great
coordination
between
a
development
team
and
a
library
to
have
a
call,
access
and
accessibility.
It's
really
great,
and
I
believe
the
last
is
just
the
existing
conditions.
You
can
see
the
boston
police
area
site
there
on
washington
street
right
there,
but
this
is
looking
right
in
the
corner
of
washington
and
dudley.
I
believe
that's
it.
E
E
If
the
pfc
approves
the
time
extension
request,
dnd
expects
to
return
to
pfc
for
a
conveyance
vote
request
and
it
would
the
key
point
there
would
be
when
dhcd
awards
its
funds.
So
when
we
have
the
indication
that
dhcd
would
award
its
fund
it
would
we
would
schedule
a
return
request
at
the
pfc
for
a
conveyance
vote.
A
Only
one
question:
how
do
you
have
them
to
have
the
unit
count
on
each
project?
John?
I
know
this
is
not
your
project.
I'm
just
curious
to
know.
E
Yes,
we
have
it's
a
hundred,
it's
more
the
the!
E
E
But
let
me
I'll
confirm
that
and
we'll
have
information
to
you
by
the
end
of
the
day.
C
John
I'm
assuming
this
contamination
was
basically
remnants
from
the
old,
modern
electroplating
building
that
we
go
down
many
years
ago.
So
it's
understandable
running
into
that
it's
a
good
project.
It's
been
a
project,
that's
been
a
long
time
in
coming
with
all
of
the
challenges
on
that
site,
especially
with
modern
electroplating
and
the
heavy
contamination
that
the
city
removed
a
while
ago,
and
with
that
I
also
want
to
thank
you
for
presenting
all
three
votes
that
weren't
yours.
E
This
has
a
highlight
on
commissioner
on
the
modern
electoral
plating.
You
are
correct
and
the
remediation
has
been
done
and
the
determination
we're
getting
is
that
if
the
site
remains,
as
is
we're
fine,
but
to
the
extent
we
go
subsurface
to
provide
one
two
three
levels
of
subsurface
parking,
then
it
raises
the
specter
of
disturbing
what
is
a
a
an
environmentally
safe
site
that
was
currently
that's
where
the
development
team
ran
into
their
problems.
E
I
believe
they
could
do
it,
but
it
would
be
at
extreme
expense
to
the
site
and
to
the
public
funders
who
are
providing
subsidies
so
as
an
alternative,
they're
modifying
the
extent
that
they're
going
subsurface,
or
rather
than
going.
I
believe
it
was
three
cities
three
levels
down.
I
believe
they're
going
one
level
down
and
they're
we're
providing
more
parking
at
grade
and
below
the
the
surface
of
the
buildings
in
in
a
manner.
That's
been
reviewed
by
dnd,
bpda,
the
boston,
civic
design,
commission
and
it's
been
moving
along
pretty
well.
C
No,
I
agree.
I
remember
that
project
with
the
modern
electroplating
and
again
it's
it
was
closed
out
based
on,
but
once
you
disturb
that
soil
once
you
start
to
remove
it,
it's
a
regulated
waste
and
the
cost
of
disposal
of
that
is
extremely
high,
so
whatever
they
could
do
to
actually
make
it
work
sounds
good
because
it's
would
be
good
to
get
this
project
going
with
that.
I
motion
to
approve.
