creating

larger
venice
mixed-use
project
and
this
building

mid-rise
buildings
that
we
have
so
we
renovated
brought
in
some
great
tenants.
Part
of
that
process
was
that
we
were
creating
an

street
on
the
corner
of
Kilmarnock
in
Venice,
so
we
have
patio
outdoor
seating
spaces
that
are
associated
with
those
tenants.

put

package
together,

were

submitted
for

cafe
license
and
then,
after
some
discussion

and
forth,
there's
determine
that
the
discontinuance
was
the
proper

we
went
through
all
the
necessary
steps

background
about
Olmstead
Green
and
with
what's
been
going
on
regarding
the
project
thanks.

our
plans
for
the
continued
development
of
the
infrastructure
for
our
Olmstead
green
development
before
I
turn
it
over
to
the
project.

Southern
end
of
the
city's
Emerald
Necklace
adjacent
Franklin
Park
in
the
neighborhoods
of
Dorchester
in
Mattapan,
as
you
can
see
from
this
work,
is
separated
two
campuses,
East
Highway
and
the
West
Campus
adjacent
to
warden,
Street
and
Harbor
Street.
Most
of
our
discussion
will
be
on
the
West
Campus
our
planes
we
want
to
present,
but
again,
I
thought
it'd
be
helpful.
Just
to
give
you
a
sense
of
what's
been
accomplished
in
what
the
improved
master
plan
entails.

The
master
plan
you've
envisioned
close
to
500
units
of
mixed
income
housing
to
address
the
needs
of
low,
moderate
and
market
housing
households,
including
workforce
families.
To
date,
we
substantially
developed
the
East
Campus
with
a
hundred
units
of
low-income
housing
rental
units,
as
well
as
59
units
of
senior
affordable
rental
housing
to
part.

The
East
Campus
has
finished
up
and
all
the
infrastructure
that's
in
place
there
is
is
completed
as
well,
so
that
takes
us
over
to
the
West
Campus
and
on
the
West
Campus
we've
developed
51
units
again
the
blowing
hum
affordable
rental
housing
today,
and
we
also
have
done
our
first
phase
of
honam
homeownership.
These
are
townhome
units
two
and
three
bedrooms.
19
of
those
have
been
completed
and
sold,
and
we
did
all
this
pretty
much
before
the
recession,
so
this
was
all
done
between
2006
and
took
us
a
little
longer
to
sell
these
out.

But
we
effectively
finished
in
2010,
we've
now
regrouped
and
are
continuing
our
development
through
the
West
Campus
and
now
entails
building
41
units
of
additional
homeownership
units.
Those
units
are
adjacent
to
the
first
phase.
Those
are
under
construction
scheduled
to
be
completed
in
the
early
spring.
Those
are
a
mixed
income
nature.
These
first
19
were
all
market.

The
41
are
a
mixed
income
with
being
sold
to
those
households
that
earn
80%
less
of
a
my
then
another
11
are
going
to
be
sold
to
a
hundred
percent
of
ami
or
less,
and
the
remaining
19
of
the
41
are
going
to
be
sold
at
market
prices
again,
creating
a
mixed
income
community
of
home
ownership
as
well
as
rental
today,
and
we're
pleased
with
with
where
that
is
going.
And
that
brings
us
to
the
to
the
balance
of
the
West
Campus
site,
which
I'm
going
to
few
pictures.

looks
like

This
is
buildings,
and
this
is
the

the
on
the
west
campus,
and
this

rental
community

the
West
Campus
as
well.
So
we're
pleased
with
how
those
have
come
out
and
providing
homes,
and
this
shows
some
of
our
streets
that
we
want
to
come
back
and
talk
about
again.

balance
of
a
plan
is
really
what
we're
finishing
our
development
plan
on
the
master
plan,
and
that
entails
100
units
here
in
23,
buildings
of
mixed
income,
rental
housing
that
were
poised
to
go
forward
on
this
spring
through

various
agencies
and
approvals
and
we're
poised
to
move
ahead
with
this.
We
also
have
plans
for
47
units,
birthdays
of
low-income
rental
housing
along
Harvard
Street
and,
lastly,
we
can.

housing
development
has

That
is
to
continue
our
public,

infrastructure
in
our
roadways.
Today
we
built
this
is
Warren
Street.
This
is
Harvard
Street,

corner

we

We've
built
West
Main
Street
to
access
these
first
nodes
of
development.
This
is
the
site
where
we're
building
the
41
through
here
is
what
we've
built
today
and
then
on.
The
Harvard
is
the
West
Main
Street
that's
been
built
today.
This

it
looks
like.

So
that's
what's
in
place,
that's
what
we're
here
to
discuss
the
abandonment
to
the
turning
over
of
that
part
of
West
Main
and
then,
as
well
as
continuation
West
Main,
to
access
the
balance

a
site
through
our
site

here,

bringing
gearing
road
across
Harvard
Street
meeting
up
with
West
Main
here
and
then
also
a
private
way
over
the
public
travel.

that

sort

a
bit

a
complicated,
large
master
plan
that
may
be
helpful

provide
that
level
of
background
on
the

we
are
pleased.

had

well
supported
by
it
by
this
many
city
agencies,
both
from
Pacific
rules,
but
also
from
funding
as
we
create
this
mixed
income.
Housing
community,
as
well
as
the
state
and
we've
recently
been
awarded
a
mass
works.

extension
of
West,
Main
and
interior
things
website
that
is
going
to
be
handled
and
Dayton
going
forward
for
the
bidding,
the
construction
through
the
office
of
the
Boston
playing
BPA
and
working
with
them
closely,
as
well
as
the
state
to
make
that
all
happen.
So
that's
that's
another
piece,
that's
recently
developed
and
that's
how
these
roads
once
approved
will
be
built.
So
that's
a
piece
that
one
you
know
as
well.

that's
it

first
item
that
we
were
bringing
forward
is
the
abandonment
of
West
man.
West's
name
was,
as
Eric
stated,
completed
in
2009
to
service
the
first
set
of
housing
that
was
on
the
West
Campus
was
built
to
public
standards.
We
met
with
all
the
appropriate
agencies
at
that
particular
time
was
approved
as
a
private
label,
from
the
public
travel
by
the
P
IC
in
2000
and
2006,
as
I
said
constructed
between
2007
2009
and
in
order
for
us
to
establish
the
rest
of
West
Main
Street
as
a
public
way.

What
was
done
on
this
phase
of
West
Main
Street
were
two
travel
lanes
to
ten
feet
and
with
five
foot
tree
lines
and
seven
foot
wide
sidewalks.
There
is
some
parking
along
in
some
places
where
there
isn't
parking
that
that's
what's
depicted
on
these
forestry
plans
as
a
connection
Morton
Street
into
the
site
towards
a
point
of
Falcon
lane,
which
was
a
private
way,
hoping
a
public
drop.

The
first
plan
is
sheet
1,
which
starts
further
into
the
site
working
its
way
from
the
end
of
our
parcel,
where
it
abuts
the
existing
state
land
and
further
to
the
west
of
that
is
the
mass
bio
lab
facility

this
area,
is
the
Audubon
nature
center
in
our
future.

homeownership
will
go
at
this
point,
but
again,
West
Main
Street
is
a
60
foot
wide
right-of-way
that
we're
planning
to
again
design

standards

street
lighting
division
to
lay
out

we've

trees
along

parks
department
regarding

working

we

to
discuss

regarding

in
site
plan
review
with
Boston,
Water
and
Sewer
for
the
design
of
water,
sewer
and
drainage.

east

this
area

goes
to
a
wetland,
that's
on
site
and
isolated
land
subject
to
flooding,

all
that
comes
in
from
the
harvest.

towards
the
beginning
portion

phase

homes

were
built
there
is
a
pave
turnaround
that
we
coordinated
with
the
EIC
staff
because
of
the
fact
that
this
is
a
public
way.
They
need
a
point
to
turn
around
and
access
to
get
out.

this
portion
of
West
Main
going
further
into
the
site
is,
is
probably
open
to
travel
as
well.
We've
met
with
the
fire
department
coordinated
with
then
they
approved
the
turnaround
and
far
that
acceptable
to
what
we
have
done.
So
again.
We
have

right-of-way
to
10-foot
travel
lanes,
eight-foot
parking.

consistent

the
first
phase
of
West
Main
to
continue
that
master
plan
level

Through
this
point,
we've
also,

I
noted,
they
received
a
mass
horse
grant
which
we
controlled
through
the
BPD,
a

bidding

construction

Works
will
have
no
involvement
in
that
process.
We
have
set
design
plans
for
a
review
and
approval
to
use
a
cosmic
who's
in
the
process
of
looking
at
the
design
plans
for
the
100-year
nests,
which
has
the
layout
of

roadways
in
it
as
well.

Main
Street,

spine

the
campus,

public
way

at

Deer
Road,
which
is
a
extension
of
the
road
across
the
street
from
Harvard,
which
we
build,
writing
the
same
alignment
and
as
well
be
a
60-foot
right-of-way
with
the
same
conditions

West
Main
Street.
Those
are
the
two
main
public
streets
that
we're
trying
to
build.

a
part
of
the
current
design
phase
of
the
hundred
units

Eric
spoke
to
there's
also
fuel
storage,
which
will
remain
a
private
way.
It
does
not
meet

standards
of
private
way
open
to
public
travel,
which

certain
width

sidewalks.

that's
why
it's
not
being
presented
at
this
particular
setting
eager
way
was
able
to
achieve
those
standards
we
have

the
plans
on
that

changed

Currently,
if
you
ever
been
down
there,
you'll
know
that
the
sidewalks
are
questionable
state.
They
have
significant
crossroad
issues,
88
issues,
one
of
the
major
reasons
why
we
are
reconstructing
the
street.
It's
part
of
the
design
is
proposing
to
fly
these
sidewalks
lightly.
You
can
allow
for
that
cross
slope.
This
also
gives
us
the
ability
to
provide
some
design
help
and
such
as
an
accent
strip,
green
infrastructure
working
closely
with
water
and
scorestreak
trees
as
well
also
some
additional
street
lighting.

let
you
know,
though
the
exact
said
you
know.
This
has
gone
through
the
public
agency
review
process.
We've
received
street
lighting
on
layout
and
incorporated
them
into
the
plans
from
the
street
lighting
department.
We
coordinated
with
the
parks
and
recs,
though
to
some
degree
on
the
trees,
females,
but
the
details
of
specific
details,
we've
incorporated
from
examples.
We
got
from
Public
Works
the
promise,
that's
a
pickle
cattle,
but
that
that
shouldn't
affect
outlining
grade
at
all.

other
thing
we
did
for
the
roadway
improvements
are
the
basically
a
melon
overlay
where
we
we
are,
will
take
out
two
inches
put
in
back
of
at
least
a
minimum
two
inches,
but
we
have
to
change
the
particular
grade
slightly
to
be
able
to
get
proper
cup
reveals
also
on
the
sidewalk

pavers
on

curb

the

narrowest
streets
at
20
feet.

the
right-of-way
is

feet,
I'm,

assume
that
there
are
some
assemblers
of
a
sidewalk
on
either

side
to
support
the
straight
lines
you
see.

is
little
so
having
seen
all

the
net
effect
of
the
roadway
width
between
the
curb
lines,

I'm
concerned

traffic
vehicular

supportive

change

the
clientele
and
maybe

get

about
the
snow

are
having
about
how
we
spell

a

speed,

it

the

make

the

the
next
petition
is
related
to
the
request
to
accept
the
grant
of
pedestrian
easement
and,
as
we
just
discussed
on
the
specific
repairs,
we're
going
to
widen
the
sidewalk
by
about
two
feet,
that
to
people
beyond
the
private
property.
And
so
we
can.
We
can
grant
an
easement
to
the
city
to
allow
the
public
to
walk
over
that
property
and
to
keep
that
sidewalk
see.

The
last
petition
is
related
to
a
request
to
install
a
temporary
Europe
retention
system
along
the
Assam
street
side
of
the
building
it.
So
as
we
go
in
to
construct
a
lower-level
garage
and
the
Foundation's
we're
in
close
proximity
to
Athens
Street,
and
we
would
need
to,
we
may
need
to
install
a
temporary
growth
retention
system
in
that
area.
The
we
will
know
that
the
majority
expect
wells
in
this
exhibition
to
be
in
rock,
because
you
know
this
is
all
rocked
in
this
area.

So
we
may
not
need
the
full
extent
of
this,
but
we're
just
showing
the
worst
case
scenario
and
assuming
we
do
need
all
that,
but
need
data
retention
system.
It
would
consist
of
steel
driven
piles
soldier
piles
with
timber
lagging
in
rock
walls
as
well.

Should
there
be
the
requirement
for
a
support
along
Athens
Street,
the
subsurface
conditions
of
the
site,
based
on
the
explorations
we've
done
indicate
that
the
all
four
sides
of
the
building
and
the
inside
the
existing
foundations
sit
on
bedrock.
So
a
driven
pile
is
not
possible,
but
there
are
support
system
for
poles.
Conceptually
here
is
a
drilled
in
pile
and
the
piles
will
be
drilled
in
approximately
eight
feet
on
center,
along
Athens
Street,
where
required
and
in
between
the
powers
would
be
the
timber
lagging
the.

As
we
discussed
the
extent
of
the
earth
support
the
conceptual
or
supports
are
on.
Here's
would
be
the
maximum
extent.
However,
we
do
anticipate
it
to
be
much
less
with
respect
to
the
building
the
garage
comes
in
here,
so
we're
coming
in
a
crate
here.
So
there's
not
much
excavation
for
a
certain
length
of
the
bill
over
here
and,
as
you
extend
this
way,
there
is
the
potential
to
even
review
some
existing
foundations
for
our
support
because
we're
bringing
our
building
inside.

So
in
the
event
that
we
do
need
to
retain
the
soil
along
the
street.
We
wanted
to
show
our
proposed
system
here
which,
as
I
discussed,
is
that
would
be
a
drilled
in
pile.
It
causes
little
to
no
vibration
and
in
fact
it's
probably
the
only
thing
you
could
really
put
in
here
with
respect
to
a
cantilever
system.
So
with
that
I'd
take
any
questions.

The
the
Foundation's
along
at
this
tree,
we've
done
on
some
test,
pits
towards
the
side,
each
side
of
the
building,
say
west
and
east
side
of
the
foundation
wall.
The
foundations
along
here
extend
in
the
areas
only
two
feet
below
ground
surface
and
sit
on
bedrock
and
the
foundations
down
on
this
end
of
the
building.
This
is
where
the
stage
walls
of
the
theater
in
was
actually
that
goes
four
feet
down
to
here.

number

the

no
blasting
proposed
on
the
project.
There
is
line
drilling
we're
required
along
at
the
street
to
mechanically
remove
the
rock,
so
there
would
be
line
drilled
in
any
rock
removal
would
be
mechanical
removal,
hole,
ramming,
drilling
whipping
things
like
that,
but
no
blaster,
it's
too
small
of
a
site
and
in
fact
the
amount
of
rock
needed
removal
doesn't
warrant
blastin.

based

our
experience,

bedrock
becomes
much
south
shallower
and
as
West
Broadway
towards
Andrews
Square

overburden
with
the

before
you
hit
the
bedrock
and
we
used
a
similar
system,
almost
Broadway
by
n2
square,
where
the
old
enough
for
Dame
school
was
drilled
in
cantilever
piles
for
support
similar
type
of
excavation
there.
