plan

included
in
it
a
number
of
updates
to
address
specific
issues
that
certain
members
had.

issue

we
addressed

road
restoration

work
with

through

process

the
city
we're
currently
at
the

points
along

will
actually
impede
two-way
traffic
flow
and
the
only
thing
I'd
ask
for
consideration
would
be
coordination
around
those
two
points
and
perhaps
even
consideration
that
they
both
be
done
simultaneously
while
traffic
volumes
are
low.

all
recognize
that
traffic
lines
along
a
street
are
still
operating
in
pre-covet
conditions,
and
it
would
be
fantastic
to
get
that
work
done
this
year
versus
next.

this

work

complete
and
the
road
is
resurfaced,
we'd
ask

and
public
works

consider
repositioning

cycle,

bike
lanes

as

folks

the
ywca
needs
to
put
this
building
up
for
sale
for
a
variety
of
reasons.

year
they
had
a
sale
lined
up
with
a
for-profit
hotel
buyer
which
would
have
displaced
everybody
all
uses
and
everybody
in
the
building
as
a
result
of
the
pandemic
that
sale
dissolved
and
it
gave
beacon
pine
street
in
the
city
of
boston
and
the
state
department,
housing
and
community
development,
an
opportunity
to
really
come
together
and
say
what
could
we
do
here?
That
would
ensure
that
the
existing
cultural
and
educational
uses
can
remain
and
from
a
housing
standpoint,
what
would
have
a
city-wide
impact.

those
will
be
served
we'll
be
serving
people
that
are
currently
experiencing
homelessness
through
the
housing
first
program,
with
extensive
supportive
services
from
pine
street
inn,
obviously
historic,
preservation
of
the
beautiful
building
and
then,

I
mentioned,
preservation
of
the
cultural
and
educational
uses
to
be
able
to
stay
there,
wide
spread
community
support
and
as
well
as
support
from
the
elected
officials
and
obviously
working
on
this
project
in
collaboration
with
dmd,
bpda

dhcd.

reconstruct
this
sidewalk
to
compliant
for
accessibility
purposes,
by
providing
eight
foot
wide,
concrete
path
to
travel
and
a
four
foot
pervious
paver,
as
required
by
the
complete
street
guidelines.

meeting
and
mapping
the
work
that
is
being
performed
by
trendy
place
at
the
intersection
of
stewart
street.

replace

a
curving,

it's
a
multi-building
multi-phase
project,
that's
right
over
a
five-acre
site,
so
we
are
specifically
going

talk

the

the
phase
one
area
that
we'll
be
walking
through
the
specific
sidewalk
improvement
areas
around
this
particular
building
and
then
everything
that's
to
the
left,
so
the
west
and
south
would
be
part

a
future
phase,
so
the
site
plan
itself
for
phase
one
in
this
interim
condition.
So
this
is
the
first
building
that
we
would
build
is
a
214
unit.

Actually,
I'm
going

take
one
step
back

overall
development.
So
across
this
it's
roughly
a
million
square
feet,
746
residential
units
and
about
80
000
square
feet
of
retail
space
and
then
the
phase
one
building
excel.
It's
a

unit,
apartment
building
with
ground
floor,
retail,
20
000
square
feet,
and
it
would
be
the
first
building
to
be
built
and
then
adjacent
to
it.

will
be
building
as
part
of
phase
one,
the
main
public
outdoor
ability
space,
and
so
this
is
something
that
we're
building
up
front,
to
bring
the
amenity
to
the
neighborhood
and
would
have
it
as
part
of
this
initial
development,

private,
drives

parking
lots.

will
ultimately
be
woven
into
the
future
phase

well,
and
this
is
just
a
blow
up
to
provide
a
better
understanding

what
the
interim
condition

landscape
and

defense

onto

to

two
bus
births
at
the

the
proposed
curb
extension.

shown

lighting
that
is
existing

street
has
been
proposed

relocated

coordination
with
the
city
of
boston
street
lighting

on
cambridge
street.

come
around
the
corner,
lincoln

are
eight
foot,
sidewalks
kind
of
that
heavier
pedestrian
zone
coming
through
this
area
and
then,
similarly,
six
to
seven
foot
sidewalks
along
the
remainder
of
lincoln
street.

Some
of
the
things
we
heard
early
on
with
our
conversations
with
btd,
as
well
as
the
community
were
lincoln
street,
is
a
very
fast
road
needs.
Some
traffic
calming
measures,
it's
it's
wider
than
a
typical
streets,
and
and
what
could
we
do
there
so
kind
of
a
unique
opportunity
to
bring
this
curb
line
out
here
on
this
corner
and
and
now
I
can
zoom
in
here,
but
we've
got
some
more
detailed
plans
today.

The
curb
line
really
follows
the
property
line
really
in
here
tight
a
a
big
sweeping
turn
that
that
doesn't
encourage
people
to
slow
down
at
all
coming
around
this
corner,
both
ways
coming
into
lincoln
street
and
leaving.
So
we
took
the
opportunity
to
to
bring
this
curb
line
out,
narrow
this
roadway
to
24
feet.

more
typical
roadway
with
give
us
the
opportunity
to
introduce
a
pedestrian
crossing
here
and
then
create
wider
sidewalk
zone,
create
space
for
this
blue
bike
to
have
a
little
bit
of
unique
treatment
where
we
can
do
a
raised
landscape
island
in
the
middle,
have
sort
of
your
utilitarian
sidewalk
or
more.
The
heavy
pedestrian
flow
has
a
eight
foot
sidewalk
that
wraps
around
the
outside,
and
then
we
have
this
sort
of
dedicated
sidewalk
area.

That
is
more.
Your
transactional
blue
bike
zone,
where
folks
are
returning
and
getting
their
their
bikes
outside
of
the
the
typical
flow
so
taking
some
opportunities
to
do
both
the
implement.
Some
of
those
things
we
heard
early
on
are
traffic
calming
one
of
the
other
traffic
coming
was
was
encouraged
by
btd,
and
it's
repeated
in
the
austin
brighton
mobility
study
is,
is
they
use
the
term
chicaning
the
parking
at
times
or
switching
the
parking
from
one
side
to
the
other
in
certain
zones
along
lincoln
street?

Again,
another
traffic
calming
measure,
so
we've
we're
taking
the
parking
that
was
is
currently
on
the
on
the
north
side
of
lincoln
street.
We're
moving
it
to
the
south
side
of
lincoln
street
again
it
works
well
when
we
bump
this
out
to
shorten
the
pedestrian
crossing
and
then
that's
the
only
indents
to
allow
for
that
parking
lane
and
I'll
I'll
cover
more
of
the
specifics.

to

you
how
the

little

green

open

less

the
hardscape
elements

sidewalk

street
zone
in
the
public
right-of-way.

is
publicly
accessible
space,
but
it's
on
the
private
property
gives

nice
respite
zone

couple
of
benches,
but
really
just
introducing
a
larger
green
element
in
place
of.
What's
a
just
a
underutilized
surface
parking
lot
today,
so
I
think
a
great
transition
in
this
area
and
that's
really
just
the
the
graphical

what
we're
showing
on
these

repairs
and

cambridge
street

the

not
replacing

ones
that
exist
in
the
island
today

lighting
is
probably

most
robust
conversation
we've
had
in

recent
weeks
getting
ready

present

street
lighting
in
this
area
is,

over
taxed.

They
didn't
really
have
capacity
in
the
system,
based
on
all
the
improvements
that
boston
lighting's
been
doing
in
the
area
as
well
as
some
of
the
development
that's
occurred,

they
didn't
have
the
ability
to
add
light.
So
what
we've
had
to
work
out
with
them
is
introducing
a
new
control
cabinet,
so
they
can
pull
a
new
power
source
in
off
of
lincoln
street
through
a
control
cabinet
here,
and
we
have
to
introduce
an
additional
street
light
here.
Is
their
control
light?

These
serve
two
purposes,
one
you
know
for
the
for
the
project
purposes.
It
lets
us
put
in
the
the
lighting
around
the
around
the
property,
but,
more
importantly,
to
be
boston
lighting
is
it
gives
them
the
ability
to
continue
expanding
their
network
in
the
area?
There's
some
other
projects
proposed
in
the
area
there's
a
potential
sort
of
longer
term
vision
of
development
on
the
opposite
side
of
cambridge
street.
When
the
I-90
project
comes
through,
there
could
be
a
new
development
parcel.

That's
introduced
there
that
was
studied
as
part
of
the
bcdc
process,
as
well
as
how
we
relate
to
that.
So
we've
we
have
conduits
stubbed
out
for
boston
lighting,
actually
right
here,
stubbed
out
for
their
future
extension
of
their
system
across
the
street,
so
a
very
robust
conversation
and
back
and
forth
with
them
to
figure
out
where
those
components
need
to
be
and
what
was
most
helpful
to
their
system
and
how
to
service
the
lights
that
we're
proposing
here.

So

street
lights
in
total
11
around
the
project
and
then
the
one
control
light
street
trees.
Again,
a
relatively
standard
30
foot
spacing
for
the
most
part
around
the
perimeter.
That's
24
new
street
trees,
where
there

none
today,
so
a
great
improvement
there.
We
have
the
shadow
conduit
for
the
smart
utilities,
so
we
have
a
shadow
convoy
chasing
the
lighting
conduits
for
future
fiber.
Again
that
wraps
the
entire
project,
which
is
almost
all
street
fronted.

We
only
have
a
few
feet
on
the
on
the
very
left
side
of
the
project:
that's
not
street
frontage!
So
it's
a
big
improvements
there.
The
utilities
as
far
as
storm
water
actually
works
out.
Well,
incorporating
that
public
green
space.
We
have
the
opportunity
to
do
our
full
boston,
water,
sewer,
1.25,
inch
infiltration
system
on
site,
so
not
not
in
the
public
right-of-way,
and
then
there
will
just
be
an
overflow
connection
out
to
the
city
system.

We
have
application
into
boston,
water
and
sewer
site
plan
for
site
plan
approval.
It's
under
review,
we've
gotten
some
recent
comments
from
commissioner
devlin
as
well
as
the
staff
are
viewers
we
think
we're
close
to
getting
a
boss
of
our
sewer
approval.

submitted
a
draft
construction
management
plan
as
well
with
our
application,
so
that
that
is
in
process,
and
I
just
one
other
technical
thing
is
on
the
paving
side.
We
are
milling
and
overlaying
the
entirety
of
lincoln
street,
so

little
bit
past
our
project
site
for
some
utility
connections,
full
curve
to
curb
and
wrapping
all
the
layer
all
the
way
around.
So
that's
not
on
the
screen,
but
all
the
way
around
and
doing
the
entirety
of
lincoln
street.
Even
there
there's
a
existing
median
in
lincoln
street.

We
are
doing
both
sides
up
to
this
line
here.
So
that's
all
detailed
on
the
plans
as
well
and
just
one
more
point,
just
relative
to
roadways
and
traffic
mitigations-
that
the
project's
committed
to
there's
there's
a
couple
contributions:
some
ongoing
and
some
one-time
contributions,
there's
a
one-time
contribution
to
the
adjacent
park
which
and
over
here
so
just
off
to
the
left.

There's
a
monthly
contribution
committed
to
for
our
upcoming
shuttle
program
so
again
helpful
to
traffic
on
the
roads
and
and
get
people
utilizing
shuttle
systems
and
alternative
transportation
modes
and
then
a
10
000
contribution.
We
we
mentioned
the
the
austin
brighton
mobility
study
that
had
some
of
these
traffic
calming
measures
that
we're
implementing
with
this
project,
but
a
ten
thousand
dollar
additional
contribution
for
further
austin
brighton
mobility
study
implementation.

the
traffic
calming
on
lincoln
street
could
be
a
potential
use
of
that
money,
but
other
other
improvements
coming
just
outside
of
the
scope
of
our
construction.
