Our
resources,
although
beautiful,
are
limited
county
commissioners
are
working
on
a
zoning
ordinance
for
all
of
the
unincorporated
areas
of
the
county.
If
you
live
in
Asheville
Black,
Mountain,
biltmore,
forest
montreat,
weaverville
or
woodfin,
this
new
ordinance
will
not
affect
you.
If
you
live
in
the
limestone
or
beaver
dam
townships,
your
property
is
already
zoned
by
the
county.
If
you
own
property
in
Buncombe
County,
you
recently
received
a
letter
that
looked
like
this.

letter
included
your
pin
or
partial
identification
number.
You
can
use
this
number
to
find
your
property
on
the
county,
GIS
or
geographic
information
system.
Your
letter
also
included
your
zoning
designation
to
get
an
idea
of
what
each
designation
means.
Let's
visit
some
actual
County
neighborhoods
in
each
designation.

In
the
NF
or
neighborhood
service,
district
neighborhoods
and
commercial
businesses
are
located
close
together.
This
area
is
designed
to
allow
a
mix
of
residential,
commercial
and
business
and
service
uses
at
key
intersections,
leading
to
residential
neighborhoods.
In
order
to
provide
service
to
the
residents
of
that
particular
neighborhood.
The
NS
area
must
be
compatible
with
the
neighborhood
and
should
not
add
to
traffic
congestion
caused
obnoxious,
noise
or
lighting
objectionable
to
surrounding
residences.

Citizens
living
in
the
BBM
or
beaver
dam,
low
density,
district
or
residence
in
Beaver,
Dam
Valley,
the
Beaver
Dam
Valley
area,
has
been
done
since
1981.
This
designation
has
been
requested
of
the
Beaver
Dam
Valley
Community
Council,
for
the
purpose
of
promoting
the
health,
safety
and
general
welfare
of
the
residents
of
this
community.
This
area
will
be
a
low
density,
residential
district.

About
eighty
percent
of
the
county
will
be
zoned.

This
designation
prohibits
the
following
uses
without
conditional
approval
incinerators,
concrete
plants,
newsmen
parks,
slaughtering
plants,
landfills
asphalt
plants,
chip,
mills,
mining
operations,
motor
sports
facilities,
outdoor
commercial
shooting
ranges
and
multifamily
structures
over
a
certain
size.
The
zoning
ordinance
will
also
include
overlays
for
additional
restrictions
for
properties
above
2500
and
3000
feet.
These
regulations
will
include
density
and
height
restrictions.

ordinance
that
the
board
of
commissioners
are
considering
will
help
guide
future
development
and
preserve
existing
natural
and
scenic
areas.
It
will
also
guide
high
traffic
generating
commercial,
industrial
and
multi-family
residential
development
along
major
corridors
for
the
availability
of
water
and
sewer
and
transportation
can
be
managed.
