hearings
are

in
the
legal

under
the

via
mail

the

the
property
or
properties
that
are
part
of
the
case.

mayor

open
the

including
the
case

our

wishing

This
is
our
site
plan.

You'll
notice
that
there
are
not
any
buildings
noted
on
it,
just
because
it's
purely
conceptual
at
this
point
we
will
the
end
product
that
we
put
in
place
will
be
Market
driven,
but
I
will
also
say
that
when
we
develop
out
property
just
like
with
Ken
Corporate
Park,
we
work
to
recruit
the
companies
that
match
the
needs
of
the
community.
We
could
have
sold
that
property
20
times
older
or
over
for
speculative
development,
and
that's
not
what
we
want
to
do.
We
want
to
make
recruiting
something
that
will
match
the
needs
of
the
community.
I
If
you
look
on
the
power
easement
that
runs
kind
of
through
the
top
half
of
it,
there's
a
little
bit
of
section
on
the
the
northeastern
side
of
the
site
that
backs
up
to
closer
to
the
neighborhood.
I
will
point
out
that
there
probably
will
not
be
anything
on
that
other
than
I
mean
it's
not
large
enough
to
place
a
building
and
with
the
with
the
power
easement
running
through
there,
you
could
only
really
put
probably
parking
under
that.
I
So
just
wanted
to
point
that
out
also
we'll
access
from
either
the
new
technology
Ridge
Parkway
or
come
in
from
the
West
off
Bluffs
court.
So
there
will
not
be
any
access
success
into
that
development
from
the
Park
Village
Development
also
pulled
this
up
just
to
Overlay
the
boundaries
of
the
site
to
show
just
proximity
to
on
the
west,
we've
got
some
corporate
buildings
off
Bluffs
Court
to
the
east,
obviously
Park
Village,
and
to
the
north
I
know.
You
all
had
recently
approved
a
zoning
condition
Amendment
for
the
BNB
real
estate
development.

we

two
assistant
signed
up
to
speak

don't

either

those
are
in

investment
properties

purchased
about
seven
years
ago,
going

seven
years
ago
for
our
family,

it

sent

canceled

an
investor
and
property
owner

community

children
play

it's

subdivision,

backs
right
up
to

project

not
good

value

homes

and
Park
not
for

office

complex

going

bring

strangers

our

safe

subdivision
is
very,
very
particular.

even

weed
out
of
place
without
getting
fined.

would
we
want
this
joined
right
up
literally
to
our
home?

homes

right

this
complex
is
going

be,

again
he
puts
on
here

our
biggest
investment,

requests

us

feel

upcoming
Becker
project.

With
regard
to
this
new
parcel
and
Zoning
request,
we
ask
that
you
apply
the
same
requirements
with
regard
to
buffers
building
setbacks,
non-disturbance
to
our
Creek
and
Trail
and
minimal
clearing
of
trees,
so
as
to
prevent
any
view,
a
view
of
any
of
the
potential
commercial
and
industrial
buildings
from
our
homes.
So,
basically
everything
we
asked
for
last
time
we
asked
would
that
be
applied
toward
this
one
as
well.

It
is
our
understanding
that
there
will
only
be
a
two-way
stop
at
our
back
entrance
and
with
all
of
the
additional
traffic
coming
down.
Bluffs
Parkway
and
the
traffic
circle
feeding
directly
into
the
stretch
of
road
from
the
other
direction,
which
will
likely
be
at
a
faster
Pace
than
it
is
now
where
there
are
currently
stop
signs.

It's
just
going
to
be
very
difficult
for
us
to
get
in
and
out
of
the
neighborhood
the
original
plans
I
was
shown
and
I
realized.
This
is
actually
County
issue.
County
Roads,
the
original
plans
I
was
shown
for
the
intersection
included
a
traffic
light
for
some
reason.
That
was
changed
since
then
to
a
two-way
step.

We
ask
that
the
original
plans
be
Revisited
to
include
the
traffic
light
or
make
it
a
four-way
stop
to
allow
us
safe,
Ingress
and
egress
from
our
neighborhood
as
I
mentioned
previously.
The
traffic
at
the
intersection
of
fatecon
and
Highway
5
is
already
very
difficult,
and
all
of
this
additional
future
development
will
make
it
exponentially
worse.

There
are
currently
no
plans
for
any
improvements
on
fakecon
I
did
go
to
the
county
info
meeting
and
they
have
no
plans
for
any
improvements.
We
understand
these
are
County
roads,
but
it
is
our
hope.
The
city
can
have
some
influence
on
the
campus,
making
these
much
needed
improvements
before
it
becomes
unmanageable.

for
those,
obviously,
first
off
as
as
being
property,
values
and
investment
property,
we
found
that
the
other
corporate
parts
that
we've
developed,

property
values
have
actually
went
up
surrounding
those.
With
regards
to
the
clarification
letters
we
actually
sent
out
our
first
letter
I
believe
it
was
on
the
11th
of
November,
and
we
we
followed
up
with
an
additional
letter,
because
in
the
first
letter
it
referenced
that
there
was
two
public
hearings.
I
We
wanted
to
make
sure
that
everyone
was
aware
it
was
just
one.
So
we
did
a
follow-up
clarification
letter
to
note
that
it
was
just
in
fact
one
public
Hearing
in
the
zoning
packet
that
was
online
at
reference.
There
would
be
two,
and
so
that's
why
we
had
sent
out
that
letter
with
two
public
hearings.
So,
apologies
on
that
and
then
also
as
far
as
the
the
buffers
and
as
it
relates
to
our
development.
I
We
feel
like
there's
adequate
natural
buffering
on
the
Eastern
side
of
the
the
site
and
then,
as
far
as
the
examples
of
what
we
hope
to
recruit,
I
know
that
you
all
have
seen
the
renderings
for
Canton
Corporate
Park.
It
would
be
something
probably
in
keeping
with
that
or
even
smaller
than
that,
like
you
see
off
Bluffs
court
and
something
that
that
would
match
also
what
you
see
to
the
North
or
what
y'all
had
come
before
you.
As
far
as
the
b
b
real
estate
development
also.
I
As
far
as
traffic
goes,
we
recruit
Industries
again
that
match
the
needs
of
the
community,
we're
not
going
to
large
distribution
center
and
a
lot
of
our
developments.
We
don't
see
a
lot
of
truck
traffic,
specifically
a
lot
of
the
the
prospects
that
we've
actually
been
speaking
with
lately
I
mean
they
have
one
to
two
trucks
per
week
at
the
max,
as
in
relation
to
miss
John's
comments
on
the
improvements
I
know
that
was
brought
up
during
our
public
input
meeting.
I
We
had
four
people
attend
that
just
recently,
but
that
was
brought
up
and
we
did
reach
out
to
the
county
to
ask
for
those
plans
and
then
shared
those
plans
with
the
the
four
attendees
that
attended
that
meeting.
And
then
we
can't
really
speak
for
the
county
as
far
as
what
what
their.
If
there
was
any
amendments
or
changes
to
that.

But
I
know
that
this
being
of
record
that
would
be
up
to
the
county
on
on
whether
or
not
they
would
probably
make
any
amendments
to
to
those
plans,
and
that
is
that
is
all
I
have
I
will
say
when
we
work
to
recruit
industry
and
business
and
companies
to
the
area
it
helps
diversify.
The
tax
digest
takes
the
burden
off.
The
residents
creates
capital
investment.
So
we

quad
plexes
three
single-family
homes,
one
of
which
will
be
turned
into
a
duplex
unit,
they're
also
requesting
two
variances
with
the
application.

sure

units

there's

single-family

the
proposal

need

a
continued
addition
of
affordable

the
two
highlighted
areas
are
the
areas
of
the
property
lines
on
the
southern
boundary
and
the
northern
boundary.
Where,
because
of
the
the
request

zoning
change,

Green
stated,
it
enforces
a
some
buffers
on
the
North
side.

would
be

buffer,
which
is
50
feet
and
on
the
south
side
is
type
A,

feet
for
the
most
part,
except
for
about
55
feet
where,
on
the
Northern
side,
the
new
phase
will
be
adjacent

existing
conditions

there's
nothing
to
be
proposed.

changes

there

that
fence,

on
the
layout
of
the

intent

construction

only
renovation
work

would

accessed
off

Marina
Circle
would
be
for
unit

long,
driveway
and
parking
area

that
traffic

committed

be
retained

property
and
not
on
Mario's
Circle.

amenities
that
we'll
be
looking
at
internal

the
site
are
extending
the
sidewalk
network
from
phase
two
through
phase
one
so
that
pedestrians
school
children.
What
have
you
can
walk
out
to
the
bus
stops
or
Transit?
Stop
that's
going
to
be
installed
a
block
or
so
south
of
this
property
and
also
hit
the
sidewalk
Network
to
go
up
into
town,
which
we
understand
is
going
to
be
coming
online
with
some
new
projects
through
the
master
of
Transportation
plan.
That's
coming
so
that
would
be
great
benefit.

be

we
expect
unless
there's
issues

impervious
surface
locations

at
a

by
eight
storage

committed

an
assigned
crew,

maintenance

the

off
I
want
to
start
by
saying
that
I've
known
Mr
latter
for
over
20
years
and
he's
a
man
of
his
word
he's
a
man
of
integrity
and
I've
seen
some
of
these,
the
housing
that
he
has
constructed
through
the
years,
and
it's
instructed
very
well
and
it's
really
low
maintenance
housing.
It's
all
brick
and
he
also
supplies
these
housings
with
dumpsters
instead
of
trash
cans
and
his
trash
is
picked
up
three
times
a
week.
So
there's
not
a
chance
for
a
lot
of
trash
buildup.

lot
of

clarify
is
that
Hasty
Elementary
is
not
overcrowded
according
to
CCSD
it's
at
82
capacity,
but
then

wondered

explain
sometimes
when
there's
a
development,
there
has
to
be
a
donation
per
household.

that
are
over
25
units
are
transmitted
by
local
governments
to
the
school
district

this
one

under

confirmed
that
Hasty

city's

course

action
