the

this
looks
like
a
reduction,

huge
reduction
in
asphalt
and
parking
area,
which
is
you

so
much
better

environment

that

off

bad

change

we're
going

somewhere

around
what
the
retail
density
would
be.
So
that's
a
significant
drop
in
area
in
when
I
say
that
I,
don't
believe
the
mall
square
footage
includes
the
common
area
that
you
would
walk
through
between
the
stores.

it's
a
huge
drop
in
retail
density
and
while
we
are
adding
the
260
multifamily
units,
you
know
traffic
wise.
You
know
that
the
multi-family
not
generate
their
grocery
store
does
and
then
it
does
not
generate
the
traffic
that
a
department
store
does
and
then
the
smaller
shop
retails
as
well
and
the
traffic
study
is
in
your
packet
to
you
know.

The
traffic
patterns
are
more
staggered
in
the
in
the
multifamily
and
there's
less
trips
per
square
foot
of
units,
because
generally
somebody's
leaving,
once
maybe
twice
a
day
and
coming
back,
whereas
the
retail
stores
generate
traffic
from
you
know,
10
onto
probably
10
a.m.
to
10
p.m.
so
there's
a
significant
drop
in
retail
square
footage
and
that's
just
kind
of
a
sign
of
the
times
of
where
we
are,
but
we're
also
adding
a
live
work
on
it.
That
way,
the
work,
but
the
living
components
and
the
traffic
will
ultimately
be
less
in
the
plan.
