potential
purchase
of
real
property
located
in
downtown
Aitkin.

Aiken's,
gotten
especially
interested
anytime.

up
about
downtown,
so

understand
that
buying
properties
is
something
that
you
really
have
to
talk
about
in
executive
session,
but

share
about
what

planning

on
with
this
potential
purchase,

the
number
of
legal
fees

with
14
different
lawyers
involved
with
this
lawsuit
from
eight
different
law
firms
who
all
earn
some
pretty
good
money.

ordinance
at
first
reading
was
amended
to
add
two
conditions
and
the
what
council
has
at
their
place
reflects.
What's
in
the
cover
memo,
the
first,
it
added
the
condition
which
is
listed
in
the
ordinance
as
number
12,
the
new
ordinance,
and
that
this
was
what
was
published.

we
added
also
at
first
reading,
which
is
reflected
in
the
ordinance
and
one
sentence
was
left
out
of
the
number
13
which
we
talked
about
the
requirement
that
the
four
and
six
unit
townhome
structures
shall
not
exceed
not
exceed
150
feet
be
waived,
but
that
the
length
of
these
structures
shall
not
exceed
240
feet.
Additionally,
no
structure
that
is
non-ada
accessible
will
be
wider
than
174
feet,
and
the
widest
Ada
accessible
unit
will
be
185
feet.

developer
does
intend
to
put
sidewalks
on
both
sides
where
sidewalks
are
required
on
both
sides
of
the
street,
so
those
were
issues
that
came
up
at
the
last
meeting.
This
is
a
rezoning
to
plan
residential
and
approval

a
concept
plan
currently
there's
three
different
Zone
uses
for
the
parcels:
RS10
residential
single
family
office,
institutional
and
Industrial.

developer
is
proposing
approximately
330
single
family
town
home
units
with
68
buildings,
and
it
has
water
and
sewer
access
and
Road
access,
and
we
went
over
the
amenities
that
were
there
last
time
and
it
meets
necessary.

space
requirements
for

was
received
this
from
the
Planning
Commission,
who
all
those
present
unanimously
at
their
November
15th
meeting
recommended

Council
heard
this
at
first
reading

virtually
identical.

almost
no
difference
at
all,

question

why
duplicate

agree
with
this
memo
and

they
don't
agree
entirely
say
what
it
is.

Planning

then

Regarding
setbacks,
there
is
a
minimum
setback
of
30
feet,
which
is
met
on
all
sides:
Silver
Bluff,
Road,
Old,
Town,
Road
and
Hitchcock
Parkway.

inquired
with
the
developer
and
their
engineer.
There
were
questions
about.
Could
it
be
shifted
further
away
from
Silver
Bluff,
but
the
developer
and,
and
their
engineer
did
not
believe
that
could
be
done
due
to
stormwater
Pond
location.

what
sets
us
apart
from
other
car
washes
in
the
industry.

our
you

attention

the
customer
experience
you'll

kind

wider
than
typical
dry
valves.

reason
for
this
is
you

going

have
the
exit
traffic,

want

exit

close
to
people
while

you've
got
like
a
12-foot
landscape
buffer.

your

little
over

feet
from

major
highway,

call
them

soaps

conditioners,

chemicals
and

all
that's
contained
within
the
wash.

all
goes
through
a
reclaimed
system
on
site,
which
is
three
1500,
gallon
tanks
that
are
underground.
We
reuse
about
six
percent
of
that
on
your
vehicle
that
overflows
into
Old
grid
separator,
and
it
all
goes
into
the
sanitary
sewer
system.

working

developer
to
address
some
of
the
concerns,
I
personally
had
initially
mayor
regarding
the
setback
of
the
development,
and
so
it
doesn't
hurt
to
ask
right
and
so
I
think
overlays
I
bring
up.
Silver
Bluff
again
are
very
important
and
Silver
Bluff
has
become
a
mission
to
be
addressed.
So
I
appreciate
staff
working
with
the
developer
to
address
those
things
and
also
to
discuss
the
sidewalk
scenario.

corner
has
sidewalks
each
development
has
a
sidewalk,
and
that
was
something
that
we
really
were
adamant
about,
and
so
I
just
didn't
want
this
development
to
occur,
and
then
we
have
one
of
the
four
corners
without
a
sidewalk.
Our
goal
in
the
city
of
Aiken
is
to
make
that
area
of
the
city
interconnected
and
have
feasible
walkability,
and
so
we
have
to
keep
pushing
for
that.
So
I
appreciate,
Stuart
and
and
staff
addressing
that
and
giving
us
all
that
detail,
but
again,
as
I
will
be
supporting
this
particular
project.

district
from

Silver
Bluff
roads
similar
to

Whiskey,

overlay
district,
and
my
understanding
and
talking
with
the
planning
commissioner
and
reviewing
documents
is,
we
would
be.

potentially
would
run
from
its
intersection
with
Whiskey
Road
to
the
Richardson
Lake
Road
at
a
minimum,
which
is
the
end
of
the
Silver
Bluff
I'm.
Sorry,
the
city
limits,
but
potentially
it

we
want
to
go
to
the
edge
of
our
service
area
as
we
serve
water
I
think
to
Beaver.
Creek
is
I
think
our
extension
there.

up

lack
of
understanding
of
how
the

board,

council
goes

deciding
what
businesses
go
where
they
go.

to
the
planning
board
and
not
the
planning
board.
