Started on tonight's City vacant, Planning Commission, meeting Tuesday November 15th six o'clock before we begin I want to read the guidelines for public comments for the city of Aitkin Planning Commission meetings. Meetings are public forums in which many opinions are expressed in the business of the city must be conducted as such. Disciplined honorable, professional decorum is Paramount, courteous and respectful.

Is required during public comment periods of the meeting, all questions and statements from the public shall be directed to the chairman. If you wish to speak, please raise your hand. The chairman will recognize you please approach to protium state, your name and your address in order to allow an opportunity for everyone who wishes to address the commission. Speakers should limit their comments to the agenda item only or application being discussed.

Each speaker will be given five minutes to address an issue and may only address an issue once unless questions from the commission are posed to the speaker.

Okay, before we get into um actually let's go ahead and uh get the approval of the minutes from last month's commission. Do I have a motion.

So if anybody's here tonight to speak for against item G, you can be excused because we're not going to be voting on this tonight, I couldn't understand I'm. Sorry, this is item item G. This is um this is a rezoning request.

106.1601001 404 and 408 Silver Bluff Road um I asked that we moved this to city council, as is consistent with the comprehensive plan.

Mr chairman I'm, aware that this is only for annexation, but the application did come with a concept plan for uh the a car wash and I think we discussed this earlier and I personally feel it's an inappropriate use for this corner.

uh It's kind of a the Gateway corner on Silver Bluff entering the South South, Aiken um I know it's just NX, but I think we should send a signal to the city council that um I personally uh professionally have a problem with this proposed use and the proposed architecture and color scheme Etc and we'll be voting no on this.

Just reiterating what we spoke about during our work session, I do think that it might not be a bad for us to recommend to city council that maybe we need to make some overlay changes or add overlays to some of the gateways into our city. Moving forward after this.

553 Peach Orchard, Place I've got hurt third house down on Peach Orchard Place, and that is a deadhead road now and I assume that that is going to stay a dead end Road and the other thing that I have is that looking at this plant, it looks like uh I. Can my property is right in the middle of that second building behind it, and it looks like uh yep how? How much distance is there between that building and and the the boundary line.

uh They can't be any closer than 10 feet.

Right, actually minimums would be 10 foot, but yeah I would say. That's probably easy. Double that yeah.

I'd say it's 20 to 30 feet.

And also uh there will be a Greenery or trees put in there correct.

They'll have they'll have required land buffer uh buffers that they'll be required to install that's correct and.

Would these all be single floor buildings, or would they be there.

Will be there'll be a few of them that have double uh two floors? If you look at the rendering right there, you can see um where you have a third from the bottom or third from the top there's a two-story, okay, yeah and then at the bottom. You see single stories well,.

Number four is, as stated, um I think that will satisfy um the sidewalk issue that we had and then a slight modification to item number 11 that it further state that 15 feet of any single story. Building and 20 feet.

They will typically clear the land. First, the entire property will be cleared and level to the appropriate grade and then they'll start in sections and build at a time. Typically, what.

We'll get if you want to just the number I gave you can call and check back later with me civil plans. Usually it will show their phasing so we'll know which start which area they'll start with. First.
