we
had

we
are

those
cases

preliminary

What
the
Commission
has
to
do
is
publish
in
the
local
newspaper
at
least

days
prior
to
any
scheduled
vote
on
the
preliminary
approval.

had
pre-application
meeting
with
the
first
case,

communities
and
the
edge
group
at
our
last
meeting,
and
we
would
just
invite
them
to
make
any
other
presentation
that
they
would
wish
to
make

this

be
available

public

Stimpson

our

early
attempts

think

handsome

start
with
some
of
our
basic
principles.
Here
we
have
reviewed
the
Athens
comprehensive
plan,
which
we
believe
is
a
draft
plan.
We
in
our
review
of
it
understand
that
that
the
city
of
Athens
has
has
acknowledged
that
there's
a
a
need
for
that.

The
existing
environment
for
students
is
in
single-family
rentals
and
that
from
a
Brailsford
and
Dunlevy
study,
for
that
was
done
for
the
university
that
a
large
percentage
of
campus
student
students
are
living
in
single-family
houses,
which
we
understand
is
not
the
long-term
goal
of
the
city.
So
with
our
proposed
project
here,
we
would
hopefully
take
some
of
that
demand
upon
the
single-family
houses
and
place
that
and
manage
in
a
in
a
in
our
community.

We
think
that
our
project
will
minimize
the
need
for
the
automobile.
Although
we're
meeting
as
very
closely
we're
meeting
the
local
requirements
for
parking,
the
layout
of
the
site,
we
think
promotes
pedestrian
use
to
the
campus
and
to
the
other
facilities
that
are
commonly
used
here
as
part
of
your
town
along
Court
Street.

think
that
to
provide
the
kind
of
housing
environment
that
we
propose
here,
as
we
have
done
in
other
other
universities,
we
think
well.
This
will
be
the
best
student
housing
opportunity
for
the
community,
which
provides
positive
opportunities
for
students
and
in
terms
of
their
view
of
their
college
experience
and
it's
important
to
have
a
clean
and
safe
and
well-managed
operations,
so
that
you
can
focus
on
your
college
activities
as
opposed
to
other
problems
that
come
with
housing.

might
also
manage
on
the
more
mundane
side
that
that
the
false
alarms
have
been
minimized
in
the
first
few
weeks
that
young
people
move
in
there
are
a
few
accidents,
but
because
we
put
a
pretty
stiff
fine
on

false
alarms,
which
is
500
bucks,
a
pop.
We
find
that
that
it
has
been
a
good
source
to
manage
the
false
alarms
for
us.

We
also
have
fire
suppression
system
throughout
the
buildings
and
in
each
of
the
units,
and
these
systems
are
also
monitored.
So,
if
there's
any
fluctuation,
any
possibility
of
a
fire
were
immediately
notified
on
all
of
our
properties
that
we
have,
and
on
this
one
included,
we
employ
and
have
police
officers
that
live
in
our
properties.

One
of
them,
for
example,
might
be
after
hours
at
escort
service,
a
student.
Is
it
at
a
campus
location
and
feels
the
need
that
they
want
to
have
an
escort
back
to
the
property
after
hours
or
after
dark
our
community
manager
will
courtesy
manager
will
assist
with
that
also
goes
into
monitoring
the
parking
areas
and
in
our
public
facilities.
We
find
that
that
often
times
the
some
of
the
problems
that
recur
have
to
do
with
vandalism
of
vehicles.

Also,
in
our
lease
agreement
with
each
of
the
of
our
students,
we
have
included,
and
we
would,
in
this
case
do
the
same
the
a
university
code
of
conduct
so
that
we
are
acting
in
the
universe,
in
unison,
with
with
the
policies
of
the
local
university.
We
have
also
worked
with
the
universities
so
that,
when
there
is
a
violation
of
those
codes
of
conduct
that
they
then
go
through
the
university
legal
system,
this
seems
to
be
something
this.

are
in
the
process
in
one
of
our
existing
properties,
of
having
that
code
of
conduct
fall.
Follow
of
the
student
off
campus,
an
example
would
be
if
someone
were
to
go
up.

football
game

get
caught
in
some
activities
that
are
not
part
of
the
student
code
of
conduct.

would
be
able
to
enforce
that
student,

in

we
call
CAS
or
community
assistance.

students
help
with
monitoring

visual

of
the
things
that
this
long
list
of
things
that
you
can
think
of
that
become
distractions
to
a
peaceful
living
environment
for
for
students.

The
neighbors

might

with
specific
example
that
we
opened
a
property
at
Eastern,
Michigan
University.

past
fall,

close
to
Eastern

this

is
too
high
University.
That
happened

be

a
location

town
which
was
the
highest
vandalism
and
we're
like

district
in
the
city
and
when
we
met
with
the

only

local
police,

also
the
campus
police,
to
find
out
how
we
can
best
set
up
a
coordination
of
our
policies.

notified
that
our
particular
property
was
in
the
toughest
area
town,
and
so
we
went
through
these
policies
that
we've
talked
about
now
and
we
initiated
many
of
these
things
for
the
coordination
to
set
up
something
that
we
thought
would
be
good

us

good
for
community.

have
now

called
last
week
because
I
wanted
to
find
out.

us
to

we
are
putting
on
our

expect

little

the

funds

asked

put

entranceway

the
city

restrictions

bus
transit
system

necessarily

transit

the

could
be
devastating
to
the

they're
not
resolved

hard

land
