role
is
kind
of
a
central
role
and
putting
together
the
team
and
in
some
cases
the
homeowners
have
talents
and
desire
to
be
strongly
involved
in
design.
In
other
cases,
they
just
know
that
they
don't
like
what
they're
living
in
now
and
they
need
help,
and
then
we
we
have
internal
people
and
we
have
outside
resources.
So
we
tried
to
build
a
team
to
fit
the
needs
of
the
particular
client
and
their
project.

of
always
say
that
I
sort
of
fell
into
the
business
by
accident
I
was
always
interested
in
construction
and
the
trades
from
the
time
I
was
in
grade
school
or
even
younger
and
I
worked
construction
all
the
way
through
high
school
and
into
college
and
the
guy
that
I
worked
for
retired.
So
that
been
left
me
without
a
job
and
at
the
time
I
had
a
friend
who
wanted
a
deck
built.
So
one
thing
led
to
another
and

I
am

and
it

pay
recognition
for
what
plaque
and
pool
builders

I've

someone
out
to
repair
my
furnace
in
the
middle
of
the
winter
for
the
last
three
years
and
I
know
it's
on
its
last
leg
and
I'm
going
to
have
to
replace
that
thing.
Sometime
soon,
I'm
either
going
to
need
to
paint
my
house
or
put
on
new
siding.

One
of
the
burners
of
my
stove
doesn't
work
anymore
and
my
dishwasher
doesn't
clean
the
way
it
used
to
her
and
just
last
week,
I
noticed.
There's
a
water
stain
on
the
ceiling
beneath
my
bathroom
seems
a
little
bit
overwhelming.
Where
do
I
start?
What
do
I
do?
Who
do
I
call?
Where
do
I
begin?
What
can
I
do
myself
were?
Should
I
hire
and
some
help.

So
these
are
the
kind
of
questions
and
stories
that
I
hear
time
and
again,
and
what
I
hope
to
do
today
is
to
help
alleviate
some
of
the
tensions
and
confusion
and
apprehensions
that
revolve
around
maintenance,
repairs
and
improvements
in
your
home.
So
the
first
thing
I'd
like
to
do
is
start
out
with
a
simple
question:
how
many
people
in
the
audience
like
chocolate,

The
first
thing
that
I
want
to
talk
about
is
defining
the
needs,
your
project.
So
what
you
really
should
do
is
begin
by
making
a
list,
and
you
can
walk
through
your
house
and
think
about
things
like
a
list
of
needed
repairs,
things
that
have
been
kind
of
on
the
fritz
things
that
have
been
not
working
quite
as
well
as
they
used
to
or
looking
like
they're,
getting
a
little
tired
think
about
things
like
your
windows,
doors,
your
mechanical
systems,
interior
finishes
and
so
on.
Throughout
the
home.

Keep
in
mind
that
there
could
be
damage
to
your
home
from
a
previous
storm
or
a
weather
event
that
you
just
have
neglected
to
take
care
of,
keep
an
eye
out
for
things
like
that
and
make
sure
that
you
to
think
about
your
mechanical
systems,
your
heating,
your
air
conditioning,
the
plumbing
systems,
electrical
systems,
anything
there
that
needs
attention,
then.
Secondly,
take
a
look
at
the
the.

Functional
aesthetics
aspects,
your
home
things
like
changing
needs,
you
may
have
a
growing
family
or
you
may
have
a
shrinking
family
of
empty
nesters
is
the
you
know,
example,
and
sometimes
there's
multi-generational
living
arrangements.
So
these
are
the
kinds
of
things
that
you
want
to
take
into
account.

Think
about
space
planning,
how
you
might
repurpose
space,
how
you
might
better
utilize,
the
space
that
you
have
in
your
home
and,
lastly,
think
about
updating
materials,
maybe
new
countertops,
maybe
new
flooring,
new
plumbing
fixtures
and
the
like
start
with
a
list
like
that
and
then
think
through
some
of
these
things
on
your
list,
maybe
things
that
need
immediate
attention.
Some
of
these
things
are
things
that
you
know
are
going
to
need
attention,
maybe
three
or
four
years
down
the
road.

Some
of
these
things
are
going
to
be
things
that
you
really
want
to
have
and
there's
other
ones
there
be
it
kind
of
like
to
have,
but
you're
not
sure
that
they're
going
to
fit
in
the
process.
So
if
you
kind
of
make
that
list
and
start
to
prioritize
it
a
little
bit,
it's
going
to
make
the
process
work
well
for
you
as
you
move
along.

That's
a
great
starting
point,
but
then
once
you've
selected
one
or
two
or
three
that
you
know
you
have
some
interest
in
go
ahead
and
look
into
their
credentials,
and
it's
really
easy
to
do.
There
are
several
steps
that
you
can
take
along
the
way
you
should,
first
and
foremost,
make
sure
that
they're
licensed
by
the
Department
of
Labor
and
Industry
it's
required
under
minnesota
state
law.

sure
that
you
choose
someone
that
you're
comfortable
communicating
with
because
you'll
be
spending
a
little
bit
of
time
with
them
as
you
embark
upon
a
project
and
another
good
source
is
friends.
Relatives
coworkers,
because
when
you
talk
to
someone
that
you
know
or
trust,
that's
worked
with
a
company
before
and
had
a
good
experience.

You
know,
that's
probably
the
greatest
thing
that
you
can
get,
but
don't
neglect
to
take
the
other
steps.
There's
some
helpful
resources
that
you
can
look
at

help
you
out

There's
a
number
of
professional
organizations
around
town
that
you
want
to
might
want
to
check
with
the
National
Association
of
the
remodeling
industry,
the
Builders
Association
of
the
Twin
Cities.

the
remodelers
Council,
you
want
to
look
for
somebody
that,
as
an
A+
accreditation
with
the
Better,
Business,
Bureau
and
angie's
list
is
a
great
source
of
referrals
that
are
posted
by
you
know:
people
like
you
online
all
the
time
so
I
encourage
you
to
do
your
homework.
There
narrow
your
list
down
to
a
small
number
of
people
all
right.

So
what
you've
done
now
is
you've
gone
ahead
and
narrowed
your
list
down
to
two
or
three
people
that
you
think
that
might
be
a
good
candidate
for
you
to
work
with
so
prior
to
your
first
meeting.
If
you've
done
a
good
job
of
making
your
list
and
prioritizing
it
that
will
help
you
get
off
on
it
to
a
good
start.
The
person
that
you
choose
to
work
with
will
have
a
very
good
idea
on
how
to
take
that
list
and
and
help
you
narrow
it
down
to
where
you
really
need
to
go
with
it.

They'll
they
should
be
able
to
help
you
establish
a
preliminary
budget,
and
before
you
come
into
that
meeting,
you
ought
to
think
about
that
a
little
bit
yourself,
but
not
knowing
what
the
full
ramifications
of
everything
are.

initial

provide
you
with
that
level
of
professional
expertise
that
to
help
you
meld
together,
what
your
wants
and
what
your
needs
and

all
kinds
of
parameters.
So,
if
you're
interested
in
a
kitchen,
for
example,
you
can
look
at
kitchen
photos
and
you
go
through
thousands
of
them.

When
you
see
something
that
catches
your
eye,
taget
put
it
in
your
album,
then
you
can
share
that
album
with
with
the
professionals
that
you
choose
and
they've
got
an
instant
recognition,
then
of
kind
of
what
your
tastes
are
in
your
style
and
what
the
things
that
you
like
that
way,
you'll
be
able
to
get
the
most
out
of
that
first
meeting,
there's
a
lot
of
good
companies
around
and
most
all
of
them.
That
I
know
offer
that
initial
comfort
consultation
without
charge
so
make
sure
you
use
that
resource,
because
that
can
really
help.

traffic
patterns
when
you've
got
that
person
there
you'll
have
that
level
of
expertise
that
can
really
help
you,
because
they're
going
to
know
what
the
codes
are,
what
setback
requirements
are
what
the
mechanical
requirements
might
be
and
there's
you
know
those
kind
of
a
lot
of
behind
the
scene,
things
that
you
might
not
really
be
thinking
about
that
may
have
an
impact
on
your
project
and
may
help
shape.
You
know
the
direction
that
it's
got
to
take
they'll
normally
at
that
point,
take
some
measurements
and
take
some
photos
and
to
help
them.

an
example
of
a
of
a
bathroom.
This
is
the
same
bathroom
with
some
hypotheticals
situations
where,
just
by
the
choice
of
the
plumbing
fixtures,
the
tiles
the
details
faucets
the
hardware,
the
cost
can
vary
pretty
dramatically.

Usually,
then
what
you
should
expect
to
see
is
someone
should
purdue
help
you
to
produce
a
set
of
plans
and
a
contract
and
specifications,
because
that
really
helps
to
identify
and
narrow
down
the
decisions
that
are
involved.
There
will
be
allowances,
there
will
be
selections
and
all
of
those
things
need
to
get
spelled
out
so
that
you
have
a
clear
understanding
of
what
your
project
is
going
to
be
and
what
the
financial
investment
and
it's
going
to
be.

You
want
to
make
sure
that
all
the
details
are
covered
in
that
contract
as
well.
Things
like
extras
credits,
changes
insurance,
make
sure
that
everyone
is
properly
insured
and
that
that
you've
taken
the
proper
steps
on
your
homeowners
insurance
and,
of
course,
make
sure
that
the
builders
warranties
are
included
in
that
contract,
depending
on
what
you're
doing
say,
for
example,
you're
adding
a
three-season
porch
on
to
your
home.
You
may
be
adding
value
to
the
home
and
you
may
not
have
it
insured
for
the
increased
value
or
it
can
be
any
kind
of
a
project.

But
you
want
to
make
sure
that
up
to
date,
a
lot
of
times
you'll
buy
the
house.
You
put
your
insurance
on
there
and
you
insure
it
for
the
amount
similar
to
what
you
bought
it
for
and
then,
if
you
do
substantial
improvements
of
the
home,
you
better
kind
of
think
about
that
am
I
really
covered
in
the
event
of
a
tornado
or
a
fire.
Or
what
happens
so
you
want
to
want
to
make
sure
that
you
keep
that
in
mind.

A
well
written
contract
will
address
all
kinds
of
issues
because
it
gets
a
little
bit
funny
there.
When
you
have,
you
ever
read
an
insurance
contract.
You
know
that
you
know
that
they
there's
a
lot
of
details
in
there
and
when
something
happens,
while
a
project
is
in
process,
it
can
get
rather
complex
and
it
kind
of
depends
on
what
the
occurrence
and
what
the
event
event
is.

If
there
is
a,
for
example,
if
there's
a
weather
event,
typically
the
homeowners
insurance
is
what
kicks
in
and
if
there
is
a
construction
accident,
then
the
builders
insurance
typically
kicks
in,
but
unfortunately,
there's
usually
some
gray
area
involved
in
these
things,
and
then
the
insurance
companies
usually
subject
to
a
process.
That's
called
subrogation,
that's
basically
where
the
both
insurance
companies
get
involved
and
they
kind
of
twist
arms
and
maybe
split
the
difference
on
things.

There
are
usually
quite
a
bit
of
decisions
to
be
made
their
selections
that
have
to
be
made
for
countertops
tile
appliances,
lighting,
there's
always
the
question
about.
Should
you
employ
employ
an
interior
designer
or
not,
and
there
are
allowances
and
selections
that
are
involved
in
the
contract.
So
these
things
on
the
surface
often
sound
like
a
lot
of
fun
and
seems
fairly
straightforward,
but
they
actually
can
be
fairly
overwhelming
for
some
homeowners.
So
we
suggest
that
you
at
least
consider
using
a
designer
it's
a
very
flexible
thing.

You
can
take
that
to
any
level
that
you
want.
We
have
clients
who
will
work
with
a
designer
and
basically
have
them
lead
them
through
the
whole
process
and
we'll
have
other
clients
where
just
maybe
an
hour
to
can
really
save
some
time.
You
can
tell
your
stories
of
clients
who
have
spent
hours
and
hours
and
they've
driven
the
nine
showrooms
and
they've
looked
at
127
tiles,
and
when
they
get
home
they
go
back
and
they
look
and
well.
The
second
one
that
they
looked
at
was
the
one
they
actually
chose.

And
if
you
multiply
that
by
a
number
of
things,
it
can
get
to
be
quite
an
overwhelming
process,
so
a
little
bit
of
assistance
can
go
a
long
way
in
the
process
and
I
strongly
encourage
it,
because
it's
a
it's
really
quite
easy
and
pretty
fun.
So
it's
definitely
one
thing
that
you
want
to
consider
at
least
as
part
of
your
project
site.
Preparation
is
another
thing
you
want
to
think
about.

We
learned
long
ago
that,
when
I'm
pulling
on
the
wall
on
this
side
and
the
other
room,
the
pictures
hanging
on
the
wall
are
subject
to
damage.
So
I'm
going
to
be
careful,
Oh
canned
of
think
things
through
and
walk
through
the
whole
house
and
and
try
to
get
all
of
those
things
you're
going
to
want
to
clear
the
traffic
areas,
and
you
also
got
to
consider
secondary
areas.

You
might
be
remodeling
your
bathroom
way
over
here
upstairs,
but
keep
in
mind
that
the
plumber
has
probably
got
to
go
all
the
way
down
on
the
basement
to
work
on
on
pipes
and
electricians
down
there
working
on
the
electrical
panel
and
stuff
so
kind
of
think,
through
the
logistics
of
some
of
those
things
and
again,
a
good
company
will
help
you
help.
You
walk
you
through
all
of
those
things
that
make
it
an
easy
and
seamless
process.

They
scheduled
the
material
deliveries
and
schedule
the
workers
there
so
that
they're
all
there
in
the
proper
sequence
and
they
get
the
timing
right
so
that
you
can
go
about
your
life
and
things
will
just
smoothly
fall
into
place
for
you,
they'll,
take
care
of
all
the
necessary
permits
and
inspections
and
and
try
to
get
you
to
a
smooth,
completed
process.
So
hopefully,
when
you're
done,
you'll
see
the
fruits
of
your
of
your
efforts.

I'm
going
to

it
up
to
questions

I'm
sure
there's
going
to
be
some.

when
you

your
contract
and
specifications
you
there's
usually
you're
going
to
find
areas
in
area
or
areas
that
are
called
allowances.
So,
for
example,
if
you're
doing
a
bathroom
remodel,
you
might
have
an
allowance
of
eight
dollars.
A
square
foot
for
floor
tile,
for
example.
So
when
you're
out
at
the
showroom
looking
for
selections
or
if
you
have
chosen
to
use
a
designer
both
of
you
know
that
when
you
go
to
the
store
and
you're
looking
at
tiles,
that
are
eight
dollars
the
square
foot
and
just
to
give
you
an
idea.

When
you
see
one,
you
absolutely
fall
in
love
at
with,
and
it's
fifty
dollars
a
square
foot.
You
got
to
take
into
account
that
that's
going
to
affect
your
budget
and
you'll
cippec
lisi.
Those
things
for
some
of
your
finished
materials
may
be
for
your
appliances
and
so
on.
So
you
want
to
be
careful
when
you're
planning
the
project.

Generally
speaking,
the
city
of
Bloomington
is
a
wonderful
city
to
work
with.
You
know
you
go
right
up
here
to
the
counter.
You
can
ask
specific
questions.
You
just
go
right
in
and
say
here's
what
I'm
thinking
about
doing.
They
can
tell
you
whether
or
not
you'll
need
permits,
or
you
may
need
a
permit
for
a
particular
phase
of
the
project,
but
not
the
others.
The
city
of
Bloomington
is
a
very
good
place
to
work.

you
know
we
have
a
whole
host
of
those
places.
That's
where
that's,
where
I
think
it's
wonderful
for
you
to
take
the
time
to
kind
of
itemized
out
your
needs
and
then
take
the
time
to
choose
a
company
that
you're
comfortable
with
and
have
them
out.
As
I
said,
most
of
these
companies
will
do
a
consultation
with
you
for
Ferno
charge
initially
and
they'll,
with
their
experience
will
be
able
to
look
at
what
you
what
particular
needs
that
you're
you
have.

it
remodeling
it
happens
all
the
time,
a
good
company
should
probably
advise
you
that
you
should
expect
some
of
that
and
what
I
can
tell
you
that
our
experience
has
been.
Is
it's
about
13
and
a
half
percent
that
13
and
a
half
percent
doesn't
cover
just
taking
out
the
tub
and
find
in
something?

That's
rotted
needs
to
be
replaced
because
most
professionals
are
able
to
foresee
a
lot
of
that
stuff
ahead
of
time,
but
we
still
haven't
developed
x-ray
vision
to
the
level
that
we
need
it,
that
we
can
always
answer.
All
of
that.
So
there
are
some
times
where
there
are
additional
charges,
but
we
find
equally
as
important
as
what
we
call
the
mize
wells,
and
that
is
where
you
put
all
kinds
of
effort
and
planning
into
the
process.

You
determine
just
exactly
what
you
want
and
how
that
fits
into
your
budget,
and
once
you
get
the
project
started,
then
all
of
a
sudden
you
decide
well
as
long
as
we're
at
it.
We
might
as
well
fix
this
door
over
here
that
doesn't
work
right,

repair
this
over
here.
That
also
needs
to
be
done
and
that's
just
kind
of
human
nature,
and
it's
almost
uncanny
how
consistent
it
is,
as
I
said,
our
company's
experiences

Sometimes
it
could
vary
by
that
significantly,
but
it's
pretty
much
where
it
ends
up.

that's
not
necessarily
exactly

thing

the

the
time.
You
start
demolition
to
the
time
you
can
use
it.
It's
going
to.
First
of
all,
it's
going
to
depend
on
them

project,

you're
doing

straight-up
replacement
and
by
that
I
mean
you're,
going
to
take
out
everything
you're
taking
out
the
cabinets
you're
taking
out
the
flooring,
you're
taking
out
all
the
appliances,
but
it's
all
going
to
go
back
in
the
same
place.
So
the
sink
is
going
to
stay
in
the
same
place.

bathroom,
you
notice
the
stain
on

you

just
going
out
and
trying
to
get
an
estimate

need
to
do
this
absolutely.

call
somebody
out

consultation.
They
can
advise
you
right
away
that
here's
what
it's
going
to
cost
to
just
plain
blow
this
thing
up
and
put
it
in
a
whole
new
bathroom.
They
might
might
look
at
it
and
say
you
know.
Maybe
we
can
just
take
this
one
wall
off
and
do
a
repair
and
put
it
back
on
there,
and
then
they
might
tell
you
that
you
know
we
can
do
a
test.

Yeah,
you
know
if
the
homeowner
is
reasonably
handy.
That's
that's
always
something
that
can
be
done.
We
generally
when
our
company
works
with
people.
We
we
know
that
you
know
you're.
Some
people
can
be
very
handy
and
have
some
prior
experience,
but
in
those
cases
we're
going
to
probably
interview
you
and
check
your
credentials
quite
extensively
before
we
get
involved.
We
want
to
make
sure
that
you
have
a
clear
understanding
of
what's
involved,
it's
far
easier
to
it's
far
easier
to
do
that,
either
at
the
beginning
or
the
end
of
a
project.

if
you
put
a
an
unfamiliar
person
on
the
team,
people
can
search
stepping
on
each
other's
feet
a
little
bit.
So
when
we
do
those
kinds
of
things,
we
want
to
make
sure
that
we
have
a
good,
clear
understanding
of
how
it's
going
to
work
before
we
start
so
that
you're
not
disappointed
in
the
process.
