district

within

area

abutting
lot

common
ownership
and
thereby
it
falls

merger

those
vacant
lots
are
not
developed.

unique
lot
in
that

that
it
is
the
only
vacant

developable
in
the
area.

should
we
be
granted
a
variance?

think
you'd
see
a
domino
effect,
because
those
lots
can't

built

because
of
that
merger

and
that
uniqueness

brings
us

hardship
that
the
little
literal
enforcement

zoning
would
create
a
hardship
and
preventing
any
development
in
that

feel

increase
Housing
Opportunity
in
the
city.

know
it's
just
two
units,
it's
not
a
multi-family
substantially
increasing,
but
the
comprehensive
plan
actually
States
and

quote.
There
are
just
a
little
over
650
units
within
multi-family
apartment
buildings
and
even
fewer
duplexes
of
town
homes.

safety
the
product
would
not
increase
demand
for
on-story
parking
and
being
designed
with
clearly
identified
driveway.
That
project
would
ensure
safety
for
pedestrians
and
bicyclists
utilities,
and
other
public
services
with
the
public
utilities
already
available,
would
not
increase
the
demand
for
those
or
require
new.

character
and
social
structure,
we
feel
the
project
would
be
consistent
with
the
densities
and
character
and
single
family
and
two
family.
The
neighborhood
impacts,
the
environment.
We
meet
all
applicable
requirements
for
storm
water

low
impact
development

prevent
pollutants
in
the
local
waterways.

learned

out
there

enough

in

of
knowing

the
community

foods

it

people

doing

they

their
own
business

they
were
selling
their
pupusas

stuff,

wanted
to
give
them
a
place
where
they
can
use

our
idea
was
just

small
entrepreneurship

marketing
and
stuff.

thought

months

graduate

get

and

that
we
were
thinking
about,

would
be

people

consistently

must
attend

outcome

they
get

and
stuff
and
then
hopefully,
a

months

them

they
already
learn

needed

business

people
