respect
to
a
proposal
for
a
mixed-use
development
at
the
property
located
at
950,
phoenix
avenue.
You
know
950's
phoenix
avenue.
I
think
for
many
people
is
bison
ominous
with
a
whole
series
of
different
developments,
not
the
first
time
that
this
site
offered
phoenix
avenue
has
been
subject
to
something
new
and
something
developed,
certainly
better
than
what
is
currently
there
and
what's
been
here
for
the
last
few
years.

We
didn't
say
we,
this
developer,
set
the
opportunity,
in
essence
the
benefit
of
the
past
several
decades
decade
and
a
half
of
different
proposals
for
that
site
and
has
taken
that
opportunity
to
fine-tune
this
proposal
so
as
to
alleviate
many
of
the
neighbors
concerns
and
to
seek
to
ameliorate
that
property,
so
that
the
development
not
only
complements
with
the
surrounding
area
over
the
residents
concerns
and
their
issues.
To
that
effect,
we
have
developed
a
storage
plant
that
also
contains
a
commercial
retail
portion
of
it.

We've
met
with
the
neighbors
on
several
occasions,
one-on-one
on
certain
occasions,
to
go
through
the
proposal
to
explain
to
them
the
architectural
style
of
the
buildings,
to
explain
to
them
parking
to
experiment
and
uses
we've
gone
so
far
as
delineating
in
the
ordinance,
the
specific
uses
that
would
be
permitted,
those
uses
that
would
not
be
permitted.

then
took
another
step
forward
and
even
agreed
with
certain
residents
that
we
would
incorporate
a
restriction
of
uses
within
our
own
deed
once
the
property
is
conveyed.
We
held
several
meetings
before
the
city
planning
commission,
which
approved
our
plan,
approved

at
the
master
plan
process.
They
also
approved
it
as
a
recommendation
for
what
is
before
you
now,
which
is,
which
is
a
zone,
change,
classifying
this
property
as
a
mix
use
development.

were
before
the
ordinance
committee
a
week
and
a
half
ago
where
we
also
presented
the
development
of
the
ordinance
committee,
who
gave
us
a
positive
recommendation,
and
I

have
some
boards
to
kind
of
show
you
what
this
development

the

through
that
to
the

this
building

going
to
mimic
what

front
building

look

complement
the
neighborhood

it

residential

ensure
that
once
someone
enters
into
the
development,
they
have
a
residential
field.

a
feeling
of
security,
a
feeling
of
comfort
so

they

utilize
what
our
services
are,

are
going
to
be
storage,

front
building
the
building,
which
will
be.

going
to
consist
of
office
and
retail
it's

be
approximately
ten
thousand
to
twelve
thousand
square
feet.

ordinance
indicates
that
the
building
cannot

larger
than
twelve
thousand
square
feet.
We've
also

of
the
prohibited
uses
of
this
building
will
be

drive-through,

a
restaurant
with
dry
food
will
not
be
permitted.

building

mixed-use
development

commercial

find
on

purpose

one
bag
and
one
door,
and
it's
to
accommodate
your

plumber,

has
trucks
and
equipment
that
they
want
to
store,
but
they
can't
store
in
their
residential
community,

they

either
rent
one
of
these
bays
out,
store
it
there
and
then
they
can
also
have
their
office
facility
there.
So
a
pipe
fitter
wants
to
store
his
pipes
again,
who
wants
to
store
his
tools
and
his?

know
two

fours,

you

then
also
be
able
to
have
room
enough
for
for
a
desk
to
be
able

conduct
the
office
associated
with
the
storage,
and
this
building
is
essentially

square
feet,
which
would
be
sixteen
bays

doors.
The
building
would
be
of
about
thirty
to
thirty
five
feet
in
height,
which
will
allow
for
some
good
good
space.

The
last
component,

is
the
fourth
building
divided
or

bit
unique
because
it's

much

like
this

pike
or
public
storage
on

think

an
ideal
location
for
it,
because
it
is
it's.

One
of
the
great
benefits
of
this
parcel
and
this
development
here
being
utilized
for
storage,
is
not
obtrusive
to
the
surrounding
vegetation.
Our
goal
is
to
keep
the
vegetation
as
it
is.
One
of
the
things
that
we're
going
to
incorporate
into
this
development
is
the
there's
a
weapon.
What
I
mean
by
incorporating
is
we're
essentially
avoiding
the
wetlands,
so
it's
not
to
disturb
them.
There's
already
an
existing
existing
disturbance.
Right
here,
that's
gonna,
be
part
of
our
dm
permit
and
essentially
gonna
allow
us
access
to
the
to
the
rear
of
the
building.

you
can
do
this
project
as
really
two
major
components.
The
first
is
the
visible
component,
which
is
going
to
be
your
retail
office,
and
the
second
component
is
your

public
storage
to
the
rear
and
not
as
much
visible
from
the

phoenix
avenue.

one
of
the
issues
that
we've
discussed
with
both
the
planning
commission
and
the
ordinance
committee
was
some
of
the
uses
with
the
order.

impact

this
is

going

a
destination

kinds

traffic,

there's
storage,
it's
going
to
be
sporadic
it's
traffic

the
front

units
are
going
to
be
between
1500
to
2000
square
feet,
which
is
not
going

be

tremendous
generator

The
planning
commission
did
a
tremendous
job
in
putting
together
a
parking
ratio
for
the
whole
site,
and
the
parking
ratio
exceeds
what
is
even
requested.

required

we're

have
more
than
abundant
parking
in

rear
of
this
property
and
we'll
have
one
sufficient
parking
to
the
front
and
we'll
balance
some
of
those
situations
where
you're
gonna
be
looking
at
an
astral
park,

vegetation
of
the
property,
the
coverage
of
the
property
and
the
use
of
the
property
along
with
the
parking.

that

council

any
members

the
public

developer

from
the
community
he's
going

be
operating
this
facility
and

this
is
done

accordance

we've

that

this
process
and
ultimately
into
the

building
phase
of
this

this

be

enlargement
of
phoenix

front

retail

a
light,

proposed

the

roadway
up
to
phoenix
avenue.

that's
going
to
be
a
light,
controlled
intersection
and
that

reviewed

approved
by

traffic

needs

the

the

would

take
