A
Thank
you.
So
there
are
seven
members
present
there
for
five
affirmative
votes
are
required
to
grant
a
variance
or
repeal
the
board
is
authorized
to
grant
or
deny
variance
by
parts
three
section
60
of
the
Englewood
city
charter.
Anyone
aggrieved
by
a
decision
rendered
by
this
board
may
appeal
that
decision
to
a
court
of
record.
However,
such
appeal
must
be
made
within
30
days
of
the
Board's
decision.
The
variance
is
effective
at
the
end
of
the
appeal
period.
A
Building
permits
for
construction
associated
with
approve
variance
will
not
be
issued
until
the
appeal
period
is
ended,
building
permits
must
be
attained
and
construction
began
within
180
days
of
the
effective
date
procedure
for
the
meeting,
as
the
case
will
be
introduced
by
staff.
With
an
overview
applicants
will
present
the
requested
reasons
why
the
variance
should
be
granted.
Proponents
will
be
given
an
opportunity
to
speak.
A
E
E
E
E
I'm
sorry,
it
was
issued
earlier
that
year
and
I
thought
I
had
that
right
here,
but
their
certificate
of
his
occupancy
was
issued
prior
to
November
of
1955,
so
their
site
setbacks
at
the
time,
we're
not
for
the
Arwen
a
zone
district
of
1955.
It
was
for
1940
and
at
that
time
they
had
a
three-foot
site
setback
on
the
east
and
a
75
7
foot
setback
on
the
West.
E
They
would
bring
it
up
to
27
percent,
which
is
still
below
the
35
percent
maximum
lot
coverage
that
they're
allowed,
and
that
really
is
about
it,
they're
asking
for
the
variance
so
that
they,
the
construction
of
the
property.
They
have
a
straight
line
going
and
they
don't
have
to
jog
the
construction.
C
E
Up
until
that
point,
the
40
between
40
and
55,
for
some
reason
they
wanted
to
have
three
feet
on
the
east
side
and
I.
Don't
know
if
it
was
the
north
or
south
on
the
other
blocks,
but
so
that
you
would
always
have
Tim
foot
setback.
So
you
would
have
three
foot
on
one
side
set
it
on
the
other.
Your
neighbors
would
have
three
and
then
set,
and
so
you'd
have
Tim
fit
on
each
side.
A
A
A
F
We
wanted
to
increase
the
size
of
our
bedroom,
and
so
the
east
wall
is
the
5-foot
variance
right
now
and
we
were
going
to
add
off
of
the
current
bedroom.
The
next
thing
that
will
be
is
half
of
the
new
bathroom
and
then
our
new
bedroom,
so
the
the
7-foot
would
be
inside,
are
the
drawings
for
our
new,
bathroom
and
I
suppose
that's
possible,
but
I
can't
imagine
what
that
would
look
like
so
I'm,
hoping
that
we
could
make
it
all
look
cosmetically
nice
and
that
this
wouldn't
matter.
F
A
H
H
Think
I
made
a
mistake
in
that
I
didn't
have
complete
information
at
the
time
to
base
my
thinking
on
so
later,
Anita
gave
me
the
form
that
I
was
able
to
fill
out
and
send
back
just
stating
my
opposition,
and
she
also
provided
me
with
a
copy
of
the
architectural
drawings
and
after
I
had
a
chance
to
look
at
those
and
be
made
aware
of
the
need
for
a
variance.
I
do
have
some
concerns
and
I
wanted
to
just
kind
of
touch
on
those
briefly.
H
It's
a
it's
a
fairly
significant
addition,
at
least
to
my
way
of
thinking.
The
size
is
about
four
hundred
square
feet
and
the
twenty
five
to
twenty
six
foot
in
length
that
runs
parallel
to
the
fence
is
nearly
half
the
length
of
the
entire
yard
yard
is
about
56
feet,
so
it
will
have
a
significant
impact
on
the
view
and
in
my
estimation,
that
the
feel
of
the
the
space
in
my
backyard
there's
also
potential
for
it
to
have
an
impact.
H
There
are
a
number
of
additions,
but
I
think
it's
unusual
to
have
one
that's
running
parallel
within,
even
even
though
the
distances
to
the
property
line
different
for
this
neighborhood,
as
mentioned
previously,
the
places
where
that
occurs.
Currently
the
ones
I've
seen
are
in
these
side
yards
between
homes,
short
sides
of
homes,
where
there
isn't
a
fence,
it's
an
open
side
yard.
So
it
has
a
different
feel.
H
The
other
thing
that
I
guess
I'm
wondering
about
there's
some
issues
related
to
the
construction
and
particularly
potential
impact
on
drainage.
I'm,
not
saying
that
there's
necessarily
a
problem.
I
just
don't
have
information
about
what
that
impact
might
be
from
the
information
that
I've
seen
so
far.
Given
the
size
of
the
addition,
there's
a
lot
of
water
that
we'll
have
to.
H
H
So
so
I
guess
there's
kind
of
two
concerns.
There's
there's
a
concern
about
the
the
plan
in
general.
You
know,
given
the
need
for
a
variance
and
the
size
of
the
addition,
and
then
also
just
you
know,
questions
about
the
actual
plan
for
the
work
and
then
how
to
make
sure
that
you
know,
if
there's
a
need
to
do
some
of
that
on
my
property,
how
I
can
you
know
feel
confident
that
it
will
be
restored.
A
So
we
can't
address
how
the
works
going
to
be
done,
but
I
can
tell
you
that
if
you
don't
want
work
being
done
on
your
property,
you
don't
have
to
allow
it.
Yes,
I
can
briefly
address
the
drainage
somewhat,
because
I've
been
through
this
they're
gonna
have
to
pass
the
city
requirements
for
the
drainage
and
it
cannot
be
directed
towards
your
property
and
they'll
have
drainage
engineers
that
are
gonna.
Look
at
that.
So
that
would
be
another
concern
to
directly
address
with
the
city.
Again,
that's
not
something
that
we
can
get
into
you
know.
A
A
C
I
guess
I'd
repeat
his
question:
we
they
would
be
have
the
right
to
put
it
seven
feet
away
from
the
property
line
and
goes
far
back
if
they're
asking
for
it
all
we're
talking
about
is
the
difference
between
five
feet
and
seven
feet.
It's
a
real
question
in
my
mind.
Is
you
know
how
much
does
that
really
affect
you.
B
B
A
F
F
A
A
A
C
A
B
Question
just
precedent
in
this
neighborhood
have
any
bearing
on
this
I
mean.
A
G
A
A
C
G
I
voted
yes.
With
regard
to
the
first
criteria:
unique
physical
conditions
exist,
such
as
shape
location.
This
is
the
existing
structure
is
I'm
conforming
into
the
so
that
it
has
that
five
foot
setback,
and
this
would
be
continuing
that
line
so
that
forcing
the
jog
would
be
deprive
the
applicant
of
privileges
enjoyed
by
other
properties,
but
the
second
criteria,
consistent
with
the
intent
of
the
zone
district
we've
identified
no
public
health
safety
or
welfare
issues.
There's
a.
G
G
A
I
wouldn't
encourage
the
applicant
to
talk
to
your
neighbor
during
the
construction
process
and
to
make
sure
that
if
he
has
any
concerns,
it
gets
addressed
by
the
contractor
and
I
would
also
suggest
making
sure
that
the
city
looks
at
the
drainage
and
everything
is
taken
care
of.
In
your
view,
thank
you.
A
D
A
C
C
B
G
A
E
I
have
two
things
next
month.
There
is
a
variance
case
which
I'm
glad
Nancy
put
this
on
here
to
rear
setback,
to
enclose
an
attached
carport
edit
on
an
alley
house
and
also
the
second
thing.
I
wanted
to
bring
up
that
and
to
kind
of
touched
on
this.
We
do
see
a
lot
of
these
variances
where
we're
trying
to
line
up
the
house
with
the
new
addition
and
we're
looking
into
doing
some
code
cleanup,
and
we.
