important
things

mention

area.
They
are
proposing
nine
signs,
four
of
them
part
of
this
variance
request,

they're
only
proposing

square
feet

sign

be

but
that
would
be
provided
that
they
are
less
than

square
feet

each
and
less
than

high
off
the

These
are
obviously
they're
more
than

not

count
towards

staff
report,
community
development
does
recommend
approval

the

professional
opinion
that
that
type
of
drive-through
signage
has
less
impact
than
signs
that
are
typically
ground
mounted
near

standalone.

say
drive-through
that
are
listed
less
than
six
square
feet.
We
believe
that
this
solution
is
less
as
less
impacts
on
surrounding
properties
and
sort
of
the
visual
clutter.

motorists

navigate
safely

development

the
residential
properties
to
the
south

the
west

weaken

title

that

think
it's
kind

nature

Typically,
when
we
look
at
drive-through
type
signs,
they're
really
literally
for
drive-through
fast
food
science,
there's
not
many
other
drive-through
type
facilities,
and
so
a
building
for
a
drive-through
say
fast.
Food
tends
to
be
a
lot
smaller
than
a
Rite,
Aid
and
and
probably
40
to
50
percent
of
their
business
is
through
the
drive-through.

they're
really
trying
to
direct
people
right
at
the
get-go
to
the
drive-through
on
a
much
bigger
building
with
like
this

think
that's
the
focus
so
much
it's
more
getting
them
into
the
building.

parts
of
our
rationale.
Here.
First
I
should
really
talk
about
our
mission
and
a
Craig
hospital.
We
we
really
focus
on
caring
for
people
with
catastrophic
brain
and
spinal
cord
injuries.
Half
of
our
patients
come
from
outside
the
state
of
Colorado,
and
we
just
completed
an
88
million
dollar
expansion
remodel
because
of
our
growth.
To
give
you
some
example
of
our
growth,
our
inpatient
volume
currently
is
we're
locked
in
at
92
beds.

We
can
where,
basically,
our
analysis
shows
that
were
about
on
a
daily
basis,
somewhere
between
250
and
300
spots
that
were
short
of
so
that
means
that
those
cars
are
going
out
into
the
street
and
we
would
like
to
be
good
community
members.
We've
always
tried
to
be
a
good
community
member
we'd
like
to
build
this
parking
deck,
which
leads
us
to
the
commercial
requirement.
A
couple
things:
that's
not
our
mission,
we
really
don't
know
how
to
run
commercial
business.
We
do
what
we
do.

Secondly,
if
you're
familiar
with
that
space,
it's
there's
a
very
little
foot
traffic.
It's
at
a
very
busy
intersection.
There
is
no
parking
anywhere
other
than
people
have
spelling
out
on
the
Emerson
street.
If
we
did
have
a
commercial
business
there,
and
the
last
part
of
that
is
that
if
I
was
required
to
put
some
sort
of
retail
space
and
try
to
manage
it,
it
would
add
about
$800,000
to
the
cost
of
my
parking
deck.
So,
hence
that's
why
we're
coming
before
you.

criteria

told
about
and

we
can't
really
modify
zoning

can
offer
variances
to
provide.

we
can
justify

it

myself
to
go
up
on
either
of
your
existing
parking
garages.
