applicant
of

enjoyed
by
other
properties
in
the
vicinity.

chart
storage

storage
sheds
have
a
maximum
size
of
150
square
feet
and
a

height
of
10
feet,
while
the
structure
has
been
defined
by
the
applicant
as
a
storage
shed
as
well
as

personal
Workshop.
Even
if
we
were
to
take
the
more
lenient
definition
and
consider
this
a
quote:
unquote.
Other
accessory
structure,
the
max
height
on
those
is
12
feet
and
they
do
have
that
Max
size
limitation
of
200
square
feet.

that
the
variance
is
consistent
or
the

consistent
with
the
intent
of
the
Zone
District
regulations

secure
public
health,
safety
and
Welfare?

it
is
staff's
thought
that
we
can't
effectively
determine

this

the
neighborhood,

citizen

filed
the
original
complaint
for
the

criteria.

Code

became

was
a
really
cool
concept.
Arapahoe
acres
is
a
great
neighborhood,
but
putting
a
home
on
a
lot
like
this
really
limits
your
options.
We
have
a
6794
square
foot
lot
with
a
1200
square
foot
footprint
and
you
pretty
much
can't
do
anything
else
with
right.

balls
bought
the
property,
realized
right
off
that
they
didn't
have
any
storage
in
their
12
foot,
1200
square
foot
home
they.
They
are
not
looking
to
put
a
giant
garage
with
a
a
a
shop
in
there
they're
just
wanting
to
get
one
car,
potentially
some
storage
out
of
this,
but
their
options
truly
are
limited.

other
thing
that
is
really
kind
of
out
of
sorts
on
this
lot,
too,
is
that
the
the
the
current
driveway
is
actually
15
feet
from
the
corner
and,
as
Ryan
pointed
out
to
me,
I'm
grateful
for
that
information.
You
need
to
maintain
current
code
is
40
feet
from
a
driveway
to
a
a
corner
just
to
have
safety
right
for
for
safety
and
Welfare.

contractor
builds
that
at

feet

because

orientation

it
really
is
just
the

brick
veneer
that
adds
width
to
the
garage
and
a
typical
car
is
seven
feet
wide:
six
to
seven
feet,
wide
doors,
open,
that's
two
and
a
half
feet
on

side.

gets

up
to
12
feet
pretty
quickly
and
just
to
give
them
enough
room
for
circulation
around
the
vehicle.
They
actually
don't
have
enough
depth
for
circulation
around
the
front
of
the
vehicle.

mean
it's
going
to
be
tight,

we
were
limited
by
the
the
rear
of
the
home,
and
then
I
also
wanted
to
make
sure
that
it
was
set
back
from
the
facade
of
the
home
just
to
from
an
aesthetic
standpoint,
I
think
it'll,
look
better
I,
think
again,
it'll
be
more
in
keeping
with
the
context
of
the
neighborhood.
The
other
thing
that
I'd,
also
like
to
mention,
too,
is
that
we
do
have
a
little
bit
of
slope
to
the
lot
here.

it
slopes
down
to
the
South
and
that's
why
they
have
the
the
retaining
wall
in
there
that,
as
part
of
this
construction,
would
be
removed
and
the
lot
would
be
graded
down
and
the
the
garage
would
actually
the
driveway.
The
approach
to
the
garage
would
actually
be
much
lower
than
the
existing
driveway
and
we
would
basically
tuck
the
entirety
of
the
garage
under
the
existing
roof
of
the
home.
So
we
would
keep
the
scale
down
on
this
as
well,
just
so
that
it
doesn't
become
more
of
a
prominent
element.

that

there
are

criteria
that
we're
trying

feel
like

The
third
criteria
is
that
the
variance
will
not
permanently
impair
the
use
or
development
of
adjacent

Jason's,
conforming
Properties,
or
alter
the
essential
character
of
the
neighborhood.

the
first
time
a
garage
like
this
has
been
granted
a
variance
in
this
neighborhood
and

Think
that's
an
important
thing
to
bring
up.
There
are
other

don't
have
the
addresses,
but
there
are
other
properties
in
this
neighborhood
with
some
similar
configurations
that
have
been
granted
an
exception
to
the
code.

detached
concept
is

a
concept
that
that
Doug
and
Connie
can
execute
if
they
want
to,
but
they
don't
want

that
the
detached
concept
would

worse
for

for
a
variance
to
build
a
garage
to
the
property

was
granted
that
variance

built
that
garage

lived
in

home

17
years.

is

to
the
corner
lot
at

Marion
and

is

at
this

degree.

is
really
awkward,
as
well
as
the
grading
on
the
Cornell

side
of
the

heard
it
speeding
off

thought,
who

teenagers
laying
rubber

neighborhood

didn't
realize
they
were
doing
it
with
my
car
until
I
went
out
the
next
morning,

keys

hand
and
I
dumped
out
a
look
on
my
face.
When
my
car
wasn't
there,
it
was
later
recovered
ruined.

yeah,
that
was

that
was
back
in
the
early
80s
I
lost,
so
our
neighbor
one
night,
we
woke
up
called
the
police.
We
heard
a
noise
in
the
middle
of
the
night,
I
glanced

window

quiet

thousand

converter-
that
fortunately,

insurance
company

also
had
a
250
dollar
Theft
Protection
adaption
made
for
the
catalytic
converter
with
aircraft
aileron
cables,
underneath
there
welded
to
the
frame
very
well
done,
I,
don't
think
they're
going
to
take
it
again,
but
that
car
still
has
to
be
on
the
street.
So
I
wanted
to
protect
it,
but
I'm
very
grateful.

I
think

with
the
house,
since
it
is
at
such
a

degree
angle,
putting
this

garage

house

putting
something.
That's
not

the
same
line

the
rest,

think
would
kind
of
you
know
catch
your
eye
more
than
anything
else
would
yeah.

yes,
based
off

first
criteria,
the
unique
physical
conditions
exist.
The
house
is
at
a
very
awkward
angle,
to
be
able
to
build
a
garage
there's
pretty
much,
no
other
option,
especially
considering
utility
easements

of
the

public
health
safety
and
Welfare.
As
it's
been
mentioned,
the
public
safety
is
increased
by
the
vehicle
being
unable
to
be
broken
into,

well
as
it
offsetting
it
from
the
utility
easement,

that
there's
no
chance
of
an
issue
there.
