So
recently,
we've
had
some
property
owners
come
in
to
talk
about
their
properties
with
staff,
and
it
came
to
our
attention
that
something
that
we
weren't
really
cognizant
of
before
strangely
enough,
but
we
probably
should
have
been,
but
is
that
we
have
a
different
standard
for
lot:
definitions,
RIA,
r1,
c,
vs,
r2
and
r3
zone
districts
for
the
r1
c
zone
district.
The
small
lot
is
the
minimum
small.
A
lot
width
is
3
7
feet
and
4
in
all
the
r2
and
r3
zone
districts.

It's
40
feet,
so
we
kind
of
did
some
head
scratching
and
kind
of
figured
out.
Maybe
what
was
going
on
there
so
going
all
the
way
back
to
the
late
1800s,
the
way
they
would
do
planning
of
land
was,
they
would
do
subdivisions
and
they
would
divide
them
with
rectilinear
grid
streets,
and
then
they
divide
out
25,
foot,
increment,
Lots
and
so
the
parts
of
Englewood
that
are
closer
to
Broadway
I.
Generally,
probably
you
know
from
Clarkson
to
Broadway
and
then
over
to
here
on
generally
in
those
areas,
those
all
of
those
properties.

If
you
have
what
a
50-foot
lot,
you
basically
own
two
lots.
You
will
you
will
own
Lots,
27
and
28
or
23,
22
and
23.
If
you
have
a
50-foot
lot,
because
this
is
the
way
they
divided
these
things
up,
and
so
this
was.
This
is
the
most
efficient
way
to
sell
land
and
you
could
customize
it
based
on
your
budget.
So
typically
most
people
opted
for
buying
to
Lots
for
a
50-foot
lot,
but
there
are.
There
are
many
instances,
of
course,
people
who
wanted
largely
lot.

It's
mr.
Skerritt
house
at
the
bottom
there,
and
so
all
this
was
done
before
they
were
zoning,
so
they
didn't
come
in
to
play
until
1940
and
at
that
time
they
just
basically
took
the
they.
The
standard
lot
size
of
50
feet
was
what
was
put
into
the
code
at
the
time
and
it
didn't
really
speak
to
any
other
sizes
at
all,
going
to
out
back
to
the
2004
unified
development
code.

We
went
back
and
looked
at
that,
and
so
this
is
when
they
started
putting
in
these
different
provisions
for
small
lots
and
40
feet
became
the
minimum
standard
for
the
small
lot
in
the
are
$2
three
zone
district,
but
in
there
are
one
sees
own
district.
It
was
set
at
37
feet,
so
we
don't
really
know
why
that
was
done
and
why
it
was
different.
But
we
kind
of
have
we
kind
of
have
some
speculation
as
to
what
may
be
the
possibility.

And
then
one
year
I
got
lucky
and
there
was
some
kind
of
high
school
program
at
Englewood
High,
where
we
could.
The
interns
who
work
for
us
for
I,
don't
know,
must
of
I
think
they
must
have
made
some
money,
but
it
was
a
kind
of
a
program
to
sponsor
a
senior
and
whatnot,
and
so
I
was
able
to
hire
an
Inglewood
senior
to
help
me
in
put
all
the
la
twists,
go
through
all
the
maps
and
then
put
it
into
the
electronically
into
the
system,
and
so
now
we
can
actually
do
that
really
easily.

can
analyze-
and
you
know,
query
for
lot-
serve
between
this
feet
and
that
much
feet.
I
mean
kid
numbers
and
/
zone
district,
and
all
that
so
here
I've
got
this
chart
here.
That
kind
of
shows
what
we've
got
in
terms
of
these
lot
widths.
So
I
have
the
r1
a
up
standard
lot
size
for
r1
a
is
75
feet,
the
small
lot
in
r1
a
is
d2.

Seventy
four
point:
nine
and
then
their
urban
Lots,
which
was
something
that
was
added
to
the
code
just
a
few
years
ago,
is
for
special
cases
and
those
are
in
the
r1.
A
would
be
twenty
five
to
forty
nine
point.
Nine
so
on
with
the
r1,
be
and
r1
see
what
we're
really
looking
for
tonight,
those
the
Arwen
see
in
the
r2
at
r3.
So
you
can
see
that
there's
just
a
slight
difference
between
those
where
r1c
has
a
minimum
of
37
and
the
r2
and
r3
has
a
minimum
of
40.

So
looking
around
on
the
internet,
this
is
something
I've
kind
of
found
up.
It's
Stapleton
they
are
have.
Some
of
their
developments
are
very
close,
like
that,
where
they
have
very
much
problem,
they
probably
are
something
on
the
I'm
guessing,
there's,
probably
about
six
feet
between
these
houses,
which
they're
calling
Stapleton
Painted
Ladies.

so,

so
this
is
what
would
if
we
were
to
change
the
definition
of
small
Lots
in
the
are
two
or
three
to
match
the
r1c
at
37
feet.
So
this
is
what
the
change
would
end
up.
Be
you

you
would,

the
very
final
column
this
there
to
be
a
shift
in
our
to
a
of
six
lots
from
urban
lot
to
small
a
lot
in
our
to
be.
There
would
be
a
shift
of
67
lots
from
a
lot
to
small

lot,
and
we
are
three

shift.

would
make
things
so

would
just
it
would
change
the
process.
Basically,
you
would
move
a
137
lots
out
of
the
lot
classification
of
the
urban
lot.
Classification
is,
as
you
as
you
may
recall,
is
something
that
the
plane
has
to
go
before
the
Planning
Commission,
that
to
bring
a
plan,
a
site
plan
have
a
full
kind
of
a
public
hearing.
I
believe
on
that
and
get
people
to
come
and
give
testimony
it
would
just
take.
It
would
help
to
some
of
these
people
number
one
they
wouldn't
have
to
go
through
that
process.

They
could
just
build
basically
to
the
small
lot
specifications,
but
also
it's
just
also
really
confusing
for
staff,
because
you
know
you
it
you're
going
back
and
forth
from
37
to
40,
and
you
can
easily
forget
it
forget
that
fact
so
it
we
just
thought
it
might
be
better
for
consistency's
sake
as
well.
So.

Basically,
what
we're
hearing
is
a
we're
gonna,
make
it
easier
for
staff,
be
it
makes
it
better
for
the
homeowner
or
the
the
property
owner
to
do
whatever
they
want
to.
Within
normal
restrictions,
see
they
don't
have
to
go
through
some
public
vetting
process
of
what
they
want
to
do
with
their
property.

not
aware
of
anything
that
would
be
spatial
in
terms
of
typically
based
where
these
are
at
as
I
described
or
typically
a
half
mile
on
either
side
of
Broadway.
That's
where
you
find
the
25-foot
style
Lots.
When
you
get
beyond
that,
then
there
you
have
more
modern
type
subdivisions
where
they
subdivide
them,
as
just
one
50-foot
lot
or
160,
or
so
any
left
lot.
So
I
don't
see
any
different
to
differentiate.
If
it's,
you
know
your
Broadway
or
if
it's
up
on
the
hill
really.

an
interesting
point
to
make,
and
so
maybe
you

I
could
do

I
could
identify
the
lots
that
are
in
question
and
get
and
I
have
their
address
information
and
since
there's
only
be
about
137,
that's
not
a
significant
middling
cost.
So
maybe
we
should
do
because
then
people
would
know
if.

there
really
is
a
good
argument
against
the
change,
because
I
think
that
40-foot
was
you
know
when
I

did
the
analysis,
there's
very
few
lots
there,
forty
feet
or

between
that
forty
and

nine
feet.

really
odd
thing!
This
wasn't
common
and

it's

was
an
arbitrary
number
that
they
just
came
up
with.

You

I
don't
see
any

think
you

we
decide
to

need
for
all
the
public,
public
vetting
and
bla
bla
bla
of
your
urban
line.
