senior
planner

community
development
wade

not
here
this
evening,
he's
out

town

a
much
needed
vacation,
and
so
I'm
going
to
be
helping
to
facilitate
tonight.

last
meeting
we
had
a
pretty
good
discussion
on
parking
and
we
will
definitely
get
into
that
as
our
second
agenda
item,
but
before
we
do
that
christine
brinker
has
a
a
presentation
on
electric
vehicles
and
infrastructure
and
preparing
for
them
and
how
it
relates
to
parking
and
so
we'll
get
into
that.
And
then
after
that,
we'll
continue
our
parking
discussion
from
last
meeting
and
I'm
hoping
that
some
of
the
folks
who
weren't
there
at
our
last
meeting
get
a
chance
to
chime
in.

Sales
are
growing
tripling
every
year,
there's
more
than
a
million
on
the
road
there's
more
than
40
models
of
evs.
So
it's
something
that
is
no
longer
in
the
future
they're.
Here
you
could
say
most
people
are
buying
evs
now
because
they
like
the
driving
experience.
How
how
they're
super
duper
fast
super
duper
quiet.

Now
the
the
other
kind
of
environmental
benefits
are
secondary.
Although
I
happen
to
love
those.
The
the
fuel
efficiency,
reduce
greenhouse
gas
emissions
and
so
forth,
they're
also
less
expensive
to
drive
lower
maintenance
costs
because
they
just
have
fewer
working
parts.
So
I
assume
most
of
you
know
all
that,
but
I
just
wanted
to
just
make
sure
we're
all
on
the
same
page
there,
it's
also
shifting
from
in
the
early
days
being
something
that
only
more
well-off
people
could
afford.

And
why
do
we
want
to
consider
this
and
in
a
minute
I'll
kind
of
talk
more
about
what
we're
actually
talking
about
code
wise,
but
why
we
want
to
think
about.
It
is
to
make
sure
all
of
our
homes
and
buildings
and
the
parking
next
to
them
are
future-proofed,
are
ready
for
people
that
are
buying
all
these
evs
they're
going
to
need
a
place
to
charge
them.

Rather
than
having
to
rip
up
a
parking
lot
later
and
put
in
wiring,
it's
here's,
here's
a
little
bit
of
data
for
the
data
nerds,
but
you
save
about
two
thousand
to
four
hundred
four
thousand
five
hundred
each
space,
if
you're
putting
in
ev
ready
wiring
in
the
beginning,
instead
of
doing
it
later,
it
costs
four
to
six
times
more
to
put
in
this
ev
infrastructure
later
so
catching
it
early.
That's
that's
why
we're
here!

you
can
run
run
it
down
when
you
want
to
ev
ready,
is
basically
that
plus
an
outlet
and
that's
a
240
outlet,
which
is
what
we
call
a
dryer
outlet
and
then
ev
installed,
is
the
actual
charging
station
level.
Two
charging
station,
and
so
most
of
those
cities
have
some
combination
of
of
requirements
for
these
and
that's
a
a
picture
of
what
we're
actually
talking
about,
essentially
just
a
plug
in
a
parking
in
a
parking
lot.

Some
jurisdictions
are
putting
it
into
their
building
codes,
some
are
putting
it
into
their
planning
and
zoning
codes.
I
would
suggest
we
consider
putting
it
in
our
udc
instead
of
our
building
code,
because
we're
talking
about
parking
here,
the
building
codes
don't
get
as
much
into
our
into
parking
requirements.

Second
of
all,
we're
here,
because
we
want
our
udc
to
express
the
preferences
of
our
community,
whereas
the
building
codes
tend
to
deal
with
just
health
and
safety,
plain
and
simple.
Third
they're,
not
exactly
a
perfect
fit
for
building
codes
because
they're
not
exactly
a
building
load.
They
don't
have
they're,
not
exactly
within
the
building
itself
and
and
finally,
it
allows
us
if
we
put
it
in
the
planning
and
zoning
code
to
vet
it
here
to
talk
through
exactly
what
would
be
the
best
level.

The
best
combination
of
options
for
inglewood,
whereas
at
the
building
codes.
How
it's
typically
worked
in
inglewood
is:
is
the
building
department
presents
the
the
latest
model
code
and
they
adopt
its
fate
typically
without
any
amendments,
so
I
thought
it'd
be
worth
us
talking
about
it
discussing
it
and
seeing
what
might
be
the
right
level
for
inglewood
here's
a
snapshot
of
what
some
of
the
different
jurisdictions
have
done
and
you
don't
have
to
read
it
all.

The
earlier
ones
were
just
kind
of
getting
their
foot
in
the
door,
so
when
I
took
that
chart
and
kind
of
boiled
it
down
here's
a
kind
of
the
main
groupings
that
we
could
consider
in
our
discussions,
I
labeled
a
mild
and
medium
for
single
family.
Like
I
was
saying
it's
pretty
much.
All
the
other
jurisdictions
are
just
saying
one
ev
ready
parking
space
per
unit
and
as
a
reminder
that
is
essentially
putting
a
dryer
plug
in
the
garage,
not
the
charging
station
itself,
not
the
cost
of
that.

Just
the
plug
homeowners
would
be
required
to
if
they
had
an
ev,
they
would
have
to
get
the
charging
station
or
or
whatever
kind
of
option
they
want.
So
just
one
ev
ready
parking
space
per
unit.
Then
here's
a
couple
different
options
for
multi-family
and
a
couple
different
options
for
commercial:
the
the
mild
option
for
multi-family,
two
ev
installed
spaces,
so
actual
chargers
and
then
20
of
the
remaining
spaces
are
ev
ready,
so
they
would
have
a
plug.

So
the
the
medium
option
just
has
similar
but
a
little
bit
more,
but
then
there's
exceptions
and
details
that
I
put
there
in
the
in
the
fine
print.
But
we
can
talk
about
those
later
if
need
be,
and
then
I
just
for
reference
put

denver's
language
here
that
I
don't
think
we
need
to
go
through
and
then
same
with
summit
county
and
that's
more
than
a
mild
option
and
that's
it.

time

really
noticed
these
spaces
a
lot
is
they
tend
to
be
closer
in

parking
lots

shopping
malls,
or
they
are
often
branded
by
tesla,
but
it's
very
very
interesting,
so
we
we
definitely
have
some
time
for
questions
or
comments
on
on
the
presentation.

had
an
issue
when
I
was
on
the
housing
authority,
where
fire
suppression
in
single-family
homes,
meaning
sprinkler
systems,
were
required
by
the
new
building
code
and
every
most
municipalities
accepted
the
building
code
is
written
except
for
the
fire
suppression,
because
the
cost
for
building
and
including
a
fire
suppression
system
was
significant.
It
was
2.50
and
I
know
I
I
understand
electrical.

is
not
the
same
cost,
but
I
want
to
make
sure
we're
very
clear
because
when
the
housing
authority
went
to
build
some
affordable
housing
here,
it
came
to
light
that
we
were
the
only
ones
requiring
fire
suppression
and
the
cost
put
us
in
a
position
where
we
were
going
to
be
priced
out
of
being
able
to
build
that.
So
I'm
I'm
just
very
very
I
mean
eevee.

capable
is
really
just
making
sure
that
you
meet
probably
what
standard
electrical
codes
are.
Now.
I
don't
think
we're
crossing
any
any
lines,
but
you
start
getting
into
these
higher
ones
and
then

If
we're
talking

public
parking,

don't
know
if
we
are
where
you
know
we're
trying
to
do
shared
parking
and
that
kind
of
stuff,
then
you
get
into
maintenance
and
I
just
think
there's
a
whole
lot
here.

of
jurisdictions
that
put
the
residential
part
in
the
building
code
and
the
commercial
and
multi-family
part
in
the
zoning
code?
So
that
is
one
way
to
do
it
about
the
similar
to
the
fire

want
to
add
extra
costs
to
the
buildings
that
other
jurisdictions
don't,
but
I
see
all
them
all
the
jurisdictions
around
us
are
are
requiring
this,
so
I
don't
think
we
would
be
out
alone
and
whether
or
not.

raceway

basically

essentially

the
eevee
capable

that
you
wouldn't
have
to
tear
up
the
parking
lot

confused
about
single
residents.

they
do
we
require
them
to

a
space

are
we
requiring
that
they

something
electrical
with
their
breakers

sure

breaker
and
a
lot
of
people
don't
do
forego
getting

tub

thoughts.

support
evs

can
see
why
this
makes

lot

sense
to
plan
ahead,
especially
if
there's
cost
savings
for

residents

the
things
in
considering
like
the
ones
one
ev
space
per
per
house
is
sort
of
like
then
we're
still.

realize
that's
different
in

code
now.

know
I
believe,
there's
requirements
to
have
off
street
parking
for
any
new
new
construction,
but
are
we
still
saying,
then
you
should
have
a
car
and
you
should
have
an
electric
car.

like
are
we?

we

additional
problem
are
we
solving,
then,
by
basically
saying
you
should
still
have
a
parking
space
and
that
parking
space
should
be
for
an
ev,
I'm
just
kind
of
grappling
with
that

it
still
kind

just
leave
it
at
that
that

appreciate
the
idea
of
it
and
I
think
it's
a
really
good
thing
to
be
considering
whether
it's
in
the
building
code
or
whether
it's
in
the
zoning
code,
but
I
think
it's
also
important
to
think
about
how
address
the
whole
parking
issue
and
then
how
much
of
that
should
be
ev
parking,
so
we're
reducing
congestion,
reducing
greenhouse
gas
emissions
and
things
like
that.
So
tackling
multiple
issues-

so
a
couple
of
thoughts.
One
is
100
on
board,
with
doing
whatever
can
be
done
to
promote
ev
car
usage
and
also
hoping
that
that
is
the
future
use
like.
That
is
what
cars
will
be
in
the
future.
So
we
do
need
to
address
that
now,
otherwise
we're
in
trouble
later,
but
so
with
like
the
large
parking
areas,
I
think,
like
this
at
a
minimum,
should
be
required
for
the
single
family
homes.
I'm
assuming
it's
a
question.

That
two
things
one
convoluting
building
code
and
zoning
code.
I
just
want
us
to
be
very
careful
and
it.
It
was
just
an
example
of
where
something
that
makes
sense,
like
fire
suppression
in
single-family
homes
created
such
a
burdensome
cost
on
affordable
housing,
and
it
wasn't
well
thought
out.
So
we
were
on
the
housing
authority
able
to
go
back
and
talk
to
city
council
and
talk
to
the
building
code.
People
and
exempt
adopt
the
building
code
as
written
with
the
exemption
for
the
fire
suppression
and
it
was
able
to
be
taken
care
of.
I
I
It
is
not
a
requirement
if
you
are
going
in
and
doing
a
you
know
a
remodel
to
the
interior
of
your
house,
they're,
not
requiring
you
to
add
that.
So
you
know
in
a
lot
of
cases,
it's
if
you
are
doing
work
to
your
house
and
your
current
electric
panel
box
does
not
support
that.
That's
part
of
the
decision
that
you're
making
and
some
people,
along
with
changing
out
where
their
electric
panel
drop,
is
and
sometimes
going
underground,
assume
that
costs
and
review
that
cost
as
part
of
the
construction.
But
it's
not
required.
I
It
is
required
and
it's
reviewed
by
the
building
plan
reviewer
and
inspected
by
the
building
department
for
new
construction,
and
it
is
one
one
per
unit,
not
that
you
know.
If
anybody's
interested
the
cost
is
about
a
thousand
dollars
per
per
per
home.
It's
not
you
know,
you
do
have
to
have
a
dedicated
breaker
and
space
in,
and
you
have
to
install
the
the
outlet,
as
as
the
code
requires
it.
As
far
as
you
know,
multi-family
and
commercial.
I
I
think
before
we
you
know,
a
lot
of
these
requirements
are
relatively
new,
so
it
would
be
interesting
to
get
some
feedback
from
some
people
who
have
had
to
enact
these
to
not
only
see
what
the
cost
is
on
multi-family
housing
and
affordable
housing,
which
I
agree.
There
should
be
some
caveats
there
for
any
affordable
housing
and
be
what
the
usage
is.
Two
percent
of
all
cars
today
are
electric.

thanks
really
good
points
so

Let
me
look
at
my
notes.
Some
feedback
from
some
municipalities
that
have
put
it
in,
I
think
some
interesting
feedback
is
that
a
couple
of
the
early
ones,
fort
collins
and
aspen
are
going
back
now
this
year
and
strengthening
what
they
originally
had
they're,
adding
more
requirements
than
they
previously
had.
So
that's
kind
of
a
one
one
direction
there
as
far
as
affordable
housing
for
possibly
getting
exemptions.
I
think
that's
reasonable
and
definitely
worth
considering.

remember
hearing
that
chaffa
colorado,
housing
finance
authority
previously
had
either
ev
requirements
or
the
option
to
put
an
ev
charging
in
order
to
get
some
additional
points
for
getting
the
tax
credit
and
they
were
looking
at
making
that
more
flexible,
recognizing
that
in
affordable
housing
you're,
not
as
likely
in
market
rate
to
have
a
car
in
the
first
place.
So
I
think
that
they
were
going
that
direction
as
well
kind
of
adding
in
flexibility
and
someone
asked
early
on.

it
essentially
just
a
normal
plug?

real
quick
thought
was:
is
there
any
benefit
to
not
to
getting
people
out
of
their
garage
to
charge
their
ev,
especially
if
it
doesn't
take
that
long
in
order
to
you
know,
go
to
local
businesses
and
support
support
things
like
that?
So
are
there
other?
Have
people
been
collecting
data
on
that?
That
would
encourage
people
to
not
charge
at
home,
especially
if
it's
free
somewhere
else.
So
that's
all
a
lot.

them
aren't
free
and
also
the
super
fast
charged
ones.
I
guess
those
aren't
as
good
for
your
battery.
They
wear
it
down
sooner
so
super
fast.
Maybe
you
only
use
if
you
really
need
to,
but
it
seems
like
most
people
just
want
to
go
to
work,
come
home,
plug
it
in
and
then
it's
ready
to
go
the
next
day.

Why
of
the
code
and
really
thinking
through
the
elements,

we
want

exploring
the
implementation
but
making
sure
that
we've
got
a
solid
understanding
of
why
the
different
elements
that
we're
considering
in
the
code
are
included
and-
and
that's
really
what
we're
doing
right
now
with
the
parking
components,
is
talking
about
the.

One
of
the
things
that
we
talk
about
a
lot
with
our
team
are
purpose
and
intent.
Statements
and
effectively
codes
are
typically
developed
and
organized
under
a
hierarchy
of
guidance
that
is
really
based
on
the
comprehensive
plan
and
other
policy
documents
of
the
community,
and
what
we
typically
see
is
that
they
are
organized
from
very
specific
or
very
general
and
broad
to
most
specific.

Further
on
in
the
detail,
we'll
talk
about
the
applicability
of
when
certain
standards
apply,
design
objectives
refer
to
some
of
the
specific
characteristics
or
performance
criteria
that
we
look
to
achieve,
and
then
review
criteria
is
really
that
list
of
things
that
either
a
decision-making
body
or
staff
would
use
to
ultimately
make
their
decision
as
to
whether
a
individual
proposal
meets
the
overall
intent
of
the
code.
So
this
is
just
a
little
bit

context

you

we're

far
as
the
parking
goes
and
we're
really
looking
at
talking
about
the
intent
at
this
point,
and
so
just
a
summary

some

items
that
we
heard
the
last
time
around,
the
group
identified
that
we're
really
looking
for
optimal
parking,
not
too
much
not
too
little.
You
know
still
want
to
be
looking
at
preparing
for
an
increasing
multimodal
future.

Looking
at
context-based
solutions
so
again,
similar
to
the
earlier
discussion
today,
looking
at
different
solutions
for
different
patterns
of
development,
also
looking
to
mitigate
impacts
on
the
community
and
the
environment
and
and
really
trying
to
address
concerns
through
different
means
of
design.
So
that
could
be
through
landscaping
or
buffering
screening.

Things
like
that
coordination
was
also
highlighted
the
last
time
as
an
important
concept
to
make
sure
that
we're
considering
parking
as
an
overall
part
of
the
broader
land
use
and
transportation
policies,
so
making
sure
that
things
are
connected
and
coordinated
so
that
if
we
make
one
change
in
the
code,
we're
not
impacting
adversely
something
else
that
might
be
impacted
by
that
element
and
then
finally,
flexibility
really
looking
to
accommodate
some
different
options,
but
being
careful
to
kind
of
walk
that
fine
line
not
to
force
change.

was
not

meeting
and
I
apologize
it's
my
busiest
time
at
work,
so
I
didn't
even
get
a
chance
to
listen
and
catch
up,
but
you
know
just
kind
of
thinking
through
what
is
is
here.
I
guess
the
main
thing
that
comes
to
my
mind,
too,
is
not
only
about
parking,
that's
available,
but
what
kind
of
what
kind
of
events
we
want
to
draw
into
englewood
and
what
kind
of
parking
that
would
require?

So
this
is
something
that
I
just
noticed,
but
the
parking
is
not
adequate
to
host
those
events
and
then
you
know,
we've
got
there's
areas
around
the
high
school
that
have
no
parking
for
those
events,
and
so
it's
you
know
like,
I
think
it's
adequate
parking
there,
but
when
you
bring
in
different
sorts
of
events,
it
doesn't
become
so
adequate
and
also
thinking
more
clearly
about
like
the
bike.
Parking
is
not
adequate
across
either.
So,
as
far
as
the
bullet
points
that
I
made
here,
I
think
this
is
all
good
to
be
considering.

Or
some
of
even
smaller
neighborhood
type
environments
where
you've
got
parking
is
a
problem.
It's
it's
often
associated
with
a
place
that
people
really
want
to
be
and
they're
willing
to
to
put
up
with
some
inconvenience
and
that's
a
little
bit.
How
I
see
special
events,
even
a
high
school
football
game
you
know,
can
can
create
some
parking
problems,
and
so
you
obviously
can't
always
design
for
the
greatest
use.
So
I
think
there's
a
balance
there
and
I
think,
there's
probably
also
some
you
know
shared
arrangements
where
you
have.

I'll
add
something
anyway,
it's
very
hard
to
determine
what
our
parking
needs
are
going
to
be
for
as
we
undergo
so
much
change
right
now
I
thought
maybe
we
could
follow
trends
in
buying
purchases
and
that's
difficult
too,

you
do
some
googling
younger
people
aren't
buying
cars.
Like
the
like
people
of
my
generation,
the
ex-gens
did.
When
I
came
into
this
city,
you
had
to
have
a
car
couldn't
get
anywhere,
nothing
changing
and.

we
able
to
balance
that
out
a
little
bit
more
with
increasing
landscaping
requirements
or
storm
water
requirements
or
instead
of
just
saying
here's
more
building
space?
Because
is
that
you
know
if
we
want
to
reduce
parking
for
these
reasons?
What
do
we
else?
Do
we
want
out
of
it,
and
how
can
we
think
about
that?
At
the
same
time,.

You
know
trying
to
set
direction
on
what
we
want
the
city
to
city
to
do
so
around
parking.
As
we
talk
about
this,
what
do
we
want
to
be
doing
10
years
out
and
then
really
important
to?
That
is
what
is
the
true
cost
of
parking?
You
know
not
just
the
cost
of
the
space,
the
cost
of
the
pollution
that
you
know
all
those
things
are
are
critical.
I
really
like
the
idea
of
unbundled
parking
that
was
mentioned
two
weeks
ago.
I
thought
that's
something
definitely
worth
worth
exploring
anytime.

give
something
out
for
free.
You
know
it's
assumed
to
have
no
value
when
really
there's
there,
you
know
someone's
paying
the
cost
somewhere.
Part
of
that,
I
think,
is
these.
You
know
large
large,
multi-family
residential,
where
you
see
all
of
the
cars
parked
out
on
the
street,
because
no
one
wants
to
pay
the
you
know
the
property
company
to
park
inside
you
know
they're,
essentially
getting
free
parking.

But
what
wasn't
represented
on
this
slide
is,
I
think
the
opportunity
cost
that
we're
losing
out
on
that
we're
not
able
to
build
certain
types
of
people,
aren't
able
to
build
certain
types
of
housing
or
provide
potentially
more
more
density
in
some
key
areas
where
we
want
it,
because
the
parking
requirements
are
are
limiting
a
lot
of
that
and
what
building
types
we
can
we
can
really
fit
in.
I
we
are
giving
up
a
lot
and
I
don't
see
that
trade-off
represented
on
this
slide,
necessarily.

we
often
struggle-
and
this
is
a
walkability
issue,
but
you
could,
you
know,
apply
it
to
a
lot
of
different
issues.
Is
we'll
struggle.
If
somebody's
developing
50
feet
or
100
feet
on
a
600
foot
long
block,
do
we
require
them
to
detach
the
walk
in
front
of
their
property,
but
then
transition
back
to
an
attached
walk,
and
I
don't
want
to
talk
too
much
about
walkability
because
we're
talking
about
parking
but,
as
you
guys
have
all
mentioned,
the
two
are
tied

parkway
there.
That
was
part
of
the

englewood
urban
renewal
project
and,
if
you
look
at
downtown
englewood,
for
example,
there's
so
many
unused
parking
spaces
now
the
reality
of
that
is
that
many
of
those
are
privately
owned,
and
so
you
know
we
look
at
that.
We
look
at
that
issue
and
you
know
compared
to
other
places,
and
it's
all
relative.
You
know,
there's
not
really.

So
you
know
it's,
it's
really
a
matter
of
what
kind
of
community
do
we
want
to
create
and
how
much
do
we
want
to
balance
the
need
for
innovative
solutions
and
optimal
land
use
without
putting
undue
burden
on
parking?
And
then
how
do
we
think
outside
of
the
box?
With
some
of
these
issues
and
balancing
some
of
the
situations
that
kate
talked
about?

There
are
ways
of
doing
landscaping
and
other
usable
walkable
areas
that
can
accommodate
as
needed
parking.
In
other
words,
they
can
be
permeable
areas
or
grow
through
pavers.
That
can,
you
know,
occasionally
handle
overflow
parking
for
large
events
and
but
still
not
be
the.
You
know
the
sort
of
eyesore
that
a
lot
of
unused
parking
lots
can
create,
especially
in
residential
or
even
downtown
neighborhoods
along.
I
You
know
main
areas
that
I
think
we
all
want
to
encourage
walkability.
So
you
know
as
far
as
the
direction
that
parking's
going.
I
do
think
that
it's,
you
know
what
we've
seen
here
in
englewood
and
other
jurisdictions
is
the
requirements
have
have
lessened,
there's
always
going
to
be
areas
where
parking
becomes
an
issue,
but
I
think
that
you
can
handle
that
less,
with
putting
more
restrictions
and
more
requirements
on
development
and
more
by
sort
of
looking
at
those
areas
that
are
impacted
and
creating
you
know.

The
other
thing
is
that
I
you
know,
street
parking
is
a
big
issue,
because
there's
a
lot
of
people
who
don't
park
off
street,
and
so
we
can,
we
can
require
all
the
off-street
parking
we
want,
but
you
know
there's
still,
for
whatever
reason,
a
good
amount
of
people
who
don't
park
off
street,
and
I
think
some
of
that
has
to
do
with
with
tying
in
with
with
the
alley
realities
that
we're
dealing
with
in
the
city.
So
it
it's
tied.
I
Parking
is
tied
into
not
only
the
walkability
issue,
but
I
think
it's
tied
into
our
overall
infrastructure
issue
and
I
would
really
like
to
see
areas
broken
down
to
not
only
see
what
the
parking
patterns
are
now.
But
what
we
can
project
out
and
look
at
things
that
are
based
in
that
individual
context
and
are
flexible
and
and
allow
for
solutions
that
are
maybe
not
just
numbers
based.

point

achieving

goals

addressing
those

walk-up
windows

order
and

no

not
to
take
us
back
to
the

previous

about

but
the

away

that

unintended

lot
of
sense,

once
we
game

see
it
in

real

want

start
making

one

things
that's

personal
pet
peeve
is
when
there's
all

these
small
parking
lots
that
don't
connect
to
each
other.

may
be
just
a
curb
in
between
them
and
you
lose
a
lot
of
space.

opportunity
and
then
it
creates
more
problems
for
people
trying
to
walk
on
the
sidewalk
getting
from
either
their
parking
space
to
a
business.
So
I
think
also
taking
some
of
those
considerations
into
mind-
is
just
reducing
reducing
curb
cuts
and
allow
more
either
sharing
of
parking
behind
businesses.

publicly
shared
parking

promoting
parking

signage

points
people
in

direction

want

see

main
street

of
englewood.

redeveloped,

see

small
businesses

want

see

into

storefronts
filled
with
new
restaurants
and
small
businesses.

not
saying
that
that
won't
get
worse
and
I'm
not
saying
that
that
might
not
be
an
issue
or
an
expectation
that
everybody
shares,
but
I
think
that
if
there
are
larger
developments
that
do
occur
along
broadway
or
other
main
street
areas
that
there
can
be
again
getting
back
to
this
context-based
solution,
there
can
be.
You
know
some
input
from
within
the
code
and
from
the
city
and
the
planners
as
of
how
to
promote
certain
shared
parking
spaces
that
maximize
that
and
also
allow
for
overflow
and
flexibility
at
different
times
of
the
day.

know
I'd
hate,
to
see
us
lose
more
opportunities
for
people
willing
to
come
in
and
invest
their
their
business
in
their
businesses
in
englewood
because
of
outdated
and
maybe
unrealistic
parking
requirements,
and-

so
I

think
it
is
a
big
issue
along
main
street.

getting
back
to
what
brook
started
with.

would
encourage
everyone
not
at
once,
but
to
visit
the
project
at
the
south
west
corner
of
inglewood
parkway

broadway
otherwise
known
as
the
broadway
lofts.

project
was
mentioned.
It's
an
affordable
project
that
has
some
retail
on
the
first
floor,
two
two
different
buildings
that
are
multi-family
and
the
parking
behind
that
is
very
much
a
shared
situation.

the

serve

the
englewood
new
development,

think
I'd
really
like
to
see
more
perk
space.

parking
lot

they
divide
it

designations

suggesting
field
trips,

people

look
at
some
of
the
most
generous
parking
requirements
that
we

then
drive
up

down
broadway
or
walk
and
notice
the
type
of
uses
that
proliferate.

of
the
most
generous
parking
requirements
for
automobile
sales
and
pawn
brokers,
automobile
pawn
brokers
that
that's
the
kind
of
use
that
we're
encouraging
right
now
with
our
parking
code,
and
so
I
think
we
should
just
think
a
little
more
about
whether
that's
really
what
we
want
all
along
that
corridor.

do
allow
shared
parking
and
we
have
had
situations
where
parking
is
leased
and-

we
encourage
shared
parking
there's.

having

school
and
a
church
right
next
to
each
other,
where
you
know,
there's
hardly
ever
school
on
sundays
and
you
know,
and
churches
are
have
their
certain
times,
so
we
certainly
encourage
it.

locations
where
parking
may
be
located,
not

the
same
site,
maybe
in
a

remote
parking
area

is
still
owned
by
the
same
person

same
entity

that's

I
think,
exploring
all
those
options
is
important.
Ideally,
you
get
a
situation
where
it's
really
beneficial
and
we
we
definitely
do
have
some
situations
where
there

least
parking

oftentimes.
