be
another

with
an
opportunity

refine

direction

prior

draft

so

we
receive
that
feedback
at
the
open

formal
hearing

adoption

near

we're

meeting

council

do
this
same
exercise
of
reviewing
and
confirming
the
process.

sort

shaped.

merely
figuring
out
how
to
implement
that.
But
engagement's
important
and
we
want
to

pretty
good
confidence
level,

touching
every
constituency.

So

is
not

we
plan
on
doing

the
council
identify
issues
how
we
arrived
at

confirm

we're

be
looking

substance

it

be
done
through
this

so
the
housing
topic
starts
off
with
so
basically
informing
people

you

residential
districts
are
organized
around
three
categories:
r1,
which
is
primarily
detached
houses
and
house
scale,
buildings
r2,
which
starts
to
get
into
multi-unit
buildings
and
then
r3,
which
are
larger
scale,
multi-family
multi-dwelling
buildings.
And
then
you
can
click
on
these
to
explore
ideas
and
opportunities.

This
would
inform
them
of
where,
in
the
community
are
the
r1
districts
shown
here
on
the
map
by
showing
the

and

districts

where
they
are
can
orient
people.
But
then
from
there.
We
take
everything,
because
englewood
has
a
fairly
consistent
block
and
lot
structure.
We're
sort
of
basing
everything
off
of
this
model
block
that
you
see
here
to
look
at
issues
and
opportunities.

So
the
first
question
would
be:
what
do
you
think
about
accessory
dwelling
units,
and
so
here
would
be
an
opportunity
to
link
one
of
our
issue
papers?
What
is
an
accessory
dwelling
unit?
How
are
they
typically
regulated?
What
are
our
options,
and
then
we
just
show
that
what
it
usually
means
is
one
of
the
outbuildings
on
the
back
of
the
lot
converted
to
a
residential
dwelling,
that's
accessory
to
the
primary
building
and-
and
it
has
some
standards
to
make
sure
that
it
fits
into
the
community
and
so
a
prompt
question.

Single-Family
scale
development
is
to
allow
more
than
one
adu,
and
this
is
where
we're
perhaps
pushing
the
envelope
a
little
and
challenging
people,
but
showing
an
example
of
what
that
might
mean
to
a
typical
lot
and
and
putting
it
in
context
versus
a
single
versus
a
double
and
then
asking
the
question:
do
you
think
more
than
one
should
be
allowed?
Maybe
it's
only
on
the
really
larger
lots?
Maybe
it's
only
in
certain
districts,
maybe
it's
only
if
one
of
them
is
detached
and
the
others
are
attached.

And
then,
lastly,
what
concerns
do
you
have
about
adus,
it's
sort
of
an
open-ended
the
things
that
we
want
to
hear
from
them
about
in
april.
The
second
opportunity
in
the
r1
districts
is
looking
at
smaller
lots.
You
know,
as
we
all
discussed,
the
current
situation
is
there.
You
have
anywhere
from
three
thousand
to
forty
five
hundred
square
foot
lots,
but
they're
only
allowed
if
they're
existing.
So
essentially
it's
a
grandfathering.

If
we
allow
those
going
forward,
new
there's
also
an
opportunity
to
get
more
housing
options,
but
still
keeping
it
as
low
scale
residential
development.
So
it's
essentially
the
idea
of
taking
a
single
lot,
seeing
it
split
and
having
two
houses
put
on
it
rather
than
than
one
in
most
cases
on
your
typical
lot
sizes,
so
again,
kind
of
showing
that
in
context
the
before
and
after
then
going
to
a
different
scenario
and
showing
it
on
a
corner
situation,
where
the
lots
are
a
little
bit.

We've
seen
examples
of
this
pattern,
at
least
in
partial
view,
in
some
instances
of
your
community,
particularly
that
alley
adjacent
house,
and
could
you
envision
something
like
this
being
done
to
to
increase
units
and
options
but
keep
the
buildings
at
a
lower
scale
and
and
going
through
some?
This
is
where
we
might
link
to
relevant
case
studies
or
projects
as
well,
asking
questions
on
where
it's
appropriate
and
how
perhaps
it's
only
the
end
grain
of
blocks
and
it's
not
appropriate
in
the
middle
of
the
block.

So
we
show
examples
of
the
the
corner
lot
facing
the
same
street
or
examples
of
what
we
call
an
end
grain
lot,
where
you
just
take
two
lots.
Essentially
what
this
is
is
a
two
for
three
conversion
on
each
corner,
so
they
took
two
corner:
lots
turned
them
the
other
way
and
made
three
lots
out
of
it.
So
there's
your
your
math
on
the
unit
count
and
would
that
be
acceptable
and
then
the
last
option
for
the
small
lots
is,
could
you
envision
it
happening
in
a
courtyard
pattern?

This
one
by
our
math
of
your
typical
lots?
You
usually
need
about
three
lots
to
get
it,
but
you're
turning
it
into
six
homes
arranged
around
a
courtyard.
Would
that
be
appropriate
in
some
cases
and
again,
the
exchange
here
is
keeping
the
the
development
at
a
residential
house
scale,
building
and
showing
the
kind
of
the.
Before
and
after
of
that
conversion.

And
then
what
do
you
think
about
this?
Where
only
certain
districts,
not
at
all
in
recognizing
that
the
current
standard
is
their
only
grandfathered?
You
can't
create
any
of
these
new
going
forward,
or
is
it
appropriate
only
in
certain
locations
in
the
pattern,
maybe
only
on
the
corner,
lots
or
the
end
grain
as
an
option
and
then,
lastly,
the
same
question:
what
concerns
you
about
all
of
these
options
as
well,
so
that's
kind
of
a
quick
view
of
the
animation.
We
do
a
similar
one
in
the
r2
and
r3s,
but
with
different
issues.

And
it's
that
idea
of
a
lower
scale,
building,
perhaps
two
or
two
and
a
half
story
or
three
but
a
but
on
on
a
greater
density.
So
if
these
would
actually
have
maximum
lot
sizes
rather
than
minimum
so
that
it
stays
at
a
scale,
that's
appropriate
to
r2,
and
then
our
the
mur
3
questions
are
more
about.
The
standards
are
kind
of
mixed
up.
They
don't
really
lead
to
clear
distinctions.
In
other
words,
we
we
have
some
illustrations
that
show
what
the
current
standards
lead
to
is.

make
more
sense
so
that

can
kind
of
target
where
the
larger
scale
buildings
will
be
and
graduate
up
or
is
the

area
where
we
don't
need
all

those
districts
since
they're,
essentially
resulting

again,

those

would

first
part
of
it

thinking
about

worked
with
cities
that
have
done
it
in

the
same

becomes

question

they're

more
extensive

a

pockets

technically

legally

able

save
that
for
a
separate
follow-up

requirements

take
that
issue

considering
