few
things

site

nature
of
the
project,
being
a
city-owned
parcel
and
being
the
result
of
a
RFP
process.

to
be
clear
on
what
the
project
limits
were
and
also
what
the
limits
of
the
site
improvements
were.

one

the

decided

conference
center

doing

design
responses

to
the

knowing
that
major
programmatic
element
we're

still
working
through

facade

stakeholder

program
for

conference
center
we've
generated
new
schematic
plans

were
reviewing
those

with
the

schematic
design
package

two
buildings.

garage
structure,

mixed-use

hopefully
by
the
Planning

we'll

will
be
the

pulled
everything
back,
have
a
fairly
wide

grass
strip
along

bit
and

of
scaled,

seeker
and
move
into
the

a

we're

pretty
exciting
sustainability,
move.

they're,
doing
they're
going
to
be
heating.

project
I'm
not
going
to
get

technicalities
of

it's
a
really
compelling
part
of
the

and

this
1600
foot,
promenade,
that's
coming

front

buildings

large
beautiful,
plaza,
we're
working

a
rendering.

be
a

restaurant
seating
