board
project
review
committee
meeting.
This

We
have
some

We
don't
have
many
new

We
are
focusing
on
getting
our
materials
together
for
the
design
review
application
and
that
describes
how
the
project
is
aligning
with
downtown
Ithaca
design
guidelines
but
thought
that
we'd
go
through
this
list.
That
also
shares
some
updates
in
terms
of
seeker
information
for
the
fief.
That's
in
process
right
now,
so
personal
tag
team
that.

there's
question
about
cars
and
parking,
and
so
this
is
on
the
on
the
screen
that
Kate's
got
pulled
up
there
and,
generally
speaking,
you
know
we
see
about
ten
spaces
per
for
the
supportive
housing
component
and
then
the
rest
of
the
affordable
housing
project
is
somewhere
in
the
neighborhood
of
a
half
a
car
to
one
car
depending
on
the
locale
and
location.
So
this
is
all
anecdotal
information
is
not
real
data.

We
don't
have
real
debt
on
a
number
of
parking,
a
number
of
car
ownership
we
have
in
all
of
our
projects,
so
just
giving
you
a
little
update
on
that
looks
like
you
could
have
anywhere
from
120
to
140
parking
spaces
potentially,
but
I.
Think
if
ago,
as
a
as
a
community
would
probably
drop
that
number
down
a
little
bit
so
the
conference
center
we've
been
working
through
attendance
and
then
documenting
some
of
that
information,
as
well
as
working
with
TJ
Miller
on
truck
turning
movements
in
the
delivery
area
and
trash
service.

Talk,
I've
been
talking
with
Casella
and
several
compactor
vendors
and
other
refuse
related
entities
such
as
composting
waste
grease
waste
for
the
commercial
kitchen.
Things
like
that
and
I
think
our
trash
concept
is
going
to
be
split
to
some
of
it
right
there
at
the
northwest
corner
of
our
building
in
the
delivery
loading
dock
area,
but
also
I,
think
we're
also
going
to
end
up
having
some
participation
and
shared
refuse
area
over
in
the
east
alley.

So
foundations
are
still
a
big
topic
of
discussion
these
days
and
so
I'll
get
through
these
first
items
on
the
feet
and
then
we
can
come
back
and
ask
some
questions.
These
foundations,
I,
do
have
a
letter
and
some
recommendations
from
geotechnical.
Our
structural
engineer
has
talked
the
bottom
line.
Right
now
is
that
they
are
recommending
either
driven
piles
or
auger
cast
piles.

So
some
sort
of
deep
foundation,
the
loads
are
project
the
point
loads
on
our
project,
based
on
the
fact
that
the
ballroom
has
to
have
a
free
span
and
all
the
loads
are
going
to
come
down
on.
Just
a
few
points
really
increasing
you
required
capacity
for
geotechnical
look,
but
we
have
not
done
any
drilling
yet
we
can't
do
the
drilling
until
the
parking
garage
is
down.

So
these
are
all
preliminary
recommendations,
but
at
this
point
those
are
the
two
current
paths
that
we're
working
towards
each
of
those
have
their
benefits
and
and
and
negative
components
that
we'll
have
to
work
through
construction.
Mystics
we've
submitted
some
stuff
early
on
been
talking
a
lot
about
it.
The
construction
team
is
actually
on
site
today
with
the
preliminary
plans
and
actually
walking
the
site
walking
around
the
building
areas.
Looking
at
what
needs
to
be
done,
I
mean
basically,
we
we
do
want
to
make
everything
safe.

want
to
keep
all
the
egress
paths
from
all
the
existing
buildings
available.
We
can
want
to
make
sure
that
we
keep
as
much
of
the
north-south
pedestrian
access
open
as
long
as
possible.
We
will
end
up
taking
the
sidewalk
and
the
parking
areas
along
Green
Street
for
pretty
much
the
duration
of
construction
and
then
we'll
have
some
lane
closures
from
time
to
time
as
needed
for
specific
deliveries
or
equipment
stuff
so
and
the
SW
TP
plan
has
been
submitted
to
Dec
for
evaluation
based
on
a
city
requirements.

what
this
is
that
I
accidentally
just
flipped

this
is
a
no
projected
tendons

conference
center.
This
is
from
the
London
report
that
was
commissioned
by
the
city
for
the
market
and
feasibility
study.
So
these
are
just
some
of
the
numbers
of
how
many
people
might
be
attending
events
over
the
years
and.

those
are
the
few
things
as
we
work
through
the
design
review
going
pretty
well
in
terms
of
the
site
design
guidelines.
The
project
really
does
address
a
lot
of
the
and
and
meet
a
lot
of
their
recommendations
for
how
to
do
site
design,
to
create
public
spaces
and
take
out
opportunities
to
enhance.

Elevations
you'll
note
that
there
is
a
percentage
of
synthetic
stucco
on
the
South
elevation,
which
is
currently
not
technically
one
of
the
things
that
the
guidelines
recommends
and
then
we're
a
really
close
on
the
secondary
materials
on
the
secondary
facades
being
25%.
This
this
facade
in
the
West
is
33%
and
then
on
the
mean
East
elevation
that
backs
at
43%
on
the
North
elevation
were
52%,
so
I
just
wanted
to
make
sure
this
wasn't
a
surprise
at
the
public
meeting
will
be
submitting
me
than
the
next
package
coming
up
with
these
percentages
on
them.

if
I
can
say
something.
If
this
you
know
that
typically
been
a
kind
of
a
issue
with
planning
board.
Folks,
so
definitely
need
to
be
careful
about
using
that
and
making
sure
that
aligns
with
all
the
guidelines-
and
we
just
had
this
issue
over
at
what
you
know-
the
project
in
college
at
the
with
the
facade
facing
the
church.
So
you
know
the
secondary
facades
and
we
need
to
be
really
careful
that
we're
getting
it
right
and
that
we're
not
using
materials
that
aren't
recommended
and
that
nobody
wants.
So.

are
looking
at
the
basis
of
design
for
that
synthetic
stucco
and
the
system
and
I
know
the
some
of
the
objects
and
I've
heard
them
on
some
other
planning
board
meetings
that
I've,
attended
and
I
really
think
that
some
of
that
isn't
born
from
fear
of
past
issues
that
come
out
in
the
world
in
with
that
particular
kind
of
product.
It's
also
born
from
just
looking
at
in
my
mind,
I
think
I,
look
at
the
overall
design
of
the
project
and
not
a
very
specific
material
indication.
I
know
what
the
guidelines
say.

also
know
that
the
products
have
really
improved
over
the
last
decade
and
I
just
want
to
we're
gonna
pick
a
basis
of
design
for
the
product.
That's
going
to
be
long,
lasting
we're
going
to
own
the
building
for
30
years,
we're
not
going
to
flip
it
with
it's
one
of
those
things
that
we
we
were
going
to
have
to
own
and
maintain
for
a
long
period
of
time.
So
we're
not
going
to
do
something,
that's
going
to
be
detrimental
physically
or
visually
to
the
project.
So
that's
how
we're
going
to
go
about
it.

worth
mentioning
that
the
materials
on
the
ground
floor
experienced
what
by
anybody
passing
by
are
some
of
the
highest
quality
materials
that
we're
using
like
the
dark,
brick
that
that
beautiful
inky
brick
that'll
be
facing

the
east
side
of
the
building
toward
the
plaza
and
the
West.
So,
and
also
the
the
glass
systems
for
the
for
the.

As
part
of
that
storefront,
so
when
we
start
to
go
up,
I
mean
for
a
12
story.
Building
some
of
the
synthetic
stucco
is
higher
in
elevation.
It's
not
entirely
that
material
either,
but
there
might
be
just
as
a
point
of
conversation
about.
Where
are
these
materials
being
experienced,
that
we
can
all
think
about
submit.

think
this
is,
you
know
it's
also
a
little
challenging,
because
we
can't
see
material
samples
and
you
know
in
real.
We
can't
see
the
real
samples
so
I'm
wondering
what
the
board,
how
the
board
feels
like
it
would
be
the
best
way
to
present
the
samples
so
that
you
have
enough
information
to
understand
them
and
to
the
point
about
the
ground
floor,
I
mean
it
is
important,
but
also
you
know,
as
the
buildings
get
taller,
people
are
seeing
the
buildings
from
all
different
angles
within
other
buildings,
so
it
isn't
just
the
ground
floor.

this
building
is,

for
me
that
ethos
is
in
the
detailing.
It
doesn't
bother
me
that
you
would
be
using
it,
but
I
think
I
would
love
to
see
the
panel
lines
and
how
they
lead
up

each
other

the
details
around
the
windows
where
the
ethos
is
meeting,
trim
and
and
roof
coping
and
all
those
kind
of
details,
so
that
there's
not
just
a
flat
panel
of
the
synthetic
stucco.

intentional
detailing

think
it
makes

big
difference,
is
there
a
way
for
us
to
see
a
panel
like
a
material
board
that
would
be
displayed,
that
we
could
just
go

don't
go
to
City
Hall,

can't

into
city
home,
but
could
it
be
a
mock-up
panel
that
we
could
check
out
at
some
point.

do
intend
and
I
was
just
trying
to
pull
it

I've

whole
set

drawings,
that's
a
hundred
and
fourteen
sheets,
but
the
material
sheet
is
not
in
here.
For
some
reason,
we

a
sheet
that
shows
all
the
materials,
a
digital,

digital
board

and
it'll
have
the
manufacturer
and
the
make
and
model
of
that
information
on
it.
So
that'll
be
part
of
our
submission
next
week,
but
a
physical
Gold
mock-up.

product
that

house

level
site

grading
plan

mostly

we've

utility
work

the
utility

this

closed

for

about

stormwater
progress
and
next
month

civil
engineer

we
explored
some
ideas
and
I'll
show

that
in
a
moment,

the
storm
system
has
impacted
this
existing
parking
area.

we're
gonna
have
to
dig
this
up,
and
the
dark
green
really
shows
our
extent
of
our.

rain

the
survey

we'll

move
things

the
rain
garden
and
then
overflow

aesthetic

we're

for
the
ornamental
trees.

would

nice

light

little

beds

able
to
pull

parking
line
out
just
a
little
bit
without
affecting
the
fire
truck
access

killed

to
be

feedback

was
just

over
the

three,
but
we
weren't

working
or
visiting
Guthrie

able

spend

residents

visitors

promenade

we'll
also
have
the

will
be
coming
back
and
forth
