selling
city-owned
land.
We

a
policy
of
not
favoring
warehouses
because
of
the

scarcity
of
city
land
that
we
owned
was
available
for
industrial
use
and
and
and
the
lack
of
them.
You
know
the
few
jobs
are
usually
on
involved
with
a
warehousing
facility.

consideration

understand,
there's
a
distinction
between
the
city
selling
its
land
and
the
zoning
and
planning
requirements.

there

consideration,
though,
in
the
zoning
code
for,
regarding
you
know
getting
adequate
job
creation
out

the
there

scarcer
and
scarce
industrial
land.
I
I
would
say,
generally
speaking,
yes,
so
this
particular
property
has
a
future
land
use,
designation
of
production
and
processing
which
would
not
allow
for
residential
uses
or
a
change
in
the
zoning
classification
to
a
district
that
would
allow
residential
uses,
so
it
would
intentionally
remain
industrial.

The
property
is
presently
zoned,
I-1,
light
industrial,
that's
largely
due
to
the
proximity
to
residential
to
the
east
and
then
also
to
the
north
across
37th
into
columbia
heights.
So,
as
far
as
the
additional
policies
that
are
there
that
that's
what's
really
specific
to
this
site,
as
far
as
retaining
industrial
property
i1
is,
is
a
fairly
flexible
industrial
zoning.
I
As
designed,
the
applicant
is
trying
to
create
as
much
flexibility
as
possible
to
ensure
sufficient
office
spaces
for
several
staff
persons,
and
then
also
on-site
production
certainly
would
be
allowed
in
the
I-1
district,
but
they
also
wanted
to
make
sure
that
they
were
presenting
them
the
project
in
a
way
that
was
clear
and
and
concise
regarding
the
truck
traffic.
So
that's
why
you
see
that
conditional
use
permit
applied
for
today
the
additional
analysis
through
the
travel
demand
management
plan.
I
I'll
also
note
that
the
property
is
not
controlled
by
the
city
of
minneapolis,
there's
a
there's,
a
purchase
agreement
with
hennepin
county,
and
there
was
an
rfp
process
where
there
was
a
previous
applicant
that
was
awarded
exclusive
development
rights
over
a
year
ago.
That
did
not
pursue
their
projects
without
that
came
to
our
committee
as
a
whole.

believe
it
was
in
2018,
maybe
2019..
I
So
opus
was
the
most
recent
app
award
winner
of
the
the
rfp
and-
and
this
is
the
project
that
they
have
found
to
be
worthy
of
going
forward
on
the
purchase
agreement.
