there
it'll
be

day

work
is
completed
according
to
the
contract,

not

other

just
hold
them

contract.

CDBG:
we
had
that
kick
off
today

sewer
project.
It's
gonna

test

through
the
state
that

that

to

on

purchases.

this
grant
grant
is
to
sponsor
ten
concerts
in
a
community
in
in

on
an
inactive
parcel.

is
the
perfect
scenario
for
us,
and
this
will
help
us
kind
of
jump
start
getting
events
and
things
going
on
the
town
green,
but
we
have
to
be
a
finalist
I've
emailed
all
of

the

so
you

One
time
you
have
to
sign

We
are

think
17th
place.
Currently
we
need
to
get
in
the
top
25

be
considered
for
the
final
grant

they

about
that
and
give
you
an
update
of
what
we're
seeing
specifically
about
the
last
conference
we
were
at,
which
was
in
Atlanta,
but
many
of
the
conference's
go
this
way
and
we're
throughout
all
of
the
Southeastern
Conference
states.
We
go
to
all
of
those,
but
we
also
send
folks
to
Chicago.

So
we
just
got
back
from
the
IC
SC
deal-making
conference
in
Atlanta,
where
we
met
with
about
65
of
their
retailers
developers,
as
well
as
the
tenant
reps
that
we're
looking
specifically
for
opportunities
everywhere,
but
we
were
directing
them
to
Monroe
and
since
we've
returned
from
that,
we've
been
just
following
up
on
that
list.
Just
placing
phone
calls
putting
market
data
in
front
of
them
like
what
you
see
with
the
brochure
that
hits
some
of
the
highlights,
but
then
we
have
a
much
more
extensive
amount
of
information
that
we
put
in
front
of
them.

We
did
have
a
chance
to
meet
with
every
retailer
that
was
at
the
conference
we're
able
to
find
out
what
their
expansion
plans
were,
so
we
could
marry
a
market
with
their
their
desires
as
well,
and
in
addition
to
that,
we
we
met
with
quite
a
few
developers
as
a
lot
of
times.
They
helped
solve
that
space
problem.
These
retailers
are
often
just
tenants
and
the
developers
are
putting
together
real
estate
developments
or
redevelopments
that
they
would
use
to
help
attract
those
tenants
to
the
market
to
fill
that
need.

So
it
was
a
very
exhausting
conference.
It
was
a
couple
of
days
and
I
think
we
had
meetings
about
every
15
to
30
minutes
and
I'm,
just
one
of
10
people
on
our
team
that
were
there
and
our
booth
looked
quite
a
bit
like
a
hive.
People
just
coming
in
and
out
all
the
time
a
couple
of
things
and
then
I
want
to
hear
if
you
all
have
any
questions,
there's
something
I
can
answer,
but
I
was
really
very
pleasing
to
hear
that
there
are
some
full-service
restaurants
that
are
going
to
be
opening
downtown.

That
was
a
pretty
big
gap
in
our
research.
It's
very
exciting
to
us
when
we
see
those
come
into
the
downtown
footprint,
because
restaurants
residents
and
that
recreation
or
entertainment
opportunities
of
things
that
we
see
being
very
popular
in
downtown's
and
very
good
uses
of
those
spaces.
We've
taken
a
look
at
a
couple
of
grocery
opportunities
as
well,
and
we
continue
to
follow
up
with
them.
And
then
the
last
thing,
I'll
point
out
is
one
of
the
things
that
differentiates
our
research
from
the
things
that
you
can
just
kind
of
get
off
the
shelf.

So
people
can
understand
why
they
need
to
be
looking
to
place
a
business
or
open
a
new
one
or
grow
one
in
the
community,
and
the
last
thing
I
would
say
is
that
in
city
and
I
know
she's
utilized
this
many
times
already.
But
this
information
resides
on
a
site
that
she
can
pull
it
down
or
the
team
can
pull
it
down
and
share
it
with
any
local
entrepreneurs
that
may
be
looking
to
grow
their
business
or
maybe
open
a
new
one
as
well.

We
look
at
the
gaps,
it's
kind
of
the
starting
point,
so
we
saw
full-service
restaurants.
You
know
the
typical
clothing
and
other
things
tend
to
be
gaps
in
markets
about
this
size.
I
think
it's
a
little
tougher
because,
as
we
know,
the
Internet
has
changed
the
way
some
of
these
products
are
bought
and
delivered.

So
we
look
at
those
but
I'm,
really
a
big
fan
of
food,
because
food
is
really
difficult
to
replace
so
restaurants,
grocery
stores,
fast
casual
concepts
that
aren't
in
the
market
or
things
that
we
we
feel
like
should
be
looking
from
a
national
standpoint.
Of
course,
you've
got
your
pie,
which
is
a
fantastic
brand
that
we'll
be
opening
up
soon.
They've
done
very
well
in
markets
like
Monroe
and
I
think
that
you'll
see
them
be
very
well
received.

So
those
are
the
ones
that
we
take
a
look
at
a
lot
in
addition
to
the
retail
stuff,
even
though
we
don't
do
any
of
the
research
for
it.
We've
talked
with
the
city
team
and
it
looks
like
there's
some
hospitality
possibilities,
some
hotel
possibilities
as
well,
while
we
don't
really
have
any
data
to
support
that
from
our
own
internal
research
intuitively.
It
feels
like
there
may
be
some
opportunities
here.
So
as
we
meet
and
know
people,
we
push
them
in
that
direction.

that

I
will
say
that
it.
You
know
this
is
one
of
those
things
where
it
does
take
time,
a
lot
of
times
projects
kind
of
like
really
relatively
quickly,
but
there's
that
iceberg
effect.
You
know
there's
a
lot
going
on
that
we
don't
see
as
as
those
icebergs
move
along.
So
yes,
we've
had
quite
a
few
folks
that
have
had
expressed
an
interest
and
we
just
continue
to
follow
up
with
them
again
in
that
space
that
mr.
Bradley
had
asked
me.

Tough
cap
rates
are
going
up,
interest
rates
are
going
up;
those
two
things
are
kind
of
working
against
us
a
little
bit,
but
probably
the
biggest
challenge
is
a
construction
cost
continue
to
climb.
So
in
a
matter
of
three
or
six
months,
you
may
end
up,
you
know
getting
5%
of
your
pro
forma
chewed
into
because
the
prices
have
changed.
Lucky
yeah,
if
you're
lucky
awesome.

Well
I
mean
I'll,
say
this:
it's
it'll
sound
kind
of
funny
and
I'm
being
a
little
jovial
when
I
mentioned,
but
you
know,
I
haven't,
met
a
developer
or
a
business
owner.
Yet
that
doesn't
want
you
know,
inexpensive
rent.
You
know
cheap
dirt,
all
of
the
services
that
are
low
cost.
You
know
and
then
just
a
wonderful
pristine.
You
know
150,000
average
income
market
I
mean
we'll
all
of
those
things
matter.
I
would
say
that
incrementally
over
time,
just
being
responsive.

But
to
answer
your
question
specifically,
no
I
have
not
heard
of
anything
that
jumps
out
or
anything
that
I
would
want
to
make
sure
that
the
team
knew
about
fight.
Finding
and
unlocking
pieces
of
real
estate
that
may
be
underutilized
or
bringing
their
highest
and
best
use
in
is
probably
one
of
the
bigger
challenges
that
most
communities
face.

The
easy
pieces
are
done
is
a
simple
way
to
say
it.
So
now
we've
got
to
figure
out.
How
do
we
bring
new
ones
about
and
make
them
work
off-site
improvements,
extending
utilities
or
roadway
things,
any
structured
parking,

just
become
pro
forma
killers.

just
becomes
really
hard
to
make
the
project
work,
and
that
is
probably
where
the
community
needs
to
be
the
most
helpful
from
a
from
a
tangible
standpoint
and
then
all
the
other
things
that
you
all
do
so
well,
just
letting
people
know
what
a
great
place
it
is
to
be.

dollar
investment

expansion

Hitachi

create
at
least

hundred

jobs

expansion
that
we
have

opportunity

the
city
and
for
itachi
and
Walton
County
at

with
some
layoffs
that
took
place
at
Hitachi.
So,
to
give
you
a
little
bit
of
a
background
and
might
well
correct
me
if
I
misspeak
on

but
it's
hachi
corporate
about
a
year
ago,
had
a
new
president.

It
took
him
hired
a
consulting
firm
who
came
back
with
some
recommendations,
corporate-wide
on
streamlining
and
combining
a
lot
of
their
operations.
As
part
of
that
there
was
a
corporate
wide
10%
reduction
in
workforce.
We
were
very
fortunate
here
in
Monroe
and
that
our
layoffs
were
only
about
four
or
five
percent
of
their
local
workforce.
So,
although
people
did
lose
their
jobs,
that
was
part
of
a
a
corporate
wide
reduction
in
force.

Now
I
will
tell
you
this
that,
throughout
the
each
of
the
investments
that
Hitachi
is
made
in
our
community,
the
type
of
equipment
that
they've
invested
it
invested
in
it's,
it
gets
more
and
more
high-tech
as
it
moves
along,
which
means
you
also
have
a
lot
less
people
that
it
requires
to
operate
those
machines.
So
as
any
corporate
or
any
responsible
large
business
would
do
as
they
look
at
their
business
model.

Sometimes
they
have
to
make
decisions
that
are
always
popular
or
even
decisions
that
they
may
not
themselves
feel
very
comfortable
about,
but
it's
best
for
the
business,
because
that's
why
they're
here
is
to
be
in
business.
So
in
this
new
expansion
for
Hitachi,
although
the
jobs
will
be
lower
than
what
they've
had
in
the
past,
they
will
require
a
lot
more
training
and
skilled
workforce
throughout
Hitachi's
career.
They
have
had
to
change
their
model
as
it
moves
into
as
our
automobiles
change.

You
know
when
I
was
a
teenager
and
in
my
early
20s,
if
something
broke
on
my
car
I
fixed
it
today,
I
can't
fix
my
car.
It's
all
computerized
today
and
I,
don't
even
know
how
to
begin
to
fix
a
lot
of
things,
I'm
car
and
as
we
move
from
combustion
engines
to
more
computerized
equipment
and
even
electric
vehicles,
it
touches
one
of
the
worldwide
leaders
in
the
automotive
industry.

Moving
in
that
direction,
we
will
be
at
full
electric
vehicles
at
some
point
when
the
price
of
that
vehicle
gets
to
the
point
where
it's
compatible
with
the
combustion
engine
and
the
batteries
can
get
us
at
300
miles
on
a
charge.
That's
when
everything
is
going
to
change
for
us
in
the
United
States
and
worldwide.
The
tachi
is
already
looking
at
investing
in
that
technology
and
moving
into
the
electric
vehicle
business,
and
so,
as
that
moves
along,
they
have
to
change
their
equipment
and
also
invest
in
new
technology.

That's
what
this
expansion
would
allow
them
to
do.
So.
With
that
being
said,
I'll
be
happy
to

tax

We
have
done
this
for
our
for
Hitachi
every
time.
They've
expanded
in
our
community
and
I
will
give
you
this
scenario
that
I
like
to
use
a
lot
in
my
business.

a
lot
easier
and
to
focus
on
the
next
golden
egg
and
try
and
bring
it
into
your
community,
and
we
often
tonnes
forget
about
the
basket
of
golden
eggs.

already
have,

we're
not
protecting
the
ones

we
already
have
in
our
community,

we're
wasting
a
lot
of
time
bringing
and
you
knew

to

to

we
still
try

reach
out
to

our
existing
industry
is
just
as
important
as
bringing
that
new
one
in
a
330
million
dollar
expansion
is
the
equivalent
to
a
major
new
industry,
locating
in
this
community
a
very
significant
investment.
So
we're
proud
to
have
Itachi
as
a
great
corporate
partner.
They
do
a
lot
to
support
the
community
and
we
appreciate
them
questions
regarding
the
tax
payment.

Know
it's
not
a
hundred
percent
tax
abatement
that
there
it's
a
phase-in
of
taxes,
and
let
me
explain
why
we've
liked
to
do
that
through
the
development
authority
on
the
phase
in
a
company's
largest
expense
is

they're
building
new

during

they're
not
producing

of
product
in
making
sales
on

phase
in

the
tax
is
kind
of
coincides
with
with
a
company
when
their
profits
start
to
ramp
up
with
that
new
