C
Apologies,
so
this
is
a
location
map,
as
you
can
see,
of
the
property
which
is
current,
which
is
divided
into
three
lots
and
a
lot
we're
talking
about
right
now.
It's
lot
11.,
as
you
can
see,
highlighted
and
the
site
is
developed
with
a
single
family
home
foreign.
Has
a
zoning
designation
of
town
center
residential
the
total
site
does
contain
three
lots:
10
11
and
12..
C
Three
lots
under
Unity
of
title:
they
want
to
separate
the
build
single
family
home,
so
in
the
TCR
District,
the
minimum
lot
width
is
50
feet
in
the
minimum
lot
area
is
6
000
square
feet.
This
is
a
de
minimis
request
again
just
to
return
the
lot
back
to
originally
plotted
the
lot
width
is
49.28
feet.
The
lot
area
is
5884
square
feet.
Again.
It's
just
the
smallest
amount
possible.
It's
administer
request,
so
they
can
build
a
single
family
home
since
the
area
is
in
a
flood
zone.
C
C
So
again,
a
request
is
simply
to
return
all
three
lots
of
those
originally
plotted
when
the
plant
was
originally
done.
It
does
show
a
50-foot
width
which
is
meeting
code
standards.
However,
a
new
survey
was
done
with
more
technologically
advanced
equipment
and
shows
that
it
actually
is
that
slightly
less
width
you're
going
to
build
a
home
according
to
the
town
center
residential
district
standards,
which
would
include
things
like
Cloud
area
coverage
height.
C
So
our
recommendation
is
that
the
application
meets
the
code
section
and
we
recommend
approval
of
the
variance
request
to
reduce
the
lot
width
to
50
from
50
feet
to
49.28
feet
and
a
lot
easier
than
6
000
square
feet.
To
584
square
feet
to
construct
single-family
residence
in
the
TCR
zoning
District
this
time,
I'm
happy
to
answer
any
questions.
A
B
A
A
That
was
my
question.
Do
we
combine
those
so
we've
combine
both
variances
into
the
one
variance
not
talking
about
the
variance
2310,
understood
yeah,
that's
something
else.
My.
B
Mistake
so
it
is
essentially
two
separate
variances
and
the
board
could
grant
part
of
the
variance
and
deny
the
other
part
of
the
variance,
so
it
it'd
probably
be
best
to
to
have
it
to
have
it
subject
to
two
separate
votes:
okay,.
A
A
A
A
A
D
A
You,
okay,
okay,
on
the
second
variance
to
reduce
the
lot
width
from
50
to
49.28
of
a
motion
of.
D
C
C
I,
don't
believe
there'll
be
a
need,
and
then
this
one
there's
only.
A
C
Variance
request
right
so
again,
the
lot
size
was
slightly
smaller
than
what
is
required
on
the
TCR
zoning
District
standards,
and
the
request
is
to
reduce
the
lot
area
from
the
6000
square
feet
to
5788
square
feet
to
construct
a
single
family
residence
in
the
TCR
zoning
District.
If
you
have
any
questions,
I'm
happy
to
answer
them.
E
A
E
C
B
Okay,
cool
from
a
legal
perspective
as
well:
each
application
stands
on
its
own
and
so
there's
no
real
precedent
when
it
comes
to
these
variance
requests.
Each
application
is
taken
and
applied
to
the
criteria,
and
if
the
board
feels
that
it
meets
the
criteria,
then
the
request
is
either
granted
or
it's
denied.
Whether
a
variance
has
been
granted
in
the
past
should
have
no
bearing
on
whether
it
should
be
granted
in
the
future
for
another
application.
Okay,
foreign.
A

D
A
Thank
you.
Thank
you
very
much
there
being
no
further
business
tonight
call
for
adjournment
promotion
to
adjourn
okay.
