architectural
application
for
a
new
7,000
125
square
foot,
industrial
building
located
at
35
20,
north
and
zeroed
in
the
em1
service
manufacturing
zone.
The
proposed
building
is
situated
towards
the
rear
of
the
property
and
will
include
a
new
site,
a
new
landscape
plan,
a
new
parking
lot
with
nine
parking
spaces
and
a
new
trash
enclosure.

building
is
made
from
conventional
steel
frame
with
painted
insulated
metal
panels
and
a
simulated
stucco
finish.
The
color
of
stick
sandstone,
a
large
glazed
window,
gray,
metal,
roll-up
door
and
a
yellow
metal
entry
door
with
a
metal
overhang
are
located
on
the
front
elevation
and
will
be
visible
from
the
public
right
away.

painted
metal
awning
will
provide
shade
contrast
and
also
break
up
the
massing
of
the
industrial
building.
From
the
public
view,
air-conditioning
equipment

placed
at
grade
and
will
be
concealed
behind
the
building

and

materials

consistent

plants

guideline
published
by
the
Coachella
Valley
Water

Palm
Springs

percent
of
the
parking
lot
area
to
be
shaded.
The
applicant
is
proposing
36
percent
of
the
parking
lot
to
be
shaded,
though
the
proposed
building
does
not
demonstrate
many
architectural
design
elements.

architectural
details
of
the
industrial
buildings
within

area,
the

existing
site
photographs,
the
building
to
the
north

actually
owned

property

of
the
things
I
picked
up
the
best
at
our
seminar
today
was
that
we
don't
start
discussing
the
project
while
we're
asking
questions
of
staff.
So
initially,
let's
just
question
staff
and
then
we'll
have
the
comments
from
the
audience
and
the
applicant
and
then
we'll
do
our
discussion
as
one
event.
After
all
that,
so
previously
we
started
kind
of
wandering
in
discussions
during
the
staff
questions,
and
then
we
discussed
the
same
thing
twice
so
I
think
I
might
make
our
meetings
a
little
more
efficient.

As
far
as
this
project
is
concerned,
it's
a
it's
a
very
basic
industrial
building,
the
idea
behind
it
being
this
steel
frame
and
an
open
expanse
inside
with
a
large
envelope
and
with
the
architectural
detailing
all
being
reserved
mostly
for
the
front.
Of
course,
the
landscape
is
a
significant
part
of
four
contrasting
that
and
providing
some
greenery
and
some
assess
some
views
beyond
the
building
as
well.

think
we've
kept
it
in
the
context
of
most
of
the
buildings
in
the
neighborhood
as
a
low-slung
building
with
industrial
features,
the
features
are
being
primarily
metal,
which
is
great
and
standing
out
in
the
desert
there
will.
It

mostly
of
this
panel
system,
which
has
a
vertical
seam
in
it,
and
currently
this
is
what
we're
looking
at
it's
designed
by
a
metal
span.

basically

quick,

quick
assembly

fabrication

property
line,
probably
being
from
the
inside
out.

do.
We
are
concerned
with
the
space
in
between
the
buildings,
but
that's
easily
resolved.

in
there.
So
we'll
put
a
couple
of
layers
of
chipboard
on
the
inside

think
this
pretty
much
represents.

sandstone
finishes
the
other
colors
that
the
orange
that
you
don't
see

elevation
right

dealership

Drive
and
South
Cherokee
way.
This
is
a
largest
Percel.
That
is
part

the

project

The
building
was
constructed
in
2008,
it's
a
two
story
building
and
the
total
square
footage
is
thirty.
Nine
thousand
two
hundred
fifty
one,
the
ground
level
accommodates
a
showroom
towards
East,
Palm
Canyon
and
the
service
center
in
the
back,
and
the
second
level
accommodates
an
office
and
also
rooftop
parking.

The
proposed
project
complexes
of
the
removal
of
the
existing
aluminum
composite
tiles,
which
are
installed
on
the
primary
innovation
and
apply
new
perixx
simmons
AIFS,
which
stands
for
exterior
installation
and
and
finished
system
which
stimulates
the
stucco
appearance
crack
resistant.
And
then
the
applicants
proposing
to
apply
a
new
coat
of
paint
which
is
going
to
be
pure
white.
And
finally,
they
are
proposing
to
enclose
the
existing
service
drive.

these
are
just
to
show
the
comparison
about
the
existing.
What's
been
proposed,
again,
applicants
proposing
the
removal
of
the
aluminum
composite
tiles
that
are
applied
on
the
primary
motivation
and
enclosure
of
the
existing
service
drive.
The
project
proposes
the
installation
of
a
set
of
three
rolled
up
garage
doors.
The
dimensions
of
each
door
will
be
10
by
10,
and
this
is
a
real
elevation
of
the
building.
Again,
you
see
the
service
drive
on
the
right-hand
side
and
the
division
will
be
closed
and
it
will
accommodate
a
set
of
three
glad
doors.

proposed
project
is
necessitated
by
the
extreme
local
climate
applicants
proposing
to
and
close
a
service
tribe
to
provide
Crimea
controlled
area
where
customers
can
drive
in
and
so
considering.
The
nature
of
the
activities
that
the
business
conducts
what's
being
requested
is
reasonable
and
also
staff
finds
that
the
proposed
materials
and
colors
are
compatible
with
existing
architecture
elements
and
the
lastly,
and
most
importantly,
staff
finds
that
the
impact
of
the
project
is
not
going
to
be
significant
enough
to
alter
the
character,
the
building
and
its
surroundings,
and
considering
these
elements,
staff
recommends

history

this
building.
It
was
designed
and
built
designed
in
in
2006
built
in
2007
to
the

initial
corporate
image
required
by
BMW
North
America.
At
that
time,
in
designing
this
building,
BMW
I'll
say
the
German
architecture
wants
a
rectangular
or
90
degree,
angled
building,
no,
nothing
round
nothing
radiused.

this
time
we
are
requested
to
remodel
the
interior
of
the
building
which,
by
BMW,
which
brings
up
new
furniture,
new
tile
new
ceilings
etc.
New
layout
and
with
this
they
have
requested,
with
our
approval
that
we
enclose
a
surface
drive

to
the
heat
out
here.
It
will
be
conditioned
those
doors
that
you've
seen
or
right
tech,
high-speed
doors
that

censored

open
in
two
seconds
in
a
minute

the
client
comes
in
customer,

enough

customer
is
immediately
taken

their
car
into
the
building.

the
customers
not

overheated

problem

to
happen
that
doesn't
need
to
exist.

buildings

we've
conditioned

of
them

Houston,

not
a
problem
at
all
and
it's
convenient

aids
the
customer
when
it's
a
hundred
and
fifteen
degrees
outside
that

windy

blocks
all

makes
them
a
better
better
space
and
condition
for
the
customer.

trust

fact

product

space-age
doors

work

kind

makes
some
sense
to
me
when
I
first
saw
the
swap
out
of
the
aluminum
panels
for
stucco
I
thought
ooh
this.
This
might
be
sort
of
the
result
of
some
architects
nightmare.

performance
issue
leaking
whatever,
but
it's
clear
here
that
this
is
an
aesthetic
issue
and
I
mean
I
would
I
would
not
want
to
be
in
the
way
of
wise
corporate
branding
processes,
but
I
find
that
this
is
an
enriching
element
on
what
would
be.
You
know
a
less
rich
looking
elevation
and
it's
sort
of
a
special
spot
in
Palm
Springs,
where
buildings
of
this
scale
and
this
these
auto
dealerships,
it's
sort
of
it's
successful.
You
sort
of
expected
there,
so
I
I
would
be
I
would
tend
to
be
unenclosed.

agree
that
I
feel
like
the
panel.
It's
a
it
is
a
richer
quality
material
I
wrestle
with
whether
it's
a
dated
look,
you
know,
looks
a
little
bit
corporate
now.

don't
quite
see
how
oftentimes
stuck
oh,
we
think
of
as
a
solution
where
we
couldn't
really
think
of
another
good
solution
for
it,
and
so
it
becomes
stucco
sand
with
drywall
on
the
interior
of
a
building
and
although
sometimes
it's
a
matter
of
budget
and
something
becomes
stucco
or
where
we
really
want
it
to
because
it
needs
to
be
a
clean
monolithic.

know
that
a
cleaner
monolithic
giant
of
a
building
here
enhances
this
product
for
the
city.

don't
think
it
does
I,
wouldn't
mind
another
proposal
of
a
different
type
of
panel
or
more
solid
seamless,
surface

some
other
material,
but
I
feel
like
it's
a
degradation
to
remove
these
panels,
frame
it
or
fur
it
out
with
some
kind
of
hat
channel
or
fern
strip
and
stucco
over
it,
look
at
poor
framing
or
something
underneath
room,
even
if
it
was
straight.

just
feels
like
I,
just
another
stucco
giant
box
in
the
city.

compatible
with
its
location
and

enclosure

Think
that's
probably
really
weakens
the
overall
architecture

project,

something
with
the
proportion
of
the
doors
right
now.
The
existing
base
got
a
very
clean,
simple
proportion
to
it.

discussion

that

wonder
if
what
you
know
I
hear
what
you're
saying

visualize
that
now
that
I
look
at
this.
If
they
push
that
added
facade,

doors

flanking
walls

set

back

bit
from

existing
facade

darkened
everything.
So
it
almost
felt
like
that.
Now
how
that
whole
thing
was
in
a
recess,
is
just
a
couple
feet
back
two
feet:

successful

building
massing

the
fact
that
you
don't
see
it

a
solid

planes
would
deliver
it
probably
and

change
of
color.
Obviously
it's
going
to
be
a
change
of
material,
so,
but
the
concept
of
the
enclosure
of
the
bay
does
not
seem
to
be
problematic.

would
think.

first
saw
this
I
couldn't
support
either
of
these
proposals.
First
of
all,
it's
a
totally
unique
building
for
Palm,
Springs,
very
modern
and
so
I
think
the
panel
system
speaks
to
that
architectural
style.
I
agree
totally
with
member
Ottomans
comments
about
the
drive
through
that
now
it's
got
that
very
elegant
overhang.
That
ties
in
with
the
rest
of
the
building
and
suddenly
from
what
we've
seen
in
the
initial
proposal,
it
looks
like
somebody
out
in
the
poorest
part
of
town,
just
enclose
their
carport
and
there's
nothing
elegant
about
it.

think
the
solutions
that
have
been
suggested
could
make
me
accept
in
closing
that
Bay
I
can't
see
taking
the
metal
panels
down
and
going
I
think
that's
two
steps
backwards
to
go
to
stucco
for
for
this
style.
I
think
this
is
a
unique
building
in
our
town
and
I
would
like
to
see
it
remain
as
as
close
to
what
it
is
as
it
is.

believe
raising
those
those
metal
doors.

can't
go
much
more
than
10
feet
because
when
they're,
they
roll
up
somewhat
like
a
rolling

into

can

with
what
the
duct
work
that
we
have
to
bring
in
there

problems

we've
encountered
out

built
this

when
we
get

open

wind
up
to

mile

hour
winds,

doors
that
go
into

and
we
have
elderly
customers
out
here,
like
that
those
doors
want
to
swing
in
the
wind
grab
them
and
that
gets
eliminated
when
we
enclose
them.

entry
piece

nicer
as
you
go
over
to
the
private

trees
that
you've
chosen
are

nice,
the
you
might
find
some
value
in
looking
for
varied
height
of
the
date
palms.
Sometimes
in
the
valley,
taller
ones
are
a
better
value
than
shorter
there,

lot
of
projects
that
are
looking
for
short
ones
versus
tall
ones.

That
might
be
a
place
where
you
could
use
some
of
the
height
the
the
trees
that
you've
chosen
will
grow
very
quickly.
So
if
you've
got
a
14-foot
date-palm
with
a
tree
next
to
it
that
grows
very
fast,
you
can
have
the
canopy
up
in
the
day,
canopy
of
the
date
home
very
quickly
and
lose
the
effect
the
some
of
the
plants
things
like
the
reason
I
asked
the
questions
about
the
papyrus.

You've
also
got
foxtail
agave
and
a
few
plants
that
really
they
will
grow
out
here,
but
they
won't
necessarily
thrive
in
the
Sun
that
we
get
it's
very
dry
and
different
climate
than
than
their
native
locations.
So
especially
right
out
in
front
where
you've
got
your
sign
when
late
afternoon,
there's
no
shade
that
Sun
is
coming
from
the
west
and
that's
gonna
be
a
hot
spot,
so
just
I
would
recommend
watch
what
you
put
out
there.
What
your
specking
is
a
lot
of
it
is
very
interesting
tree,
a
lows
again,
sometimes
in
the
full
Sun.

Coming
back
into
your
entry
area,
I've
been
there
as
the
existing
water
park
when
it's
been
crowded,
I
think
walking
down
that
driveway,
some
of
the
turf
that
has
been
installed
as
probably

stopgap
measure
of

easy
way
to
soften,
to
fill
in
with

cool
and
