If this is YOUR meeting, an easy way to fix this is to add a description to your video, wherever mtngs.io found it (probably YouTube).
A
B
Yes
alternate
member
dan
thompson-
I'm
here
remember
walsh
here.
Remember
palin
here.
Remember,
remember
mccoy
here!
Remember
luck
here,.
C
A
I
would
like
to
propose
that
the
unfinished
business
item
number
three
we
all
know
will
be
a
fairly
complex
and
long
item.
So
I'd
like
to
ask
that
we
do
item
number
four
and
number
five
first,
so
we'll
do
the
new
business
ahead
of
the
unfinished
business.
D
A
E
E
B
Before
we
before
we
jump
into
that,
I
just
want
to
make
a
note
that
we
might
notice
some
errors
in
the
meeting
minutes.
That
was
on
the
consent
calendar
for
september
8th.
So
what
staff
would
propose
is
that
we
take
those
off
of
the
agenda
and
bring
those
back
to
your
next
meeting
for
consideration.
A
D
A
A
B
B
All
right,
so,
if,
if
he's
not
going
to
speak
anyone
else,
who
wishes
to
speak
during
public
comment,
if
you
either
raise
your
hand
or
raise
your
hand
either
in
the
video
or
click
on
the
reaction
to
or
send
me
a
message
to
speak
right
now,
that
would
be
the
time.
B
F
Good
evening
committee
members
just
to
clarify
this
would
be
for
item
three:
am
I
speaking
out
of
turn
or
no
now's
the
time?
Okay,
my
name
is
bill.
Quisenberry,
I'm
a
member
of
the
labors
international
union
in
north
america
and
I'm
in
support
of
the
project
being
considered
for
item
number
three,
the
62
unit
condominium
project.
F
This
project
will
bring
many
jobs
to
the
local
area,
many
jobs
in
the
lower
desert.
We
do
have
a
substantial
amount
of
members
in
that
area
and
that
will
ensure
that
their
paychecks
that
to
be
spent
when
that
construction
project
has
begun
and
continued
will
be
spent
there
locally,
which
is
a
benefit
to
the
community.
F
Also,
if
and
when
this
project
gets
approved,
this
is
early
in
the
process.
I
understand.
F
If
it
does
get
forwarded
to
the
planning
commission,
we
would
continue
to
support
this
project,
as
I
mentioned
before,
because
of
the
jobs
there's
an
uncertainty
in
our
future
with
respect
to
cobot
19
and
the
economic
fallout,
that's
going
to
be
happening
in
the
months
ahead.
Maybe
this
project
will
take.
F
C
B
A
Thank
you,
mr
newell.
We
were
going
to
move
now
to
new
business.
Brad
prescott
trust
for
a
minor
architectural
application
for
the
construction
of
a
4,
302
square
foot,
annex
building
for
storage
of
vehicles
and
a
caretaker's
residence
plus
new
landscape
plan
located
at
4707
east
sunny
dunes
roads.
I
know
that
member
walsh
is
going
to
be
recusing
himself
from
this
discussion
as
he
was
involved
in
the
line
of
this
project.
G
Slide
on
so
the
slide
that's
before
you
right
now
is
the
site
plan
which
shows
on
the
the
corner
of
sunny
dunes,
road
and
williams
road.
The
existing
facility
is
currently
five
thousand.
G
G
G
So
the
annex
you'll
see
is
to
the
east
of
the
property,
with
the
parking
lot
to
the
south,
which
includes
11
spaces
and
then
two
more
spaces
off
of
sunny
dunes,
where
the
circular
drive
is
for
a
total
of
13
spaces,
so
they
do
meet
the
required
off-street
parking.
Should
a
facility
ever
not
be
operated
as
as
the
personal
car
collection
that
reverts
back
to
industrial
use,
it
would
be,
it
would
meet
the
required
off
street
parking.
G
G
On
the
other
side,
there's
a
mezzanine
that
will
be
used
as
the
caretakers
area
apartment
that
is
to
the
south,
which
is
listed
here
as
mezzanine.
So
the
open
to
below
is
basically
a
two,
a
second
story,
that's
open
below
with
the
mezzanine
or
the
apartment.
G
In
looking
at
the
building,
elevations,
the
height
of
the
building
will
be
23
feet
tall
to
the
tallest
point
and
looking
at
the
top
image,
the
north
elevation,
the
two-story
to
the
left
with
the
window
and
the
orange
awnings.
That
is
the
new
addition.
So
the
existing
building
is
the
lower
one
storage
building
with
the
bell
tower
and
then
the
new
would
be
the
the
building.
That's
to
the
left.
That's
the
four
thousand
square
feet
so
in
the
bottoms
elevation,
the
west
elevation.
G
This
is
looking
from
the
street
towards
the
caretaker's
apartment,
which
is
the
windows
that
are
to
the
right
with
the
deck
above
it
and
then
in
this
cross.
Section
you'll
see
that
this
also
shows
the
mezzanine
or
the
caretakers
apartment
with
the
balcony
that
overlooks
the
parking
area
and
there
will
be
parking
underneath
the
caretakers
area
apartment
that
can
access
into
the
storage
area.
G
Also
so
looking
at
the
types
of
materials
that
are
proposed,
as
you
saw
in
the
previous
slide,
they're
proposing
to
use
this
tuscan
sunbrella
material
over
the
windows
to
provide
actual
sun
shading,
the
building
will
be
a
textured
stucco
painted
a
cream
or
tan
color,
which
is
listed
here,
it's
difficult
to
see
and
then
the
window
frames.
I'm
sorry
some
of
the
the
details
are
this
brown
chocolate
color
so
going
through
a
series
of
of
3d
renderings
you'll
see
that
the
caretaker's
apartment
is
to
the
back,
which
overlooks
the
parking
area.
G
This
is
the
front
that
faces
sunny
dunes
with
a
circular
drive
and
the
two-story
element.
This
shows
you
the
massing,
that's
proposed
at
23
feet.
G
There
is
a
landscape
plan
and
there's
existing
landscaping
at
the
site.
Currently,
the
only
new
landscaping
they're
proposing
is
at
the
very
bottom
of
the
slide
between
the
the
parking
area
and
the
building
next
door.
They're.
Adding
a
series
of
vines
that
will
grow
and
that's
what's
in
the
green,
you
can
see
that
very
small
area
at
the
bottom.
G
Looking
at
a
series
of
photographs
that
were
in
your
packet
that
shows
the
existing
conditions,
you'll
see
that
the
site
is
well
maintained,
the
landscaping
is,
is
matured.
The
the
decomposed
granite,
which
is
the
ground
cover,
is
all
there
well
maintained.
You'll
see
the
openings,
and
this
is
a
the
area
where
the
new
building
will
be
constructed.
G
G
Another
view
looking
towards
the
front
of
the
building,
the
mature
landscaping
and
then
looking
back
to
where
the
new
building
will
be
with
the
caretakers
apartment.
On
the
second
floor
so
chair.
That
concludes
my
report.
Your
recommendation
will
go
to
the
planning
director
for
his
I'm
sorry,
the
development
services
director
for
his
contemplation
and
review.
We
do
have
the
applicant.
E
Yes
glenn:
could
you
clarify
the
chocolate
brown
cover
color?
Is
that
just
on
the
bell
tower,
and
maybe
like
the
railings
on
the
balcony
or
do
you
know
where,
where
it's
going
to
be
applied.
G
Yes,
it's
my
understanding
that
it
is
around
the
bell
tower.
There's
a
trellis
element
on
the
front
of
the
building,
and
then
the
railings
and
also
the
the
window
frames
are
an
anodized
color.
Also.
A
G
No,
the
mezzanine
just
is
mainly
for
building
codes,
but
the
m1
zone
does
allow
for
a
caretakers
unit
on
on
an
industrial
property.
So
there
actually
is
one
currently
within
the
building
itself.
So
when
they
reconfigure
the
renovation
of
the
interior,
it'll
move
to
this
space
above
the
parking.
G
A
Okay,
no
more
questions
for
me.
Any
other
committee
members
have
questions
of
staff,
seeing
none.
Let's
have
the
applicant,
give
us
their
presentation.
You
have
10
minutes
to
give
us
your
presentation
of
the
project.
Please
give
us
your
name
and
address,
and
after
you
finish
your
presentation
of
after
our
discussion,
you
can
have
two
minutes
of
rebuttal
if
necessary.
D
Hello,
my
name
is
jeff
stork.
I
live
at
1900,
south
palm
canyon
drive
in
palm
springs.
I
am
the
project
manager
for
the
prescott
collection.
We
purchased
this
property
in
2014.
D
At
that
point
it
was
a
recently
retired
mortuary.
We
immediately
began
plans
to
convert
it
into
a
private
car
collection
for
the
prescott
trust
part
of
the
reason
we
wanted
property
was
for
this
expansion
potential.
On
the
east
side
of
the
structure.
We
always
envisioned
that
as
a
phase
two,
we
finished
the
phase,
one
construction,
I'm
going
to
say
in
late
2017
and
as
we
expected,
the
collection
has
grown
and
the
need
has.
F
I
have
a
question
tom
along
the
south
property
line.
It
appears
that
there's
an
existing
chain
link
fence,
I'm
just
wondering
if
there
was
a
decision
not
to
put
up
a
block
wall
there
or
if
that
fence
will
remain
in
place
in
lieu
of
a
block
wall.
H
A
Well,
we
have
john,
I
have
a
question
about
the
mechanical
equipment.
I
don't
see
any
either
on
the
roof
or
in
the
building.
What
will
be
the
situation
for
the
mechanical
equipment.
H
Well,
there
is
a
wonderful
parapet
that
extends
above
the
the
original
building,
the
first
building
that
they
purchased
and
you
can
kind
of
see
it
with
the
the
cornice
trim
on
the
exterior
that
entire
top
four
feet
is
a
is
a
parapet
wall,
so
the
existing
mechanical
equipment
for
the
the
space
that
is
there
now
is
housed
there,
and
then
we
will
also
put
the
additional
equipment
for
the
annex
over
there.
A
Thank
you
very
much.
This
is
when
we
would
normally
have
public
comments,
but
obviously
that's
not
in
the
mix
at
this
particular
point.
So
I'm
going
to
conclude
comment
and
the
committee
can
now
discuss
the
submittal.
A
D
One
question
for
one
comment:
the
lighting.
I
see
a
lighting
plan,
I
don't
see
any
locations
specified
on
the
elevations.
Existing
lighting
is
above
up
at
the
top
of
the
building
above
canopies.
D
So
as
you
light
the
top
of
the
canopy
you're,
getting
a
dark
spot
down
on
the
ground
where
the
people
actually
are
so
I'd
like
to
see
exactly
where
the
new
light
fixtures
are
proposed.
Also
on
the
east
elevation,
there's
not
much
space
between
the
building
and
the
property
line
and
it
looks
like
you've
got
them
very
high
on
the
building.
J
F
I
just
have
one
comment,
mr
chairman:
I
would
you
know
with
the
great
job
that
they've
done
on
the
building
and
the
new
annex
and
everything
I
just
feel
like
the
existing
gate
and
the
perimeter.
Fencing
is
not
in
keeping
with
the
quality
that
they're
proposing
for
the
rest
of
the
building
and
would
encourage
the
project
developer,
to
maybe
consider
a
a
newer
gate
to
enter
the
parking
area
and
maybe
discuss
the
building
of
a
block
wall
on
the
property.
South
property
line
with
his
neighbor.
A
A
Well,
I
can
make
a
motion
as
a
chair
move,
that
we
approve,
as
submitted
with
the
request
that
the
applicant
consider
installing
a
concrete
block
wall
along
the
south
property
line
and
updated
rolling
gate
or
driveway
gate
for
a
security
gate,
but
that
we
do
approve
this
project.
C
H
H
Not
sure
what
I
have
to
do
to
make
that
we
hear
you:
okay,
oh
start
my
video
okay.
L
C
L
Okay,
the
project
site
is
located
at
the
melcado
plaza.
It's
the
the
southern
end
unit,
as
shown
on
the
screen,
and
the
image
on
the
left
side
is
the
the
palm
canyon
driver,
frontage
of
the
milkado
plaza,
and
the
project
site
is
suite.
A1
again,
that's
the
southern
end
unit
of
the
plaza
the
african
is
proposing
the
following
activities
as
a
part
of
this
application,
and
that
is
to
repaint
the
exterior
building
walls,
remove
the
existing
stone
veneer
and
replace
the
existing
base
stream
with
tiles.
L
Remove
the
existing
windows
south
elevation
and
install
a
new
wall
sign
on
the
pre.
Excuse
me
primary
elevation,
and
these
are
the
proposed
paint
colors,
the
whisper
gray
will
be
applied
to
the
building
walls
and
the
silver
bullet
will
be
applied
to
the
cornice,
and
the
existing
stone
veneer
will
be
painting
in
a
miner's
dust.
L
This
stream
will
be
cantilever
stone
tiles
in
us.
L
The
applicant
is
also
proposing
the
installation
of
an
excuse
me,
an
eliminated
reverse
channel
letter
sign,
which
is
going
to
create
halo
effect
against
the
building
wall,
and
this
is
the
proposed
sign
design
which
meets
the
the
plaza's
sign
program
requirements.
L
The
based
on
the
proposal.
Staff
finds
that
the
proposed
cooler,
color
palette,
makes
the
project
site
appear,
detached
from
the
rest
of
the
building
and
the
removal
of
the
existing
architectural
details,
such
as
the
window
on
the
south
elevation
and
stone
veneer
on
the
columns
in
the
base
stream,
simplifies
the
facade
of
lieutenant
space,
which
is
a
part
of
the
spanish
mediterranean-style
building
and
the
milk
cattle
sign.
L
This
is
america.
Plaza
sign
program
does
not
specify
the
maximum
allowable
sign
height
for
the
project
site,
and
the
proposed
40
inch
sign
height
is
greater
than
the
average
sign
height
found
on
the
american
plaza
pumpkin
drive
innovation
for
different
businesses
and
for
the
reason
that
staff
recommends
the
aac
to
approve
the
proper
signage
subject
to
the
conditions
and
for
the
exterior
alterations.
The
staff
also
recommend
that
excuse
me,
I
recommend
the
aac.
L
The
five
purpose
designed
to
reduce
the
sign
area
excuse
me
assign
size
as
needed
to
meet
this
requirement,
and
this
concludes
the
staff
presentation
and
the
staff
and
applicant
are
both
available.
If
you
have
any
questions,
thank
you.
C
E
I
do
norco
on
the
store,
that's
next
door
to
this
proposed
renovation.
I
can't
read
out
what
the
the
name
of
the
com,
the
company
or
or
store
is,
but
you
have
an
idea
how
tall
that
sign
is.
L
Cleaner,
I
just
like
to
clarify
one
thing,
so
mr
rodman,
I'm
sure
you're
referring
to
the
sheet
a
6.0.
Am
I
correct.
L
Okay,
so
there
are
two
well,
I
think,
you're
looking
at
the
bottom
picture,
five
proposed
design
which
has
rocket
fins
is
that
the
signage
you're,
referring
to
talking
about
the
sign
that's
shown
on
the
street,
which
is
a
front
right
view.
L
L
So
the
the
signs
that
you
see
in
image
1.6
this
is
an
old
image.
So
if
you
go
to
the
exhibit,
I'm
sorry
attachment.
C
E
L
E
F
Have
a
question
is
the
proposed:
is
the
proposed
tile
or
stone
match
the
existing
stone?
That's
on
the
building.
L
Based
on
the
stuff
of
observation,
it
looked
very
similar,
although
the
stone
sample
that
stuff
obtained
for
the
manufactured
website
looks
a
little
bit
more
gray.
But
it's
really
hard
to
tell
and
african
can
confirm
the
the
consistency
in
color.
J
Thank
you.
I
have
a
question
for
noriko
sean.
The
it
seems
like
this.
This
suite
is
part
of
a
more
overall
design
package
for
the
entire
entire
half
block
of
shopping
center
here
and
what
I
see
is
as
if
we
march
up
and
down
and
look
at
the
contacts
it
looks
like
there
there's
quite
a
bit
of
this
brick
and
then
almost
a
half
height
high
cantera,
stone
wall
with
projections
and
cantera
stone,
molding
and
trim,
and
quite
a
bit
of
this
exterior
stacked
stone
motif
on
a
few
of
these
other
buildings.
C
J
On
this
entire
block
here,
and
so
is
there-
was
there
some
approval
that
now
we're
we're
going?
I
feel
like
we're,
dismantling
and
maybe
lessening
the
quality
of
what's
there
I'm
up
for
some
change
if
that's
required,
but
I
not
sure
that
the
new
proposal
has
the
same
amount
of
cantera.
I
see
on
some
of
the
other
similar
buildings
or
the
same
amount
of
trim
or
detail
on
its
buildings,
adjacent
to
it
and
part
of
this
shopping
center.
J
L
The
project
was
approved
back
in
1998
and
the
stuff.
Well,
excuse
me,
the
other
side
inspection
that
stuff
conducted,
the
each
segment
of
the
facade
of
this
military
plaza
is
slightly
different.
There's.
There
are
no
two
units
that
are
completely
consistent
in
terms
of
the
previous
plans.
L
A
Enrico
I
have
a
question
that
would
be
an
extension
of
sean's
question.
I
would
assume
that
when
this
this
is
not
buildings.
This
is
one
building
with
different
elements,
and
I
assume
that
there
was
a
color
review,
a
color
palette
that
was
approved
that
tied
all
these
different
businesses
together
as
one
building
is
there
a
way
I
mean,
can
we
determine?
Was
there
a
requirement
that
the
colors
be
a
certain
combination
of
colors
like
this,
so
that
it
it
does?
They
do
complement
each
other
well,
and
but
they
let
individual
buildings.
L
The
staff
can
certainly
review
the
previous
affordable
for
the
color
samples,
but
it
seems
like
based
on
the
previous
permits.
That's
been
permitted.
The
individual
business
or
the
the
occupant
had
a
freedom
in
terms
of
their
exterior
alterations.
E
Just
a
quick
one
so
immediately
to
the
south
there's
a
mid-century
building
with
a
rounded
canopy
that
kind
of
comes
in,
looks
like
it
comes
right
into
the
window
on
the
south
elevation
of
this
tenant
space.
Does
that
actually
touch?
Or
what
do
you
know
what
the
no
it's?
Just
it's
just
right.
There.
L
E
L
A
K
Hi
there,
my
name's
craig
bowman
and
I'm
one
of
the
owners
of
greenkeeper's
llc
dba
for
his
studio.
K
You
guys
hear
me:
yep,
go
ahead
so
number
one
yeah
that
that
canopy
on
the
pet
store
on
the
south
of
the
building
it
does
come
within
inches
of
touching
our
space.
K
There's
also
a
number
of
different
size,
shape
and
size
signs
along
the
face
of
that
marcado
building,
there's
a
variety
of
different
types
of
signs
and,
and
they
come
in
a
variety
of
sizes.
I
was
told
our
sign
could
be
us
a
certain
square
footage
based
on
the
square
footage
of
the
frontage
of
our
building.
So
we
scaled
it
off
of
there
and
the
in
the
the
dims
came
from
our
sign
manufacturer
figuring.
K
They
would
have
more
of
the
know-how
and
the
ins
and
outs
of
what
type
of
signage
is
permitted,
because
this
building,
like
you
guys,
are
saying,
there's
nothing
on
record.
It's
it's!
It's
managed
by
the
grit
development
group.
I've
been
michael,
braun
and
and
mary
down
at
the
city,
I'm
using
alan
sanborn,
their
architecture,
their
architecture,
firm
and
there's
nothing
on
this
building.
K
So
what
we
we're
trying
to
do,
because
it
is
on
the
the
south
end
of
of
the
space,
we're
trying
to
kind
of
update
the
building,
we're
trying
to
give
it
a
slightly
different
cooler,
more
modern.
You
know
frontage
based
on
the
the
interior
designs
that
we'll
be
doing
for
the
for
the
entryway
and
for
the
dispensary.
K
I
know
the
landlord
they're
they're
they're
excited
about
the
new
colorways
and
they're
excited
for
the
new
look
and
feel
we
communicated
early
on.
If,
if
our
structure
was
actually
located
in
the
middle
of
the
building,
it
would
probably
be
hard
to
pull
off.
But
since
we
are
on
the
far
end,
it's
allowing
us
to
kind
of
have
our
standalone
look
and
feel,
and
that's
why
we
feel
we
can
get
away
with
the
lighter
the
lighter
colors
and
actually
the
the
store
right
next
or
the
space
right.
K
Next
door
is
the
berkshire
office
and
then
right
next
door
is
the
cigar
shop.
Those
two
colors
they're,
not
very
different
than
than
the
color
I'm
proposing,
and
what
I'm
proposing
it
does
show
a
little
different,
because
renderings
are
sometimes
hard
to
pull
off
colorways
to
exact
paint
chips,
but
it
is,
it
is
a
you
know,
more
of
a
light
tan
off-white
color.
So
I
would
like
to
remove
a
lot
of
the
rock
and
the
stone
off
the
front,
because
I
feel
that
look
is
very
dated.
K
A
Thank
you,
craig.
Any
questions
from
the
committee
for
the.
E
Applicant
robert
yeah
so
talk
to
me
a
little
bit
about
the
south
window
and
why
you
want
to
close
that.
K
I
want
to
close
that
off
because
I
don't
want
to
be
looking
into
the
pet
store,
but
also
the
interior
design
of
of
the
entryway
or
the
you
know
the
lounge
or
the.
I
guess
it's
more
of
the
reception
area
of
our
store
because
it's
divided
in
two
parts.
You
have
the
front
reception
area
where
you
go
in
and
you
get
checked
in
and
our
our
store
is
going
to
be
it's
it's
going
to
be
a
very
high-end,
very
sophisticated
design.
K
But
the
front
end
is
it's
kind
of
like
a
speakeasy
bodega
you're
gonna
walk
in
and
you're
gonna
feel
like
you're
in
a
record
shop
in
brooklyn,
new
york
and
it'll,
look
like
a
record
shop
and
having
those
windows
there
would
interfere
with
the
interior
fixturing
and
the
design
that
we
plan
on
building
out
for
the
interior.
K
Okay,
unless
to
be
honest,
less
windows,
the
better
in
in
this
environment,.
E
And
the
cantara
stone
you're,
proposing
the
image
that
we
I
I
have
in
my
packet
makes
it
look
like
it's
a
smooth
finish.
Is
it
actually
a
smooth
finish
or
is
it
guy?
Is
it
porous.
M
K
Stone
it
and
what
I
was
told
by
the
grid
development.
This
stuff
was
imported
from,
like
cancun
or
mexico,
somewhere
way
back
in
the
day,
which
makes
it
a
bit
challenging,
because
obviously
I
couldn't
buy
anything,
that's
going
to
be
exactly
what
is
existing,
but
alan,
sanborn
or
architect
is
pretty
confident
that
the
stuff
that
we'd
be
able
to
source
would
would
work
very
well
with
all
the
existing
stone
there
at
the
building.
So.
K
A
Craig
is:
is
this
business
just
a
dispensary,
or
is
there
a
lounge
for
use
of
the
product
on
on.
A
Well,
I
I
would
like
to
say
I
think
that
filling
in
that
window
is
a
really
good
thing
for
the
building,
because
it
makes
no
sense
with
this
kind
of
cool
curved
overhang
from
the
mid-century
building
mixor
cutting
into
the
top
of
the
arch
of
that
window.
So
I'm
totally
in
favor
of
filling
in
that
window
and
cleaning
up
that
side
wall.
A
A
So
I
would
just
want
to
recommend
to
the
staff
when
this
gets
final
approval,
that
the
building
not
be
white,
that
we
make
sure
it's
some
sort
of
a
creamy
beige,
at
least.
And
finally,
I
don't
know
that
it's
right
to
try
to
make
this
feel
separate
from
the
rest
of
the
building.
I
can
see
wanting
to
freshen
it
up
and
you're
right
that
canterostone,
there's,
probably
four
different
colors
on
this
building
and
different
sizes
and
different
treatments.
A
So
I
I
think
what
you're
doing
with
the
stone
I
could
I
could
get
along
with
and
then,
as
far
as
the
sign
goes,
it
just
looks
too
big,
and
especially
when
it's
sitting
on
with
nothing
else
interrupting
it.
I
think
it
could
be
somewhat
smaller
just
to
make
the
proportion
seem
a
little
nicer
in
that
space.
J
The
show
I
I
can
add
to
that
tom
yeah,
so
agreeing
with
you
tom
that
I
think
dismantling
the
the
building
facade
here
may
make
some
improvements,
dismantling
this
stone,
but
the
stone.
That's
there,
this
stacked
prosthetic
stone
is
my
guess,
is:
what's
there
not
putting
back
the
same
level
of
detail
as
these
adjacent
buildings,
I
think
might
be
a
mistake,
and
so
what
I?
What
I'd
prefer
to
say
is
the
applicant,
I
think
said,
bringing
that
cantera
stone
square
fascia
up
further
up
the
wall
to
me
is
one
step.
J
So
what
I'd
prefer
to
see
here
is
some
enhancement
of
the
application
of
the
replacement,
cantera,
stone
and
moldings
that
mimics
or
matches
what
I
do
see
throughout
the
rest
of
the
building
and
then
the
colors.
I
think,
as
I
look
at
them
online
at
least
the
the
whisper
gray,
which
I
believe
is
the
field
color,
and
then
the
accents
go
darker
from
there,
but
the
whisper
gray,
I
think,
is
okay.
A
J
Yeah,
okay,
I
think
the
sign
is
is
a
little
bit
large.
It
is
a
large
field
to
fill
there,
but
it
does
seem
large
compared
to
all
of
the
other
signage
in
this
complex,
also
pretty
out
of
scale,
even
with
maybe
more
of
a
flagship
customer
like
rubies.
On
the
end,
I
think
this
sign
would
even
dwarf
that
one,
so
I
would
say
some
adjustment
to
that.
Maybe
60
or
70
percent
of
what
it
is
today
would
be.
Okay
with
me.
H
I
well
it
certainly
concur
with
many
of
the
comments
that
that
have
been
made.
I
think
it
sort
of
what
I'm
struck
by
is
there's
a
bit
of
an
obligation,
I
think,
in
in
a
design
considerations
on
on
a
piece
of
a
larger
hole,
and
you
know
it.
This
is
a
a
small
storefront
when
you
look
at
the
at
the
overall
building
and
context,
but
it's
kind
of
gone
rogue
in
with
respect
to
the
to
the
colors
and
all.
H
It
simplifies
the
building,
because
the
overall
facade
is
sort
of
an
eclectic
collection
of
these
spanish
revival,
details
of
some
sort,
and
so
I
think
that
the
the
overall
presentation
of
the
building
is
served
good
by
this
kind
of
cleanup.
I
think
that
the
color
is
kind
of
out
of
the
context,
though,
of
of
the
rest
of
of
what's
going
on
with
the
complex,
and
I
don't
think
it
does
service
either
to
the
to
the
new
space
that
you're
developing
as
well
as
the
neighboring
ones.
H
I
may
be
in
a
minority
on
this.
I
think
the
size
of
the
sign
is
is
not
problematic.
For
me,
I
think
I
mean
I
understand
the
need
for
branding
and
signage,
and
I
think
that
it
certainly
delivers
it's
it's
a
street
with
pedestrian
traffic.
This
isn't
a
freeway
sign,
and
so
you
know
that
does
far
more
than
than
deviating
from
the
colors
of
the
existing
complex
can
do
so.
H
My
suggestion
to
wrap
it
would
be
stick
with
the
color
palette
that
is
with
the
existing
building
and
the
the
rest
of
the
simplification
of
the
facade
and
the
losing
of
some
of
those
details
is
good.
E
Yeah,
so,
regarding
the
sign,
so
we
have
two
images
in
our
packet.
One
is
on
a
6.0
that
shows
this.
The
hit
sign
and
the
other
one
is
an
independent
piece
from
the
sign
company.
And
if
you
look
at
the
two
of
them,
they
look
like
they're
different
scales
and
sizes,
and
I
would
say-
and
I
don't
know
what
the
actual
dimension
should
be,
but
the
one
that
the
image
on
6.0
looks
better.
E
It
looks
like
better
proportion,
looks
like
a
better
proportion
to
me
than
the
one
on
the
signage
sheet
right,
yeah
and-
and
I
would
agree
with
member
walsh
about
staying
within
the
color
palette
of
the
building,
the
existing
color
value
of
the
building
or
perhaps
going
slightly
lighter
than
one
of
the
existing
colors,
the
beige
color
just
to
keep
it
in
the
same
family.
I
think
the
whisper
gray
I
a
little
nervous
about
it.
E
I
I
don't
have
a
real
sample
of
it
in
front
of
me,
but
I'm
a
little
nervous
about
it.
So
I'd
rather
see
staying
in
this
in
the
family
of
the
existing
building
in
terms
of
color
and
then
to
me.
The
proposed
revisions
are
maybe
just
a
step
too
much.
I
think-
and
I
think,
if
I
understood
member
lockers
comments
to
sort
of
enhance
it
a
little
bit
more.
I
think
that
actually
would
be
would
benefit
this
and
keep
it
more
in
keeping
with
the
rest
of
what's
going
on
in
the
building.
I
Yeah,
so
I
I'd
concur
as
well.
I
think
I,
like
sean's,
comment
about
taking
the
stone
farther
up
the
wall
up
to
that
shoulder
piece.
I
think
that
makes
it
more
consistent
with
the
rest
of
the
the
complex
it's
in
and
then
the
other.
I
agree
with
the
color
choice.
I
think
just
a
little
bit
warmer
would
be
more
in
keeping
with
the
environment
as
well,
and
then
the
other
one
I
was
curious
about
is
the
painting
of
the
cornice.
You
know
that
is
a,
I
believe.
I
That's
precast,
concrete
cornice,
and
I
I
just
don't
know
I
mean
I
think
painting
it
makes
it
different
than
the
ones
that
are
there
elsewhere
in
the
in
the
complex
as
well.
So
I
think
I'd
keep
that,
as
is
those
are
my
comments
and
I
agree
with
the
sign
size.
E
K
All
right
there
you
go
hello.
Yes,
I
was
hoping
to
remove
them,
but
I
guess,
if
I'm
going,
to
move
the
stone
further
up
the
wall,
I
could.
I
could
keep
them
or
find
some
other
type
of
wall
sconch
that
I
can
put
there.
K
D
D
A
And
I
think
that
they
are
one
of
the
things
that
really
keeps
it
back
in
the
old
style.
I
think
not
every
space
along
there
has
those
lanterns,
especially
since
this
is
the
end
one
in
the
run
of
spaces.
I
think
if
those
were
removed
and
not
replaced
to
my
mind,
would
be
okay,
yeah.
E
I
think
the
motion
is
to
approve
with
the
following
conditions:
one
the
size
of
the
sign
is
more
in
keeping
with
the
proportions
as
represented
on
sheet
image.
Five
on
sheet
a
6.0.
E
I
think
it's,
okay,
that
we
they
remove
the
window
on
the
south
elevation,
as
well
as
the
lanterns
on
the
palm
canyon
elevation,
and
I
think
the
use
of
the
cantera
stone.
Perhaps
it's
a
different
color,
depending
on
the
actual
final
paint
color
for
the
building,
is
extended
up.
So
it's
not
quite
so
drastic
a
simplification
of
the
entry
and
the
last
thing
would
be
to
maintain
the
the
cornice,
the
existing
color
existing
finish.
E
I
I
would
yeah
I'd
like
to
see
something
similar
or
the
same
just
because
I
think
it'll
help
maintain
the
context
of
this
particular
tenant
space
with
the
rest
of
the
building.

A
Let's
proceed
with
the
next
agenda
item,
which
is
number
three
under
unfinished
business:
dtps
llc
for
a
major
architectural
application
to
construct
a
six
story:
82
577
square
foot,
multi-family
residential
condominium
building
with
62
units
located
on
block
b1
of
the
downtown
palm
springs
specific
plant
at
the
northeast
corner
of
ballard
road
and
museum
way.
We
have
a
staff
report,
please.
B
Mr
chair,
a
couple
of
things
before
we
jump
into
the
report,
member
dozie,
I
believe,
will
be
recusing
himself
for
this
item.
So
we'll
ask
alternate
member
thompson
to
step
in
for
this
item,
and
then
we
had
one
member
of
the
public
who
called
earlier
today
to
speak
during
public
comment
and
it
looks
like
he
has
joined
the
meeting
since
public
comment
has
closed.
B
So
I
would
ask
the
chair
if
you
are
willing
to
allow
public
comments
at
this
time,
for
this
item
is
that
if
that
would
be
acceptable
to
the
community.
B
C
B
B
C
B
C
Good
evening,
I'm
I
apologize
for
that.
My
I
had
my
phone.
I
hit
the
wrong
button.
My
name
is
mike
day,
I'm
with
the
labor's
union
here
locally
here
out
of
the
coachella
valley
thousand
palms
area.
We
just
wanted
to
call
and
support
the
project.
C
We've
got
a
good
relationship
with
the
grit
company
and
we
wanted
to
show
some
support
tonight
on
this
project
that,
due
to
the
covet
and
things
going
on
and
unfortunately
in
the
economy
and
stuff,
we
wanted
to
participate
more
and
get
involved
early
with
our
developers
or
contractor
partners
and
try
to
push
these
projects
along
due
to
the
lack
of
what
we
think
is
going
to
work
here.
Pretty
quick
as
far
as
what's
going
on
with
the
economy-
and
you
know,
with
a
grid.
C
There's
a
local
contractor
local
hires
local
residents
here,
I'm
a
resident
of
the
coachella
valley.
I
live
in
laketa,
so
we
worked
hard
down
here
to
try
to
get
local
hire
and
local
projects
built.
We
want
to
support
this
project
and
we
just
wanted
to
come
in
this
morning.
Come
in.
B
Yep,
mr
chair
and
committee
members,
as
you
recall,
back
on
september
8th,
you
reviewed
this
project
and
you
continue
this
matter
for
a
future
meeting
and
directed
the
applicant
to
address
some
issues,
as
it
relates
to
comments
that
were
made
at
the
the
meeting.
Specifically,
the
committee
had
some
concerns
about
the
massing,
the
building
design,
pedestrian
experience,
circulation
and
outdoor
amenities.
So
let
me
pull
up
my
slide
here
to
go
over
the
changes
that
have
been
made
in
response
to
those
comments.
A
B
Okay,
so
the
as
you
recall,
the
project
is
located
east
of
bellardo
road
between
museum
way
and
andreas
road.
B
So
what
you
saw
at
the
september
8th
meeting
is
shown
here
on
the
top
left,
and
this
is
the
perspective
from
the
bellardo
road
and
museum
way
corner,
and
so
this
is
kind
of
the
primary
entry
for
pedestrians
visiting
the
project
and
what
you
see
on
the
bottom
right
is
the
revised
perspective
of
the
project.
So
you
can
see
the
there's
been
some
changes.
There
were
some
comments
and
concerns
about
the
big
blank
wall
facing
the
park.
B
What
you
see
on
this
exhibit
here
shows
they've
their
plan
on
addressing
that
by
installing
a
public
art
piece
on
that
large
wall.
The
specific
design
of
that
is
not
finalized.
That
graphic
that
you
see
on
the
image
here
is
just
a
placeholder
for
the
future
public
art
that
will
be
reviewed
by
the
public
art
commission.
So
at
this
point,
that's
not
what
is
the
final
design?
B
It
would
be
something
reviewed
and
decided
on
later.
They've
also
removed
the
solar
panel
solar
panel,
shade
structure
that
was
shown
above
the
third
floor,
deck
or
fourth
floor
deck.
So
that's
been
taken
off
to
reduce
some
of
the
massing
along
the
corner,
and
then
there
was
some
vertical
rectangular
elements
that
were
placed
on
the
exterior
facades
of
the
building
and
those
have
been
removed.
So
I've
shown
arrows
where
those
were
located
on
the
top
left
and
now,
as
you
see
in
the
revised
design,
it's
much
more
horizontal
and
it's
linear
composition.
B
So
this
is
a
view
from
the
south
east
of
the
project
site
looking
to
the
northwest
and
again
they've
removed
the
rectangular
white,
horizontal
or
white
vertical
elements
that
were
shown
actually.
Excuse
me
this
is
standing
from
the
northwest
vantage
point
looking
to
the
south
west
or
south
southeast.
B
This
is
what
is
you
know.
This
shows
the
outdoor
pool
space
on
the
third
floor
deck.
It
also
shows
the
west
elevation
what
what
with
the
changes
that
are
being
proposed.
B
They,
as
I
said,
the
white
vertical
elements
on
the
side
of
the
building,
have
been
removed
and
now
is
much
more
of
a
horizontal
linear
design
as
a
part
of
that
with
the
elevation
revisions
they're
proposing
to
install
movable,
sunscreen
perforated
metal
panels,
and
those
would
be
something
that
the
tenants
themselves
would
be
able
to
move,
and
you
can
kind
of
see
that
in
the
the
plan
view
here,
where
those
those
pieces
would
kind
of
stack
either
in
front
or
behind
each
other
and
then
with
the
different
colors
that
the
panels
are
being
proposed.
B
Those
would
change
and
add
some
interest
to
the
to
that
facade
of
the
building,
and
so
that
design
element
is
also
carried
into
the
courtyard
the
west
facing
elevation
of
the
courtyard,
and
so
you
can
see
that
kind
of.
From
this
perspective
view
looking
down
into
the
courtyard.
Those
panels
are
also
proposed
on
that
facade.
B
Standing
within
the
courtyard,
you
can
see
some
of
the
changes
that
are
being
proposed
relative
to
the
terraces,
so
the
outdoor
pedestrian
areas
as
tenants
move
on
the
exterior
of
the
building
on
the
upper
floors.
They've
made
some
revisions
in
terms
of
those
those
those
layout
plans
of
those
upper
floors.
So,
in
the
plan
view
what
you
see
in
the
top
right,
there
is
a
staggered
design
which
allows
for
more
integration
of
landscape
on
the
upper
floors,
which
was
a
common
in
request
of
the
committee
on
september
8th.
B
So
those
are
shown
on
the
top
here
top
right
and
then,
with
that
you
can
see
they
have
a
vertical
screen
element
on
the
bottom
left.
That
would
be
integrated
above
the
first
floor,
up
all
the
way
up
to
the
top
floor,
and
so
that's
shown
in
various
locations
on
the
exterior
of
the
building.
B
You
can
see
it
when
you're
looking
at
this
perspective
here
on
the
bottom
right
on
the
left
side
and
then
on.
So
it
would
be
the
east
elevation
of
the
interior
courtyard,
the
south
elevation
of
the
northerly
portion
of
the
building,
and
then
it's
also
shown
on
the
north
elevation
on
the
southerly
portion
of
the
courtyard.
B
So
when
you're
looking
at
it
in
plan
view,
this
is
one
of
the
upper
floor
plans.
This
was
the
original
design
it
was,
it
just
showed
you
know.
Basically,
an
outdoor
quarter,
walkway
that
changes
with
the
new
proposed
design.
As
you
can
see,
it
is
a
staggered
design
that
would
allow
for
additional
landscape
on
those
upper
terraces.
B
B
So
when
comparing
the
two-dimensional
elevations,
this
is
the
south
view
of
the
building,
showing
the
changes
that
basically
depicting
the
differences
between
what
was
shown
on
september
8th
and
what
is
being
proposed
with
this
revised
plan.
B
You
didn't
have
in
your
packet,
a
letter
from
the
chair
of
the
public
public
art
commission,
supporting
the
project
and
supporting
the
installation
of
public
art
along
this
facade
on
the
ground
floor,
as
well
as
the
as
well
as
on
the
tower
element
facing
the
park.
B
B
C
This
this
just
shows
you.
B
Additionally,
sorry
the
what
the
plan
you
were
looking
at
was
originally
shown
last
time.
Additionally,
what
you
saw
was
the
water
feature
at
the
very
entry
or
near
the
entry
at
the
top
left
here
on
the
screen
at
the
pedestrian
entry.
That's
been
moved
just
a
little
bit
further
north
along
gallardo
road.
So
you
can
see
that
in
this
plan
view.
B
On
the
upper
floor,
deck
where
the
pool
is
located,
they
have
incorporated
they
well,
they
have,
they
have
previously
shown
a
place
for
a
barbecue,
and
that
is
still
being
proposed
in
the
outdoor
space
on
the
upper
floor
pool
area
and
again,
these
upper
floors
do
show
the
proposed
vine,
that
is,
that
would
be
installed
for
the
project.
B
B
So
the
committee
had
requested
that
that
elevator
provide
access
to
tenants
or
residents
of
the
of
the
building
down
to
the
ground
floor
as
well
as
under
gender.
The
garage
below
so
the
the
elevator
has
been
relocated,
and
it
now
would
provide
access
from
the
ground.
For
from
the,
I
should
say,
the
parking
garage
underground
all
the
way
to
the
top
floor
to
improve
circulation,
pedestrian
circulation
for
the
project.
B
Floor
so
just
go
back.
L
B
Those
were
sent
to
you
electronically
today,
five
of
those
came
in
on
sunday
and
then
we
had
an
additional
one
come
in
today,
so
those
are
those
were
sent
to
you
for
review
and,
as
you
heard
tonight,
there
were
two
additional
public
comments
on
the
project.
So
that
concludes
my
presentation.
B
A
Thank
you,
mr
newell.
Do
we
have
questions
from
the
committee
for
staff.
E
Yeah
just
yeah
david,
would
you
go
back
to
the
original
one
of
the
original
floor
plans?
I
I
just
didn't
quite
catch
where
the
where
they
move
the,
how
they
move
the
elevators
right.
E
C
B
So
let
me
try
and
fix
my
I
didn't
realize
my
slideshow
was
not
showing
the
correct.
B
B
E
E
C
A
M
Hi,
my
name
is
michael
braun,
with
development
palm
springs
david.
Thank
you
very
much
for
a
very
good
presentation.
Good
evening,
chair
and
commissioners,
my
team
and
I
wanted
to
thank
you
for
your
constructive
input
during
the
first
design.
With
you
meeting
four
weeks
ago,
we
went
back
to
the
drawing
board.
As
you
have
seen.
I
believe
we
addressed
each
of
your
comments
on
on
their
own
and
as
a
whole.
I
believe
our
team
has
lived
up
to
the
challenge.
M
We
present
the
new
design
to
interested
buyers
and
community
leaders
and
receive
very
positive
feedback.
We
trust
you
will
share
our
excitement
and
will
agree
that
the
redesigned
building
represents
now
what
our
visitors
and
local
residents
expect
when
touring
the
streets
of
downtown
it
is
palm
springs
like
no
other
place.
I
now
turn
it
over
to
the
architects
mark
and
dion,
and
I'm
here
to
answer
any
other
questions
that
you
might
have.
Thank
you
again.
N
Could
you
also
make
jason
greer
able
to
present
david
he's
going
to
run
he's
going
to
run
the
screen.
C
N
I
want
to
echo
michael's
comments
and
just
mention
that
I
think
that
this
is
a
really
good
example
of
how
having
creative
input
from
design
review
boards
actually
contend
in
this
case
to
have
a
much
better
project,
a
much
better
outcome,
and
I
want
to
basically
thank
thank
you
guys
for
that,
and
just
let
you
know
that
we
took
that
very
seriously
a
month
ago,
and
we
truly
think
that
the
the
decisions
we
have
made
here
have
really
strengthened
the
project.
N
So
first
thing
that
we
really
took
to
heart.
I
know
that
sean
lockher
mentioned
and
it
was
amplified
by
others
that
was
really
to
simplify
the
building,
that
there
was
maybe
just
too
much
going
on
too
many
pieces
too
many
different
materials
and
so
forth.
So
that
was
really
our
number
one
goal
and
we'll
walk
through
I'll
walk
through
this
in
a
minute
and
kind
of
share
with
you.
N
How
that
how
we
think
we've
handled
that
and
the
second
one
that
robert
and
robin
mentioned
was
to
try
to
have
the
building
elevations
address
the
solar
requirements,
the
solar
exposures
and
so
you'll
see
when
you
look
at
this
now
that
that
was
a
very,
very
big
part
of
our
design
and
the
third
major
major
one
was
really
the
enhancement
of
the
single
loaded
corridor
situation,
because
we
still
feel
that
the
single
loaded
corridor
is
the
best
approach
for
getting
to
these
units.
N
But
as
we
developed
it
and
we'll
show
you
in
more
detail,
we
think
we've
got
a
much
much
more
interesting
circulation
pattern,
much
more
opportunity
for
providing
privacy
coming
going
from
your
unit
and
so
forth.
So
those
were
really
the
three
major
items
that
we
addressed
and
just
to
be
clear:
to
get
in
just
a
little
detail
out
of
the
way
robert,
and
that
is
that
the
new
elevator
location
for
the
north
elevator
is
intended
to
go
down
into
the
garage.
N
So
that
will
it
does
if
we
had
to
move
it
about
from
where
we
had
it,
we
had
to
move
it
about
20
feet
south.
So
it
does
come
down.
It's
going
to
take
up
a
couple
of
parking
spaces
where
it
lands
now,
but
it
will
be
fully
available.
We'll
have
two
two
elevators
service
from
the
garage
and
going
up
in
the
entire
building
and
when
we
get
to
the
detail
plan
I'll
show
you
how
it
still
resolves
itself
really
nicely
for
providing
move-in
elevator
from
the
from
the
north,
so
jason.
N
So
here's
the
garage
level
and
you
can
see
there
what
we
did
for
the
that's.
It's
noted
there
is
above,
but
that
is
intended
that
is
intended
to
go
down
to
the
garage
right
right
there.
Just
like
this.
One
does
go
down
to
the
garage
we
had
it
was
over.
Here
we
had
to
move
it
and
redesign
it
in
order
to
get
it
out
of
the
drive
aisle,
because
this
this
garage
is
constructed,
of
course,
so
jase.
If
you
go
up
to
the
next
floor
plan,.
N
So
what
you
we
did
you
see.
We
also
have
a
level
a
half
level
change
that
we
have
to
negotiate
here
because
there's
quite
a
bit
of
fall
from
the
north
to
the
south
here
so
from
to
even
to
get
into
your
trash
for
it
to
have
ada
accessibility
from
the
trash.
You
can
come
into
the
elevator
on
the
lower
level
and
go
up
two
feet
to
this
platform.
To
put
your
trash
in
here,
if
you're
on
the
ground
floor-
or
you
can
just
go
up,
go
up
the
steps
here.
N
So
you
have
this
little
raised
platform,
and
this,
then,
is
where
you
would
park
and
come
in
through
this
roll-up
door
with
your
furniture
and
go
into
this
elevator
here
to
move
up
and
down
to
for
when
you're
moving
in
and
moving
out.
So
it
still
manages
to
do
what
we
wanted
it
to
do
in
terms
of
being
a
move-in
elevator.
It's
not
a
freight
elevator.
N
It's
a
regular
elevator
you've
all
seen
them
where
you
have
the
the
pads
that
get
hung
up
around
on
the
interior
of
the
elevators
when
you're
moving
things
in
and
out.
So
it
doesn't
get
so
it
doesn't
get
damaged.
So
that's
how
we
managed
to
solve
that
elevator.
But
let's
just
go
to
this
to
the
west
elevation
jason.
If
you
would.
N
Okay,
here
we
are
the
lower
the
lower
drawing
here.
You
can
see
that
we
eliminated
all
of
those
kind
of
vertical
panels
and
we've
gone
to
an
all
sliding
glass
door
concept
here.
So
all
the
bedrooms,
all
the
living
rooms
all
have
sliding
glass
doors.
We
used
to
have
some
windows
that
had
individual
shading
on
them
and
so
forth.
N
N
That's
that's
really
the
best
way
to
take
care
of
us
of
a
harsh
west
afternoon,
sun,
and
also
we
like
the
fact
that
how
it,
how
it
kind
of
provides
a
bit
of
a
sculptural
intent
for
the
building,
because
all
those
those
panels
will
always
be
in
different
in
different
locations
depending
on
when
people
are
home
or
not,
they
are
going
to
be
perforated
and
we
painted
them
we're
proposing
three
different
colors
and
what
we
think
is
really
going
to
be
interesting
is
actually
when
the
panels
are
stacked
behind
one
another,
because
they're
perforated,
we'll
actually
get
some
color
mixing
you'll
actually
see
the
color
in
the
foreground
and
the
color
in
the
background
sort
of
almost
get
kind
of
a
watercolor
effect.
N
N
It's
not
just
in
one
small
one
spot,
it's
the
entire
that
entire
wall
is
available
for
for
an
artist
to
do
a
three-dimensional
composition
of
some
sort
and
that
will
be
paid
for
by
the
developer
but,
of
course,
will
be
selected
and
gone
through
a
whole
process
with
the
with
the
art
group
in
town.
So
that's
that's
one
of
the
art
pieces.
We
also
simplified
by
eliminating
that
the
solar
shade
that
we
have
had
over
the
deck
the
sun
deck
and
we
also
simplified
the
bridges.
N
So
they're
all
fully,
you
know
fully
shaded,
and
here
here
you
can
really
begin
to
see
how
we
get.
We
gathered
up
the
sliding
glass
doors
together
so
that,
and
just
have
some
in
some
smaller
wall
panels
here
and
there,
but
that
that
really,
we
think
is
an
enhancement
and
everybody
gets
a
fantastic
opens,
continuous,
open
space
in
front
of
their
entire
unit
and
that
same
thing
repeats
on
the
north
end.
N
N
I
explained
last
time
how
the
the
units,
if
you
want
me
to
repeat
it,
I
can
but
to
refresh
your
recollection
the
ground
floor
units
are
turned
inward,
so
the
walking
along
the
sidewalk
you're
generally
not
going
to
be
looking
down
into
someone's
into
someone's
unit.
We
have
along
the
west
exposure.
There
are
high
windows
on
that
lower
level
that
let
light
into
the
bathrooms
in
the
kitchens,
and
then
there
is
a
another
level,
the
kind
of
the
second
story
there.
N
Mutton
is
primarily
glazing
with
those
don't
have
patios,
but
they
have
juliet
balconies
in
front
of
in
front
of
several
of
the
sliding
glass
doors
then
the
other.
The
other
major
change
is,
is
how
we
treated
the
circulation,
the
single
loaded
circulation,
both
on
the
inside
the
courtyard
and
on
the
east
exposure.
N
N
So
we're
going
to
show
this
to
you
in
3d
in
just
a
couple
moments
here.
But
what
we've
done
is
we've
serrated
the
edge
of
the
deck
so
that
it
matches
the
serration
of
the
patios
that
are
down
on
the
kind
of
sawtooth
there
on
the
on
the
ground
on
the
ground
level
in
the
courtyard,
and
you
can
see,
we've
introduced
some
kind
of
breeze
block
for
those
patios.
It's
actually
we're
proposing
to
use
a
six
inch
high,
concrete
block
by
16,
and
then
we
would
insert
a
12
inch
every
once
in
a
while.
N
So
you
get
a
little
four
inch
gap
through
there.
It's
a
it's
a
an
idea
that
you
can
see.
Obviously
there
was
every
every
variety
of
ways
of
doing
that
back
in
the
mid
century,
to
kind
of
use
the
concrete
block
to
get
a
little
bit,
make
it
a
little
bit
more
decorative,
but
so
the
colored
panels
that
are
painted
on
the
on
the
walls
are
mimicking
the
same
idea
of
the
of
the
movable
panels
that
we
have
on
the
west
side.
N
Of
course,
this
is
facing
east
and
we
managed
to
we
managed
to
put
these
platters
with
the
with
the
tall
stainless
steel
cables.
We've
located
those
in
front
of
people's
entries,
that's
where
the
entry
doors
are,
and
then
you
can,
what
it
does
is
it
gives
us
makes
it
a
lot
more
private
when
you're
looking
up
there
as
well
as
introduction,
introduction
of
landscape,
which
I
we
think
will
really
you
know
green
green-
that
up
and
make
it
much
more
much
more
enjoyable.
N
N
So
the
plan
is
to
use
the
self-watering
planters.
This
building
this
building
will
have
a
maintenance
person,
because
it's
going
to
be
you
know
it's
going
to
be
very
nice
high-end
condos,
so
it'll
be
a
maintenance
person.
Those
are
the
those
are
the
self-watering
containers.
I
believe
tom
you
can.
He
can
speak
to
that,
but
I
believe
they're
using
some
of
them
over
at
the
rowan
hotel
right
now,
in
kind
of
a
looking
looking
like
a
rusted,
a
rusted
finish,
so
you
don't
need
to
don't
need
to
run
plumbing
to
them
or
drains.
N
So
this
is
a
good
view.
That
kind
of
shows
how
we
simplify
the
sky,
bridges,
and
I
wanted
to
point
out.
I
think
somebody
had
a
question
before
the
sun
deck
actually
has
a
stair
that
takes
it
right
down
to
the
pool
area.
I
don't
believe
that
was
really
pointed
out
last
time
so
that
you
can
get
to
the
sun
deck
with
by
the
elevator,
but
you
can
also
get
right
down
from
that
sun
deck
down
to
the
pool
on
that
stairway,
and
I
don't
think
maybe
everybody
didn't
realize
that
last
time.
N
So
here
you
can
really
get
an
idea
of
how
those
how
that
serration
or
the
kind
of
zigzagging
of
the
deck
ends
up
creating
these
spaces,
where
we
can
have
the
planters
with
the
vertical
cables
and
then
there's
that
we
actually
have
the
ability
to
have
a
slight
sitting
space
with
a
bench
or
a
chair
or
we're
also
planning
on
using
an
indoor
outdoor
like
a
chilliwich
type
material
for
those
for
those
walkways,
not
a
hard
surface
tile.
N
I
think
somebody
mentioned
last
time
that
you
know
the
acoustics
could
be
an
issue,
so
we're
we're
well
aware
of
that.
So
the
plan
is
to
use
kind
of
a
chilliwitch
material,
so
it'll
be
much
softer
and
you
won't
have
people
echoing,
but
if
you
could
move
down
so
you're
kind
of
looking
up
a
little
bit
more.
N
Yeah,
so
that
gives
you
that
gives
you
a
little
bit
better
idea
of
what
that
courtyard
is
gonna
is
gonna
feel
like
we
have
a
couple
of
big
olive
trees
in
there
and
moving
that
elevator.
You
can
see.
That's
the
elevator
straight
ahead.
Moving
that
elevator
in
that
also
kind
of
tends
to
help
activate.
We've
moved
a
long
ways
away
from
just
the
straight
the
straight
quarters,
and
once
again
we
think
this
was
a
big
improvement
and
it
was
a
very
good
suggestion.
N
N
This
kind
of
gives
you
an
idea.
Now
you
can
see
these
panels
up
a
little
bit
more
up,
close
they're,
corrugated,
perforated
and
they're
on
two
different
levels:
two
different
layers,
so
they
can
be
stacked
one
behind
another,
so
we
have
three
widths,
a
small
medium
and
a
large
and
the
small
and
the
medium
stacked
behind
the
large,
and
so
you
can
get
them.
I
think
you
can
see
in
these
the
first,
the
lowest
level.
N
There
would
be
all
the
panels
stacked
behind
each
other
and
you
can
see
the
the
various
you
know
we
just
kind
of
showed
it
randomly
as
it
moves
up.
N
So
there's
another
another
art
piece
by
the
way.
There's
this
blank
wall,
that's
on
the
left
as
you're
walking
down
market
street.
That
is
a
second
location
where
there's
going
to
be
an
artist
commissioned
to
do
a
piece
on
that
on
that
wall
down
there,
which
we
think
will
be
a
nice
activation
of
that
kind
of
walk
street.
N
We
had
this
before
on
the
previous
one,
we
had
a
lot
of
facets,
faceted
decks
and
we
that
was
kind
of,
I
think,
adding
to
the
kind
of
a
little
bit
too
busy.
So
now
you
can
see
we're
just
much
more
straight
ahead,
modern
approach,
but
we
still
have
a
few
beams
that
were
installed
that
we'll
need
to
have
in
order
to
get
the
double
cantilevers
around
the
corners,
which
we
think
has
a
nice
kind
of
mid-century
flair
to
it,
as
well
as
the
gang
ganging
of
the
sliding
glass
doors.
N
N
D
A
Okay,
thank
you
very
much.
Do
we
have
questions
from
the
committee
to
the
applicant?
I'm
sure
there
must
be
a
few.
I
have.
I
N
Not
supposedly
it's
on
the
pool
level,
actually,
okay
and
we've
got
we
have.
We
currently
just
have
one
shown
we're
thinking
about
we're,
probably
going
to
add
a
few
more
in
the
common
areas.
That
would
be
more
portable,
but
you
can
see
it's
actually
right
right
right
behind
here,
it'll
show
it
shows
up
shows
up
on
the
plan.
It's
on
the
pool
level,
okay,.
A
I
I
have
a
question
on
the
site
plan
and
on
the
garage
level
plan.
There's
two
areas
that
are
labeled
areaway
and
I
assume
that
that's
providing
venting
for
the
garage.
Is
there
going
to
be
any
noise
through
those?
Are
there
mechanical
fans
either
pulling
or
pushing
air,
and
also
will
there
be
fumes?
Would
exhaust
fumes
from
the
garage
be
coming
out
through
those
vents.
N
A
N
O
A
Right
on
your
second
floor
plan,
it
doesn't
show
any
balconies
on
any
of
the
second
floor
units,
except
for
the
two
that
are
facing
market
street.
Yet
on
your
elevations,
it
does
show
balconies.
I
think,
that's
a
really
big
inconsistency
and
it
it
makes
it
tough
for
us
to
really
get
a
true
view.
If
we
can
see
that
that's
so
inconsistent,
what
other
inconsistencies
are
there?
A
A
N
A
O
A
N
N
A
N
N
So
if
you,
if
you
can
see
it
right
here
so
there
there
are
narrow
windows
with
a
planter
in
front
of
it.
So
those
are
the
units
that
are
facing
into
the
courtyard
directly
above
that
or
other
units
that
don't
have
balconies
they
just
have.
I
mentioned
that
to
you.
They
just
have
juliet
balconies
now,
maybe
if
you
scroll
up
on
the
model,
you
can
get
to
the
same
view,
and
you
can
see
why
you
can't
see
those
in
that
one
particular
view
seriously.
N
A
O
As
mark
mentioned,
the
the
drawings
are
all
coming
from
the
same
spot,
that
is
the
elevations
and
the
these
perspectives
that
we're
seeing
are
all
generated
from
the
model.
There's
nothing
done
separately
as
a
two-dimensional
thing.
So,
if
there's
some
occlusion
of
the
view,
I
think
it's
has
to
do
with
perspective
of
the
view.
More
than
anything.
A
Okay,
can
we
look
at
the
floor
plan
for
the
first.
A
A
Okay,
I'm
specifically
looking
at
the
unit
at
the
north
east
corner
of
andreas
and
market
street,
there's
a
wall
of
glass
in
that
living,
room
and
outside
of
that
glass.
There's
a
garden
wall,
that's
four
feet
tall
that
looks
like
it
might
be:
a
foot
away
from
the
glass
wall.
I
don't
think
you
could
ever
get
in
to
wash
those
windows
and
then
just
to
the
right
of
that
is
a
trash
pickup
point
right
outside
of
this
unit's
living
room.
A
I
think
it's
being
greedy
to
put
a
unit
in
such
a
bad
location
with
absolutely
zero
privacy
from
andreas
road,
and
it's
I
don't
understand
how
you
can
expect
a
wall
to
be
placed
just
a
foot
or
so
away
from
a
glass
wall
and
then
finally,
the
driveway
into
the
trash
into
the
moving
area
has
a
tree
right
in
front
of
it
and
no
curb
cut
there's.
So
many
inconsistencies
in
these
plants.
O
N
C
A
N
J
I
I
have
a
couple
questions
yep,
some
of
your
materials.
J
J
J
That
sort
of
larger
tower
element
your
egress
stair
tower.
I
think
the
material
may
not
have
been
called
out
on
the
previous
version.
Now
it's
called
out
as
a
a
masonry
veneer.
J
Yeah,
what's
it
built
out
of
that
that
those
that
tower.
N
Well,
we
haven't
gotten
to
the
structural
end
of
it,
yet
it's
either
it's
either
going
to
be
a
concrete,
concrete
masonry,
block
or
it'll
be
framed
and
covered
with
a
veneer.
N
Because
you
know,
there's
there's
issues
with
the
stiffness
of
concrete
block.
You
know
with
a
with
a
wood
frame
building,
so
we
may
or
may
not,
may
or
may
not
be
a
concrete
block.
O
J
O
I
think
we
might
say
this
that
you
know
when
mark
mentioned
that
one
of
our
first
goals
was
to
simplify
the
building.
One
of
the
first
decisions
that
we
made
was
to
eliminate
the
kind
of
small
independent
detail
in
favor
of
something
that
was
more
broadly
speaking
about
the
kind
of
color
and
texture
of
palm
springs,
and
you
know
by
ganging
all
of
the
doors
together
and
by
eliminating,
essentially
mostly
windows.
O
O
With
the
remaining
materials
we
tried
to,
we
tried
to
simplify
and
synthesize
so
that
we
kept
with
the
kind
of
themes.
If
you
will
of
you
know
what
mid-century
represented
the
freedomness,
the
freedom,
the
openness
and
the
the
motif
of
the
panels
was
carried
around
the
building.
Now
they
could
be
colored
plaster
as
we're
showing
them,
but
they
could
also
be
those
corrugated
panels
that
we
originally
shown
it's
a
matter
of
dialing
in
the
kind
of
texture
that
we
were
very
keen
to
kind
of
hit.
O
O
N
I
I
N
O
The
other
thing
that
we
did
is
we
went
with
all
glass
balcony
handrails
instead
of
the
combination
of
perforated,
metal
and
stanchions
before,
and
I
believe
we
had
some
instruction
from
the
client
that
they
would
have
a
program
of
furniture
purchasing
so
that
they
could
be
sure
what
you
were
going
to
see
up.
There
looked
good
behind
the
glass
balconies.
N
O
And
you
know
a
lot
of
aspects
of
multi-family
housing
make,
for
you
know
just
the
scale
and
the
and
the
mass
of
it
we
we
tried
to
treat
it
in
a
way
so
that
it
was
as
transparent
as
it
could
be.
We
tried
to
seek
out
really
good
examples
of
that
as
a
way
to
dematerialize
the
mass
of
the
building.
O
So
we
think
that
this
building
as
market
said
in
the
beginning
is
a
much
better
building
in
the
sense
that
it's
much
more
open
to
its
context,
much
more
transparent
both
for
those
outside
looking
in
and
and
also
for
those
inside
looking
out,
and
we
think
with
the
right
kind
of
public
art
on
that
large
face
which
is
facing
the
park.
It
could
really
be
a
kind
of
beautiful
sentinel
for
the
city.
E
Yeah,
I
do
actually
so
on
the
west
elevation
there's
a
gap
between
your.
If
you
can
swing
it
around
just
a
little
bit
more
there
we
go
so
the
there's,
a
a
vertical
band
of
windows
that
separate
the.
What?
What?
Where
is
that
in
the
plan.
E
Okay
and
then
how
how
are
you
gonna
resolve
five
stories
of
plumbing
stacking?
You
know
on
this
wing.
You've
got
on
the
first
floor,
all
the
plumbing
towards
the
street
and
everywhere
else,
five
stories
above
it's
all
towards
the
val
in
interior,
so
you've
got
lots
of
shafts
and
you
know
plumbing
vents
and
all
this
stuff
going
through.
E
O
We
have
worked
extra
amount
of
height
into
the
second
floor
in
order
to
do
the
horizontal
travel
distances,
but
it
is
always-
and
it
was
always
going
to
be
a
trick
when
we
went
from
the
type
1
concrete
construction
which
the
first
floor
will
be
up
to
the
type
3a
or
type
5
construction.
Above
so
it
was
always
going
to
be
a
challenge.
It
always
is
in
multi-family,
but
we
have
worked
in
enough
space.
O
We
think
in
the
second
floor
the
crucial
second
floor
units,
where
it
swit
switches
state,
so
to
speak,
where
we
think
we
can
do,
we
can
disguise
that
in
the
ceiling.
E
Okay,
all
right
and
then
what
kind
of
vines
are
you
proposing
to
use
on
the
green
screens.
N
I'd
like
to
ask
I'd
like
to
ask
dosey
to
answer
that
question
tom.
O
Dusty,
although
I
will
add
now
that
we
have
used
on
a
different
project,
we
had
used
a.
I
think
it's
called
a
kangaroo
vine
to
do
that
vertical,
climbing.
F
Can
you
can
you
hear
me?
Yes,
yep?
Oh,
so
the
way
that
the
green
screen
or
the
cables
are
designed.
We
actually
have
a
good
opportunity
here,
because
the
planters
are
are
actually
stacked
in
line,
so
the
vines
themselves
only
need
to
grow
a
distance
of
about
10
feet
up
and
then
they're
at
the
next
level,
or
we
start
again
with
another
planter
that
will
continue
the
growth
going
up
the
the
cables
and
we're
proposing
to
use
a
variety
of
vines.
You
know.
F
Fortunately,
our
exposures
are
such
that
we're
on
the
interior
courtyard.
We
do
have
the
south
facing
and
the
east
facing
sizes
so
we'll
be
using
a
variety
of
vines,
two
different
types:
the
cat's
claw
and
the
jasmine
to
grow
up
those
particular
planters
and
create
kind
of
a
filtered
screen.
Green
screen
type
look
in
front
of
the
doorways.
E
F
I
believe
it'll
be
part
of
the
maintenance
program
that'll
be
worked
in,
but
by
by
varying
you
know
using
a
couple
different
varieties.
You
know
some
perform
better
at
different
times
of
year,
so
we'll
have
that
overlap
of
growth.
That
will
keep
the
appearance
presentable
throughout
the
year.
C
E
A
Thanks
robert
anybody
else
have
questions
for
the
applicant.
D
Tom
sorry,
I
was
on
mute.
I
didn't
realize
that
so
yes,
I
thank
you
for
asking
about
the
plants
that
was
going
to
be
one
of
my
questions.
My
other
question
in
regards
to
that
is
what
is
the
caliber
of
the
cable?
D
If
we
don't
have
if
the
plants
aren't
thriving,
you
know,
what's
what's
the
design
look
and
feel
of
that
vertical
element.
D
Previously,
on
your
third
floor,
you
did
have
a
shade
structure
and
some
solar
on
top.
Did
you
find
in
the
marketing
things
that
people
wanted
more
sun,
or
is
this
a
removal
of
that
for
linear
a
decision
for
architectural
reasons?
What
was.
N
That
yeah,
it
was
for
architecture;
it
was
part
of
the
simplification
it
also
it
also
as
as
one
of
the
other.
I
think
my
partner
dion
mentioned.
It
really
helps
open
up
that
gap
in
the
between
the
between
the
buildings
as
you're,
both
from
the
inside
and
from
the
outside.
Looking
in,
and
we
just
assumed
that
you
know
we
can
have
some
umbrellas
or
other
kinds
of
shade
devices
up
there
and
we'll
move
the
solar
collectors
up
to
the
flat
roof
where
they
won't
be
seen.
D
Okay
and
let's
see
down,
you
know,
I'm
concerned
about
this
trash
access.
You
do
where
your
load-in
door
for
move-in
and
trash,
as
was
mentioned,
you
have
a
tree
right
there.
What
time
of
day
is
the
trash
pickup?
And
how
exactly
is
this
being
handled.
N
N
J
C
M
C
Street
and
block
c
with
the
hotel
and
the
commercial
building,
so
the
the
trash
guys
and
we
pay.
M
An
extra
fee
because
of
the
inconvenience
but
what
they
do
is
they
roll
the
dumpsters
out
follow.
C
M
Provided
by
the
trash
company,
but
they
do
provide
it
and
they
do
service
it
in
that
fashion.
D
Okay
and
the
move-in
move
out,
you
know
where:
where
will
the
trucks
park
you're
asking
for
to
use
public
parking
on
the
street?
For
that,
are
you
going
to
block
traffic
they're.
M
M
We
certainly
can
address
in
the
ccnr's,
as
this
has
been
the
case
when
I
left
on
the
east
coast
in
new
york
manhattan
in
higher
density
areas,
where
you
only
can
move
in
or
move
out
during
certain
times
of
the
day
in
some
incidents,
you're
actually
only
allowed
to
move
in
on
a
thursday
or
on
a
monday
to
prevent
a
move
of
move-outs
or
move-ins
during
the
weekend.
So
this
is
supposed
to
be
a
high-end
condominium
building
and
what
I
mean
with
that
is.
M
D
I
understand
that
I
just
I
just
want
to
make
sure
that
the
public
also
gets
to
enjoy
open
free
use
of
the
of
the
city
streets.
M
Well,
truthfully,
it's
an
urban
environment
and
we
have
everyday
trucks
coming
who
are
delivering
merchandise
to
to
the
commercial
buildings.
So
I
don't
believe
so
far.
We
have
never
heard
any
complaints
about
that
traffic
and
I
don't
think
the
move-in
move
out
will
significantly
impact
the
public
streets.
A
Thank
you
all.
Thank
you.
Applicant
we'll
have
a
chat,
an
opportunity
for
rebuttal.
After
we
have
our
discussion
committee
discussion
regarding
the
project.
D
Just
scratch
my
ear
for
the
moment,
I
I
I
appreciate
what
you
know
last
time.
I
did
make
the
comment
about
the
open
space
above
the
third
floor.
Sun
area.
D
D
A
Let
me
make
just
a
few
comments.
I
think
that
this
building
is
a
tremendous
improvement
from
what
we
saw
the
last
time.
It's
cleaned
up.
There
are
a
lot
of
of
of
mid-century
type
of
details
and
materials,
especially
with
the
sunscreens,
but
I
think
the
problem
is
it's
a
basic
problem
that
you
still
just
have
a
big
square
box:
there's
no
undulation,
either
vertically
or
horizontally
to
the
surfaces
of
the
building
itself.
A
I
think
that
there's
a
huge
amount
of
cubic
buildable
square
feet
in
that
courtyard.
It
would
be
much
better
served
if
if
the
facades
of
the
building
were
undulated
both
vertically
and
horizontally,
I
think
to
have
the
entire
top
floor
of
the
building
touch.
The
60-foot
height
limit
just
puts
too
much
physical
building
in
that
buildable
cube
of
potential
building
area.
A
A
I
don't
know
that,
there's
that
much
of
a
market
for
one
bedroom
units,
but
in
the
one
bedroom
units
there's
no
powder
room,
there's
a
second
door
coming
out
of
the
small
one
single
bathroom
that
opens
into
the
kitchen
there's
some
things
that
the
front
doors
on
most
of
the
units
you
walk
into
the
kitchen,
the
corridor
walls
are
perfectly
flat
with
just
paint
to
to
give
some
undulation,
no
there's
a
little
teeny
indent
at
each
door
and
other
than
that.
The
walls
are
totally
flat.
A
J
I'll
comment
on
that.
I
I
thought
that
tom,
if
I
can
chat
here,
yes,
sean
yeah,
I
felt
like
this.
J
I
was
having
a
difficult
time
putting
some
of
this
to
words,
but
the
the
ganging
of
the
glass,
the
aluminum
railing
system,
particularly
with
this
continuous
bottom
rail
and
top
rail
and
clear
anodized,
the
way
it's
being
shown
or
called
out
it
just
seems
like
they're,
although
the
building
simplified,
it
feels
and
looks
to
me
a
little
bit
more
like
a
hospital
and
less
like
it
like
something
that
fits
in
with
what
we
were
trying
to
move
towards.
J
Maybe
some
undulation
in
the
facade
and
maybe
less
focus
on
that
interior
courtyard
in
terms
of
creating
that
real
estate
there
that
open
exterior
space.
J
Yep
I'll
agree
with
that,
I
didn't.
J
It
felt
like
the
many
of
the
materials
tom
and
I
think
you
were
pointing
out
that
they
they
appear
in
plan
view
and
look
and
facade
like
it's
all,
just
very
flat
and
uninteresting,
and
I
think
that's
where
I
was
going
with
the
questions
of
some
of
these
materials
a
lot
of
it.
Much
of
it
looks
like
just
painted
plaster,
and
you
can
see
that
on
on
this
plan
here
that
just
not
a
lot
of
interest
there,
and
I
know
we've
asked
them
to
simplify
and
I
think
they've
done
that.
J
J
Just
outside
this
access
door
is
actually
a
nice
way
to
screen
that
a
little
bit
and
from
from
the
street,
and
so
it
might
be
an
inconvenience
for
the
logistics
of
getting
trash
and
movers
in
and
out
of
there.
But
I
felt
like
the
the
opportunity
for
some
landscape
to
screen.
That
was
an
enhancement,
the
removal
of
the
shade
structure.
J
H
I
I
think,
I'm
going
to
kind
of
build
on
a
couple
comments
that
that
were
made
there.
I
can
appreciate
the
delta
difference
of
of
some
of
the
details
that
have
been
addressed
and
and
developed.
I'm
intrigued
over
the
stacking
solar
panels.
I
think
that
they
respond
and
a
key
thing
is
that
they
give
user
control
of
exactly
what
they're
going
to
do
and
and
how
they
are
home
or
not
home
and
using
their
unit.
H
H
You
are
correct
with
respect
to
the
courtyard
and
I
think
the
entry
of
the
units
there's
there's
somewhat
of
a
built-in
conflict
between
the
individual
units
need
for
privacy,
acoustical
and
visual,
and
this
courtyard,
which
is
the
major
thoroughfare
to
get
into
these
units
and
although
they're
they're
presented
and
marketed
and
thought
of,
as
as
somewhat
of
a
higher
end
product
to
me
that
that
just
connotes
kind
of
a
lot
of
base
packet
in
density
accomplishment,
design
product
and
that
that
is
the
root
problem.
H
As
I
look
at
this
from
my
perspective,
and
one
of
the
realities
is
that
I
think
that
the
the
architectural
quality
of
the
individual
units
tie
into
that
and-
and
it
needs
to
be
addressed
as
I
look
at
the
individual
units,
although
we
don't
focus
on
the
interior
or
whatever,
there
seems
to
be
kind
of-
I,
I
would
kind
of
say,
a
lack
of
graceful
planning
and
it's
issues
of
lack
of
a
foyer
lack
of
articulation
of
a
space
meaningful,
meaningful
development
of
these
interiors
that
de
facto
end
up
expressing
something
wonderful
on
the
outside
many
times.
H
It's
that's
that's
kind
of
brutal,
some
of
those
those
spaces
and
I
think
the
window
relationships
to
to
the
outside
courtyard.
I
just
kind
of
thought
about
you
know
if
I
went
to
to
purchase
a
unit
or
took
a
look
at
you
know
what
was
available
at
that
ground
level.
It
would
be
perhaps
you
know
it
wouldn't
do
it
for
me
in
terms
of
seeing
that
as
a
higher
end
product
that
that
really
be
speaks
of
palm
springs
in
terms
of
of
kind
of
design
ethos.
I
I
think
that
it's
a
vast
improvement
from
what
we
saw
last
month.
I
like
that
it's
so
it's
been
cleaned
up
quite
a
bit,
but
again
I
do
think
the
massing
of
the
building
is
is
too
much
for
what
they're
trying
to
put
onto
the
small
space.
I
work
close
by
this,
and
I
just
can't
vision
this
building
being
this
large
on
that
small
piece
of
ground
it
just
it
seems
much
too
large,
but
I
I
really
do
like
the
simplicity
of
the
buildings
that
they've
created
more.
I
like
the
sliding
panels.
I
I
Yeah,
I
agree
with
a
lot
of
the
other
comments
in
general.
I
think
the
thing
that
sort
of
bugs
me
the
most
is
that
enter
the
main
entry
feels
kind
of
uninspired.
To
me.
You
know
it's
it's
kind
of
where
the
the
corner
eats
away,
but
you've
got
just.
I
You
know
three
round
concrete
columns
there
with
an
overhang,
and
I
I
just
feel
that
that's
kind
of
uninspiring,
so
I'd
love
to
see
something
a
little
bit
more
interesting
in
that
corner
and
yeah,
and
I
agree
I
mean
I
agree
overall,
I
think
the
the
overall.
What
you
guys
have
done
is
is
a
vast
improvement
in
in,
and
I
I
really
kind
of
like
the
the
the
sort
of
of
the
vibe
of
the
you
know
the
glass
and
the
horizontal
lines
with
the
vertical
glass
behind
it.
I
A
E
Yeah,
I
I
I
don't
need
to
echo
the
previous
comments
I
think
they're
all
spot
on.
I
have
a.
I
agree
that
this
is
a
vast
improvement
and
I
appreciate
the
the
team
working
so
diligently
within
a
month's
time
to
create
this.
I
do
like
that.
One
view
on
market
street,
where
you're
looking
up-
and
you
see
this-
the
serrated
balconies
and
that
yeah.
E
I
think
that
really
helps
a
lot
with
that
particular
elevation
and
that
view
of
it,
but
it
comes
really
back
down
to
the
courtyard
and
I
think
proportionately,
the
reality
of
having
a
six-story
courtyard,
with
the
with
the
dimensions
that
are
currently
being
proposed
is
just
going
to
be
a
disaster.
It's
not
going
to
be
it's
not
going
to
be
a
pleasant
space
to
be
in,
even
with
all
the
you
know,
landscaping
and
the
design.
E
I
just
think
that
actually
it's
just
going
to
be
like
being
inside
of
a
canyon
and
a
canyon
and
acoustically.
That's
a
problem.
The
visual
privacy
from
one
one
wing
to
the
other
you've
got
balconies
facing
into
it,
and
you've
got
walkways
on
the
other
side.
I
just
don't
think
it's.
I
just
don't
think
it's
well
resolved,
so
that's
my
two
cents.
B
Mr
chair,
what
I
might
propose
is
that
whatever
direction
the
committee
just
chooses
to
go
this
evening,
we've
provided
findings
for
you
to
consider.
However,
if
there
is
concern
with
the
broad
project,
as
I'm
her
as
I've
heard
from
many
of
the
comments
about
the
massing,
we
need
to
be
specific
in
terms
of
our
recommendation
to
the
planning
commission,
especially
when
we
look
at
the
findings
in
section
94.04,
so
you'll
find
those
in
the
attachment
that
was
part
of
your
exhibits.
B
It
was
from
the
attachment
the
first
attachment
aac
staff
report,
if
they're.
If
the
committee
is
concerned,
with
the
massing
specific
finding
that
you're
looking
at
is
finding
number
three
where
it
talks
about
maximum
height
area
setbacks
and
overall
mass
of
the
project.
B
It's
up
to
the
committee,
if
you
wish
to
let
the
app
can't
respond
to
any
of
the
comments.
However,
you
know
you've
basically
closed
public
comments,
so
I'll.
Let
I'll
leave
it
up
to
the
chair
and
the
committee
to
make
that
isn't.
A
N
You
know
once
again,
we
appreciate
the
comments.
I
think
we
have
we.
We
have
a
pretty
major
disagreement
on
that
courtyard
in
terms
of
the
the
proportions
and
the
and
this
and
the
size
of
it
and
the
amount
of
light
that's
going
to
get
in
there
the
amount
of
reflected
light
that's
going
to
get
in
there,
so
that
that
is
something
that
we
just
we
don't.
We
don't
agree
with.
N
Also
some
of
the
some
of
the
comments
that
were
made
about
pushing
the
massing
back
back
and
forth
would
only
reduce
the
size
of
that
courtyard
and
that
doesn't
seem
reasonable
to
us
as
well.
I'm
I'm
kind
of
surprised,
we're
hearing
kind
of
dumb
different
messages
from
what
we
heard
last
time
in
terms
of
wanting
more
glazing
and
now
maybe
we've
got
too
much
glazing.
I
really
take
offense
to
the
comment
that
looks
like
a
hospital.
N
I
prefer
more
constructive
criticism
or
critique
than
you
know,
kind
of
throwing
out
ideas
like
that.
So
you
know
we'll
we'll
hear
what
the
what
the
motion
is
and
we'll
we're
hoping
I
mean
at
this
point:
we'd
prefer
to
be
continued,
so
we
can
address
some
of
these
comments
for
the
next
time.
N
I
don't
know
whether
we
can
go
to
the
do.
We
have.
M
To
have
all
right
mark,
I
don't
want
to
continue
yeah
I
would
like
to
have.
This
is
michael
brown.
I
would
like
to
have
decision
mainly
because
I
appreciate
the
comments,
but
last
time
there
were
no
comments
about
the
court,
yet
that
it
seemed
everybody
to
focus
on
and
I'm
disappointed
that
everybody
is
focusing
on
the
ground
floor.
We
need
to
do
something
on
the
ground
floor.
We're
trying
to
provide
units
there
that
will
be
obviously
offered
cheaper
and
retail
doesn't
work
there.
M
We
all
agree
there,
so
there
I'll
be
honest,
I'm
a
little
disappointed
in
the
comments
we
try
to
design
something
within
the
configuration
of
what
the
previous
building
was
there
and
I
feel
it
should
have
been.
I
think
I.
O
Might
add
that
at
this
point
that
we
that
we
we
organized
this
building
at
some
cost
to
the
developer?
That
is
the
most
efficient
thing
to
to
be
done
here,
and
the
thing
that
would
have
been
done
with
the
hotel
in
the
same
spot
would
have
been
a
double
loaded
situation
in
which
you
would
have
guaranteed
the
big
block
that
you're
talking
about
what
we
did
is
asked,
michael
to
tolerate
a
single
loaded
condition
which
is
inherently
less
efficient.
O
So,
in
my
opinion,
if,
if
that's
the
central
problem,
which
is
that
you
know
the
the
overall
typology,
we
thought
we
were
doing
yeoman's
work
by
you
know
allowing
this
building
to
be
more
or
less
open
at
the
corner,
where
it's
more
usually
very
dense
and
closed
and
less
of
a
blocky
building
than
what
you
would
have
otherwise
gotten
with
the
double
loaded
condition.
A
J
Well,
what
do
we
deliberate
on
this
more
or
we're
just
ready
for
a
promotion?
I'm.
I
appreciate
that
the
the
applicants
feel
like
they're
they're
working
hard
and
I
think
they
are
trying
to
come
up
with
a
solution
that
appeases
us.
I
don't
I
I
just
don't
think
it's
there
yet,
so
I
don't
know
how
to
recommend
it
for
approval
at
this
point.
So.
J
A
And
I
think,
and
if
I
can
add,
I
think
specifically,
we
want
to
reference
item
three
of
the
palm
springs
guidelines,
section
94.04,
which
refers
to
the
height
the
area,
the
setbacks
and
the
massing
of
any
structure,
and
that
we
don't
see
that
that
complies
with
what
would
be
appropriate
in
palm
springs.
J
B
Yes,
mr
chair,
so
our
next
meeting
is
october
19th.
At
this
time
it
looks
like
we
have
four
items
which
one
of
which
we
anticipate
the
brunel
residents
coming
back
but
as
we
noted
today,
that
was
continued
to
a
date
uncertain,
so
that
may
or
may
not
be
back
before
you.
