All right, so we've got two items in our whole: business appreciated by banfield road. That's.

Pretty common, as well as 1169 sagwar avenue that moves us to item c under old business. The request.

Of elizabeth e larson trust 2012 owner for property located at 668 middle street.

Requesting site plan approval for the construction of two two unit structures; an improvement to the.

Existing structures to create a total of eight units on three lots associated with.

Utilities, connections and site improvements said properties shown on the session act. 147 lot, 18.

And lives within the historic and general resonance, a district who is here to present.

We did uh receive your comments uh yesterday.

And um we have too many questions on them: they're fairly specific.

Items of things need to be connected where easements need to be located.

I don't think we have a problem with any of them.

The one question I did, or one of the questions I had was just I.

We did switch that the datum for the site is all vertical datum. 88., I think that's the correct.

Abd 88 is the correct vertical datum and we are on state plane and I'll, and I know we are that.

Nad 83 is that what you were is that what was being referred to in the it's just a state plane.

These are all things that we can on. The plan need to be um too I'll, convert it to the 88 data.

Yes, we can take care of that.

The carriage house, it was a question number 17 about- um must be a condom in the remaining leather.

Parcel in order to allow it to have a separate water service, it would be a condo. The building.

uh Camera shops would be one condo, and the front building would be a.

Second, con, I think we have those on the condominium site. Plane is a and b.

Unit that building will be economy.

With three units in it, the carriage house single family residents will also be condimented.

So are they apartments now? Are they correct.

Show the limited common area, but they'll be basically land economies and economy.

Separate owners for these buildings, where each owner would then wreck the units individually.

Docks for that parcel that the units cannot be sold correctly, we'll have all those condo dots.

Now this is the the two look. There's two adjacent lots to us um to our parcel on.

For obvious reasons, I think everyone's agreeable yeah, it's a last-minute person.

C4 7-14 is our utility plan and we'll be.

Installing a new service to the carriage house.

That will come off of our sewer main extension, instead of kind of cutting.

That corner like doing whatever they had to previously get to the carriage house, all right.

You joe you're, showing me replacing that sewer service whale back into the lot, is.

That, because the grades, I think it's mainly just because of the um it's a good time to.

We're going to be ripping all their driveway up the road up. um You know where that soul is.

Just reconnect the end of it in and then relocate.

You know they do test bits to find that consumer service.

With respect to those off-site easements, I mean anything that we have the control over on our.

Property we're more than happy to provide. We don't necessarily believe we need any offside needs.

Because we have a prescription, we have rights to use that access that manual as it exists today.

We're already in we're using it today, so you know we fully intend to you know: you're expanding.

A single service you're extending a main, connecting four additional houses to it. Sure.

For that reason, especially something that's a little strange about that.

What you know, I think that man holds relatively new, also right, because when I look at the.

Easements, yes, because when the weyland lot was subdivided, they provided some eastmans.

It seemed like at that time the manpower was, the connection was shown to a different location, a lot.

Of the easements they did would not have been needed if that manhole was installed. That was.

The other thought we had was that it seems to be relevant, so at some point it got put there on that.

Property, relatively recently, we assumed it was done with proper requests.

So we're going to be doing a lot of survey work on chevrolet average in the last few years.

I think move some liability from there.

And granite state convenience applicant property located at 2255 lafayette requesting cycling.

Review and conditional use approval for abuse 19.4 under section 10.440 to allow a drive-through.

Of what we've done so far, we've got a few variants in the last month. um I would just.

Comments seemed pretty we're. Okay, with all these comments, um the only question that I have is the.

The dot 15 foot amusement, they did say 12b at our scoping meeting, but I will.

So you're, we need to see that before you, because that's gonna, if you have to replace that you're.

A

Gonna get all kinds of classification and I think we should do that before the march.

um This storm water maintenance plan. I believe that was at the end of the storm water management.

B

Report but I will double check to make sure that that was included and the I did have a.

B

Question on how to use path cross section, are we required to, or is the applicant required to.

B

Install that path at the time, okay, even though there's nothing on either side, yes,.

So that's that's the sidewalk. This is applicants come.

Coming through there are sections of the path; eventually, they will be continuous.

The future easy charging stations, if you could go to sheep or peter, please.

One thing like we've been all of brad's sites. We have been doing.

Showing these future locations uh so that.

In the future, they we don't have to come back to planning to to get these installed.

However, this one seems to be in a little bit more of a process than our other sites.

Further along in the process, we are talking to tesla already on these um one question.

That they have is if we can increase the tesla charging stations to eight seven, so that will be.

A change to our plans um to get one more space back there towards the rear of the property. The.

Other thing that we're trying to find out is we're coordinating with the electric company um and with.

Tesla on the future charging station equipment area that may have to, I don't want to enlarge.

That area there, because it is closer to the to the wetlands and I don't feel like the conservation.

Commission will like that, so I'm thinking about putting that out closer to the dumpster behind.

The charging stations so that we can get as far away from the wetland as.

B

Possible still and then reducing the amount of impact where the charging stations at a.

B

Certain charging station equipment area is that are shown today, so it would just be kind of.

B

Switching it to a further location away from um from the wetlands that that is dependent on what.

We get back from eversource, though, on where they want the transformers that they we should be here.

As far as the other items go, the conditional use or the drive-through.

B

And the conditional use for the wetland buffer, those were both included in the packet.

On the online submission process, so we already have those submitted.

I did have another question, though I did find we'd take it. We went to the zvr cba already.

Got our variances, but there was one for more than one drive through a drive away.

um Because we have the entrance in the exit driveways and I do- I did notice that that was.

The cycling review regulations too hard to get a waiver as well. For that section.

So I think it's psych plan, section 3.3 point.

Okay, but I don't think we'll give you a way more requests, but we do have it.

I couldn't figure out how to.

So just want a parking space, that's good! I mean the trash enclosure.

So what would happen is the future bb charging station equipment area.

That would be moved and back um kind of in the area between the dumpster and the yeah.

There in that area and then one more parking space to be added for an additional charging station.

Okay, the current status of that is tesla will be developing when we develop the site and.

Chargepoint is our partner on universal, led charging and we're still waiting for.

State funding to understand how all that plays out for the tax charges.

Yeah they've already confirmed they have the power to do it. It's just what they.

Will require for transformers, but most likely this is going to be.

This site will need two transformers, one for the charging stations.

um The building is not sprinkled, there's fire suppression over the cooking line, so the city's.

Adopted locally ifc 2015 with amendments and one of the amendments was reduction battery.

Also, on the same lines of fire protection.

Looking at the elevations there's a that second sword deck the door. Is there.

It's a mechanical deck. That's where the rooftop equipment sits. Okay, so the rooftop equipment will.

Be sitting and being exposed to those downstairs that we're looking at we haven't seen the rooftop.

Equipment but it's easy to see a uh ballast that it's a you know, guard and then vehicles.

We have vehicles going directly under the deck, that's housing.

Mechanical equipment so we'll have to look at that as well. You're talking about the canopy yeah, so.

It just cantilevers over um two feet. I think, to maintain the clearance to the.

Rooftop equipment and then the rest of it.

That you're, seeing is um for rain protection while you're getting your coffee from the.

Drive through okay so just like double feet: yeah the equipment's on the actual roof.

The section that you're driving under is just the canopy and then.

Space there next to the uh future charging station from the area.

It's there, so some some states are requiring at least one of the charging station spaces to be ada.

Accessible, so knowing that that's probably coming our way, we've been planning for that ahead of time.

So, yes, that is an ada space over there so that they can get access. The panel.

The charging station panel is accessible, is ada accessible because.

There- and we can remove that.

The only thing I wanted to make sure there was was a connector between the multi-use path.

And the front door of the building.

And it seemed like the only or the most appropriate place to put, it would be down.

Yep so some kind of um speed, hump or something where the arrow is in order to safely get across.

I don't know how wide it needs to be, probably not that wide, but it seems like there needs to be a.

Dedicated pedestrian connector between lafayette, the multi-use path and the front of the building.

Sewer extension, we have the owner anthony lorenzo and we have jim who's with young one builders.

um I just want to give you a quick progress update on where the project is right. Now we currently.

H

Have a cmp um for a detached accessory dwelling unit granted by the planning board you just.

H

Re-Submitted for the wetlands cbp for conservation and planning work hoping to go on march 9th for.

H

Conservation and march 17th for planning board and as a reminder, we're here at the republic.

H

Planning, although this is a residential project, um doesn't necessarily require us to be attacked.

H

But we're here because the complexity of the utilities that we're proposing, which also impact.

H

On a number of the public ways, so you guys are pretty familiar with the project. Just a quick.

H

Overview of what we're proposing is water, um and this is over about like a half mile.

H

Driveway and then kind of a half flat on the sagamore avenue um we have orange c100 c900 pvc.

H

We have underground gas, which is a two inch main, which will be coordinating with unitel. We have.

H

Electric um a number of conduits which will be coordinating with eversource and the comcast and.

H

Then we have an existing gravity, sewer that our proposed gravity sewer, which is going into e1 on.

H

The island and from there we're looking to pump um the enforcement and a one and a quarter inch pipe.

H

All the way up to sag moore. So if I could just go through the comments that stephanie sent to us.

H

And we'll start discussing that um the city was recommending a one and a quarter inch diameter.

H

Course name, I'm sorry, one and a half um we're proposing one and a quarter at the request of.

H

The uh suggestion of the designer um who does e1 designs, um he said anything bigger.

H

Is going to increase the septic time or the retention time and possibly.

H

Increase the the ability for septic and with the low amount of sewage that we have going.

H

Into the system we're worried about going up and higher than one another, we wanted.

H

Using a lateral kit and then transitioning to one and a half would that be okay.

A

Because I assume okay, okay dave. If I could comment, are you saying because in addition, you.

Had another comment about the clean out mammals, so we wanted every thousand feet to sit in the middle.

F

So if the in each cleanup manual, there was a minimum of an inch and a half connection, the.

F

Turkey, one at the terminal manhole, where it's going to daylight to gravity at the stop bar.

At the little harbor road you want us to add and then at every 1000 foot interval.

F

So then, your tools would fit that and still be able to flush, ancient quarter line right.

I've just been told by our people that they cannot clean it much more.

And actually that brings up a good point because the detail for the clean outs- it's all.

H

One and a half it goes to one and a quarter. So it's beyond my expertise.

H

Okay, um the next was permission for sewer connection. It's conditional it's sufficient to flow.

H

But the contents of the main do not turn septic cause um issues offsite. um So obviously, if there's.

H

An issue which is installed number three um can't do meter pits anymore. You must be going building.

H

So we'll do that we're considering going into the garage instead, if that would be okay to reduce. Yes,.

H

Number four: is the chlorine injection just want to describe that a little bit more.

H

um The purpose for the chlorine injection, which is what we have right at the start of the driveway.

H

That's for when you do construction, there's, soils and stuff that's going to get within the line so.

H

Once you're done completing the lines you can just flush it out. um So that's the purpose of.

H

It so it's okay, if you just leave it there, and if we want to get into that meter pit.

H

Well, it's not okay! If you leave it there, it's just something that they'll destroy.

H

Is just related to the construction if, if we do anything within little harbor or cyberwar,.

H

Number six: um the existing water service needs to be abandoned at the knee.

H

We because there's two meters in that water pit. We think that the other line.

H

There's another line that goes to 321, um so we were hoping to keep that service.

H

And then from there stop and then we can abandon thoughts about that.

So there's only one line coming into the bedroom: two, I think there's two coming out, but just because obviously it's underground. I can't really see.

H

What's out there, so I'm not survey, it just showed us, but we think they're just hi. I.

They both thought the same thing, but they weren't sure if it was still within.

The air or when they redid the house, they actually tapped it off the 12 inch buckle.

F

In front of the front end of that lot, so either way we could dig down just shut off 325. So.

F

We're going to remove, even if that meter pit stays there and their meter for 321 is going.

F

To stay intact and we're going to move over and recap for mr d lorenzo service and run.

F

Up the drive, so that will still stay there if there's two lines in it: two lines out of it: yeah.

Seven: uh this is a great point: there's permanent payment up on sagamore, where we're showing.

H

Our first thing tying in um and then there's a recommendation to put instead of manhole up there.

H

Which then, will just fly right into this? The existing sewer so we'll do that.

H

Number eight: uh we have clean outs about every 1200 feet, but we'll change that to 1000.

H

Yeah or just under um recommendation of an eight inch gravity line.

H

And going to six inch with the reason why we did eight inches. Because if we do an.

H

Eight inch line we can do a little bit. Shallower can do a slope. Okay,.

H

Our only worry is just if we go any deeper, it causes um just increased headaches.

You're gonna have a lot of parties right every weekend of the year.

Assume it's gonna be less.

H

uh Number 10 that's going back to that existing water line.

H

We're calling to remove it, but I think it's a better idea to abandon it.

H

Number 11 we'll need a license from the city for private gains and primary voltage.

H

Electricity we'll do that number 12 week, 10 week, detection metering excuse me will be required. We.

H

Agree to that number 13. I was referring to two and a half inch line that we have.

H

Kind of in the middle of the site, where it breaks off to go to the barn and the pool house.

H

We're using an sdr 11, which does have a two and a half line. um But if you want.

H

A

A lot of these guys have used the same setups. I just I'm just wondering.

The guy that designed this with one and a quarter, he must have faced this issue before right right.

H

It's the clean out: is it transitions from one and a quarter to one and a half within the clean out.

H

Super structure and then goes back to one recorder, so we'll we'll just guess a little bit further.

H

And that's why I'm wondering I'm trying to look out for your best interest.

H

Are you okay, with not being in the right of way or do you want it all.

H

On that private driveway, because I think we can get away with putting.

H

One clean out right at the end and that will be like less than 1000.

um Just going back to your last comment with the three-inch we're running three-inch.

Hdpe, I believe your meter sizes are.

On your website were one two, three four and up to ten. I think we were never for three experience.

Right so you're saying you're saying we should just run four inch into the house or here.

They eat four inches worth of water. The irrigation is well demanded.

So the irrigation consultant when his first numbers came back. It was a six inch line.

And we put the catwash on that forage orange yep and we can do just one meter. Water meter.

Or do you want one if you're going to use that kind of irrigation? You should definitely.

Meters, you will not have a force, not an irrigation. The right foreign.

The meter will likely be launched yeah, I'm sorry line going to the.

With a garage and then we'll have a separate meter on the irrigation.

Calculations, how much water use we're expecting the size.

H

I guess there's resistance to a fire system.

So, if that's the case, we would need to make sure that well much life.

So that's I guess the topic is just to give some background to those of you that don't know.

um This project was approved in 72 2017.. um What we're asking for yeah! It's expired.

C

My understanding of what we're proposing here is it's.

C

And so really, the only major change that we have here is this utilities for.

A

um Fire department spent in my house twice: these departments went in my house four times.

C

Nobody's in danger of a fire: it's an island! That's just rubbing my water.

C

And we designed this house one to look very original.

C

Consistent with enforcement, but two.

C

It's going to be not only an added expense, but an added design.

C

Issue, if we're forced to add sprinklers, which he would have been able to deal with.

C

While we designed the house in 17 had that come on.

A

Furthermore, structures on that island.

A

That really makes a difference are one was built in the 1840s 35 one was built in 17 late, 1700s.

A

And I'm not suggesting it is, I mean he came to town for the purpose of utilities.

A

uh He had already been through the process. It's not like. It was ten years ago literally.

Access concerns, yeah, there's no water out there. It's surrounded by one somewhat.

Reachable for electronics, frictionless.

So an existing building, you know we can't go and make them do that. This is.

Understandable what the code you're referencing when is that from.

It was adopted.

I'm sure you couldn't request fibrous fire sprinklers.

That's semi accurate, so we cannot pass importance. Wiring fire sprinklers are not detached.

Which have other requirements such as fighter access and one supplying product.

That's the requirement now, if you can meet those instead, I don't feel that it's realistic. Then you.

Don't have to put a sprinkler, you can't read them. That's one of the exceptions that allow us that.

To compromise on me for a lab structure, isn't that code simply that the access road has to.

Be 20 feet wide with a hydra, no that's part of it, um so it has to be there's a number of.

Requirements, one is, you know, the full 20 foot width of the way, the turn it's in excess of a.

Certain distance, which this certainly is um you know, there's grading requirements.

There's weight requirements uh the bridge has to be built to actually electronic standards.

For you guys, so what we can do at our discretion is, we are allowed to.

Accept lusting, if there's something that I was doing, one of the things.

So that's what you would allow for some of these.

I mean now it's as wide as 16 feet. Some places 18 something yeah. It ranges from 12 to 18.

Currently so we're only talking, you know a couple feet, yeah that that can be achieved.

Prior to the bridge for a turnaround where there's engagement prior to this yeah or maybe even.

uh You probably want it on the island bro. It would have to be within if I have to go back.

That could be achieved on the island yeah. It would have to be somewhere.

It would not solve our concerns that.

It's a private road that the city doesn't maintain, there's not always people living out there.

It would not alleviate those concerns which.

Is just going to be a.

Good potential that they could play for us. I don't want a sprinkler system.

My department's been to my house several times: they've turned around and they've come back.

We're willing to compromise, but I don't want to break the system. Okay, it's my house. It's my power.

Nobody else is in danger: it's a 12, acre island. So disagree with that, because the firefighters.

Responded to your house, I have been delayed and the fires grow bigger and either have to.

Effect a rescue and do a search regardless or not, because we don't know who might you know so also.

But the codes of code is, I mean it's required unless you can solve all these other things.

But the resolution, the solving of the thing, sounds to me like a.

20-Foot wide access road with a turn around and denied, I'm not sure, that's the only resource.

Substantial buildings are assuming all of which construction does not.

So you know, there's not going to be fire suppression.

There's going to have to be some changes.

Which, well you keep saying significant in my mind. I don't see it as significant, but we have a 16th.

Of 18 foot wide paved road, we're talking about one to two feet on either side of the road we're just.

That size house that's a thirteen thousand over thirteen thousand square foot. It's eleven.

To twelve eleven five, twelve there's a patio system that goes outside of it, that is about.

Fifteen hundred square feet no training or uh take three wooden frames with a steel frame so.
