evening,
honorable
mayor
and
members
of
the
the
almost
going
to
say
the
Commission,
my
name
is
Mary
Lou,
Johnson
and
I'm.
The
planning
commissioner
I
served
as
chair
in
2009,
and
this
is
why
I'm
giving
you
the
report,
I
will
be
providing
you
with
summary
of
2009
and
the
outlook
for
2010.
There
is
a
power
point
to
your
area
to
your
left.

First,
I
want
to
point
out
that
we
have
had
a
very
consistent
in
the
longevity
and
our
Planning
Commission,
really
proud
to
to
state
that
we
are
not
sideways
twins.
We
speak
very
boldly
about
what
we're
passionate
about,
but
we're
a
very
strong,
Commission
and
really
proud
of
that.
Be
part
of
that
Commission
for
over
20
years.

We've
also
reviewed
other
residential
design
guidelines,
the
housing
element
and
approved
three
Lots
and
the
subdivision,
and
along
with
sneath
lane
area,
some
of
the
smaller
excuse
me
some
of
the
smaller
commercial
or
residential
projects
for
2009,
the
level
of
activity
for
residential
and
commercial
interesting
out.
The
application
was
similar
to
2008
and
the
Planning
Commission
reviewed
a
total
of
thirty-four
projects
in
the
smaller
commercial
and
residential
division
and
the
breakdown
of
those
34
project
was
16.
Architectural
review
in
news,
super
processed
and
18
residential
use.
Permit
applications
were
also
processed.

Just
to
give
you
a
brief
overview
of
some
of
the
goals
for
2010
and
with
the
goal
of
providing
a
higher
quality
of
life
in
San
Bruno
and
responding
to
the
needs
of
the
community.
We
have
had
set
some
high
expectations
for
any
development
within
our
community,
and
that
is
in
alignment
with
many
other
commissions
and
committees
and
council.
This
is
not
done
through
only
the
Planning
Commission,
but
in
collaboration
of
all
of
those
areas,
but
really
the
key
factor
is
the
higher
quality
of
life
at
san
bruno
and-
and
that's
really
stands
clear.

Additionally,
some
of
those
areas
that
were
taking
a
look
at
is
implementing
the
general
plan
implementing
the
residential
design
guidelines
and
implementing
the
housing
element
update
and
the
completion
of
the
zoning
code.
Update
with
a
sustainability
component
in
the
complete
are
complete.
The
downtown
and
transit
corridor
plan.
I'll.
Give
you
just
a
brief
little
piece
on
the
general
plan.
This
is
a
new
area
and
it's
to
focus
implementation
of
economic
development
strategies
and
that's
primarily.

For
example,
a
list
of
providing
a
list
of
some
of
the
commercial
properties
are
available,
identify
ways
to
to
do
business
in
san
bruno,
develop
some
levels
of
outreach
plans
and
there'll
be
many
other
types
of
creative
ways,
but
those
are
just
to
give
you
a
brief
overview
in
that
area.
It's
also
a
review
of
applications
for
consistency
within
the
adoptive
general
planning,
we're
all
very
excited
and
celebrated
that
journal
plan
now,
completion
and
the
completion
of
a
zoning
code
update
for
the
consistency
but
get
da.

The
general
plan
that
transit
corridor
plan,
the
residential
design
guidelines
want
to
include
a
sustainability
component
in
in
that
area
and
the
residential
design
guidelines.
Of
course,
that
comes
really
strong.
In
our
area
the
standard
has
been
established
and
the
associated
Garland's
have
been
developed.
The
new
guidelines
improve
the
quality
and
compatibility
of
the
residential
expansions
and
they
provide
the
applicant
with
clear
instructions.
The
guidelines
allow
staff
to
be
proactive
in
the
design
of
the
review
process,
which
is
extremely
important.

It
gives
them
a
lot
of
empowerment
to
be
able
to
implement
what
really
the
community
and
all
of
the
commissions
and
committees
have
been
speaking
to
the
guidelines
benefit
the
applicant,
the
planning
department
and
the
Planning
Commission,
the
City
Council.
You
know
it
streamlines
things
and
makes
us
efficient,
and
it
really
makes
a
real
results
in
a
win-win
for
everyone
and
the
residents.

The
applicants
and
staff
Commission
and
council
really
get
to
see
the
ripple
effect
and
when
these
are
streamlined
and
things
are
in
place,
we're
able
to
everyone
gets
to
benefit
a
particular
way
and
it
looks
like
one
place
might
be.
Like
you
know,
it's
really.
This
place
might
benefit
more
than
others,
but
when
you
really
think
about
roots
of
the
residents,
they
can
feel
good
about
having
their
opinions
in
place.

Their
input
there's
been
a
lot
of
collaboration
with
the
community
and
hearing
their
thinking,
the
process
of
that
the
staff
they
get
you
you
know
they
have
to
get
clear
guidelines.
They
can
implement
very
specific,
so
what
it
does
become
before
the
Planning
Commission.
It's
clear,
it's
concise,
it's
well
done.
The
staff
does
a
marvelous
job
and
I
must
say
that
in
the
20
years
it
just
continues
to
get
better
and
better.
Our
leadership
is
strong
and
good
and
I'm
really
proud
to
be
part
of
that.

Our
community
ultimately
really
reaps
the
benefits
of
good
planning
and
and
exciting
to
see
how
it
is
moving
forward
also
want
to
continue
to
participate
in
the
transit
corridor.
Steering
committee
meeting
the
Commissioner,
Commissioner
chase
and
Mishra
will
continue
to
serve
on
this
committee
will
also
adopt
the
corridor
plan
and
other
projects.
These
are
basically
anticipated
projects.

For
example,
it's
a
review
of
the
Pacific
Bay
best
renovation
project,
there's
a
possible
review
of
a
redesign
for
the
Cedar
Grove
projects
with
a
smaller
home
size,
which
I'm
sure
will
make
the
residents
quite
happy
and,
lastly,
I
really
want
to
say
thank
you
to
the
City
Council
for
your
policy
direction.
It's
been
really
important
for
us
to
get
clear
policy
direction.

Think
it
just
feels
so
good
to
be.
You
know
you,
the
Planning,
Commission
and
planning
staff
have
planned,
I
mean
this
city
is
organized.
We
know
what
to
do
now.
We
have
it
in
a
document
and
we
know
what
to
expect.
We
were
up
to
any
challenge,
so
it's
it's
a
comforting
feeling,
knowing
that
we
can
take
on
anything
and
and
know
what
what
what
to
expect.
So
congratulations
to
the
Planning
Commission
and
you
make
a
good
point
you
have.

A
For
me,
as
you
know,
I
came
from
the
Planning
Commission
to
the
City
Council
about
14
and
a
half
years
ago,
and
it's
it
was
a
lot
of
fun,
a
lot
of
work.
As
you
know,
it's
not
just
meetings
and
it's
out
in
the
public,
knocking
on
doors
and
visiting
commercial
enterprises
and
in
the
last
number
of
years
we've
really
come
a
long
way
in
the
city.
You
could
just
drive
around
and
take
a
look,
so
you
and
your
commissioners
have
had
you
know,
tons
and
tons
of
accolades
to
to
do
all
of
this
stuff.
