to

addition,
which
would
increase
the

percent
and
would
exceed

living
area
with
a
one-car
garage,

to

your

You

evening
this
application
is
for
a
use
permit
for
an
addition
to
a
single
family
house.
That's
located
at
543
cherry.
It's
a
standard
size
lot
of
5,000
square
feet
with
an
existing
house
of
1270
square
feet
of
living
area
and
a
190
square
foot
one
car
garage.
You
may
recall
this
property
because
in
2005
the
property
owner
applied
for
a
minor
modification
for
a
rear
edition,
with
a
non-conforming
side
setback,
so
that
was
in
addition
to
the
right-hand
side
of
the
property
and
it
incorporated
in
accessory
structures.

It
was
actually
a
very
small
net
addition
at
that
time.
The
current
project
includes
a
665
square
foot,
rear
addition
on
the
left
side
of
the
property.
So
it
would
extend
the
house
to
go
back
so
that
it
would
be
even
to
the
2005
addition
and
form
kind
of
a
rectangle
there
across
the
back
and
even
it
out,
there's
also
a
proposed
improvement
to
the
front
of
the
house.
The
garage
currently
has
a
flat
roof
with
a
small
sloped
section.

They
propose
to
extend
the
existing
ridge
line,
which
runs
parallel
to
the
street
over
to
the
side,
so
that
the
garage
would
have
the
same
Ridgeline
and
roof
as
the
rest
of
the
house
fully
integrating
it
into
the
roof
form.
And
so
we
do
think
that
that's
an
improvement
and
it
includes
a
small
dormer
window
so
before
you
tonight.
The
project
is
here
because
of
two
different
entitlements.

When
we
add
up
both
of
the
additions,
the
one
done
in
2005
and
the
one
proposed
tonight,
it's
a
51-percent
expansion,
whereas
you
know
fifty
percent
is
the
threshold
for
requiring
a
use
permit.
The
second
entitlement
is
because
they
are
proposing
1935
square
feet
of
living
area
with
the
one
car
garage
and
again
you're
aware
that
that's
slightly
above
the
threshold
of
1825
square
feet
with
the
one
car
garage,
so
it's
really
very
close
to
both
thresholds
and
it
does
comply
with
all
of
the
other
development
standards
of
the
Municipal
Code,
including
floor
area.

Lot
coverage
sides
that
back
on
the
side
of
the
addition,
and
that
the
set
back
on
the
other
side
was
already
approved
with
a
minor
modification.
The
Architectural
Review
Committee
heard
the
item
in
December.
They
made
some
minor
comments
and
the
applicant
has
implemented
those
recommendations,
I'm
a
little
bit
more
information
on
the
landscaping
plan,
so
we
could
check
for
landscaping
and
impervious
surface
the
green
building
checklist,
which
has
been
included
for
you
and
specifically
in
regards
to
green
building.

They
did
indicate
to
staff
over
email,
which
is
not
in
your
packet
that
they
would
plan
to
design
the
new
family
room
in
a
specific
way
to
minimize
the
amount
of
wood
that
would
be
required
for
the
trusses
in
that
area.
So
that's
one
of
the
items
that
they
have
marked
as
well
as
a
tankless
water,
heater
or
on-demand
water
circulation
pumps.
So
that's
the
additional
information
that
the
Architectural
Review
Committee
had
requested.

Stop
sent
a
courtesy
notice
for
this
project,
as
we
normally
do,
as
well
as
the
legal
notice,
we
did
receive
comments
from
the
neighbor
on
the
left-hand
side.
So
this
is
the
side
that
has
a
five
foot.
Three
inch
side
setback.
She
she
has
a
property,
that's
built
on
the
property
line,
and
so
she
was
concerned
that
in
the
course
of
construction,
there
could
potentially
be
some
kind
of
damage
to
her
property.
She
was
just
concerned
didn't
really
know
how
that
process
would
work.

regards
to
the
design
of
the
house.
The
addition
is
very
well
integrated
and,
as
I
mentioned
kind
of
ends
off
the
rectangle.
That
was
already
started
with
the
previous
edition.
The
exterior
materials
are
proposed
to
continue,
including
the
style
of
windows
and
the
trims,
and
there
are
some
nice
architectural
details
on
the
house
in
terms
of
the
window
sills
and
things
like
that,
and
those
things
would
continue.

the
guidelines.

local
guidelines
stand
brutal
guide,
amazing
we're
just
trying
to
make
make
thing
as
make
things
as
easy
and
conforming
as
possible.

design
guidelines

actually
went
through
the
list
inside
the
design
guidelines
of
books
that
that
that
the
guidelines
were
taken
from
and
the
art
of
my
architect
and
myself
actually
went,
got
the
books
and
the
window.
What
we
actually
went
through
and
got
the
proportions
that
were
recommended
for
a
window
right
out
of
those
books
and
I
believe
that
that
the
window
in
the
dormer
I
think
you
know
and
I
could
be
a
little
off
because
I
don't
have
the
actual
book
in
front
of
me.
