11. Planning Commission Annual Report

The
transit
corridor
plan
has
been
in
the
making
for
a
while.
As
you're
aware,
we've
gone
through
a
lot
of
steering
committee
meetings.
Commission
chase
and
myself
were
on
the
steering
committee
for
two
years
until
II
went
in
hiatus
and
then
came
back
online
and
last
year
we
finally
were
able
to
make
a
recommendation.

We
wanted
a
a
core
transit
corridor
plan
that
enabled
the
citizens
to
live,
work
and
play
in
a
safe
neighborhood.
What
they
can
walk
like
enjoy.
The
environment,
the
windy
windy
environment
as
it's
as
it
stands,
but
also
bring
up
the
neighborhood
because
it
needs
a
lot
of
economic
influx
and
we
need
our
plan
to
support
that
kind
of
economic
progress.

There
were
about
12
applications
that
we
processed
in
2012
sort
of
relates
12,
total
applications
for
the
year.
It
was
lesser
than
previous
years
45
years
ago,
but
nevertheless,
we
feel
that
the
economy
is
turning
around
with
that
move
on
to
the
goals
for
2013,
based
on
based
on
City
Council
direction,
we'd
like
to
see
what
the
third
phase
of
that
development
is
going
to
be,
how
we're
going
to
convert
the
rest
of
the
Lots
into
usable
spaces.
Sing
family
owns
parks,
whatever
that
may
be
whatever
the
community
decides,
is
the
direction
and.

One
of
the
other
goals
for
a
for
the
Planning
Commission
is
also
the
update
to
the
zoning
code
amendment
we
plan
to
help
hold
more
sway
sessions
like
we
did
a
couple
years
ago
and
last
year.
We
need
to
review
the
language
that
current
and
in
revised
the
language
and
hopefully
forward
a
recommendation
to
the
for
approval.

we
can
sense
what
the
what
the
markets
heading
so
we're
looking
forward
to
more
applications
in
the
second
half
of
the
year
and
then
I
say
like
to
thank
City
Council
for
setting
setting
direction,
providing
us
the
support
we
need
in
order
to
facilitate
a
better
living
environment
for
all
of
us
and
we're
looking
forward
to
the
zoning
code
update
and
the
implementation
of
the
transit
corridor.

another
busy
year,
congratulations
on
getting
through
that
one

I
have
to
apologize.
I
was
an
absent
Leia's
on,
but
I
was
very
familiar
with
everything
you're
you

working

One
question
I
had
is
that
with
the
advent
of
the
design
guidelines
has
how
does
the
Commission
feel
about
the
you
know
the
the
projects
that
are
forwarded
from
staff
and
has
there
been
any
in
your
opinion,
any
difference
in
some
of
the
projects?
You
know
changes
level
level
of
design
or
what
have
you
I
think.

The
residential
guidelines,
in
particular
they've
allowed
the
publication
of
that
of
that
guideline,
is
helping
the
staff
communicate
better
with
the
applicant
to
say
what
sort
of
a
direction
the
City
Council
and
the
Planning
Commission
has
for
the
city.
It
also
gives
them
leeway
in
terms
of
the
design,
because
we've
structured
the
document
in
such
a
way
that
it's
not
a
catalogue.
Will
you
pick
from,
but
rather
a
document
that
facilitates
growth
of
ideas.

There
are
some
folks
that
still
try
to
get
in
the
square
buildings
in
through,
and
the
planning
department
has
I
feel
has
a
document
that
they
can
go
to,
that
they
have
a
push
back
and
allow
better
designs
to
come
through
there.
The
document
should
always
be
revisited
in
and
updated,
but
I
think
we
have
to
let
it
go
through
for
at
least
a
year
of
two
and
and
figure
out
what
those
loopholes
or
deficiencies
are
at
that
point
and
revise
them,
but
I
feel
that
it
was
a
worthwhile
it
worthwhile
path
that
we
took.

I
know
it's
it's
one
of
many
commissions
in
the
city.
That,
in
fact,
is
the
lifeblood
of
what
this
is
all
about.
Saul,
volunteerism
and
I
know
having
sound
on
the
Planning
Commission
a
number
of
years
ago
that
you
actually
get
out
into
the
neighborhoods
and
see
what's
going
on.
So
it's
exciting,
it's
a
lot
of
work,
but
it's
a
it's
a
rewarding
and
we
thank

very
