impact

conforming
rezoning
from
the
cg
and
cn
zoning
districts
to
the
cp
commercial,
pedestrian
zoning
district,
a
nesting
tentative
map
to
re-subdivide
five
parcels
into
two
parcels
and
a
conditional
use
permit
to
allow
the
demolition
of
all
existing
commercial
buildings
on
site
that
is
totaling
47
631
square
feet,
as
well
as
the
removal
of
65
trees.

the
project
includes
the
12
story:
147
foot
high
building
consisting
of
300
and
308
000
square
feet
of
office,
space
and
15
000
square
feet
of
ground
floor
retail
space,
retail
and
restaurant

during
the

comment
period
for
the
circulation

working
on

help

a
privilege
to
be
a
part
of
this
project
will
help
transform
the
stevens
creek
urban
village
into
a
lively,
21st
century
live
work.

Pedestrian-Based
city,
besides
both
buildings
project,

bring
a
major
public
improvement
to
the
neighborhood
and
problem
at
the
prominent
intersection
of
stephens
creek
boulevard
in
saratoga.
Key
features
will
include
a
new
half
acre
landscape,
plaza
and
park
space,
generous
sidewalks,
paving
and
landscaping
around
ground
level.
Retail
and
restaurant
space,
sustainable,
low
intensity
design
features
include
on-site
and
storm
water
management
and
bio-retention.

team
must
follow
the
urban
village
planning
guidelines
and
standards
in
locating
the
program

massing
on
the
five
acre
site.
The
larger
office
building
in
massey
is
located
in
the
north
side
of
the
site
along
stevens
big
boulevard,

smaller
helicopter
massive
is
located
along
the
south
side
of
saratoga.

Both
buildings
face
a
prominent
corner
plaza
that
will
become
a
landmark
outdoor
public
open
space
in
the
heart
of
the
village,
as
you
can
see
from
the
north
and
west
elevations,
the
massing
and
the
buildings
step
back
from
the
corner
section
to
allow
the
plaza
park
features
to
stand
out.
The
building
architect
features
design
elements
such
as
dockings
and
windows,
as
well
as
rooftop,
shade
trellises
that
have
a
human
scale.

base
of
the
office
building
will
feature
new
neighborhood,
retail,
cafe
and
dining
opportunities
that
front
a
new
30
foot
wide
landscape,
sidewalk,
the
new
pedestrian

retail
experience
will
replace

existing
10-foot

strip.

you
can
also
see
the
wide
range
of
textures
and
materials

are
used
to
cloud
the
buildings,
including
high
performance,

residents

surrounding

active

key
feature
that
urban
village
plan
will
eventually

stephen
street

the

variety

plaza

lifetime
facility
is

more
than

club,

destination
resort

drive
is
a
residential

demolition

apparently,
is
now
going

be
incorporated
into
the
new
development

there's
any
more
specificity

that
aspect
of
the
change
in
the
project,
scope.

relocating

favor

all

goals

the
goals
and
policies

stephen
pre-determined
village
plan

approved
by
the
city
several
years
ago
on
the
trees
we
are
replacing
nearly
all
of
the
trees
pro
code,
we're
short
several
trees
that
will
be
made
up
of
an
impact
mitigation
fee,
but
processing

we
are,

best
we

within
the
site
and
replace
all
the
trees
and
the
trees

aren't
replaced
will
be
mitigated
with
our
paint.

we

to

last
comment

nine
bureau.

part
of
the
bank
building
at
this
time
we
look
at

going
to

at
placement

egress

problem

best

that
office
may
impact
future
projects.

the

the
overall
approaches
of
all

departments

how
they're
considering
equity.

think,
there's
a
specific
requirement
currently

project

have
an
equity
report,
but
it
is
something
that's
city-wide,
as
we
are
considering
either
general
plan
amendments,
housing,
policy,
transportation
policy.

components
can
be
there

part
of

community

progress
and

reviewing
sort

citywide
policies

procedures.

think
that,

someone
who
works
in
the
equity
space,
it
is
super
important
and
I'm
excited
to
see
that
the
city
of
san
jose
has
an
office
and
will
be
using
that
office
to
address
their
procedures
and
processes
et
cetera.
But
until
that
happens
we
are
under
standard
operating
procedures.

my
second
question
is:
could
someone
just
briefly
talk
about
traffic,
because
the
the
traffic
study
was
pretty
robust,
but
I
just
think
if
we
could
briefly
just
touch
on
some
of
the
highlights,
and
especially
the
tdm
measures-
and
I
wanna
also
acknowledge
for
just
the
public
and
and
the
developer,
that
I
appreciate
the

reduction
in
parking
and
if
you
could
just
highlight
the
tdm
measures
quickly
and
sort
of
the
highlights
of
the
traffic
study,
that
would
be
helpful.

a
result,
the
project
is
constructing
various
physical
improvements
to
reduce
its
vmt
that
directly
help
just
the
overall
multimodal
system
and
connectivity
in
and
around
the
project.
So
we
did
extensive
coordination
with
the
city
of
santa
clara
to
have
them
agree
with
improvements
at
saratoga
and
